The Adoption of Total Productive Maintenance (TPM) Concept for Maintenance Procurement of Green Buildings in Malaysia

Green building practices play an important role in achieving sustainability, especially in the construction industry. Green buildings are built to minimise the impact on the environment while reducing the impact of the building on the occupants. Unfortunately, the focus is on building green rather than in its maintenance. Correspondingly, Total Productive Maintenance (TPM) is a tool that has been promoted for its simplicity and the advantages of maintaining a delivery system. It assures the maintenance effectiveness of each industry, such as improving project quality, reducing waste, reducing production costs, increasing hardware accessibility and enhancing organisational support conditions. Meanwhile, procurement is considered to be the key to strengthen the maintenance operation of the construction industry. This study adopts the TPM concept for the maintenance of green buildings in Malaysia and aims to present the TPM concept for the maintenance of green buildings, and to establish the best procurement to adopt TPM for the maintenance of green buildings in Malaysia. This study has employed a qualitative approach where face-to-face and telephone interviews have been adopted. Interviews have been conducted with seven prominent respondents who possess more than 5 years of experience in green building maintenance. Content and thematic analyses have been used to analyse the data that are collected from the interviews; findings show that most of the respondents agreed that TPM could be adopted in the maintenance of green buildings. It has also been identified that for a public project the most appropriate procurement method is the facilities management contract whereas for private project the most popular procurements for green building maintenance are the lump sum contract, out-tasking contract and term contract. The results of this study provide practitioners with a new insight into the impromptu creation of a total productive maintenance concept that could improve the current building maintenance sector.

The First Green Building Movement that marked the beginning of an ideological revolution of the era occurred in the Late 19th Century. Climate Change and Global Warming have always been a major concern for humanity and justify the need for the development of innovative and greener technologies to help conserve natural resources for the future. This paper presents a review on the Historical Progress of Green Buildings so far and their impact on the occupant's health and productivity. The term which emerged in the context of green buildings as a result of these movements is High-Performance Green Buildings. The construction industry is considered to be the largest consumer of power and contributes about 1/4 of Global Green House Gas emissions. The Green Building Movement was an initiative to emphasize the need for a sustainable Built Environment. This paper presents the findings of a survey conducted on the occupants of GreenTech Malaysia, a certified Green Building, and the results which are somewhat counter intuitive in nature are analyzed.

PurposeThe majority of the literature on green buildings in Ghana focuses on environmental benefits, innovative designs, construction technologies and project management techniques. However, little is known about how such facilities are financed. This issue creates potential knowledge gaps, one of which this study aims to address. This study examines the key drivers for green building project financing in Ghana.Design/methodology/approachThe study uses an explanatory sequential design with an initial quantitative instrument phase, followed by a qualitative data collection phase. An extensive critical comparative review of the literature resulted in the identification of eight potential drivers. One hundred and twenty-seven questionnaire responses based upon these drivers from the Ghanaian construction industry were received. Data were coded with SPSS v22, analysed descriptively (mean, standard deviation and standard error) and via inferential analysis (One Way ANOVA and One-Sample t-Test). These data were then validated through semi-structured interviews with ten industry professionals within the Ghana Green Building Council. Data obtained from the semi-structured validation interviews were analysed through the side-by-side comparison of the qualitative data with the quantitative data.FindingsThough all eight drivers are important, the five key drivers for the Ghanian construction industry were identified as, in order of importance, “high return on investment”, “emerging business opportunity”, “ethical investment”, “conservation of resources” and “mandatory regulations, standards, and policies”. The interviewees agreed to and confirmed the importance of these identified drivers for green building project financing from validating the survey's key findings.Research limitations/implicationsKey limitations of this study are the restrictions regarding the geographical location of the collected data (i.e. Kumasi and Accra); timing of the study and sample size (i.e. the COVID-19 pandemic making it difficult to obtain adequate data).Practical implicationsThough this study was conducted in Ghana, its implications could be useful to researchers, policymakers, stakeholders and practitioners in wider sub-Saharan Africa. For instance, financial institutions can invest in green buildings to expand their green construction and mortgage finance products to build higher value and lower risk portfolios. The findings from this study can provide investors with the enhanced certainty needed to help guide and inform their investment decisions, i.e. what to invest in, and when, by how much and how a scheme being “green” may influence their rate of return. Also, for building developers, it will give them a clearer understanding of the business case for green buildings and how to differentiate themselves in the market to grow their businesses.Originality/valueThis study's findings provide insights into an under-investigated topic in Ghana and offer new and additional information and insights to the current state-of-the-art on the factors that drive green building project financing.

