Evaluating the Changes and Impacts of Heritage Building to Small Hotel Building: A Case Study of Bangkok Story Hostel

Damaging factors such as airborne microorganisms, relative humidity, ventilation, temperature and air pollutants are the major concerns of the tropical climate of Kolkata, India where our study site, 172-year-old St. Paul’s Cathedral is located. In this context, the aim was to develop an equation to assess the management priority and which factors would be more responsible for potentially damaging the heritage building. The temperature varied from 28°C to 31°C, relative humidity was recorded 72% over a period of 14 days in the prayer hall whereas almost constant temperature (27°C) and relative humidity (55%) were recorded in crypt. Air movement was recorded 0.5–3 m s−1 in both crypt and prayer hall. Sulphur dioxide and oxide of nitrogen concentration were lower than the standard mentioned by the Central Pollution Control Board, India. The fungal load was lower inside the crypt (237 CFU m−3) than in the prayer hall (793 CFU m−3). Calculated potential damage for prayer hall and crypt was found to be 48.75% and 37.08%, respectively. Results revealed that microbial load and relative humidity were the potent factors for damage to the building. Continuous air movement, that is, ventilation and building design here played significant roles. The Heritage Conservation Committee can use the data for better management.

Refurbished heritage buildings usually lack in meeting the required standards defined for the new function especially when reused as educational buildings. Therefore, they are usually equipped with different post-occupancy retrofit strategies to achieve an acceptable level of environmental quality and energy demand. Daylight quality and the distribution of natural light is a critical issue in educational spaces, given that the low level of illuminance in classrooms can decrease students' performance and disrupt visual tasks. In this study, daylight performance of below-grade south-facing classrooms in a heritage building in Tehran, Iran is investigated by implementing 57 different daylighting retrofit strategies using climate-based daylight simulations, in relation to the metric Useful Daylight Illuminance 300-3000lux (UDI-Autonomous). The research proposes the use of reflectors on the interior ceiling and exterior side of the windows (on the ground) to achieve the highest result possible. Although, applying these two systems individually, can boost the spatial distribution of daylight to 75 % and 71%, respectively, the combination of them provide users with UDI-Autonomous in 99% of the classroom space for more than half of the occupancy time.

Kartika Wijaya Hotel and Niagara Hotel-Malang are two heritage buildings, which are well managed to preserve their historical building that, has been established since 1891. We can find good harmony and variety in interior elements and design styles, such as Colonial style, Art Noveau and Art Deco style. The purpose of documentating this heritage building that has different design styles is for those who needed. The data will be classified according to the period of the development of the buildings and characteristics of existing styles. The research objective on Kartika Wijaya hotel building and art styles is to preserve historic buildings in Indonesia, through documentation of interior elements and architectures, and to conducted a study of the interior and architectures elements, interior design ornaments, that founded in historical Kartika Wijaya Hotel and Niagara Hotel in Malang, whose the existence needs to be preserved.

Purpose Heritage building revitalisation (HBR) is gaining its popularity to intervene historic buildings/sites for their conservation and reuse. Given that multiple stake-holding situations are often involved in HBR process, coordination or managerial problem may hinder versatile facilities design for operational efficiency while preserving the heritage values. To address the coordination challenge, this paper aims to examine the relevance and relative advantages of a FM-led revitalisation strategy for HBR, which the existing literature has not yet addressed. Design/methodology/approach This paper adopts a case study approach to a major HBR project in Hong Kong. This study conducted field observations and interviews, which were combined with publicly accessible policy and project information to identify stakeholders’ opinions and specifications for the role of facilities management (FM) in HBR project process. Findings The paper reveals the role of FM in coordinating the HBR process for the benefits of stakeholders and general community. FM allows a balanced approach to heritage building adaptation, sound user experience and broader community effects. This enables efficient decision-making, creative facilities design and effective public engagement. FM’s strength of fitting in the urban renewal context illustrates its comparative advantage for heritage conservation and revitalisation management. Research limitations/implications This study develops a conceptual map to identify FM’s role in heritage building conservation and revitalisation. This will enhance process evaluation and project decision-making that are central to heritage conservation policy and HBR intervention practices. Originality/value This study examines relevance and advantage of FM-led business strategy for HBR, which the existing literature has not yet addressed. It discovers FM’s strategic roles and initiates a conceptual framework for evaluation of heritage conservation management.

