Green buildings have been actively spreading as a solution for sustainability issues of the construction industry in at least the last two decades. As green building practices unfold in developing countries, the need of identifying factors that both hinder and drive its spread rises. Multiple studies reveal a general inconsistency among results in different parts of the world, caused by each country’s environmental, economic, and social conditions. Taking into account the experience of developing international green buildings and the current state of green building development in Kazakhstan, this study aims to spread the understanding of the factors that hinder and have the potential to drive the development of green buildings in Kazakhstan. A questionnaire survey was carried out among 38 industry experts in Kazakhstan to accomplish study objectives. Multiple data analysis methods were used to identify correlations among groups of experts and rank the factors. The results revealed a lack of skill/experience, a lack of government support, and the high cost of sustainable materials and products as the most crucial barriers. Water and energy efficiency, improved health of occupants, comfort, and satisfaction were identified as the most influential drivers. By expanding knowledge on factors affecting the implementation of green buildings, the study uncovered common trends in the responses of professionals, providing valuable information for field professionals and suggesting future research recommendations.

Abstract Green building is an important component of sustainable real estate market development, and one of the reasons is that the construction industry consumes a high amount of resources. Energy consumption of construction industry results in greenhouse gas emissions, so green buildings, energy systems, building technologies and other aspects play an important role in sustainable development of real estate market, construction and environmental development. The aim of the research is to analyse environmental aspects of sustainable real estate market development, focusing on importance of green buildings at the industry level and related energy aspects. Literature review, historical, statistical data analysis and logical access methods have been used in the research. The conducted research resulted in high environmental rationale and importance of environment-friendly buildings, and there are many green building benefits during the building life cycle. Future research direction is environmental information process and its models.

Purpose The purpose of this paper is to explore the current state of popular modern methods of construction (MMC) and pre-manufactured construction in the construction industry and propose a framework for future implications for practice and future research. Design/methodology/approach This technical paper is based on a narrative review of the extant literature on the subject. First, the Scopus search engine was used to retrieve relevant papers on MMC, offsite and pre-manufactured construction. Second, institutional literature such as reports by industry professional and trade bodies, literature from leading technology firms and contractors with experience of MMC were extracted. These two strands of literature were synthesised and a comprehensive discussion on the topic was provided. Findings Results show that journal publications on MMC and pre-manufactured construction have increased in the past decade. The paper found significant advances in the development of premanufactured and offsite construction approaches with many benefits. Offsite and pre-manufactured construction are viable and sustainable systems currently suitable for wider adoption as the mainstream construction method. Research limitations/implications This technical paper based on an integrative review of relevant literature could have benefitted from interviews of professionals with experience of offsite and pre-manufacture techniques and from wider availability of current academic publications on the subject. Validation of the framework has not been undertaken. Originality/value Not much-published work has been undertaken on the current state of development globally and the viability of these construction approaches. This paper evaluates evidence from academic and industry sources to address this gap. A framework has been developed which can help the industry’s industrialisation drive.

PurposeThe majority of the literature on green buildings in Ghana focuses on environmental benefits, innovative designs, construction technologies and project management techniques. However, little is known about how such facilities are financed. This issue creates potential knowledge gaps, one of which this study aims to address. This study examines the key drivers for green building project financing in Ghana.Design/methodology/approachThe study uses an explanatory sequential design with an initial quantitative instrument phase, followed by a qualitative data collection phase. An extensive critical comparative review of the literature resulted in the identification of eight potential drivers. One hundred and twenty-seven questionnaire responses based upon these drivers from the Ghanaian construction industry were received. Data were coded with SPSS v22, analysed descriptively (mean, standard deviation and standard error) and via inferential analysis (One Way ANOVA and One-Sample t-Test). These data were then validated through semi-structured interviews with ten industry professionals within the Ghana Green Building Council. Data obtained from the semi-structured validation interviews were analysed through the side-by-side comparison of the qualitative data with the quantitative data.FindingsThough all eight drivers are important, the five key drivers for the Ghanian construction industry were identified as, in order of importance, “high return on investment”, “emerging business opportunity”, “ethical investment”, “conservation of resources” and “mandatory regulations, standards, and policies”. The interviewees agreed to and confirmed the importance of these identified drivers for green building project financing from validating the survey's key findings.Research limitations/implicationsKey limitations of this study are the restrictions regarding the geographical location of the collected data (i.e. Kumasi and Accra); timing of the study and sample size (i.e. the COVID-19 pandemic making it difficult to obtain adequate data).Practical implicationsThough this study was conducted in Ghana, its implications could be useful to researchers, policymakers, stakeholders and practitioners in wider sub-Saharan Africa. For instance, financial institutions can invest in green buildings to expand their green construction and mortgage finance products to build higher value and lower risk portfolios. The findings from this study can provide investors with the enhanced certainty needed to help guide and inform their investment decisions, i.e. what to invest in, and when, by how much and how a scheme being “green” may influence their rate of return. Also, for building developers, it will give them a clearer understanding of the business case for green buildings and how to differentiate themselves in the market to grow their businesses.Originality/valueThis study's findings provide insights into an under-investigated topic in Ghana and offer new and additional information and insights to the current state-of-the-art on the factors that drive green building project financing.

