The paper analysed the impact of accessibility of urban parks within the third ring on housing prices of Fuzhou through network analysis and SPSS correlation analysis based on data of sources like remote-sensing image, web crawling and urban road network, discovering that: (1)The density of residence within the third ring of Fuzhou decreases from the centre to the edges; (2) The housing price, ranging between 18000 and 28000 RMB/ m2, peaks in the city centre; (3) For houses within the third ring of Fuzhou, Gulou District enjoys the greatest access to urban parks while Cangshan District is the poorest in this regard. (4) The residence within the third ring of Fuzhou could be rated as A or A- in terms of access to urban parks, with an overall excellence performance; (5) The walking distance to the parks is significantly correlated with the housing price. The shorter the distance, the higher the price. Regarding this, the paper proposed the following suggestions: (1) Revise the routes to Gaogai Mountain Park by increasing entrances and exists to improve its accessibility; (2) Improve the transportation network and increase footpaths to the park, thus shortening the distance between the park and the surrounding residences.

Many applications have relied on the hedonic pricing model (HPM) to measure the willingness-to-pay (WTP) for urban externalities and natural disasters. The classic HPM regresses housing price on a complete list of attributes/characteristics that include spatial or environmental amenities (or disamenities), such as floods, to retrieve the gradients of the market (marginal) WTP for such externalities. The aim of this paper is to propose an innovative methodological framework that extends the causal relations based on a spatial matching difference-in-differences (SM-DID) estimator, and which attempts to calculate the difference between sale price for similar goods within “treated” and “control” groups. To demonstrate the potential of the proposed spatial matching method, the researchers present an empirical investigation based on the case of a flood event recorded in the city of Laval (Québec, Canada) in 1998, using information on transactions occurring between 1995 and 2001. The research results show that the impact of flooding brings a negative premium on the housing price of about 20,000$ Canadian (CAN).

Several works have investigated the impact of urbanisation on carabid activity density using urban-rural gradients. Such works compared activity density recorded from green spaces located in different parts of a city and assigned to categories of increasing urban intensity, which poses two problems: (1) since the gradient is divided into categories, it is impossible to model continuous variations in biotic responses, and (2) sites representative of different urbanisation levels are not true segments of the same ecological continuum. To surpass these problems, we modelled variations in carabid activity density along an urban-rural transect within a single green space extending from the city centre of Rome to rural environments. Carabids were sampled by pitfall traps from sites distributed along the entire gradient. We used breakpoint regressions to model how (1) carabid activity density, (2) carabids/beetles ratio, (3) carabids/insects ratio and (3) carabids/arthropods ratio varied along the gradient. As already observed for various organisms in urban environments, we found that activity density of carabids and their contribution to the abundance of beetles, insects and arthropods, peaked in the middle of the gradient. This supports the intermediate disturbance hypothesis, according to which moderate urbanisation may favour diversity by increasing habitat heterogeneity.

Purpose Economic fundamentals are recognized as determining factors for housing on the city level, but the relationship between housing price and land supply has been disputed. This study aims to examine what kind of impact housing prices have on land supply and whether there is heterogeneity in different regional spaces. Design/methodology/approach This study collects the relevant data of land supply and housing prices in Nanchang from 2010 to 2018, constructs a vector autoregression (VAR) model, including one external factor and four internal factors of land supply to explore the dynamic effects and spatial heterogeneity of land supply on housing prices through regression analysis. Also, the authors use the geographic detector to analyze the spatial heterogeneity of housing prices in Nanchang. Findings This study found that the interaction between land supply and housing price is extremely complex because of the significant differences in the study area; the variables of land supply have both positive and negative effects on housing price, and the actual effect varies with the region; and residential land and GDP are the two major factors leading to the spatial heterogeneity in housing price. Research limitations/implications The dynamic effects of land supply on housing price are mainly reflected in the center and edge of the city, the new development area, and the old town, which is consistent with the spatial pattern of the double core, three circles and five groups in Nanchang. Originality/value This is a novel work to analyze the dynamic effects of land supply on house prices, instead of a single amount of land supply or land prices. Furthermore, the authors also explore the spatial heterogeneity according to the regional characteristics, which is conducive to targeted policymaking.

The various benefits of urban green space are gaining increasing attention nowadays. Hence, the distribution of green space has become a scrutinized concern for spatial equity among local governments and the planning scholars. This study is the first quantitative evaluation of urban park accessibility using house-level data in urban China, from the perspective of social equity. We chose Nanjing as the empirical case and examined 2709 real estate units and 79 parks within the city. Accessibility is measured by the 10-min walking distance from homes to the adjacent urban parks. Using the Street Network Analysis model in ArcGIS and the statistical methods in SPSS, the result shows that 60.5% of the real estates in Nanjing are located within a 10-min walk to access urban parks. However, this accessibility is positively correlated with housing prices, and negatively correlated with the age of the buildings, holding all other factors constant. While affluent homeowners capture a high-quality green amenity, newly-built low-income communities, where most residents are classified as a vulnerable population, have the lowest percentage of accessible green space. This study reveals the existing spatial disparities of urban park accessibility among different socio-economic groups in Nanjing, China. Additionally, we found that urban redevelopment projects with greening and the large-scale affordable housing construction are pricing out the urban poor and rural immigrants from the inner city to the urban peripheral areas. This will reduce the accessibility to urban parks and other public service facilities among the lower income families, and exacerbate the inequality among the rich and the poor in terms of their quality of life. Main findings of this study can inform policy decisions regarding equitable park provision in the construction of the green city and the sustainable development in urban China and other developing countries.

