Abstract Affordable housing remains a prevalent issue in the country. The definition suggests affordable housing as adequate housing in quality, location, and known as not so costly that prevents its occupants from meeting other essential living needs. In the effort of providing sufficient affordable housing, various affordable housing programs, namely Residensi Wilayah and PR1MA, are currently in the market with the aims to develop and deliver new affordable housing, which targeted the middle-and low-income group. Although the lacking of affordable housing persists, the severe glut in the property market has also records to reach an all-time high. The overhang crisis in the country became an infamous issue in the country with the slow market, which led to the increase in the overhang unit’s statistics year over a year which partially in affordable housing segmentation. It is highlighted that the overhang in affordable housing has shown significant rising despites of its strong demand. This paper attempts to examine the overhang issue in affordable housing in Malaysia and related factors. This research will add up some points of discussion as regards the impact of the Covid-19 Pandemic towards the issue of affordable housing and the strategies in reducing the overhang issue during the pandemic. A review of the past literature related to the topics was carried out and data derived from journals, reports, and websites were gathered and examined to establish the framework on this issue and to identify the overhang factors in affordable housing. The developers are urged to build houses that can cater to the demand of buyers in terms of the property type, location, and also price range. The overhang units did not attract the target market while the product mismatch is one of the contributing factors. Other related factors are affordability, high living costs, and stagnant income growth, cooling measures, financing, unsuitable location, accessibility, the lack of timely and accurate data of buyer’s preference including the shift in demand towards the better-quality project. A study on the overhang factors of affordable housing is needed to resolve the issue, or else, the overhang issue will be worsened and will create a lot of negative impacts in the future. At the end of the research, the list of the property overhang factors and its framework able to be identified and to be used as guidelines and references to the public.

Housing is one of the most important needs of individuals next to food and clothing. Housing needs for low income earners has reached an alarming stage in Nigeria. On the supply side, numerous government policies have earlier aimed at disabling the massive shortage through numerous housing reform programmes. Despite these preceding efforts, housing remains an illusion to an average Nigerian. This research assessed the effect of government policy on housing delivery in Nigeria. The objectives were to determine housing needs of the low income group in Nigeria and to determine the impact of government policies on affordable housing provision to the low income group. Survey method was used to collect data from 44 respondents through the administration of questionnaires which was analyzed with statistical tools. The findings from the study shows that insufficient fund is closely related to other finance related factors identified as barriers to the accessibility of public housing by the low income group who are non-public servants. Such factors as high interest rate, low per capita income, lack of security of income, lack of collateral and high cost of public houses. The study suggest the creation of a viable secondary mortgage market, improvement of land registration and allocation, compassionate urban renewal programmes, cost saving house designs amongst others.

Rapid urbanization promotes the expansion of urban tourism and recreation functions, but it also brings many problems, which affect residents’ happiness. Previous studies have emphasized the direct impact of urban recreation environment on happiness, and few have explored the indirect impact of urban recreation environment on happiness through subjective evaluation. Based on the survey data of nearly 10,000 permanent residents in 40 key tourism cities in China, this paper establishes a theoretical framework of the direct and indirect impact of urban recreation environment on happiness. The objective evaluation of natural recreation environment and sociocultural recreation environment has an important influence on happiness, but the influence of natural recreation environment is greater than that of sociocultural recreation environment. Individual subjective satisfaction with urban recreation environment mediates the relationship between urban objective environment and happiness. Urban parks have a positive effect on happiness, while tourist attractions have a negative effect. The influence of urban location on happiness is nonlinear. The high-income group is more sensitive to the recreation environment, while the low-income group is less sensitive to the recreation environment. These findings provide insights for further improving citizens’ quality of life and designing urban construction in developing countries under the conditions of rapid urbanization.

Previous research into the relationship between income inequality and turnout inequality has produced mixed results, as consensus is lacking whether inequality reduces turnout for all income groups, low-income earners, or no one. Therefore, this paper builds on this literature by introducing supply-side logic, through the first individual-level test of the impact that income inequality (moderated by policy manifesto positions) has on turnout. It does so through multilevel logistic regressions utilizing mixed effects, on a sample of 30 advanced democracies in 102 elections from 1996 to 2016. It finds that higher levels of income inequality significantly reduce turnout and widen the turnout gap between rich and poor. However, it also finds that when party systems are more polarized, low-income earners are mobilized the greatest extent coupled with higher inequality, resulting in a significantly reduced income gap in turnout. The findings magnify the negative impacts income inequality can exert on political behavior and contribute to the study of policy offerings as a key moderating mechanism in the relationship.

