THE IMPORTANCE OF THE PROPERTY MANAGEMENT COMPANIES AS CONDOMINIUM JURIDICAL PERSONS

This study examined Bangkok's condominium management system with a particular focus on the role of property management companies as members of juridical persons. The number of condominiums in Bangkok has been proliferating rapidly, particularly in areas near the mass rapid transit system. The Thailand Condominium Act requires that a condominium juridical person be registered upon transfer of ownership of the first condominium unit. This study's analysis of data collected from interviews with 16 condominium juridical persons found that there are three types: 1) property management companies; 2) juridical person employees; and 3) a combination of 1) and 2). All but one condominium-which used the mixed management type-had hired property management companies to oversee management and maintenance. Reasons cited for this overwhelming preference included insufficient management and maintenance knowledge among juridical employees, and limited beneficial connections with outsourcers and suppliers among juridical person employees. The interview results demonstrate that the responsibilities of property management companies extend beyond their job description and include caring for residents, seeking solutions for condominium problems, and creative thinking for innovative proposals for alternative management practices.

PurposeThe purpose of this paper is to investigate the role of empowering leadership in intraorganizational knowledge management practices and to reveal how followers' acceptance and use of the hotel management system affect this role.Design/methodology/approachA serial multiple mediation model was evaluated and tested using partial least squares structural equation modeling (PLS-SEM). The database was created from the results of a structured questionnaire obtained from 401 employees working in hotels in Turkey.FindingsThe findings of the study reveal that empowering leadership has a significant effect on followers' knowledge creation, sharing and application. It was also found that the acceptance and use of the hotel management system were partially complementary to the impact of empowering leadership on followers' knowledge management practices.Practical implicationsThis paper gives an insight into the empowering leader's role in gathering useful knowledge, which is self-managed within the organization, by encouraging, motivating, providing autonomous and supportive conditions and making it beneficial and easier for their followers to adapt to the organization's technologies.Originality/valueThe efficient management of knowledge in organizations through the use of technology is possible by distributing power to subordinates through expanding the theory of knowledge management, leadership and the acceptance and use of technology. Furthermore, this study contributes to the literature by establishing the theoretical foundation of the relationship between empowering leadership and knowledge management practices based on Dalkir's knowledge management model and by discussing the mediating effect of the core variables of the UTAUT model.

Purpose This paper aims to analyze the impact of brand management system (BMS) practices on subjective and objective performance in both service- and product-oriented sectors. Design/methodology/approach Based on a “grounded-in-practice” approach to BMS, a comprehensive formative BMS scale is developed and its validity is assessed. The impact of BMS on subjective brand performance (i.e. predictive validity) and on objective financial performance is assessed. Data are collected from a sample of 298 brand managers and marketing directors in five business sectors (cosmetics, convenience goods, industry, bank/insurance and media) and from a financial database. Path analysis and multigroup analysis are performed to test mediating and moderating effects. Findings The results reveal that subjective brand performance (perceived brand performance) mediates the relationship between the BMS and objective financial performance of the firm and on each of the three BMS dimensions; and product-oriented (vs service-oriented) sector positively moderates the relationship between the BMS and subjective brand performance. Research limitations/implications The paper offers insights into adapting brand management practices along all BMS dimensions to achieve better business performance and improve objective financial performance in product-oriented activities. It highlights the role of brand management implementation, as well as the role of brand management in hierarchical relationships, in improving performance in service activities. Practical implications The formative BMS scale offers a tool which can be used to improve strategic decisions and give practical guidance on product vs service sector specificities. The indirect impact of a BMS on financial objective performance reinforces the legitimacy of brand managers and marketing managers. Originality/value This paper shows the impact of the BMS on objective financial performance by using a “grounded-in-practice” BMS scale. It also affords explanation on sectoral effects of brand management practices and their consequences on subjective and objective performance.

