Challenging the Discourse around the Impacts of Airbnb through Suburbs Not Cities: Lessons from Australia and COVID-19

Supporters of short-term rental (STR) platforms state that STRs represent a small fraction of the housing market of major cities and therefore have little impact on rents. However, there is emerging evidence that suggests that STRs have highly localised impacts. In this article, we use the natural experiment of the pause in tourism caused by the COVID-19 pandemic to highlight the impact of a decrease in STR listings on rental markets in the case study city of Hobart, Australia. We find that rental affordability has improved in Hobart’s STR-dense suburbs with the increased vacancies from the underutilised STR properties. These results provide evidence of the impact of STRs on local housing markets when analysed on a finer scale than the whole-of-city approach. The focus on local housing markets helps local communities and city governments build an argument for the impact of STRs on tight housing markets.

Short-term rentals such as Airbnb have become a persistent element of today’s urbanism around the globe. The impacts are manifold and differ depending on the context. In cities with a traditionally smaller accommodation market, the impacts might be particularly strong, as Airbnb contributes to ongoing touristification processes. Despite that, small and medium-sized cities have not been in the centre of research so far. This paper focuses on Santa Cruz de Tenerife as a medium-sized Spanish city. Although embedded in the touristic region of the Canary Islands, Santa Cruz is not a tourist city per se but still relies on touristification strategies. This paper aims to expand the knowledge of Airbnb’s spatial patterns in this type of city. The use of data collected from web scraping and geographic information systems (GIS) demonstrates that Airbnb has opened up new tourism markets outside of the centrally established tourist accommodations. It also shows that the price gap between Airbnb and the housing rental market is broadest in neighbourhoods that had not experienced tourism before Airbnb entered the market. In the centre the highest prices and the smallest units are identified, but two peripheral quarters stand out. Anaga Mountains, a natural and rural space, has the highest numbers of Airbnb listings per capita. Suroeste, a suburban quarter, shows the highest growth rates on the rental market, which implies a linkage between Airbnb and suburbanization processes.

AbstractThe 16 April 2016 earthquake in Ecuador exposed the significant weaknesses concerning the methodological designs to compute—from an economic standpoint—the consequences of a natural hazard-related disaster for productive exchanges and the accumulation of capital in Ecuador. This study addressed one of these challenges with an innovative ex ante model to measure the partial and net short-term effects of a natural hazard-related catastrophe from an interregional perspective, with the 16 April 2016 earthquake serving as a case study. In general, the specified and estimated model follows the approach of the extended Miyazawa model, which endogenizes consumption demand in a standard input–output model with the subnational interrelations and resulting multipliers. Due to the country’s limitations in its regional account records the input–output matrices for each province of Ecuador had to be estimated, which then allowed transactions carried out between any two sectors within or outside a given province to be identified by means of the RAS method. The estimations provide evidence that the net short-term impact on the national accounts was not significant, and under some of the simulated scenarios, based on the official information with respect to earthquake management, the impact may even have had a positive effect on the growth of the national product during 2016.

The paper evaluates the impact of eco-driving programs on driving behavior. The study involved 4 professional truck drivers, which examined two operational driving prameters: fuel consumption and idling. Driving behavior was analyzed through three periods: pre-training period (P1), training period (P2), first month after training (P3) and second month after training (P4). Data were collected using Scania Fleet Management System. The results show that there was an improvement in the observed parameters in short-term. Namely, a decrease in fuel consumption and idling was achieved, in the periods P2, P3 and P4 in relation to the period P1. Due to the realized reductions of the observed parameters, costs in transport companies can be significantly reduced annually.