Objectives: Medical facilities with an autonomous tendency always try to serve positive and pleasant experiences to improve the brand name, increase patient satisfaction and loyalty. A descriptive cross-sectional study was conducted on 245 inpatients at Lung Hospital in Son La province in 2020. To describe the current situation of the inpatient's experience at Lung Hospital in Son La province by 2020 and its related factors. Methods: This was a cross-sectional study conducted on 245 inpatients at Son La Lung Hospital Results: The study showed that the total score of inpatients’ experience ranged from 22 points to 57 points and the mean of it was 39.7 (6.13) points. Subject's experience scores were divided into 2 groups, the satisfied group accounted for 32.7% and the percentage of the unsatisfied group was 67.3%. As compared to men, a higher total score of women was (OR: 1.134; 95% CI: 0.284-0.997). The urban area group’s score was 1,190 times higher than that of those who live in rural and mountainous areas (95% CI: 1,010 - 1,400). The middle-income group had more positive experience than the low-income group (OR: 1.180; 95% CI: 1.010 - 1.370). Conclusions: Our research showed that gender, living area and economic condition affected the total score of inpatients’ experience at the Lung hospital. A microfinance scheme was introduced in Malaysia in the year 1987 as one of the alternatives to poverty eradication strategies in the country by the government. Since then, several institutions have created to carry out the agenda of providing small loans to the low-income group to start up their small-scale business to generate more sources of income to support their household consumption. However, for a certain reason, the people still do not find microfinance an important tool to uplift their economic positions. Most of the low-income groups are still unaware of this golden opportunity tailored for them. Besides, the sustainability of these subsidized microfinance systems implemented by Malaysia had not been appropriately studied. This study explores the attractiveness of the products offered by microfinance institutions and emphasizes the option that the participants must start utilizing the product. This research also explores microfinance facilities that contain conventional finance element which is prohibited in Islamic trade. The study also discusses the measures and actions taken by microfinance institutions in serving the low-income group in Malaysia. This paper employs a qualitative method through interviews and content analysis. The report, journal publications, and other related documents were also analyzed in achieving the objectives. The study provides the impact that it may pave the way to an indistinct understanding of how Islamic microfinance institutions sustain their operations.

In 2000, Federal Ministry of the Federal Capital Territory (MFCT), Abuja launched a mass housing scheme (MHS) under the platform of a public-private partnership (PPP). This paper reports an evaluation of this reform in order to understand the scheme's impact on the cohort of low-income group (LIG) in Abuja, Nigeria. The study explores the multiple data sources available, including literature and policy material and empirical evidence collected through structured and semi-structured questionnaires. The findings of the study suggest that the scheme did not significantly improve the housing status of LIG. The research suggests that the cohorts' history of exclusion in housing delivery in the Abuja deepened further due to partly an inadequate mortgage infrastructure to support their participation. Moreover, with poor scheme implementation, it is clear that the scheme strengthened the polarised position of the Abuja with respect to housing which runs counter to the stated policy objective to provide all Nigerians with decent and affordable housing. The paper concludes by showing the wider implication of the contemporary approach of the housing strategy in Abuja and Nigeria in general.

The novel coronavirus has taken a catastrophic toll worldwide on physical and mental health. We focused on the psychosocial impact among students in Uruguay, a country relatively protected from the pandemic. Our study had three main aims : 1) describe in detail the impact among university students, 2) identify relationships between different dimensions and 3) highlight the factors determinant of mental distress. We designed a multi-dimensional questionnaire to investigate the perceived impact on the lives of students. The questionnaire was administered to 144 undergraduates in Uruguay online while the university was closed. 38-66% of students indicated increases in signs of anxiety, depression or sleep disturbances. Independently of other related factors, increases in substance use, impairments in social relationships, negative impacts of school closures, and personal economic worries explained 41% of variance in psychological distress. Findings are discussed in terms of policies for public health and future directions for research on mental health.

This paper empirically investigates the effects of financial development on incomes of Chinese residents particularly within various income groups using data from six provinces by applying the Quantile Regression model. The Greenwood and Jovanovich hypothesis that illustrates the inverted U shaped relationship between financial development and income inequality is tested. This empirical study demonstrates that financial development has a positive but non-linear effect on the annual income of individuals from various income groups at different quantiles. The effect is an inverted U or Kuznets effect indicating an increase at first and then a drop. As for the distribution of the impact on various income groups, the low-income group is under the most dominant influence followed by the high-income group with the middle-income groups receiving relatively smaller influence. Findings indicate that promoting balanced financial development would help to ease the income gap between Chinese residents.

This paper is an attempt to reviews literature on customer perception for affordable housing finance. While it is evident that India has a huge shortage of affordable houses it also needs the proper financing system for the home loan customers in lower level income group. People who are in the category of annual gross income up to 5 lakhs per annually are considered as low income group customers in housing loan industry. There is a severe need of funding to this income group when it comes to build their own shelter. Even though many private and government financial institutions have come up with schemes financing the need of low income group; it is always a challenging task for them to understand what customers from this income group are perceived about their home loan need. Very few evidences exist in present literature talking about the customer perception and customer behavior in this category of housing loans. Hence; this paper is focused to find out customers perception and its impact on their interest to purchase affordable housing loan.

Housing affordability is important to ensure houses are affordable to everyone across all income categories, whether they are in the low-income, middle-income (M40), or high-income group. Building housing projects on waqf land will help increase the supply of affordable houses, especially targeted at the M40 group, while also addressing the shortage of affordable housing for the M40 cohort. This study analyses public perceptions of house characteristics and relate these factors to affordable housing prices. The independent variables are location, infrastructure, facilities, size, design and quality. By applying a quantitative research design, the study aims to understand the relationship between various demanded housing characteristics vis-a-vis the price of the house. A sample of 261 usable responses was analysed using the Structural Equation Modelling (SEM). The results show that house size is not statistically significant in influencing the housing price, while location, infrastructure and design of the house are positively significant factors. These findings are expected to provide important inputs to the relevant authorities on factors that are critical in influencing the prices of housing projects built on waqf land in Malaysia.
