Real estate appraisal based on market principles is the science that is directly linked to market economy and should adequately respond to current and the changing needs of both direct real estate market, as well as banking, construction and also legislation and state and local administration. One of the current market requirements is the issue of fair valuation of low- and passive energy buildings in conditions where the market for this type of property is just taking off. This paper describes the most important principles of energy-efficient buildings appraisal, evaluates the motivational incentives for the development of this segment of real estate market and predicts its future development potential.

In this paper, the authors want to show a method that allows customizing energy efficient buildings to the very task and to the very site by linking environmental data and design strategies through algorithmic processes. An optimum solution for the energy efficiency of a building can then be found by running an evolutionary solver.

Sun is the renewable energy source whose usage exerts influence on architectural design. Facade concepts of energy efficient buildings are developed producing new facade structures and components. Photovoltaic systems, as elements of active solar systems are discussed in the paper and particular attention is paid to building integrated systems, as they influence building appearance. Classification and analyzes of PV systems - materials, supporting systems, coatings and design principles are presented in the paper. The purpose of this paper is discussion on design and construction possibilities for PV integration in envelopes of new and existing buildings. Possibilities for structural variability of envelopes with PV integrated systems are described in the paper. .

The main goal of the study is to analyse the residential real estate market in Ukraine from the point of view of the need and the possibility of increasing its energy efficiency. Also, it aims to justify effective financial and credit mechanisms for ensuring measures to improve the thermal protection properties of residential and non- residential real estate, in particular by introducing energy efficiency development projects. With this research we investigated Ukraine's housing stock and utility tariffs and concluded that a beneficial strategy to be applied in Ukraine is the energy-efficient retrofit of real estate. This is one of the most effective ways to re-profile unclaimed real estate units in the existing state or to reconstruct inefficiently used buildings. Also, we reviewed selected methods of energy efficient residential real estate development and mechanisms of financing energy- efficient renovation of real estate used in the EU. And, in our view, the next step of the Ukraine in the direction of improving the energy efficiency of housing should be the effective operation of a dedicated/specific energy efficiency fund to ensure stable financing of housing modernization projects, which will allow for a comprehensive renovation of buildings and lead to significant annual energy savings in this end-use sector.

Within the framework of the concept of sustainable development, issues of energy efficiency, environmental safety, minimization of anthropogenic impact on the environment are of particular relevance. In construction, these theses are projected onto the segment of energy-efficient, “green” construction. Nowadays, the development of energy-efficient construction in Russia is progressing at a slow pace, and this is primarily due to the lack of an integrated energy management system, environmental certification of construction products, and institutional features of the real estate market. The authors systematized the methods of improving energy efficiency and greening of construction regarding the types of real estate, analyzed the main global and Russian environmental certification systems in construction, identified the features, advantages and disadvantages of each system, substantiated the need to ensure the generally accepted Russian certification system. The problem of enhancing energy-efficient construction is also interconnected with the need to increase the level of innovation in construction, which is substantiated by the authors in the paper. The authors substantiated the need to change the criteria for monitoring investment projects, taking into account the optimization of energy efficiency and environmental performance of real estate.

This research tries to investigate, in the current condition of the Italian real estate market, the economic advantage of investing in energy retrofitting of existing buildings or in expenditure aimed at obtaining higher energy performances in the construction phase of new buildings. A cost-benefit analysis is developed referring to the construction industry entrepreneur. Firstly, the increase in value due to a different measurement of the energy performance of new buildings or newly redeveloped residential buildings is achieved through an innovative statistical approach. Energy performance is measured by taking as a reference the category of energy certification, as required by European legislation. In the estimate of the contribution, the measurement of energy performance, expressed on an ordinal scale, is treated as a categorical variable in the implementation of an iterative regression model, called the alternating least squares model. Afterwards, this contribution is compared to the cost of sustainable building, trying to define a percentage increase in cost compared to a minimum condition according to different and increasing levels of energy performance. In the developed case studies, the comparison between likely benefits and investment spending showed that the entrepreneur would have no convenience at an expense for energy retrofitting while obtaining a positive balance in the construction phase of new buildings. The financial advantage grows if the investment is aimed at achieving the best energy performance and in areas where the price level of the real estate market is lower. The finding can be used as a guide for construction industry investors to make decisions in energy-efficient residential buildings production or transformation.

The beginning of the 21st century was marked by significant socio-economic changes in Serbia, which influenced urban environment and development strategies. Novi Sad, the capital of the Serbian province of Vojvodina, also followed this pattern, adjusting to the new social and spatial dynamic. The shift from a socialist to a neo-liberal model of planning was visible in different spheres - the system of stakeholders was altered, public funds were substituted with small private investors, while existing regulations were either overlooked or interpreted in a questionable manner. Simultaneously, the newly established real estate market mostly focused on the areas around the traditional urban core which underwent a process of quasi-regeneration. Used only as an opportunity for new speculative development, it did not have any respect for either tangible or intangible heritage. However, a decline in real estate development (since 2009) has created a setting for a different planning approach to include consideration of problems of heritage areas. Considering the socio-economic background of recent urban transformations in Novi Sad?s inner-city neighbourhoods, this article analyses the context of the problem, provides recommendations for improvements in the approach to planning, and introduces guidelines and rules for site-sensitive urban and architectural design.


The article is devoted to the study and substantiation of the principles of the formation of architectural solutions for energy-efficient buildings and the search for unique methods of architectural design. Practical examples of implemented building projects are given, with an analysis of used energy-efficient systems.