The abandonment of renovation works is an extremely important factor causing degradation of the building. Omission of repairs may lead to a threat to the stability of the building’s structure, threaten the lives of users, further damage to the building by damaging further elements. The aim of this article is to analyze the consequences of abandoning renovation works in order to minimize the occurrence of construction failures in the future. The article presents problems related to the abandonment of repair works of damaged elements. A classification of the effects of abandonment of repairs for historic buildings has been worked out. Industrial heritage buildings were often not used for a long time, and the lack of maintenance very often caused their partial or even complete destruction. The progressive degradation of buildings is mainly the result of human negligence, lack of effective, and continuous maintenance. The problem of abandonment of repairs is presented on the example of the granary in Krosno Odrzańskie.

This paper provides the first study of vernacular daylighting provision in Moroccan heritage public bathhouses in order to rehabilitate it for experiential authenticity, energy saving and improved users’ well-being. The analysis of a representative sample of 13 still working hammams reveals recurrent patterns of oculi numbers and configurations. These consist of one to three rows of eight circular roof openings (oculi) of 18 to 20 cm diameter, arranged along the roof vault of each bathing space. The ratio of total roof openings’ area to internal floor area rarely exceeds 2%. Synchronised measurements of horizontal illuminance on the roof and inside the bathing spaces in a case study hammam were conducted in July and August 2016, after rehabilitating all roof oculi. Recorded levels indicated that maximum horizontal illuminance never exceeds 60 lx. The calculation and plotting of daylight factor based on real data reveal levels under 2% and a sudden decline in the hot room early afternoon due to steam accumulation. The paper provides the first benchmark of vernacular daylight rehabilitation in Moroccan heritage hammams and the illuminance it affords. It introduces an innovative combination of historical, architectural and building science methodologies that can be extended to other heritage building types.

Purpose Heritage buildings are a crucial part of the UK built sector. They perpetuate a sense of identity, prestige and community. Many heritage buildings however tend to be energy inefficient and the scope for retrofitting such buildings is paramount. Heritage buildings require ratification from planning bodies in order to undertake any alteration on the building. This tends to create a bottleneck in the retrofitting of heritage office buildings. The paper aims to discuss this issue. Design/methodology/approach This study utilises a case study building in Scotland to evaluate the potential for retrofitting in a UK heritage office building. Building energy simulation software is used to generate the energy data in different retrofit options. A scenario analysis on the heritage status of the building is also undertaken. Findings The costs, energy consumption and carbon emission levels are evaluated and compared. It was found that the differential in annual energy savings achieved, based on the proportion of capital cost to operational cost, is 14.6 per cent in the heritage building, compared to 24.6 per cent in the non-heritage building. Originality/value The study suggests that government and other stakeholders should seek for ways of incentivising retrofit investments in heritage buildings. This will provide an effective way of minimising the contributions of the built environment to global warming and climate change.

Abstract. This paper presents the vicissitudes of a residential dwelling built in El Cabanyal in 1923 and how poor urban planning can be a risk. The building corresponds to one of the most common traditional typologies: a terraced house with masonry load bearing brick walls and timber floors, three storeys, a linear staircase attached to the party walls, a courtyard at the rear and a gable roof. In the past, this building, proved to be resilient, overcoming the risk of collapse in some important episodes which affected directly El Cabanyal: the air raid attacks of the Valencian coastline settlements during the Spanish Civil War and the floods occurred in 1949 and in 1957. In 1988, the building was listed in the catalogue of the General Plan with a protection grade 3. The special protection plan (PEPRI 2001) which was supposed to protect and rehabilitate El Cabanyal, projected the extension of Blasco Ibañez Avenue to the sea and consequently, the division of the neighbourhood in two halves, tearing down an important number of houses. Subsequently, the City council began to expropriate buildings facilitating their occupation by squatters. The level of degradation caused by the urban planning is such that this area is known as ‘Ground Zero Area’. At the time of writing this paper, the building appears to be illegally occupied and in a bad state of preservation. After almost a hundred years facing different risks, poor urban planning appears to be the cause of the destruction of this heritage building.
