Sustainable development of the construction industry of the country is focused on permanent growth of its energy and resource efficiency, and involves the introduction of the practice of design and economic analysis of the eco-oriented principles of assessment, monitoring and management. Reform in the field of construction pricing and revaluation of the key principles for determining the cost of construction products should be aimed at improving the existing arrangements for the assessment of energy costs and environmental damage in the construction, integration at the legislative level in developing resource method of determining the estimated cost of construction, the establishment of transparent and effective environmental auditing mechanism construction. The development of the construction industry market in the aspect of environmental conservation is one of the most urgent problems and suggests improvement and analysis of methods for pricing for construction products, the search for new solutions eco-oriented, which in turn implies a transition to green building.

The problems of definition of the cost of design in construction are considered in the article. The existing regulatory documentation for determining the value of construction products on the territory of the Russian Federation is analyzed. A comparative analysis of the currently used methods for calculating the cost of designing is executed. The advantages and disadvantages of each method are considered, and the necessity of transformations in the sphere of determining the cost of design works is substantiated. The ways of increasing accuracy of calculation of the cost of design in construction are suggested, including the use of the territorial coefficient in calculations when utilizing the method of dependence on the natural indicators of the design objects. It is revealed that the use of this coefficient significantly increases the accuracy of calculations. For the method of calculating the cost of design as a percentage of the total cost of construction, it is proposed to clarify the methodology for calculating the cost of construction of multi-apartment buildings according to the enlarged construction price standards. It is proved that today it is impossible to replace the value of individual structural elements of an object in the event of differences in the design solutions with the solutions represented by similar objects in the collection of the construction price standards. The ways of solving these issues by the use of collections of standards for the price of construction solutions are outlined. The authors are convinced that the improvement of methods for calculating the cost of design products will improve the efficiency of investments in the construction industry.

ABSTRACT The Leadership in Energy and Environmental Design (LEED) rating system is currently progressing from version 3 (V3) to 4 (V4) with the aim of reducing environmental damage in the global construction sector. The LEED Commercial Interiors (LEED-CI) subsystem is widely used for office spaces, particularly in Shanghai and California. Comparing Shanghai and California in terms of LEED-CI projects can shed light on the ability of the LEED-CI subsystem to adapt to local green building standards and local environmental conditions. The aim of this study was to assess the difference between V3 and V4 LEED-CI Gold office projects using a comparison between Shanghai and California. The US Green Building Council and the Green Building Information Gateway databases were used to source LEED-CI V3 and V4 Gold office projects. The natural logarithm of the odds ratio and Fisher’s exact 2 × 2 tests with a mid p-value were used to evaluate the binary data, while the Cliff’s δ and exact Wilcoxon–Mann–Whitney tests were used to evaluate the ordinal data. The results show no difference between Shanghai and California in terms of LEED-CI V3 Gold office projects in the five main LEED-CI categories. The shift from V3 to V4 LEED-CI Gold office projects is increasing the difference between Shanghai and California in terms of the following LEED-CI categories: location and transportation, water efficiency, energy and atmosphere, and materials and resources. Therefore, as compared to V3, V4 for LEED-CI Gold office projects demonstrated greater adaptability to local green building standards and environmental conditions.

The article presents the questions of reviewing models and mechanisms of public administration in the procurement of goods, works and services in the field of construction. A comparative analysis of the types of public procurement mechanisms in construction, based on a set of features, has shown the superiority of a centralized type of mechanism that facilitates the introduction of efficient and flexible procurement methods, for example, the conclusion of framework agreements. The author’s vision of the mechanism of state building purchases, in the form of a conceptual model and system differences, is proposed. It is determined that a decentralized model of public procurement management involves the independent implementation by purchasers of procurement, that is, allows each customer to procure goods, works and services in the field of construction. The centralized model of public administration is characterized by the implementation of public procurement in order to provide the general needs of a single body on public procurement, that is, customers commission the implementation of public procurement on their behalf, a centralized body. According to the combined model of management, public procurement in the construction industry takes place under contracts implemented under the centralized model, and the direct ordering and receipt of goods, works, or services takes place according to the rules of a decentralized model. It is noted that according to the system-wide understanding of the mechanism of public administration in the procurement of goods, works and services in the field of construction, it represents a set of specialized management technologies (methods, techniques and tools) that ensure the organization of the process of public procurement of construction products by authorized agents. The direction of this process is determined by the need to implement the principles of vali- dity and innovation, fair choice of the best bidding, prevention of corruption and ensuring the high efficiency of the implementation of public public procurement.

