Retrofitting heritage office buildings in the UK: a case study

Purpose Heritage buildings are a crucial part of the UK built sector. They perpetuate a sense of identity, prestige and community. Many heritage buildings however tend to be energy inefficient and the scope for retrofitting such buildings is paramount. Heritage buildings require ratification from planning bodies in order to undertake any alteration on the building. This tends to create a bottleneck in the retrofitting of heritage office buildings. The paper aims to discuss this issue. Design/methodology/approach This study utilises a case study building in Scotland to evaluate the potential for retrofitting in a UK heritage office building. Building energy simulation software is used to generate the energy data in different retrofit options. A scenario analysis on the heritage status of the building is also undertaken. Findings The costs, energy consumption and carbon emission levels are evaluated and compared. It was found that the differential in annual energy savings achieved, based on the proportion of capital cost to operational cost, is 14.6 per cent in the heritage building, compared to 24.6 per cent in the non-heritage building. Originality/value The study suggests that government and other stakeholders should seek for ways of incentivising retrofit investments in heritage buildings. This will provide an effective way of minimising the contributions of the built environment to global warming and climate change.

Purpose The purpose of this paper is to identify and compare cost and carbon critical elements of two office buildings, and to help achieve an optimum balance between the capital cost (CC) and embodied carbon (EC) of buildings. Design/methodology/approach Case study approach was employed to study cost and carbon critical elements of two office buildings as it allows an in-depth and holistic investigation. Elemental estimates of CC and EC were prepared from BoQs of the two buildings by obtaining rates from the UK Building Blackbook. Pareto principle (80:20 rule) was used to identify carbon and cost critical elements of the two buildings, and the significance hierarchies of building elements were compared. Findings Substructure, frame and services were identified as both carbon and cost critical elements responsible for more than 70 per cent of the total CC and EC of both buildings. Stairs and ramps, internal doors and fittings, furnishings and equipment were identified to be the least carbon- and cost-significant elements contributing less than 2 per cent of total CC and EC in both buildings. The hierarchy of cost and carbon significance varies between buildings due to the difference in the specification and design. Originality/value The increasing significance of dual currency (cost and carbon) demands cost and carbon management during the early stages of projects. Hence, this paper suggests that focusing on carbon and cost-intensive building elements is a way forward to keep both cost and carbon under control during the early stages of projects.

In this work, we present results from the largest study of measured, whole-building energy performance for commercial LEED-certified buildings, using 2016 energy use data that were obtained for 4417 commercial office buildings (114 million m2) from municipal energy benchmarking disclosures for 10 major U.S. cities. The properties included 551 buildings (31 million m2) that we identified as LEED-certified. Annual energy use and greenhouse gas (GHG) emission were compared between LEED and non-LEED offices on a city-by-city basis and in aggregate. In aggregate, LEED offices demonstrated 11% site energy savings but only 7% savings in source energy and GHG emission. LEED offices saved 26% in non-electric energy but demonstrated no significant savings in electric energy. LEED savings in GHG and source energy increased to 10% when compared with newer, non-LEED offices. We also compared the measured energy savings for individual buildings with their projected savings, as determined by LEED points awarded for energy optimization. This analysis uncovered minimal correlation, i.e., an R2 < 1% for New Construction (NC) and Core and Shell (CS), and 8% for Existing Euildings (EB). The total measured site energy savings for LEED-NC and LEED-CS was 11% lower than projected while the total measured source energy savings for LEED-EB was 81% lower than projected. Only LEED offices certified at the gold level demonstrated statistically significant savings in source energy and greenhouse gas emissions as compared with non-LEED offices.

The energy monitoring of heritage buildings has, to date, been governed by methodologies and standards that have been defined in terms of sensors that record scalar magnitudes and that are placed in specific positions in the scene, thus recording only some of the values sampled in that space. In this paper, however, we present an alternative to the aforementioned technologies in the form of new sensors based on 3D computer vision that are able to record dense thermal information in a three-dimensional space. These thermal computer vision-based technologies (3D-TCV) entail a revision and updating of the current building energy monitoring methodologies. This paper provides a detailed definition of the most significant aspects of this new extended methodology and presents a case study showing the potential of 3D-TCV techniques and how they may complement current techniques. The results obtained lead us to believe that 3D computer vision can provide the field of building monitoring with a decisive boost, particularly in the case of heritage buildings.

