The trend of outsourcing operational property management services by the property owners has had a prominent role in the Finnish real estate sector. At the same time, value creation has been scattered across many players such as the owner, the property manager and several service providers. This paper aims to analyse the value creation practices and mechanisms between two partners, a real estate owner and its property management company, in order to assess the current value creation. The assessment is based on a lean partnering framework presented by Lamming (1993). The customers are office tenants in the Helsinki business district. The case findings showed that the expected customer value was challenging to deliver, because waste activities disrupted the value creation. The partners had also adapted some of the value creation practices differently, which caused turbulence in value creation. In addition, the partners had missed the power of doing improvements jointly, but prefer to use bidding to establish value creation. However, through lean thinking the organisations found a much-needed new approach to develop their partnership. The principles of lean management made the problem clearer and enabled the organisations to start dealing with the relevant challenges.

The Covid 19 pandemic has a major impact on all sectors of life including in the world of education. The implementation of PJJ (Distance Learning) requires new innovations in the development of learning devices so that learning continues to run well even though learning activities are carried out at home. The development model used in this research is the 4D Development model. The result of this study is that the learning device is said to be "valid" through a construct validity test. The resulting learning device is said to be practical based on the average percentage of learning implementation during 3 meetings by 95% and the percentage of teacher and learners' response results related to the use of learning devices in the online learning process by 98%-100% and 82%-86% on indicators. Concluded learning devices are developed quality and can be used as a new reference in the learning process. Keywords: Team Based Learning, Problem Based Learning (PBL), Learning Tools

The occurrence of the Covid-19 pandemic around the world has resulted in changes in various lives, including in the field of education. The government policy requiring studying from home, working from home and praying at home in the first week felt very sudden. And make the confusion of parents and teachers compounded by the lack of preparation for distance learning. As learning materials at home, assignments from student books are given. During this pandemic, more children will be at home, this is an effort made to break the chain of the spread of Covid, which has not yet subsided, even continues to grow. For the effectiveness of learning at this time the role of parents is very important, because the responsibility for education that is usually held by teachers while in school now completely shifts to both parents.Parents must accompany their children more in learning, be more attentive during learning, because when children are given freedom during unsupervised learning, not a few children take the opportunity to play online games, surf in cyberspace such as playing Facebook, Instagram, and other interesting applications, because in the learning process children are facilitated with cellphones plus a quota package that makes it easy to access whatever they want. For this reason, supervision and cooperation between parents and teachers is needed in continuing children's education. Keywords: parents, learning process assistance, distance, pandemic period

Abstract: The learning process in schools during the Covid-19 pandemic had many problems to face. The Covid-19 pandemic that has hit the world, including Indonesia, requires taking a stand in preventing wider transmission, including the education sector. In this regard, the Ministry of Education and Culture has taken a firm stance through several circular letters relating to education policies in the emergency period of the spread of Covid-19. This paper examines the implementation of education policies during the Covid-19 pandemic related to distance learning policies. The distance learning process is a solution that is not yet optimal in its implementation. There are things that must be considered in this distance learning, among others, the quality of teacher resources must be improved, both in terms of content and methodology as well as in terms of the use of information technology. In addition, students are also less active in participating in this distance learning, both due to an unstable internet network and in terms of providing a limited internet quota. The purpose of writing this article is to study and understand the problems in learning activities during a pandemic, namely distance learning so that students can participate actively and interestingly. This study used a qualitative and observative approach. The results of this study prove that distance learning (PJJ) during the Covid-19 pandemic caused various responses and changes to the learning system that could affect the learning process and the level of development of students in responding to the material presented.

Since the beginning of 2020, the world has been shocked by the Corona Virus Diseases (Covid-19) pandemic which has spread rapidly throughout the world, infecting more than forty million people, causing more than one million deaths by October 2020. This pandemic has an impact on the education world where all levels of education from kindergarten to postgraduate are required to carry out distance learning through online-based classes. Various problems then arise in distance learning because not all students have the facilities and infrastructure needed in its implementation, even causing casualties. This research examines and discusses the phenomenon of Covid-19 pandemic and its impact on the education world in Indonesia. The purpose of this research is to find out government policies in overcoming learning problems in a pandemic situation and finding the right policies so that learning can still be carried out effectively, how the supervision needs to be done by the government so that teaching and learning activities can run effectively and how the teaching communication strategies in using online media so that the delivery of material by lecturers can be easily understood by students. From the research results, several conclusions were obtained. The Minister's policy to carry out the online learning process still faces various challenges in its implementation; The learning process from home must always be monitored through good cooperation between students, parents, and educators, especially for primary and secondary education; and by using some appropriate learning communication strategies, the online teaching and learning process can be carried out more effectively because it does not take up a lot of time and space.

Education as an one of the heart of the nation’s solid survival must be save under these conditions, including education in Indonesia. Since the implementation of learning at home by the goverment on March, 16, 2020, learning patterns have changed in such a way. The question is, what kind of learning is effective in the present? In this case, the problem to be answered will be examined with the idea of distance learning (PJJ) through online media in an effort to keep the learning and learning process going. This research uses library research, while the source of data is obtained through a variety of relevant literature. In this case, the researcher uses theory of problem based learning and distance learning. As a result, the learning process at this time still needs to be intensively studied, improved and further developed. In addition, improving the format of education is a shared responsibility of all elements of society, working hand in hand and supporting the resilience and effectiveness of learning at all levels of education is a necessity.