PurposeThe majority of the literature on green buildings in Ghana focuses on environmental benefits, innovative designs, construction technologies and project management techniques. However, little is known about how such facilities are financed. This issue creates potential knowledge gaps, one of which this study aims to address. This study examines the key drivers for green building project financing in Ghana.Design/methodology/approachThe study uses an explanatory sequential design with an initial quantitative instrument phase, followed by a qualitative data collection phase. An extensive critical comparative review of the literature resulted in the identification of eight potential drivers. One hundred and twenty-seven questionnaire responses based upon these drivers from the Ghanaian construction industry were received. Data were coded with SPSS v22, analysed descriptively (mean, standard deviation and standard error) and via inferential analysis (One Way ANOVA and One-Sample t-Test). These data were then validated through semi-structured interviews with ten industry professionals within the Ghana Green Building Council. Data obtained from the semi-structured validation interviews were analysed through the side-by-side comparison of the qualitative data with the quantitative data.FindingsThough all eight drivers are important, the five key drivers for the Ghanian construction industry were identified as, in order of importance, “high return on investment”, “emerging business opportunity”, “ethical investment”, “conservation of resources” and “mandatory regulations, standards, and policies”. The interviewees agreed to and confirmed the importance of these identified drivers for green building project financing from validating the survey's key findings.Research limitations/implicationsKey limitations of this study are the restrictions regarding the geographical location of the collected data (i.e. Kumasi and Accra); timing of the study and sample size (i.e. the COVID-19 pandemic making it difficult to obtain adequate data).Practical implicationsThough this study was conducted in Ghana, its implications could be useful to researchers, policymakers, stakeholders and practitioners in wider sub-Saharan Africa. For instance, financial institutions can invest in green buildings to expand their green construction and mortgage finance products to build higher value and lower risk portfolios. The findings from this study can provide investors with the enhanced certainty needed to help guide and inform their investment decisions, i.e. what to invest in, and when, by how much and how a scheme being “green” may influence their rate of return. Also, for building developers, it will give them a clearer understanding of the business case for green buildings and how to differentiate themselves in the market to grow their businesses.Originality/valueThis study's findings provide insights into an under-investigated topic in Ghana and offer new and additional information and insights to the current state-of-the-art on the factors that drive green building project financing.


Nanotechnology is a speedily increasing and innovating range of research, where advanced characteristics of resources manufactures on the nanoscale can be exploited as advantages for people at large through various methods or mechanisms of construction. Being a varied technical and scientific arena that brings and covers numerous application kinds, the contribution of nanotechnological innovations is immense for various sectors of construction industries. It also possesses a large future potential for ecological efficiency, which is dire need of the hour. In construction industry there are many factors involved to achieve the major goal of sustainability like smart design, planning through which energy can be saved, resource usage can be reduced and environmental damage can be avoided. No doubt, the application of nanotechnology materials and its various causes on the atmosphere and living organisms are not clearly defined yet which can become a problem. For instance, leakage of materials into the water resources, and seas, as well, discharge of nanoparticles into the air generating dust and exposure to harmful materials during various construction, maintenance and use etc. Considering tremendous revolution in Nanotechnological field there is an important aspect in relation to the impact of nanoparticles and nanomaterials on human health and environment which should be discussed at length. This paper intends to give a research review of current and near future, safety and eco-efficiency applications of nanotechnology to not only improve and maintain but also deal with certain future challenges and directions related to the sustainable development.

Research on environment management in construction industry is as topic of debate globally. Thus, this study examined how green transformational leadership played for green building sustainability via green creativity and green procurement. We developed an assimilated research model to examine the impact of green transformational leadership, green creativity and green procurement on sustainability in construction industry by accessing resources-based view theory and componential theory of creativity. The sample included from 305 project team member of construction firm in Nepal. Structural equation model (SEM) using SPSS 25.0 and AMOS 24.0 have been applied to find empirical results. The results revealed direct positive effects of green transformational leadership, green creativity and green procurement on sustainability. Green transformational leadership also appeared as predictor of green creativity and green procurement. Moreover, green creativity and green procurement found partial mediators of the relationship between green transformational leadership and sustainability in construction industry. Discussed future research direction along with theoretical implication and practical implication for environment policymakers and researcher attentive in promoting sustainability in construction industry.