Research on environment management in construction industry is as topic of debate globally. Thus, this study examined how green transformational leadership played for green building sustainability via green creativity and green procurement. We developed an assimilated research model to examine the impact of green transformational leadership, green creativity and green procurement on sustainability in construction industry by accessing resources-based view theory and componential theory of creativity. The sample included from 305 project team member of construction firm in Nepal. Structural equation model (SEM) using SPSS 25.0 and AMOS 24.0 have been applied to find empirical results. The results revealed direct positive effects of green transformational leadership, green creativity and green procurement on sustainability. Green transformational leadership also appeared as predictor of green creativity and green procurement. Moreover, green creativity and green procurement found partial mediators of the relationship between green transformational leadership and sustainability in construction industry. Discussed future research direction along with theoretical implication and practical implication for environment policymakers and researcher attentive in promoting sustainability in construction industry.

<p>For the development and progress direction of contemporary construction industry, greening has always been one of the most important topics, which is basically consistent with China’s guidelines on environmental protection and resource conservation, with emphasis on whether it can effectively improve the ecological environment quality in urban areas, control various hazards caused by pollution, and build a healthy urban environment for people. Nowadays, the building materials market has also developed in an all-round way, and the types of materials for exterior wall insulation are also increasing. Relatively, the practical application difficulty of various technologies in the construction industry also shows an increasing trend. In order to better highlight the important role of insulation materials for green buildings, this paper will explore the application of exterior wall insulation materials with strong energy saving in green buildings.</p>

There is no doubt that green building will be a trend in the international construction industry. It is crucial to choose the appropriate green building materials, because it acts as key factor to the development of green building. With the brief introduction of two mainstream assessment tools of green building materials in the world and two main evaluation tools that are used in China as well as their advantages and disadvantages, this article is expected to serve as the reference for development of green building materials and the assessment tools in China.

As a green building material, the demand for plaster board is growing with the promotion of the wall materials reform policy and development of the construction industry in China. In terms of its production technology, the technique formula of the raw materials for gypsum board is not only the main factors to determine the quality, but also determine the use of equipment related to production technology. In this paper, according to the actual production conditions of Beijing New Building Materials Group Industrial Park in Zhuozhou, water-reducing agent is introduced in its raw materials and specific researches are made about the properties of gypsum when water reducer, foam, coagulant agent and other additives are mixed. The results show that the suitable water-reducing agent used in conjunction with other gypsum admixtures not only improve the quality, but also play an important role in saving energy, improving production efficiency, and reducing production costs.

As knowledge of the built environment's impact on resource and energy use increases, industry leaders are moving toward a healthier, more sustainable solution by building green. Though green buildings have the ability to improve occupant health and productivity, it is not clear what impact the behaviors of building occupants have on the building. New systems and technologies in green buildings require building occupants to think and operate differently in their new green environment, otherwise risking not fully gaining the benefits of the new facility. The new behaviors necessary to the success of the green building are not necessarily obvious or trivial. They cannot simply be learned “on-the-job;” rather the transformation will require formal education. It likely requires changing attitudes and beliefs in addition to building a robust understanding of new procedures. This study sought to determine the amount of information necessary to change occupants' willingness to use new energy-efficient behaviors not followed in the conventional building. An empirical test comparing four versions of the same training, each with varying amounts and types of information was presented to three different populations: nursing staff of a green building, clinical staff of a green building, and nursing staff of a conventional building. Results show that knowledge of green building standards and the impact of energy saving behaviors are the information necessary to increase willingness to change behaviors. Also, staff members of the new, green building are more willing to change behaviors than staff of the conventional building.

The economic, ecological and social benefits of green construction have been studied. The difference between traditional and green construction has been described. The current state of development of sustainable construction in Ukraine and the world has been considered. Prospects for green construction in Ukraine have been identified. The urgency and necessity of its implementation in our country have been proved.

Green Buildings are defined as environmental-friendly buildings aimed at minimizing the impact on the natural environment through a sustainable and efficient use of resources over their life-cycle. This is, perhaps, a recently-introduced building concept that is increasingly gaining attention due to the policies and strategies intended to reduce the carbon footprint of conventional buildings, which nowadays represent a large portion of the global energy consumption and C02 emissions. This study provides a systematic literature review of the existing body of knowledge of research related to Green Buildings in the arctic region. Despite numerous studies and projects developed during the last decades, a study describing the current research for this specific region is still missing. Starting from the definition of Green Building and Arctic Region, an examination is made of research approaches developed to achieve the required green building standards, for which rating tools currently in use for their evaluation are also identified. The result is a critical analysis highlighting benefits and critical issues of Green Buildings located in the Arctic in comparison with conventional buildings, focusing on the environmental, economic and social dimensions. Finally, future research opportunities are presented and discussed.

Green building is rapidly transforming the design and construction industry recently. Simultaneously, a growing number of industry practitioners are embracing the advantages of building information modeling (BIM). This report state some benefit we can get if we use BIM tools to analyze Green buildings and some software we use to do that. The end of this report, recommended some do's and don'ts for an architect practicing today to stay competitive in the upcoming green revolution.