Because of extensive variations in occupancy patterns around office space environments and their use of electrical equipment, accurate occupants’ behaviour detection is valuable for reducing the building energy demand and carbon emissions. Using the collected occupancy information, building energy management system can automatically adjust the operation of heating, ventilation and air-conditioning (HVAC) systems to meet the actual demands in different conditioned spaces in real-time. Existing and commonly used ‘fixed’ schedules for HVAC systems are not sufficient and cannot adjust based on the dynamic changes in building environments. This study proposes a vision-based occupancy and equipment usage detection method based on deep learning for demand-driven control systems. A model based on region-based convolutional neural network (R-CNN) was developed, trained and deployed to a camera for real-time detection of occupancy activities and equipment usage. Experiments tests within a case study office room suggested an overall accuracy of 97.32% and 80.80%. In order to predict the energy savings that can be attained using the proposed approach, the case study building was simulated. The simulation results revealed that the heat gains could be over or under predicted when using static or fixed profiles. Based on the set conditions, the equipment and occupancy gains were 65.75% and 32.74% lower when using the deep learning approach. Overall, the study showed the capabilities of the proposed approach in detecting and recognising multiple occupants’ activities and equipment usage and providing an alternative to estimate the internal heat emissions.

Purpose – The University of York Library, part of its Information Directorate, has successfully run an annual user survey using LibQUAL+ since 2008. The tool has proven invaluable in understanding user needs and measuring improvements. The ability to benchmark performance has been well received by university senior managers. Following this positive experience, the Directorate piloted the TechQual+ survey to assess its technology services. TechQual+ is a total market-survey tool developed on the same principles as LibQUAL+. York was the first university in the UK to do this. The purpose of this paper is to reflect upon the experience and its relevance to information services. Design/methodology/approach – A team was established to co-ordinate the distribution of the survey, which was e-mailed to all university members. The survey was conducted over a period of three weeks in December 2011 using their web-based tool. The team worked with the survey providers to make amendments in order to comply with UK Data Protection legislation. Findings – The TechQual+ tool provided a rich set of data on the IT needs of University of York students and staff, including a wealth of comments. As the first use of the tool in the UK, a number of outcomes arose from the pilot: methods for running the survey in order to meet UK data protection requirements; feedback on the tool itself, with some questions not understood from a UK context; a rich set of results data, with some similarities (and several differences) to those available through LibQUAL+. Originality/value – The paper presents the first application of the TechQual+ survey in UK and discusses the issues faced when implementing it in a UK context. The case study will be of interest to libraries or converged services interested in assessing their IT provision.

Purpose A case study of the Wales Higher Education Libraries Forum (WHELF) project to procure and implement a shared library management system (LMS) for all universities in Wales, together with the National Health Service Libraries in Wales and the National Library of Wales. In particular, the purpose of this paper is to explore the drivers to this collaboration, outline the benefits achieved and the framework to realise further benefits. Design/methodology/approach Case study review of the process, together with a review of literature on consortia and LMSs. Findings WHELF has developed into a more mature consortium through procuring and implementing a shared LMS. The process has delivered tangible benefits and is driving more work to realise further benefits. Research limitations/implications As the WHELF Shared LMS project is only nearing the end of the implementation phase, many of the anticipated operational benefits cannot be reported. Practical implications Useful case study for other consortia or potential consortia. Originality/value WHELF is in vanguard of consortia developments in the UK, and this is the first case study of the project.