Abstract People with psychosis do not have routine access to trauma-focused cognitive behavioural therapy (CBT) interventions such as imagery rescripting (IR), partly due to clinical caution. This case study describes the use of a simple imagery task designed to engender ‘felt security’, as a means of facilitating IR with a woman struggling with distressing memory intrusions, linked to her voices and paranoia. We assessed the impact of the felt security task, which was used before IR to enable Kip to engage in reprocessing of her trauma memories, and again after IR so that she would leave sessions feeling safe. The brief imagery task was effective in improving felt security before IR sessions. Felt security then reduced during IR, when distressing material was recalled and reprocessed, and increased again when the task was repeated. It is not yet clear whether trauma-focused interventions such as IR need to be routinely adapted for people with psychosis. In the event that individuals express concerns about IR, if the person’s formulation indicates that high levels of arousal may trigger an exacerbation of voices, paranoia or risk, or where clinicians are otherwise concerned about interventions likely to increase emotional arousal in the short term, the felt security task may facilitate safe and effective reprocessing of trauma memories. This in turn may increase access to trauma-focused CBT for people with psychosis. Key learning aims (1) To understand that people with psychosis need access to trauma-focused CBT. (2) To be familiar with a simple attachment-based imagery task designed to foster ‘felt security’. (3) To learn that this task may facilitate imagery rescripting in people with psychosis.

As health care consumes a growing share of GDP, the demand for better evidence regarding the effects of health care treatments and how these vary across individuals is increasing. Estimating this with observational data is difficult given the endogeneity of treatment decisions. But because the random assignment clinical trials (RACTs) used in the FDA approval process only estimate average health effects and do not consider spending, there is no good alternative. In this study we use administrative data from California's Medicaid program to estimate the impact of HIV antiretroviral treatments (ARVs). We use data on health care utilization to proxy for health status and exploit the rapid takeup of ARVs following their FDA approval. Our estimate of a 68 percent average mortality rate reduction is in line with the results from RACTs. We also find that the ARVs lowered short-term health care spending by reducing expenditures on other categories of medical care. Combining these two effects we estimate the cost per life year saved at $19,000. Our results suggest an alternative method for estimating the real-world effects of new treatments that is especially well-suited to those treatments that diffuse rapidly following their approval.

Purpose – The purpose of this paper is to renew a research agenda considering the impact that information providers’ processes are having on the housing market; in particular to develop a research agenda around the role of the Internet in shaping households’ perceptions of the spatial nature of housing markets. Design/methodology/approach – This paper reviews the existing literature. It uses preliminary extensive survey findings about the role of the Internet in housing search to hypothesise ways in which households may be affected by this transition. Findings – Not applicable – other than evidence for the growth in the importance of the Internet in shaping households’ housing search. Practical implications – First, the academy needs to readdress the theory surrounding information acquisition and use insights from economics, sociology and psychology to understand these processes. Second, local authorities and academics should analyse the impact of Internet use on housing market boundaries (and the profound subsequent impact on policy traction). Third, estate agents should reconsider the role of the Internet in shaping housing markets and provide a critical response to the large property search engines. Originality/value – This paper reviews the literature and explores the necessity of a renewed interest in research on the role of information sources in framing and constraining housing search behaviour.

