The 21st century represents a century in which the world has flourished through technological progress, transforming many businesses in line with digitalization, social networks, and the tendencies brought by the internet generations. In sociological terms, many problems have remained the same despite progress. In this sense, women continue to fight for one of the fundamental human rights - gender equality and non - discrimination against male - female in the social, business and political environment. However, there are many positive examples of women leaders today, presidents of governments and large companies, successful women entrepreneurs, and they dominate in certain branches of the economy. Although care, pharmacy, education, and the like have so far been considered "typically female" professions, the business of intermediation in the sale and lease of real estate is attracting more and more attention of female gender. Whether women dominate such a significant branch of the economy, and why, the author will try to answer by looking at the results and statistics of one of the most developed real estate markets in the world - the real estate market in the United States. Whether women are naturally gifted in the field of mediation in buying or selling real estate or have managed to dominate the market with their professionalism and motivation, are questions that occupy the scientific public, but it is gratifying to see examples of so many successful women in the real estate with amazing careers and results. It can be concluded that it would be commendable if this trend spread over to other branches of the economy, as well as to other countries in the world.

The COVID-19 (also called “SARS-CoV-2”) pandemic is causing a dramatic reduction in consumption, with a further drop in prices and a decrease in workers’ per capita income. To this will be added an increase in unemployment, which will further depress consumption. The real estate market, as for other productive and commercial sectors, in the short and mid-run, will not tend to move independently from the context of the aforementioned economic variables. The effect of pandemics or health emergencies on housing markets is an unexplored topic in international literature. For this reason, firstly, the few specific studies found are reported and, by analogy, studies on the effects of terrorism attacks and natural disasters on real estate prices are examined too. Subsequently, beginning from the real estate dynamics and economic indicators of the Campania region before the COVID-19 emergency, the current COVID-19 scenario is defined (focusing on unemployment, personal and household income, real estate judicial execution, real estate dynamics). Finally, a real estate pricing model is developed, evaluating the short and mid-run COVID-19 effects on housing prices. To predict possible changes in the mid-run of real estate judicial execution and real estate dynamics, the economic model of Lotka–Volterra (also known as the “prey–predator” model) was applied. Results of the model indicate a housing prices drop of 4.16% in the short-run and 6.49% in the mid-run (late 2020–early 2021).

Nowadays, when we still see the impact of COVID not only in the Czech Republic, but all over the world, when the value of money is constantly decreasing due to inflation and negative trends in the economy, people usually try to save their savings where they are confident that they will not lose value. The purpose of the article is to characterize the policy of the Czech National Bank in relation to the real estate market. Research hypothesis. The population of the Czech Republic now perceives housing as a safe haven and protects their savings by buying real estate. That is why, according to practicing economists, the great interest of Czechs in investing in real estate will continue in the coming years. Presentation of the main material. Wealthy people in the Czech Republic are now investing their money in apartments to protect their savings from inflation, which was largely fueled by covid restrictions. Rising inflation and volatility in world currencies is a serious blow to those who keep their savings in cash, so people want to own any asset that has any hope of going up. Originality and practical significance of the research. It has been proven that overheated markets sometimes collapse with dire consequences for a country's economy. And this is the responsibility of the regulators, who must anticipate and prevent such trends in the markets. Conclusions and prospects for further research. The current situation with the pandemic has not affected the real estate market, which is perhaps surprising. The population of the Czech Republic now perceives housing as a safe haven and protects their savings by buying real estate. The main task today of all financial market regulators, not only in the Czech Republic, but all over the world, is and will be the task of preventing a sharp collapse of the formed bubbles, including the real estate market.

The growing significance of the real estate market prompts investors to search for factors and variables which support cohesive analyses of real estate markets, market comparisons based on diverse criteria and determination of market potential. The specificity of the real estate market is determined by the unique attributes of property. The Authors assume that developing real estate market ratings identifies the types of information and factors which affect decision-making on real estate markets. The main objective of  real estate market ratings is to create a universal and standardized classification system for evaluating the real estate market. One of the most important problems in this area is collecting appropriate features of real estate market and development dataset. The main problem involves the selection and application of appropriate features, which would be relevant to the specificity of information related to the real estate market and create a kind of coherent system aiding the decision-making process. The main aim of this study is the optimization of  set of variables that were used to develop the real estate market ratings.  For this purpose, Hellwig’s method of integral capacity of information was applied. In this particular case, the method shows what set of variables provides information most sufficiently. The results lead to obtaining the necessary set of features that constitute essential information which describes the situation on the local real estate market.

