Urban rail transit has strong transportation capability, but little environmental pollution. Besides, it also saves land resource. These advantages make the urban rail transit gradually becomes an effective measure to solve city traffic problems. In order to analyze the impact of the scope and extent of urban rail transit on the real estate, this paper first introduces the composition of real estate market information system, explains the process of how the urban rail transit influences the value of real estate by taking the 1st project of line 1 of Zhengzhou urban rail transit in Henan province for example, finds the semi logarithmic model which has the best regression effects with three hedonic price models and the collected data from the real estate market information system, and finally works out the added value of real estate generated by the above urban rail transit.

Urban development and regeneration projects produce multidimensional impacts on the city, on its environmental, economic, and social systems. An aspect that can be considerably affected by urban dynamics is linked to the real estate market. So, analysing real estate dynamics is useful to support decision-makers in the elaboration of urban regeneration plans and projects, and thus orient their choices. Focusing attention on the city of Naples (Italy), the purpose of this paper is to analyse in detail the real estate dynamics in this city through the integration of a Multi-Criteria Decision Analysis (MCDA) method and Geographical Information System (GIS). This integration allowed us to map and analyse the territory, linking a specific issue (the real estate dynamics) to the territory itself, and to analyse it according to specific criteria. This aims for a better understanding and interpretation of real estate dynamics, representing a useful tool for orienting and supporting urban planning strategies.

The paper deals with the conception of multi-criteria analysis geographic information system (GIS). The set of criteria has great influence on the whole project in GIS. This fact is described in chapter “materials and methods” where a new model is discussed. In these model is included influence of legislative which restrict the set of criteria. The selected criteria have also determine the input dataset. It leads to proper and optimal selecting of set of input data in GIS. The advantage is the optimization of input data and selects the best variant in combination with strategies in spatial decision making. The article proposes the evaluation process which is user oriented and consists of several multi-criteria methods. In this paper the authors proposed a mathematical model which includes input data containing hypothesis of the stakeholders (input criteria) and output data representing proposed variants for different solutions. Experimental results are focused on GIS based evaluation of permanent residential housing. As main method of multi-criterial analysis is used sensitive analysis. A team of experts and stakeholders sett importance of the various criteria and thus determine the values of weights for their quantification. These parameters are determined in the model as the main criteria for strategic planning in the real estate engineering. The weights are also numerically quantified using different methods of decision theory. Selected and restricted criteria (by legislative) determine the set of spatial analytical functions. Spatial analyses create an important part of this method. Spatial analyses serve as an attractive cartographic presentation of the project to users appearing in the real estate market using static and of interactive maps. Graphically and numerically multi-criteria analyses are presented as the final result which report analyzing the effectiveness of various factors. These factors affect the real estate market and the price of real estate. From an economic point of view, it is possible to determine these factors by the supply and demand for a particular type of property. The proposed method is a new approach to comprehensive evaluation criteria for the purposes of the real estate market. The existing MCDA methods are integrated into one unit and evaluated through an optimal variant.

The article reveals the shortcomings of existing systems of information support for the commercial real estate market. We have studied the procedures for selecting information about commercial real estate objects, identified their shortcomings, which allowed us to justify the need to transform the current system of information support for the commercial real estate market of the Republic of Belarus. In order to improve the current information support system, it is proposed to achieve these objectives by combining existing databases of technical passports, an automated information system for assessing land in the Republic of Belarus, as well as an automated information system for maintaining the unified state register of real estate, rights to it and transactions with it, in the form of unified technical and economic passports of commercial real estate objects. The introduction of such a document will allow to raise management efficiency as the commercial real estate market segments, and specific commercial properties, to formalize the relationship between the subjects of the commercial property market, and will also act as the basis for increasing economic efficiency and investment attractiveness of commercial real estate market of the Republic of Belarus.