ABSTRAK Tujuan penelitian ini adalah untuk menggambarkan persepsi masyarakat terhadap keberadaan Universitas Buana Perjuangan (UBP) Karawang serta menganalisis dampak berdirinya UBP Karawang terhadap peluang-peluang usaha di sekitar kampus. Penelitian ini merupakan deskriptif kualitatif yang bertujuan untuk menggambarkan fenomena secara kualitatif yang terdapat di lokasi penelitian. Penelitian ini menggunakan studi kasus tunggal (Single Case Study). Penelitian dilaksanakan di lokasi sekitar kampus UBP Karawang (radius 500 m), Desa Puseurjaya dan Sirnabaya dan Sirnabaya Kecamatan Telukjambe Timur Karawang. Dengan penentuan sampel menggunakan Purposive Sampling.. Responden terdiri dari para pedagang di sekitar kampus UBP Karawang, tokoh masyarakat, serta unsur pimpinan UBP Karawang. Sedangkan waktu penelitian mulai bulan Januari sampai dengan Agustus 2017. Hasil penelitian menunjukkan bahwa keberadaan perguruan tinggi di Puseurjaya dan Sirnabaya memberikan dampak yang positif bagi masyarakat umum yaitu pertama membuka peluang usaha sehingga banyak tenaga kerja yang terserap, baik itu membuka usaha sendiri maupun bekerja pada pengusaha lain. Kedua memunculkan motivasi bagi anak-anak setempat untuk melanjutkan pendidikan pada jenjang tertinggi, sehingga pada akhirnya nanti dapat membangun daerahnya. Walaupun peluang untuk usaha di sekitar kampus UBP Karawang sangat besar, tetapi belum dimanfaatkan oleh masyarakat setempat. Kendala yang dihadapi oleh masyarakat setempat berupa rendahnya motivasi, kurangnya keberanian menanggung resiko serta kurangnya permodalan sehingga tidak dapat bersaing dengan pengusaha pendatang. Kata Kunci: dampak, perguruan tinggi, peluang usaha, masyarakat sekitar kampus. ABSTRACT THE IMPACT OF UNIVERSITY EXISTENCE IN IMPROVING BUSINESS OPPORTUNITIES FOR LOCAL COMMUNITIES The objective of this research is to describe the perception of communities towards the existence of Universitas Buana Perjuangan (UBP) Karawang and to analyze the impact of UBP Karawang’s establishment in improving business opportunities around the campus. This is a descriptive-qualitative research aimed to describe the phenomenon that exists in the research location qualitatively. The research uses a single case study. The research was done around the location of UBP campus (radius of 500 m), Puseurjaya village and Sirnabaya sub-district East Telukjambe Karawang using pusposive sampling. The respondents consisted of merchants around the campus, public figures, and high officials of UBP Karawang. The research was done from January to August 2017. The result of the research suggested that the existence of a university in Puseurjaya and Sirnabaya gives a positive impact for the general communities. Firstly, giving business opportunities such that a lot of manpower are needed, either to open one’s own business of work for another entrepreneur. Secondly, giving the local children motivation to continue to higher education so that they can develop their region in the future. Although the business opportunities around UBP Karawang campus is very big, they still cannot be utilized fully by the local community. The problem faced by the local community consisting of low motivation, lacking courage to take risk, and lacking fund so that they cannot compete with the entrepreneurs that come from outside of the region. Abstract: The formulations of the problems and the purposes of this research were about the learning process of empowerment of local communities and the impact of learning about local community in improving critical and creative thinking of students at SMAN 2 Cianjur. Data and information collection techniques used were the interview, observation, and record of the experience. The findings of this study were: (1) The students of SMAN 2 Cianjur conducted three stages of empowerment, namely the planning stage by dividing the class into nine groups of experts along with their respective duties, the implementation stage consisting of the presentation and demonstration of the student’s innovations, and the last one, that is, the assessment stage carried out by various assessors. (2) local community-based empowerment was considered to be appropriate to increase students' critical and creative thinking. Then, the publication by students was also as a concrete action that through the use of electronics we can improve the productivity and the marketing of the local communities in order to remain sustainable and adaptive in accordance with the current developments. Keywords: critical and creative thinking, empowerment,  local community  Abstrak. Teknik pengumpulan data dan informasi menggunakan wawancara, observasi, dan catatan pengalaman. Temuan penelitian ini adalah: (1) Siswa SMAN 2 Cianjur melaksanakan tiga tahap proses pemberdayaan masyarakat,  yaitu tahap perencanaan dengan membagi kelas menjadi sembilan kelompok ahli beserta tugasnya masing-masing, tahap pelaksanaan yang terdiri dari presentasi dan demonstrasi inovasi siswa, dan yang terakhir, yaitu tahap penilaian yang dilakukan oleh berbagai penilai. (2) Pemberdayaan masyarakat berbasis lokal dianggap tepat untuk meningkatkan pemikiran kritis dan kreatif siswa. Selain itu, publikasi yang dilakukan oleh siswa juga merupakan tindakan nyata,  di mana melalui penggunaan media elektronik produktivitas dan pengenalan terhadap masyarakat lokal dapat ditingkatkan untuk menjaga agar tetap lestari dan adaptif sesuai dengan perkembangan saat ini. Kata Kunci: berpikir kritis dan kreatif, pemberdayaan,  masyarakat lokal