Urban building energy modeling (UBEM) is arousing interest in building energy modeling, which requires a large building dataset as an input. Building use is a critical parameter to infer archetype buildings for UBEM. This paper presented a case study to determine building use for city-scale buildings by integrating the Geographic Information System (GIS) based point-of-interest (POI) and community boundary datasets. A total of 68,966 building footprints, 281,767 POI data, and 3367 community boundaries were collected for Changsha, China. The primary building use was determined when a building was inside a community boundary (i.e., hospital or residential boundary) or the building contained POI data with main attributes (i.e., hotel or office building). Clustering analysis was used to divide buildings into sub-types for better energy performance evaluation. The method successfully identified building uses for 47,428 buildings among 68,966 building footprints, including 34,401 residential buildings, 1039 office buildings, 141 shopping malls, and 932 hotels. A validation process was carried out for 7895 buildings in the downtown area, which showed an overall accuracy rate of 86%. A UBEM case study for 243 office buildings in the downtown area was developed with the information identified from the POI and community boundary datasets. The proposed building use determination method can be easily applied to other cities. We will integrate the historical aerial imagery to determine the year of construction for a large scale of buildings in the future.

PurposeThe purpose of this study is to explore the best practices for improving risk culture and defining the role of actors in risk governance.Design/methodology/approachThis paper presents an exemplar case of a British insurance company by using a qualitative case research approach.FindingsThe case study shows how the company was successful in changing from a compliance-based and defensive risk culture to a cognitive risk culture by using a systems thinking approach. Cognitive risk culture ensures that everybody understands risks and their own roles in risk governance. The change was accomplished by adding an operational layer between the first and second lines of defense and developing tools to better communicate risks throughout the organization.Practical implicationsPractitioners can potentially improve risk governance by using the company’s approach. The UK regulator’s initiative to improve risk culture can potentially be followed by other regulators.Originality/valueThis is among the few studies that describe actual examples of how a company can improve risk culture using the systems approach and how systems thinking simultaneously resolves several other issues such as poor risk reporting and lack of clarity in roles and responsibilities.

PurposeEntrepreneurial knowledge spurs innovation and, in turn, generates a competitive advantage. This paper aims to explore if entrepreneurial knowledge combined with the attitude to innovate can overcome the key “imperfections” of the innovation process generated by dynamic, current technological progress in the knowledge-intensive sector. The “imperfections” identified in risk management, asymmetric information in the knowledge management process and hold-up problems can all disrupt collaborative partnerships and limit opportunities for innovation.Design/methodology/approachA theory-building approach is applied which offers a case study analysis of two small- to medium-sized enterprises (SMEs). These two SMEs operate in Europe but in two different territories: the UK and Italy. The study explores three key imperfections, risk management, asymmetric information in the knowledge management process and hold-up problems, which occur in the innovation process.FindingsThe entrepreneurs face these imperfections by adopting an open innovation model. Notwithstanding, both entrepreneurs had to deal with all “imperfections”, and their skills, attributes, attitude and aptitude allowed them to grow their business and continually develop new products. Therefore, the imperfections do not limit the innovative capacity of an entrepreneur but rather enhance their challengeable attitude. In this regard, the case studies induce a further analysis on entrepreneurial knowledge intertwined with entrepreneurial risk management and networking skills.Research limitations/implicationsThe empirical significance of the two cases does not allow theorisation. However, this research offers interesting results which can be strengthened by a comparative case study with other countries or deeper investigation by applying a quantitative approach.Originality/valueBy leveraging entrepreneurial knowledge, the imperfections noted in the innovation process can be overcome. Entrepreneurial knowledge is recognised as the main asset of an enterprise if it is combined with external talent or human resources. Entrepreneurs aim to develop innovative approaches and ideas through establishing both formal and informal collaborative partnership relationships which are used thanks to the entrepreneurs’ networking skills, knowledge and abilities.

Purpose Digital curation addresses the technical, administrative and financial ecology required to ensure that digital information remains accessible and usable over the long term. The purpose of this paper is to trace digital curation’s disciplinary emergence and examine its position within the information sciences domain in terms of theoretical principles, using a case study of developments in the UK and the USA. Design/methodology/approach Theoretical principles regarding disciplinary development and the identity of information science as a discipline are applied to a case study of the development of digital curation in the UK and the USA to identify the maturity of digital curation and its position in the information science gamut. Findings Digital curation is identified as a mature discipline which is a sub-meta-discipline of information science. As such digital curation has reach across all disciplines and sub-disciplines of information science and has the potential to become the overarching paradigm. Practical implications These findings could influence digital curation’s development from applied discipline to profession within both its educational and professional domains. Originality/value The disciplinary development of digital curation within dominant theoretical models has not hitherto been articulated.
