Main functions for building maintenance management: an outline application

Purpose The purpose of this paper is to present an algorithm of procedures intended for use in building maintenance management (BMM), called SIAPME. Design/methodology/approach With basis on a literature review, an exploratory practical exercise was carried out, drawing up the SIAPME model and comprising several organisational charts with interconnections. Findings This study offers an overview of an alternative set of well-founded and integrated strategies for asset management. Overall, the basic characteristics of the outlined model seem to be in agreement with various existing models. Research limitations/implications SIAPME’s ambitious goal is to serve as a well-founded strategic basis for the development of an advanced software solution. However, it still lacks empirical validation, which could be a lengthy process. Practical implications This research can provide a valuable input for a more in-depth discussion on the identification and correction of gaps for many systems currently in use. For instance, it is believed that an eventual SIAPME software solution may have potential for full compatibility with building information models, particularly focusing on the life cycle phase of utilisation, operation and building maintenance. Originality/value Through SIAPME procedures, a building manager will be allowed to have a very broad perspective of its functions, covering nearly all the fundamental aspects for efficient and integrated maintenance, with optimal control of all players in the process. As a concept idea and by introducing emerging and technological issues, the model can be advantageous for BMM.

Purpose The purpose of this paper is to focus on the development of an integrated computerised maintenance management system to improve the information storage of design and construction, diagnostic and defect risk assessments on IBS building through the integration of building information modelling (BIM). Design/methodology/approach The methodology used interviews with the IBS building client/maintenance contractor in Malaysia to gather information about maintenance management problems, approaches to address problems, information and communication technology implementation and use of emerging technologies, in addition to prototyping a system development life cycle for system development. Findings Relevant process flowchart documents of system development were obtained from the case study and reviewed to assist in providing an automation technique for decision-making and structural defect diagnostic operation through the integration of Visual Basic.Net, MS Access and Autodesk Revit software. Originality/value This research focuses on automatic bidirectional communications between an Expert System and BIM on a database level. Adoption of the approaches suggested in the research will enable the system to promote the development of zero IBS building maintenance.

Purpose – The next generation of Building Information Modelling (BIM) seeks to establish the concept of Building Knowledge Modelling (BKM). The current BIM applications in construction, including those for asset management, have been mainly used to ensure consistent information exchange among the stakeholders. However, BKM needs to utilise knowledge management (KM) techniques into building models to advance the use of these systems. The purpose of this paper is to develop an integrated system to capture, retrieve, and manage information/knowledge for one of the key operations of asset management: building maintenance (BM). Design/methodology/approach – The proposed system consists of two modules; BIM module to capture relevant information and case-based reasoning (CBR) module to capture the operational knowledge of maintenance activities. The structure of the CBR module was based on analysis of a number of interviews and case studies conducted with professionals working in public BM departments. This paper discusses the development of the CBR module and its integration with the BIM module. The case retaining function of the developed system identifies the information/knowledge relevant to maintenance cases and pursues the related affected building elements by these cases. Findings – The paper concludes that CBR as a tool for KM can improve the performance of BIM models. Originality/value – As the research in BKM is still relatively immature, this research takes an advanced step by incorporating the intelligent functions of knowledge systems into BIM-based systems which helps the transformation from the conventional BIM to BKM.


As the intricacy of construction projects is amassed, prospects for tribulations are mounting, depicting negative impact on projects’ cost, time and excellence. Thus, eliciting claims that aredisruptive to projects, time consuming and exorbitant. BIM holds enormousprobable in prosperous claim management practices. The progression of BIM can enrich knowledge sharing for information of a building or facility. It forms a vitalbase for decision making throughout the life cycle phase from the conceptual design to demolition. BIM is also, a valuable multidisciplinary cohesive source of information technology that posts benefits and disputes in the construction industry. The main aspiration of this paper is to appraise how and to what magnitude BIM can help evading and plummeting claims in Jordan construction industry.The paper ran a literature review on recent research, industry reports, and other sources to seehow they identified claims, its classifications, benefits, impacts and challenges of BIM on construction projects.Also, the paper acknowledgedcontemporaneous challenges in the claims field and the construction industry as whole. The attained outcomes have shown that BIM overtakes traditional claim management practices in many aspects including recognizing and investigating claims, where the benefits are comprehended in time and cost savings, less change orders, less rework. Moreover, the information and knowledge management that BIM postulates can improve many aspects of claim management.