ObjectivesTo compare the proportions of emergency department (ED) attendances following self-harm that result in admission between hospitals, examine whether differences are explained by severity of harm and examine the impact on spatial variation in self-harm rates of using ED attendance data versus admissions data.SettingA dataset of ED attendances and admissions with self-harm to four hospitals in South East London, 2009–2016 was created using linked electronic patient record data and administrative Hospital Episode Statistics.DesignProportions admitted following ED attendance and length of stay were compared. Variation and spatial patterning of age and sex standardised, spatially smoothed, self-harm rates by small area using attendance and admission data were compared and the association with distance travelled to hospital tested.ResultsThere were 20 750 ED attendances with self-harm, 7614 (37%) resulted in admission. Proportion admitted varied substantially between hospitals with a risk ratio of 2.45 (95% CI 2.30 to 2.61) comparing most and least likely to admit. This was not altered by adjustment for patient demographics, deprivation and type of self-harm. Hospitals which admitted more had a higher proportion of admissions lasting less than 24 hours (54% of all admissions at highest admitting hospital vs 35% at lowest). A previously demonstrated pattern of lower rates of self-harm admission closer to the city centre was reduced when ED attendance rates were used to represent self-harm. This was not altered when distance travelled to hospital was adjusted for.ConclusionsHospitals vary substantially in likelihood of admission after ED presentation with self-harm and this is likely due to the differences in hospital practices rather than in the patient population or severity of self-harm seen. Public health policy that directs resources based on self-harm admissions data could exacerbate existing health inequalities in inner-city areas where these data may underestimate rates relative to other areas.

Changes in land use, which accompany the development of towns, generate a transitional zone on the border between areas of urban and rural use, which—due to its complex (unspecified, fuzzy) land use—cannot be identified either as a rural or an urban area. In order to prevent the unplanned development, it should go according to plan, in line with the spatial order principles, making a coherent whole, taking into account all functional, socio-economic, cultural, as well as aesthetic factors and requirements. This paper describes studies and analyses of the fuzzy set theory applicability in studies of land use in areas around towns. The main aim of the study was to present the methodology, which employs fuzzy logic to identify and locate a transitional zone between rural and urban areas. This study dealt with the transitional zone at the junction of the urban and rural area and its parameters, which affect the type of land use. The attributes of the transitional zone were defined based on an analysis of current land use methods in areas under direct urbanisation pressure. The study was conducted in the city of Olsztyn (Poland) and on its outskirts, directly exposed to the impact of the developing city, with an area of 202.4 km2, within an 8-km radius of the city centre. The study determined the impact of individual forms of land use on the development of urban or rural use. The degree of each type of use—urban or rural—allowed for developing a fuzzy town and country model, identifying the urban investment border and its spatial dispersion, as well as identifying and locating the transitional zone between urban and rural areas. Moreover, land cover models based on the Corine land cover (CLC) data as well as high-resolution layers (HRL) impervious and canopy data were developed. The borders of urban investment determined on the basis of the fuzzy set theory assumptions, CLC, and HRL data were also identified and verified.

Many studies have used housing prices on the Internet real estate information platforms as data sources, but platforms differ in the nature and quality of the data they release. However, few studies have analysed these differences or their effect on research. In this study, second-hand neighbourhood housing prices and information on five online real estate information platforms in Guangzhou, China, were comparatively analysed and the performance of neighbourhoods’ raw information from four for-profit online real estate information platforms was evaluated by applying the same housing price model. The comparison results show that the official second-hand residential housing prices at city and district level are generally lower than those issued on four for-profit real estate websites. The same second-hand neighbourhood housing prices are similar across each of the four for-profit real estate websites due to cross-referencing among real estate websites. The differences of housing prices in the central city area are significantly fewer than those in the periphery. The variation of each neighbourhood’s housing prices on each website decreases gradually from the city centre to the periphery, but the relative variation stays stable. The results of the four hedonic models have some inconsistencies with other studies’ findings, demonstrating that errors exist in raw information on neighbourhoods taken from Internet platforms. These results remind researchers to choose housing price data sources cautiously and that raw information on neighbourhoods from Internet platforms should be appropriately cleaned.

AbstractThe study is focused on analyses of the impact of urbanized environment on the occurrence and structure of small mammals that are important with regard to transmission of diseases to man and domestic animals. The city of Nitra (Slovakia) was chosen as a model area, where an urban - rural gradient was determined. It was categorized into three zones, depending on the distance from the city centre. Small mammals were examined by a comprehensive annual research during the seasons. Overall, 12 species of small mammals were found, Microtus arvalis (29.6%), Apodemus sylvaticus (23.1%), Apodemus flavicollis (20.6%) were eudominant. The communities of small mammals showed an increase in species diversity and richness from the suburban to the peripheral zone, and a decrease of diversity and richness with increasing urban conditions from the peripheral to the pericentral zone. The identified species of small mammals were categorized according to their dependence on urban environment as exoanthropic species, avoiding the presence of man and his habitations (A. sylvaticus, A. flavicollis, and Clethrionomys glareolus); hemisynantropic species, which thrive on the edges of towns, with greater or lesser affinity to humans (M. arvalis, Apodemus uralensis, Sorex araneus, Sorex minutus, Mus spicilegus, and Microtus subterraneus); and synanthropic species, tied to human dwellings, very dependent on human resources (Crocidura suaveolens).
