As the housing system reform and the rapid development of real estate sales business, people put forward higher requirements on housing sales management. In the modern information society, people who buy houses just want to get the real estate sales and selling information as soon as possible. Real estate sales agent needs to communicate with buyers quickly. Real estate sales information management system is different from general management Information System in theory and real practice, which attach more information to the timeliness of issued information.With the development of our society and the increasing competition, real estate businessman pay more and more attention to information technology, and more real estate developers realize the importance of improving efficiency, decreasing cost and expanding business through information technology. Therefore, to develop a real estate sales system suiting the current market, and to solve problems that they meet in the housing market have practical significance.

Since the establishment of People's Republic of China in 1949, its real estate has closely followed reforms in economic, land and housing systems. There have been two critical junctures since the advent of the Reform and Opening-Up policy in 1978: the introduction of housing monetization in 1998 and the reinstatement of low-income housing in 2007. Those two junctures divide the development of China's real estate industry into three stages, namely the embryonic period of housing marketization (1978–1997), rapid development period (1998–2006) and integrated development period (2007–2016). Report delivered at the 19th National Congress of the Communist Party of China in 2017 affirms that “housing is for living in, not for speculation,” marking a new development stage for China's real estate industry. It is expected that innovations in land system, housing system and macro-control will promote the development of China's real estate in the future.

With the rapid development of information communication technology and the Internet, information spillover between cities in real estate markets is becoming more frequent. The influence of information spillover in real estate markets is becoming more and more prominent. However, the current research of information spillover between cities is still relatively insufficient. In view of this research gap, this paper builds a research framework on the information conduction effect in the real estate markets of 10 Chinese cities by using Baidu search data, text mining and principal component analysis and analyzes the information interaction and dynamic influence of the real estate markets in each city by using the vector autoregressive model empirically. The results show that the information interaction among the real estate markets in each city has a network pattern and there is a significant two-way information spillover effect in most cities. When the “information distance” becomes closer, the information interaction between the markets of the cities becomes closer and it is easier for cities to influence each other. The results help to explain the information spillover mechanism behind the house price spillover and to improve the ability to predict and analyze the information spillover process in real estate markets.

With the advent of the knowledge economy and the rapid development of information technology era, people's demand for the living environment has been far more than mere material comfort. In this paper, good landscape design for residential quarter not only provides appropriate living conditions for dweller, satisfies people's yearning for home, improves the quality of urban environment, but also is the main prerequisites which measure the green quality and management of the community. Landscape planning and design of residential environment exists failed plant landscape design, weak user-friendly design, ignoring landscape such as issues. We have identified the principles of landscape planning and design community, and allocation of green plants. It is the important weights that real estate developers sell their items, which is an important success factor that the real estate developers operate company, and people will pay more and more attention to the landscape design.

Aim of this work – to set forth general principles of ground of efficiency of informatively-measuring technologies in the process of exploitation of objects of the real estate. Methodology. The method of substantiating the effectiveness of the restoration of the technical condition of real estate in the process of their operation is based on the use of information and measurement technologies to establish the technical condition of the object, which is a combination of information retrieval methods, instrumental measurement, analysis and processing of such information, technological and technical solutions to ensure the operational suitability of the facility in conditions of uncertainty. The method involves the formation of a repair strategy using information and measurement technologies based on the development of the life cycle of repairs and algorithms for selecting options for instrumental monitoring systems, choosing the procedure for studying the duration of measurement work, justification of labor and information technology costs and comparative assessment of total costs of real estate object. Results. It is established that measuring works are an integral part of the process of operation and repair work in its composition, which are carried out according to a single schedule of operation of the building and are part of repair work, and the frequency and volume of measuring, including geodetic work correlate with. To plan the volume of measuring work, their duration and labor costs are determined on the basis of existing time norms, and in their absence – by methods of technical rationing. Substantiation of the effectiveness of information and measurement technologies in the operation of real estate is performed by comparative assessment of total costs during the operational stage of its life cycle, taking into account the costs of implementing information and measurement technologies, that is the set of processes for obtaining information by instrumental measurement and processing ‘effective conclusion on the technical condition of the property. The scientific novelty of the obtained results is in the development of general principles for substantiating the effectiveness of information and measurement technologies in the operation of real estate. The practical significance lies in the improvement of standard solutions for the choice of composition and content of information and measurement technologies, taking into account their impact on the duration and labor costs of all types of repairs and reconstruction.

The analysis of e-commerce and virtual communities shows that the virtual e-commerce model designed in this paper is a more effective model, and the real estate virtual e-commerce model based on big data technology can serve the real estate industry. Do a good job in the sales reform of the real estate industry.