PurposeThe contemporary practice of conventional maintenance for industrialised building system (IBS) constructions suffers from poor service delivery and defect repetition. A key problem impeding the widespread adoption of emerging technologies is the lack of competent contractors to support the effectiveness of the technology implemented in conventional methods and to ensure returns on investment. The shortcomings of conventional methods are assessed from the perspective of IBS buildings. This paper aims to identify the different system approach using Building Information Modelling (BIM) technology that is equipped with decision making processes.Design/methodology/approachThis paper describes the establishment of key problem areas, the elements involved in implementing good practice and the requirements for integrating maintenance management processes and information databases in the maintenance management system.FindingsConventional methods have little emphasis on defect diagnosis tools. They also enhance inadequate strategic decision-making in the analysis of information when attempting to improve the maintenance project outcomes for IBS construction. The characteristics identified in a case study of IBS buildings are presented and analysed.Originality/valueThe conclusions and recommendations drawn from the analysis of the IBS case study are discussed, synthesised and deliberated upon. The approach presented in this paper integrates various aspects of building information modelling technology to facilitate improved execution of IBS maintenance activities.

Purpose Traditionally, progress in detail engineering in construction projects is reported based on estimates and manual input from the disciplines in the engineering team. Reporting progress on activities in an engineering schedule manually, based on subjective evaluations, is time consuming and can reduce accuracy, especially in larger and multi-disciplinary projects. How can progress in detail engineering be reported using BIM and connected to activities in an engineering schedule? The purpose of this paper is to introduce a three-step process for reporting progress in detail engineering using building information modeling (BIM) to minimize manual reporting and increase quality and accuracy. Design/methodology/approach The findings of this paper are based on the studies of experiences from the execution of projects in the oil and gas industry. Data are collected from an engineering, procurement and construction (EPC) contractor and two engineering contractors using case study research. Findings In the first step, control objects in building information models are introduced. Statuses are added to control objects to fulfill defined quality levels related to milestones. In the second step, the control objects with statuses are used to report visual progress and aggregated in an overall progress report. In the third step, overall progress from building information models are connected to activities in an engineering schedule. Originality/value Existing research works related to monitoring and reporting progress using a BIM focus on construction and not on detail engineering. The research demonstrates that actual progress in detail engineering can be visualized and reported through the use of BIM and extracted to activities in an engineering schedule through a three-step process.

Purpose Effective building maintenance management is vital for reducing the impact of building defects and costly building maintenance work. Such practice significantly contributes to the public sector in terms of cost reduction, improved effectiveness and efficiency in maintenance works, increasing safety and well-being of the occupants, expanding the life of building stocks and expanding the value of investment for the government building assets. The maintenance practice in Malaysia is still emerging in comparison to many developed nations. The purpose of this study is to determine the current scenario of the building maintenance approach at the design stage in public buildings in Malaysia. Design/methodology/approach An extensive questionnaire survey was held, involving 312 key players (38 per cent out of 820 predetermined participants) in Malaysia. Findings The analysis showed that building maintenance in public building in Malaysia still uses the reactive approach. Despite the Malaysian Government’s adoption of a proactive maintenance approach, unfortunately, there are some misunderstandings among the key players regarding the approach. The research results demonstrate that the key players had a lack of understanding on the concept of the proactive maintenance management approach and that they were either ignorant or had insufficient awareness of proactive maintenance approach. Originality/value The contribution of this study is useful for the government to adopt a more proactive building maintenance policy at the design stage, to give awareness on proactive building maintenance to the key players in their construction project and as a guide to the key players to adopt a maintenance plan at the design stage of work.