The aim of this article is the comparative description of two real estate markets based on the procedures for real property valuation. The study concerned only the land, which was undeveloped, intended for single-family housing in two communes located in the district of Krakow and three communes from the district of Kielce. The analyses were performed at four-year intervals and the comparison of the real estate markets was conducted. The first part contains the description of the areas covered by the research studies and the analyses of the real estate market and market trends. The next stage includes the descriptions of the two test real properties which are the subject of valuation and the fundamental comparative criterion. Then, the algorithms and methods of the calculations are presented. The practical part contains the description of individual markets, the implementation of the analyses and calculations, the comparison of the study areas and conclusions. The comparative analysis of the performed simulations of valuations was carried out first and then followed by a collective summary of descriptive statistics of all the real estate bases and the comparative description of the structures of the databases showing meaningful differences between Krakow and Kielce region.

The development of the real estate market is conditioned by a variety of endogenous and exogenous factors. Selected factors determine the local character of the real estate market, whereas others contribute to its classification as one of the main branches of the national economy. Rapid economic growth and the search for new investment opportunities have turned the real estate market into a highly competitive arena where various players carry out diverse investment strategies. Investors search for similarities that would enable them to develop risk minimizing strategies. Ratings are a modern tool that can be deployed in analyses and predictions of real estate market potential. This paper proposes a methodology for developing real estate market ratings, and it identifies the types of information and factors which affect decision-making on real estate markets. The following research hypotheses are formulated and tested in the article: 1) a real estate market can be rated in view of its significance for the local and national economy, 2) real estate market ratings support market participants in the decision-making process.

Abstract The main topic assumed in the article are investments in the real estate market, with particular consideration given to their scale and changes in the directions of investing in the context of a dynamically changing geopolitical and economic situation throughout the world. This is seeing as how the activity of investors reflects the need and preferences of various groups of buyers and users of built surfaces, while accounting for the risk accompanying investment decisions as well as the widely understood operating conditions. Constant observation and monitoring of these phenomena, their dynamics as well as structural changes is a remarkably important and very needed study, both as far as science and practical application are concerned, as it allows for the processes taking place to be tracked, while their informational value is more valuable the more uncertain the market and more difficult it and the behaviors of its participants are to predict. The work uses the newest available reports and analyses of the largest auditors dealing with worldwide and global real estate markets, such as: JLL, Colliers International, CBRE, Cushman&Wakefield, KPMG, World Economic Forum, or Savills and UBS Group Ag. The aim of the work is the synthetic analysis of changes and directions of investing on the real estate market on a global scale, in the context of the newest political-economic situations throughout the world.

In the article the authors examine the transforming role and the place of digital technologies in the world economy and its separate segments (the real estate market). The article states that the world economy is at the threshold of the revolution of decentralization and establishment of the joint consumption economy, which has initiated development of the blockchain technology built on the institute of trust. For the purpose of determining the digitalization impact on the business system, the article uses I. Ansoff’s classical model of turbulence (ESO model). The authors have carried out its critical analysis and determined the digitalization impact on the value-conscious paradigms of the business system participants, the strategic supporting point and possible trends of transformation (potential of actions and potential of impact). The authors specify the classical value-conscious paradigms of the business system participants as applied to the terms of digitalization. The article gives an extended interpretation of the value-conscious paradigms related to the digital technologies. It uses the classification of digital technologies existing in the professional community (in order of possible impact on transformation of business) as applied to the real estate market. The authors state that in terms of digitalization and globalization of the world economy the real estate market is an element of the open economy and presents an expanded cooperation between mutually dependent partners under terms of confident relations regardless of time and territorial borders. With the purpose of identifying the digitalization impact on the real estate market, the authors carried out their own investigation using the method of expert evaluation. As a result, they state that digitalization is a determining vector of developing the present-day real estate market. They generalize the practice of using digital technologies in the real estate market that have a strong transforming impact on the business system participants at the stage of development and introduction.

The object of this research is the real estate market, while the subject of is the socioeconomic relations between all actors of the real estate market established in the context of implementation of restrictive measures due to COVID-19 pandemic. The authors examine the key theoretical aspects of the real estate market, analyze the dynamics in the housing (including premium segment), commercial, office and other property; make projections and align expert opinions on long-term development associated with the COVID-19 pandemic. Emphasis is placed on the impact of changes in mortgage lending with a lower interest rate under the State Support 2020 program development for the development of new-build property market. The following conclusions were made: paradoxicalness of the development of real estate market during the COVID-19 pandemic, in which the obvious negative factors did not lead to a drop in property prices; ambiguity of forecasts for the development of real estate market after the coronavirus pandemic, considering its consequences; situation on the real estate market of China, Hong Kong, and the United States during the coronavirus pandemic indicate similar development scenarios, while the premium segment prices differ significantly. The authors’ special contribution consists in aligning various expert opinions and assessments on the particular elements of real estate market (reinforced by the statistical data of different countries), and formulating a general conclusion on the state of this economic segment under the current conditions of pandemic.
