Previous studies on housing vacancy mostly focused on variables representing regional characteristics while overlooking the characteristics of individual houses. This is due to the limitations of available data. Using the house-level Housing Vacancy Database, this study aims to identify the spatial clustering pattern of vacant houses by examining single-family houses in Daegu, South Korea, and analyze the factors affecting housing vacancy. The Housing Vacancy Database built in this study provides accurate location information of vacant houses, making it possible to analyze the clustering pattern of vacant houses in a more detailed spatial unit. Furthermore, the Housing Vacancy Database considered various physical and neighborhood factors at the house level. The result of hot spot analysis showed that vacant houses were spatially concentrated in the city center. As a result of analyzing the factors affecting housing vacancy at the house level and neighborhood level using a multilevel model, it was found that the physical environment characteristics of individual houses were key factors affecting housing vacancy. Additionally, the probability of housing vacancy tended to increase when the land prices were higher, the houses were located in redevelopment zones, and there were more neighboring vacant houses nearby. Meanwhile, population decline and the ratio of old houses were the only significant variables at the neighborhood level. Thus, this study addresses that policies are needed to improve housing and physical environment characteristics that contribute to housing vacancy.

The number of abandoned houses is rapidly growing across South Korea. The increasing number of abandoned houses is directly linked to a wide range of problems in communities, such as apprehension about crimes. This study aimed to analyze the variables that affect housing abandonment empirically. First, we analyzed the status of housing abandonment in various regions based on the addresses of the abandoned houses. Second, we identified the spatial characteristics of abandoned houses through spatial autocorrelation analysis. Third, we selected variables based on the literature review and analyzed the factors affecting housing abandonment through spatial regression analysis. Lastly, we aimed to explore the correlation between regional characteristics and the occurrence of housing abandonment, and to derive the factors influencing housing abandonment. This study found that abandoned houses were more likely to occur mainly in areas with environmentally vulnerable features. In this study, neighborhood environmental factors that promoted the occurrence of abandoned houses were derived by considering the neighborhood-level unit of analysis.

In recent years, many cities in developed countries have struggled with housing vacancy. Empty homes are accompanied by social problems such as vandalism, arson, unsanitary environments, and collapse risk. Vacant houses also have negative effects on the value of nearby properties and their local communities. Accordingly, there have been various policy responses to tackle this problem. In spite of these efforts, however, the number of vacant houses continues to increase alongside a population decrease and imprudent developments. In South Korea, the number of vacant houses has increased since the 1990s, and central and local governments started developing plans and policies to resolve the problem from 2010. However, most of these policies have many similarities regardless of their differing regional conditions and contexts. Housing vacancy varies according to regions, its magnitude, surrounding environments or housing types, and thus calls for multilateral approaches. This article, therefore, aims to identify distributional characteristics of vacant houses in South Korea, and categorize them into three groups with regional contexts using cluster analysis. The study further found that there are differences in affecting factors of vacant houses by type through the use of a multiple regression model. Based on the analysis, the ways of managing housing vacancy for sustainable development are discussed.

This study confirmed the general belief of urban planners that mixed land use promotes walking in Seoul, a metropolis in East Asia, by analyzing the effect of mixed land use on the travel mode choice of housewives and unemployed people who make non-commuting trips on weekdays. Using binomial logistic regression of commuting data, it was found that the more mixed a neighborhood environment’s uses are, the more the pedestrians prefer to walk rather than drive. The nonlinear relationship between the land use mix index and the choice to walk was also confirmed. Although mixed land use in neighborhoods increased the probability of residents choosing walking over using cars, when the degree of complexity increased above a certain level, the opposite effect was observed. As the density of commercial areas increased, the probability of selecting walking increased. In addition to locational characteristics, income and housing type were also major factors affecting the choice to walk; i.e., when the residents’ neighborhood environment was controlled for higher income and living in an apartment rather than multi-family or single-family housing, they were more likely to choose driving over walking.

It is imperative to develop a methodology to identify river impairment sources, particularly the relative impact of socioeconomic sources, to enhance the efficiency of various river restoration schemes and policies and to have an internal diagnosis system in place. This study, therefore, aims to identify and analyze the relative importance of the socioeconomic factors affecting river ecosystem impairment in South Korea. To achieve this goal, we applied the Analytical Hierarchy Process (AHP) to evaluate expert judgement of the relative importance of different socioeconomic factors influencing river ecosystem impairment. Based on a list of socioeconomic factors influencing stream health, an AHP questionnaire was prepared and administered to experts in aquatic ecology. Our analysis reveals that secondary industries form the most significant source of stream ecosystem impairment. Moreover, the most critical socioeconomic factors affecting stream impairment are direct inflow pollution, policy implementation, and industrial wastewater. The results also suggest that the AHP is a rapid and robust approach to assessing the relative importance of different socioeconomic factors that affect river ecosystem health. The results can be used to assist decision makers in focusing on actions to improve river ecosystem health.

Odonata species are sensitive to environmental changes, particularly those caused by humans, and provide valuable ecosystem services as intermediate predators in food webs. We aimed: (i) to investigate the distribution patterns of Odonata in streams on a nationwide scale across South Korea; (ii) to evaluate the relationships between the distribution patterns of odonates and their environmental conditions; and (iii) to identify indicator species and the most significant environmental factors affecting their distributions. Samples were collected from 965 sampling sites in streams across South Korea. We also measured 34 environmental variables grouped into six categories: geography, meteorology, land use, substrate composition, hydrology, and physicochemistry. A total of 83 taxa belonging to 10 families of Odonata were recorded in the dataset. Among them, eight species displayed high abundances and incidences. Self-organizing map (SOM) classified sampling sites into seven clusters (A–G) which could be divided into two distinct groups (A–C and D–G) according to the similarities of their odonate assemblages. Clusters A–C were characterized by members of the suborder Anisoptera, whereas clusters D–G were characterized by the suborder Zygoptera. Non-metric multidimensional scaling (NMDS) identified forest (%), altitude, and cobble (%) in substrata as the most influential environmental factors determining odonate assemblage compositions. Our results emphasize the importance of habitat heterogeneity by demonstrating its effect on odonate assemblages.

This study aims to investigate the longitudinal associations between patterns of housing vacancies, neighborhood social disorder, and crime in the city of New Orleans. Using large-scale administrative and contextual data collected from the year 2012 to 2018, our spatiotemporal regression analysis provides empirical evidence for the salient effects of housing vacancy on neighborhood level of property crime and violence. In addition, the spillover effect of housing vacancy is observed on the neighborhood level of drug offense, property crime, and violence. These results potentially identify vacant properties as a modifiable target for intervention to reduce urban crime and suggest that community-based programs aiming to enhance informal social control and collective efficacy may be as important as broken window policing programs.