PurposeThis paper aims to represent the results of a case study to establish a building information model (BIM)-enabled workflow to capture and retrieve facility information to deliver integrated handover deliverables.Design/methodology/approachThe Building Handover Information Model (BHIM) framework proposed herein is contextualized given the Construction Operation Information Exchange (COBie) and the level of development schema. The process uses Autodesk Revit as the primary BIM-authoring tool and Dynamo as an add-in for extending Revit’s parametric functionality, BHIM validation, information retrieval and documentation in generating operation and maintenance (O&M) deliverables in the end-user requested format.FindingsGiven the criticality of semantics for model elements in the BHIM and for appropriate interoperability in BIM collaboration, each discipline should establish model development and exchange protocols that define the elements, geometrical and non-geometrical information requirements and acceptable software applications early in the design phase. In this case study, five information categories (location, specifications, warranty, maintenance instructions and Construction Specifications Institute MasterFormat division) were identified as critical for model elements in the BHIM for handover purposes.Originality/valueDesign- and construction-purposed BIM is a standard platform in collaborative architecture, engineering and construction practice, and the models are available for many recently constructed facilities. However, interoperability issues drastically restrict implementation of these models in building information handover and O&M. This study provides essential input regarding BIM exchange protocols and collaborative BIM libraries for handover purposes in collaborative BIM development.

Considering the remarkable shift that the digitalisation is nowadays bringing about in the building sector, the paper focuses on how the great amount of data collected around assets is changing the way buildings are operated, particularly for what concerns innovation on products, processes and technologies. By establishing a connection between as-designed virtual models and as-delivered physical assets, the paper presents methods and tools based on information management and developed for assessing building behaviours in operation and for defining control strategies for satisfying user needs. The research aims to investigate how the building process could benefit from the availability of multi-faceted information collected in real time (e.g. through sensors) during the operational stages of buildings. Digitally-enabled practices and technologies have been developed and tested for improving a data-driven asset management, by enriching Building Information Models through data gathered through Building Management Systems, according to the Industry Foundation Classes schema.

Purpose The purpose of this study is to address challenges in the current information exchange process between building information modelling (BIM) and facilities management (FM) systems and to propose a workable solution. This study’s objective is to identify the information exchange requirements and to develop methods for seamless information flow between building information models and FM systems. Design/methodology/approach Data collection and analysis was based on an extensive literature review of similar studies followed by a questionnaire survey with a total of 112 participants and 2 focus groups with a total of 12 participants to validate the conceptual framework. The outputs of the survey analysis formed the background of the proposed framework to streamline information exchange process between building information models and FM systems. Findings The study findings form a foundation for enabling the integration of various data sources including building information models. Such integrated platforms will enable automated information exchange between the various data sources and FM systems. The study also provides key information requirements sources to complement the existing construction operations building information exchange information and to support standardization for information exchange process. Originality/value The contribution of this study is the identification of information exchange requirements and sources to enable seamless information flow between BIM and FM systems. The study findings will also lay the basis for research studies using the developed framework context to enable the identification of specific data outputs for FM systems inputs.

Purpose The building maintenance management becomes more complicated nowadays, with several sourcing strategies springing up for building maintenance work provisions. Various studies demonstrate that the selection factors and performance measurements are both essential aspects in determining and evaluating the sourcing strategy for building maintenance management. Thus, the purpose of this paper is to examine the relationships between the selection factors and performance measurements of sourcing strategy. Design/methodology/approach The paper targeted to evaluate and analyse the perceptions of the building maintenance practitioners regarding the degree of importance of selection factors and performance measurements. Through quantitative approach, the paper adopted stratified random sampling to distribute the questionnaires to the building maintenance practitioners operating in both private and government high-rise office buildings in Kuala Lumpur. Findings The findings highlighted the quality factors as the most important selection group factors; meantime, the ability to fulfil client’s need and requirement as well as the ability to deliver the service with reasonable reliability and predictability are identically important performance measurements. There is a significant relationship between the selection factors and performance measurement of sourcing strategy. Originality/value This paper provides an impetus research which uncovered the sourcing practices in the industry and guided the sourcing process in determining the appropriate sourcing strategy.