Research on environment management in construction industry is as topic of debate globally. Thus, this study examined how green transformational leadership played for green building sustainability via green creativity and green procurement. We developed an assimilated research model to examine the impact of green transformational leadership, green creativity and green procurement on sustainability in construction industry by accessing resources-based view theory and componential theory of creativity. The sample included from 305 project team member of construction firm in Nepal. Structural equation model (SEM) using SPSS 25.0 and AMOS 24.0 have been applied to find empirical results. The results revealed direct positive effects of green transformational leadership, green creativity and green procurement on sustainability. Green transformational leadership also appeared as predictor of green creativity and green procurement. Moreover, green creativity and green procurement found partial mediators of the relationship between green transformational leadership and sustainability in construction industry. Discussed future research direction along with theoretical implication and practical implication for environment policymakers and researcher attentive in promoting sustainability in construction industry.

<p>For the development and progress direction of contemporary construction industry, greening has always been one of the most important topics, which is basically consistent with China’s guidelines on environmental protection and resource conservation, with emphasis on whether it can effectively improve the ecological environment quality in urban areas, control various hazards caused by pollution, and build a healthy urban environment for people. Nowadays, the building materials market has also developed in an all-round way, and the types of materials for exterior wall insulation are also increasing. Relatively, the practical application difficulty of various technologies in the construction industry also shows an increasing trend. In order to better highlight the important role of insulation materials for green buildings, this paper will explore the application of exterior wall insulation materials with strong energy saving in green buildings.</p>

Studies investigating the benefits of green buildings can be approached by the affordance theory—the perceived properties of a thing that determine how it could possibly be used. This study focuses on the sustainable communication and education that a green building should provide. By applying the affordance theory, we examined whether a LEED-certified university campus building effectively communicates green design and sustainability to its users and if so, then how? We employed a questionnaire survey targeting campus users of a LEED-certified building by examining their awareness of the building's LEED status and perception of green design elements at multiple spatial scales, as well as their general knowledge on green building topics. We collected 177 questionnaires, of which 153 were qualified for statistical analysis. The results suggested that the building itself can afford to promote awareness among users, but cannot afford to educate users on general green building knowledge. We found that building users perceived green design at different spatial scales, preferring either product or space-related design. Our results indicate that future design should continue promoting the use of educational signage, which was found to be the most effective communicator of sustainability. The communication of green design to users with different spatial preferences remains a future research focus. Further studies on the innovative use of green building design as effective communicators are needed to promote sustainability education among the building users.

Purpose The “big room” concept and lean philosophy have become increasingly popular in the construction industry. Visual control is a central part of lean philosophy and the big room concept; its aim is to improve information flow, joint problem-solving and real-time decision-making. Visual control facilitates effective project management by providing information on what work is performed and why, customer requirements, deadlines, work status and potential problems. This study aims to explore how visualisation supports project management and control in a big room and the factors that facilitate good visual control. Design/methodology/approach This research is based on the case study method, and the objective is to elaborate the current understanding of factors that affect visual control. The study includes a literature review and an empirical study of a large construction project. Findings The results indicate that many factors facilitate visual control. Despite the importance of facilities and tools, communication and teamwork are identified as the key factors. On a broader level, the results indicate a need for a holistic approach in developing visual management strategies and practices in the construction industry and in complex projects in particular. Research limitations/implications A single case may not be able to offer a generalised picture of this complex topic. However, the study provides novel insights for practitioners and researchers interested in the development of visual control and big rooms. Future research topics are also proposed. Originality/value While previous studies have identified many elements of successful big room implementation – including integration and early involvement, information sharing, tools and facilities – this study focusses specifically on the factors that facilitate visual control.

This study is an analysis of the data and trends observed in green construction in Ukraine and Poland. Ukraine started developing green building in 2011 and Poland begin in 2008, but despite on little chronologic distance, modern situation in construction industry of these countries has dramatic differences. For today Poland is the leader of Eastern Europe green building with 845 certified objects and four new projects on average are registering every week, while less than 10 certificated green buildings present in all Ukraine. BREEAM is the most popular green certification system in Europe and share 76.8% of total green building market in Poland, but also LEED takes significant shares in education and hotel business, all HQE projects relate to housing, and DGNB appear in logistic and retail. The most perspective sustainable tendency in Poland is increasing green building projects in educational, logistic and industrial sectors. It is could be good example for Ukraine, as well as growing green certification of industrial buildings and residential real estate. Evidence is growing that green buildings bring multiple benefits and driving economic growth around the world. For Ukraine the key factors are promote sustainability in major building companies, create a favorable investment climate, and enlist government support to developing green building.

So the article has been devoted to this type of construction as an important area of sustainable development. The interaction of climate change and construction activities has been substantiated in the article. Tasks and principles of sustainable construction have been analyzed. The economic, ecological and social benefits of green construction have been studied. The difference between traditional and green construction has been described. The current state of development of sustainable construction in Ukraine and the world has been considered. Prospects for green construction in Ukraine have been identified. The urgency and necessity of its implementation in our country have been proved.

Green Buildings are defined as environmental-friendly buildings aimed at minimizing the impact on the natural environment through a sustainable and efficient use of resources over their life-cycle. This is, perhaps, a recently-introduced building concept that is increasingly gaining attention due to the policies and strategies intended to reduce the carbon footprint of conventional buildings, which nowadays represent a large portion of the global energy consumption and C02 emissions. This study provides a systematic literature review of the existing body of knowledge of research related to Green Buildings in the arctic region. Despite numerous studies and projects developed during the last decades, a study describing the current research for this specific region is still missing. Starting from the definition of Green Building and Arctic Region, an examination is made of research approaches developed to achieve the required green building standards, for which rating tools currently in use for their evaluation are also identified. The result is a critical analysis highlighting benefits and critical issues of Green Buildings located in the Arctic in comparison with conventional buildings, focusing on the environmental, economic and social dimensions. Finally, future research opportunities are presented and discussed.
