scholarly journals Trend of Defect Occurrence Between Painting Work and Finish Work in Apartment Building

In Korea, defect disputes regarding apartment buildings are becoming social issues. In particular, the term of warranty liability, which is an important criterion for defect disputes, lacks sufficient groundings for its establishment, leading to increased number of conflicts about the timing of defect occurrence as well as responsibilities for the defects. In the present research, we compare the trend of defect occurrence between painting work and finish work in apartment buildings during the last ten years to determine the validity of the current term of warranty liability. As a result, defect occurrence in painting work occurs from the first year to the fifth year. This trend is different from the finish work as a whole and also from the work which has one or two years of the term of warranty liability. Therefore, we recommend establishing a separate criterion for the term of warranty liability of painting work, which is different from other types of finish work.

The subject of the study is major repairs of an apartment building. The authors analyse the concepts of “capital repairs of an apartment building” and “energy efficient repair”, explore the normative and methodical base. Based on the presented statistical data on the state of the apartment buildings, the paper proposes an original system of indicators for evaluating energy-efficient capital repairs. The assessment of the population by the degree of satisfaction with housing conditions is characterized by the data of a sample survey. The article uses data on the results of the implementation of regional programs of energy-efficient capital repairs in pilot regions, compares approaches to energy-efficient repairs, identifies similar parameters and regional features.

Increasing the construction of wooden apartment buildings has its place as part of preventing climate change. This chapter aims to explore the possibilities of expanding the construction of wooden apartment buildings on plots owned by the City of Helsinki in the Mellunkylä area by developing a series-produced wooden apartment building concept suitable for complementary construction—The Noppa concept. The sustainability of this approach is considered from the perspective of materials, construction methods, adaptability of the designed spaces, and housing design flexibility. In this study, the Noppa wooden apartment building concept with cross-laminated timber (CLT) elements has been developed varying in its facilities and architectural design features through architectural modeling programs to be used for complementary construction. The research findings are based on a theoretical approach that has not yet been practically tested but is proposed considering existing construction practices that need further investigation. It is believed that this chapter will contribute to the spread of wooden apartments to achieve a low-carbon economy as one of the key tools in tackling climate change problems. Particularly, proposed architectural design solutions will contribute to decarbonization of buildings as well as zero energy building (nZEB) approach.

The procedure for choosing the organization managing the apartment building is regulated in detail by legislation. However, the law, formally conforming to market principles, leaves the owners of residential premises in the house without any reasonable selection criteria. The wrong choice of a management company is fraught not only with economic losses, but also with safe living. At the same time, the ratings proposed for state accounting or statistics cannot be applied by owners to select the best candidate, since they have other goals. The limited applicability of these ratings and criteria systems has been argued in the article, and also well-grounded approaches and a new system of criteria necessary to resolve the selection problem have been proposed.

The researcher has tried Activating Background Knowledge as a strategy to improve reading comprehension skills of the students in the First Year B.Com. Classroom in a degree college affiliated to the University of Mumbai. The teacher-researcher assigned two passages dealing with two different social issues and set in two different contexts, i.e., foreign and local, for comprehension to the students in the classroom. The classroom experience indicated that activating and building on the students’ background knowledge did help in facilitating their reading comprehension skills. The paper thus recommends it as an effective strategy to develop the students’ reading comprehension skills.

The overhaul potential is an effective mathematical model for evaluating organizational and technological solutions when planning for an overhaul of apartment buildings. The purpose of the study is to create a tool that would allow using the potential of the overhaul of tenants of an apartment building. The difficulty of using the potential of overhaul is the need to transform the qualitative characteristics of a dwelling house before the overhaul will be carried out in quantitative terms. But even after obtaining the value of the overhaul potential, it is necessary to obtain an interpretation of the obtained quantitative indicators in qualitative characteristics. To describe the object in which the overhaul is planned, taking into account all the parameters that may affect the choice of work in quantitative terms, it is necessary to form an organizational and technological model of a residential building in which an overhaul is planned. In turn, in order to interpret the obtained quantitative value of the potential, it is necessary to form a private potential scale.

This chapter illustrates a student-centered pedagogy in process through the example of an electronic portfolio final assignment in two First-Year Writing courses. The philosophy behind the assignment is based in cultural studies, constructivist pedagogy, and multimodal studies. If students learn by doing, they also learn about culture through critique, public writing, and reflection. Students can thus become engaged as writers and citizens through constructing web-based texts focused on social issues and written from personal perspectives.

The balcony, an integral element in modernist housing, can be found in almost every Taipei apartment building. Even so, in Taipei most balconies have been enclosed by users of all social classes. This paper looks into the historical context of the enclosed balcony by arguing that the identity and origins of the Taipei balcony are inseparable from the 1960s birth of a modernist housing type—the Taipei walkup. Balcony provision, governed by building codes inherited from a colonial past, has been incorporated into the system of speculative market housing. For builders, balconies are profitable floor areas that can be promoted as a symbol of modern living; for users, balconies are additional floor space that can be transformed into interior spaces. However, owing to the threefold combination of initial unfamiliarity of apartment buildings, underinvestment in the urban environment, and dire political circumstances, it is the balcony which has borne the brunt of the underdeveloped relationship between public and private life. In the context of this new housing type, the practice of enclosing balconies arose through the complicity of builders and users.
