This article aims to delineate the part-time matchmaking broker in the rural land markets of Kerala, India, in the light of financialisation of land. While the land scenario in India has garnered attention with respect to urbanisation and financialisation, few studies have analysed the processes involved in rural land markets in conjuncture with financialisation. The article maps out the actors involved in rural land markets so as to trace the role of intermediary brokers, their intricate processes of intermediation and their implications, to understand the process of mediation in the working of rural land markets. Rural land market functioning is analysed in the backdrop of a tax-evading land transfer tax system and brokers who are mainly matchmakers that augment speculative land market activity. In this scenario, the study analyses the various types of intermediaries by revealing how the ‘part-time matchmaking broker’ uses social networks to mediate speculative land purchases in a financialised rural land market regime. The article concludes by drawing attention to the rent-seeking behaviour associated with intermediaries.

The premise of promoting the sustainable development of rural land transfer is that rural land transfer can improve the welfare level of farmers. Based on Amartya Sen’s theory of capability, this paper selects part-time farmers’ six welfare functional activities after rural land transfer, including family economic status, social security, health and leisure, social demand, psychological condition and occupational status. A multidimensional welfare measure model of having uneven distribution sensitive and satisfying “Subgroup Conformance” and “path independence” is used to measure the part-time farmers’ welfare changes after rural land transfer. The results show that the comprehensive welfare level of part-time farmers has improved before and after rural land transfer. From the sub dimension index, the welfare level of family economic situation, psychological condition and occupational status has increased obviously, the change of social security welfare level is not significant, the welfare level of health and leisure and social demand has declined, and the welfare loss of various dimensions is increased, which indicates that the welfare distribution of part-time farmers after rural land transfer is more unbalanced. Therefore, it is suggested that the welfare level of the part-time farmers can be improved by improving the rural social security, increasing the training of farmers’ employment knowledge, and providing non-agricultural employment opportunities, thus promoting the sustainable development of rural land transfer.

With rapid population growth and resulting increased land fragmentation, landholding becomes smaller, negatively impacting on the living standard of rural households. Thus, the need to understand the potentials of land markets to improve rural households’ access to land through the adjustment of households’ landholding for livelihood activities, and its consequent effect on their welfare. This paper examined the relationship between rural land market, livelihood and welfare among households in Oyo state, Southwest Nigeria. Using a structured questionnaire, a survey was conducted on a sample of 200 respondents, who were selected through multistage sampling procedure. Descriptive statistics, Land Market Index (LMI), Tobit model and multiple regression analysis were used to analyse the primary data. Results show that majority (74.0%) of households were involved in crop farming with mean income of ₦53 833.33 (±26 784.560), which was relatively higher than livestock ₦31 567.08 (±20 897.47). The mean total monthly expenditure was ₦26 548.50 (±8945.5692). Identified land transaction methods include purchase (76.3%), lease (19.8%), and rent (3.9%). On the average, 97.0% of land held by households were acquired through market (LMI=0.97). Sex and household status had significant positive effects on the extent of households’ participation in land market at p<0.01. Also, LMI, crop farming and livestock farming had significant positive effect on households’ welfare. Obtaining land through market for livelihood activities promotes households’ welfare. Rural land market and livelihood activities have significant positive effects on the welfare of farmers. There is need for Government to facilitate formal land markets in rural areas.

In nineteenth-century Westphalia (northwestern Germany), the practice of impartible inheritance excluded the siblings of farm successors from access to their parents' land. Without a land market, the only way for children who did not inherit a farm to obtain landed property, as well as high social and economic status, was to marry the heir to someone else's farm. Social-network and regression analyses show that the attainment of status depended not only on the socioeconomic standing of young people's families of origin but also on their parents' social networks. The parents who were most successful at placing their children in desirable social stations were those who occupied central positions in the godparenting network.