Mosque institution is an important Islamic center in the context of development and management of Islamic affairs  since the advent of Islam to this day. Islamic history proves that the mosque is not just a special place for worship as it is also an operational center for baitulmal related affairs especially which are involving the zakat management. In Malaysia, the jurisdiction of Islamic affairs including zakat is under the power and administration of the State Islamic Religious Council. The privatization transformation and centralization of zakat institutions is seen to have some impact on the role of mosque institutions in zakat management. Therefore, this study will identify zakat management practices of mosque institutions in Selangor. This study will also evaluate zakat management practices in mosques related to the collection and distribution of zakat in Selangor. This study uses a qualitative approach that includes documentation method in the data collection process. The findings show that zakat management practices of mosque institutions in the state of Selangor are more focused on the opening of LZS Mini Zakat Counter as an initiative and progressive step in the implementation and management of zakat. Further study on zakat governance models in mosque institutions need to be carried out to provide a model that can be implemented to enhance the zakat management system in Malaysia. ABSTRAK Institusi masjid merupakan pusat Islam yang amat penting dalam konteks pembangunan dan pengurusan hal ehwal agama Islam sejak zaman kedatangan Islam sehingga ke hari ini. Sejarah Islam membuktikan bahawa masjid bukan sahaja khusus sebagai tempat ibadah malah menjadi pusat operasi hal ehwal berkaitan baitulmal khususnya yang melibatkan pengurusan zakat. Di Malaysia, bidang kuasa hal ehwal Islam termasuk  zakat adalah terletak di bawah kuasa dan pentadbiran Majlis Agama Islam Negeri. Transformasi penswastaan dan pemusatan institusi zakat dilihat sedikit sebanyak memberi kesan terhadap peranan institusi masjid dalam pengurusan zakat. Oleh itu, kajian ini akan mengenal pasti amalan pengurusan zakat di institusi masjid di Selangor. Kajian juga akan menilai amalan pengurusan zakat di masjid yang berkaitan dengan kutipan dan agihan zakat di Selangor. Kajian ini menggunakan pendekatan kualitatif yang meliputi kaedah dokumentasi dalam proses pengumpulan data. Hasil kajian mendapati bahawa amalan pengurusan zakat di institusi masjid di negeri Selangor lebih menumpukan kepada usaha pembukaan Kaunter Mini Zakat LZS sebagai inisiatif dan langkah progresif dalam pelaksanaan dan pengurusan zakat. Kajian lanjutan berkenaan model tadbir urus zakat di institusi masjid perlu dijalankan bagi menyediakan satu model yang boleh diimplementasikan demi memperkasakan sistem pengurusan zakat di Malaysia.

The proliferations of modern technologies coupled with sophisticated network protocols have unveiled new avenues for organizations and the hospitality industry is no exception in this context. Technology-based systems stand in a pivotal position to offer better service to the tourists. Hospitality industry especially hotels can take advantage of the pervasiveness of technology-based systems to advance some of their operations. This chapter seeks to assess the importance of property management system (PMS) in Indian hotels and to analyse the factors that influence a hotel's ability to adopt PMS. The study shows that there is a large variation in the importance of PMS among the hotels in the industry. The study concludes by arguing for greater impetus to promote PMS adoption among hotels due to its impact on reducing the level of leakage. The chapter further makes recommendations to hotel operators and policy makers on the use of PMS in hotels.

Proper irrigation management is critical to conserve and protect water resources and to properly manage nutrients in the home landscape. How lawns and landscapes are irrigated directly impacts the natural environment, so landscape maintenance professionals and homeowners must adopt environmentally-friendly approaches to irrigation management. After selecting the right plant for the right place, water is the next critical factor to establish and maintain a healthy lawn and landscape. Fertilization is another important component of lawn and landscape maintenance, and irrigation must be applied correctly, especially following fertilization, to minimize potential nutrient losses. This publication supplements other UF/IFAS Extension publications that also include information on the role of soil and the root zone in irrigation management. In this context, knowledge management processes have been used as a strategic tool within human resources management.Therefore, functions of human resources management must adapt itself to this change. The purpose of this study is to determine the role of human resources management in the management of knowledge and to reveal the effects of knowledge management practices on the functions of human resources byexamining the relationship between human resources and knowledge management. In this context, a theoretical investigation was conducted. It has been determined that significant changes occurred on the functions of human resources management such as selection and recruitment, performance management, remuneration and reward, training and development within the framework of the knowledge management strategies.
