The research aims to analyze and the statement the impact of establishing communication towers on the sale of residential real estate prices in the Sulaimaniyah city center. The goal of government regulation should be including regulations and environmental safety laws to protect citizens from the harmful and adverse effects of secreted by a human through the additions and changes of the environment. One aspect of the protection of the citizen is to be protected from adverse health effects resulting from communication towers. People have the right to choose the nature of the physical environment, as others should not impose it. The problem of communication towers considered as one of the main problems that have imposed on the people in Sulaimaniyah city center, which began to take a severe economic, social and health dimensions, affects the decision-making process in the real estate market. Moreover, consequently, this research analyzes the impact of the establishment of communication towers on the sale prices of residential property in Sulaimaniyah city center, the results of the research have confirmed a clear and adverse effect the communication towers on residential real estate prices in Sulaimaniyah city center. Besides the proof of this an excess of supply of real estate close to communication towers areas and the lack of demand for real estate in areas close to communication towers. Finally, the research commanded a range of important recommendations, such as necessity control the communication towers at the level of governments and companies, either at the companies’ level by choosing towers with low environmental impacts. Moreover, either at the government level to determine the location and conditions of the establishment of the communication towers, through legislation and laws of environmental protection and impose fees and raise awareness.

Abstract The problem of combating urban noise is closely linked to the rational transformation of the urban environment, which must go through the elimination or reduction of the number of sources of noise, the localization of the noise emission zone, reducing the level of sound sources and protection against noise for the residential areas. Theoretical and experimental studies of acoustic loading on the territory along the highway for the typical section of the urban territory have been conducted. To estimate the complex noise impact from all sources and from individual sources, as well as to predict the total noise exposure for this site, a noise map was constructed using software. As a measure to combat traffic noise in the territory along the highway, the location of the noise protection screen was justified, taking into account the loss of part of the national income as a result of the continuous impact of noise on a person. The results of the research allow to assess the degree of technogenic impact of noise pollution during the operation of the highway, which allows regulating, by administrative and legislative methods, the nature of the impact on natural objects and human health of certain types of activities, as well as reasonably proposing measures that ensure environmental safety when organizing urban streets traffic.

Studies of traffic noise in residential areas, i.e. in areas designated for human activity, are very relevant due to the growth of noise pollution caused by the growth of traffic infrastructure. Noise parameters are measured in order to assess their compliance with hygienic standards, to verify the calculated data obtained, to identify noise sources. Experimental and theoretical works on the analysis of transport noise and assessment of risks from their influence have been carried out in ICM&MG SB RAS for the last several years. The information support for the research proposed by the authors is aimed at integrating data and knowledge on the assessment of risks from the impact of traffic noise. Researchers have meaningful access to the experimental data that have been collected during fieldwork on the registration of traffic noise, to their computational analyses, and to systematic information related to this issue.

Traffic noise is one of the key determinants of apartment prices. The real estate market is highly sensitive to adverse environmental factors, which explains significant variations in apartment prices. The aim of this study was to identify the correlations between traffic noise levels and the prices of apartments traded on a local real estate market. The study analyzed three residential districts in the city of Olsztyn in north-eastern Poland. The database covered 5259 transactions concluded in 2005–2018. The collected data were standardized in terms of technical and functional parameters, and noise was the key factor differentiating the evaluated property. The relationships between the explained variable (apartment price) and the explanatory variable (traffic noise) were determined by linear correlation analysis. A negative correlation was noted, which confirms that a building’s location relative to the road network and, consequently, the level of traffic noise, is one of the factors that play a role in the potential buyers’ choice of property. The results of the study also indicate that the impact of traffic noise on the decisions made by real estate buyers continued to decrease in the analyzed period. Infrastructure projects in the city (construction of tramway lines and a ring road) have visibly reversed the previously observed trends and have decreased the strength of the above correlations in the evaluated residential districts. The values of the correlation coefficient were stabilized below the level noted in earlier stages of the analysis after the completion of the major infrastructure projects.

This paper provides the first study on the impact of noise barriers on the price of adjacent houses based on a repeat sale analysis (RSA). RSA allows us to empirically examine the differential between the prices of houses sold before and after an event that may have affected their value, and after other relevant variables such as the evolution of the real estate market and major renovations performed on the house are controlled. This paper focuses on the neighborhood of Laval, a suburb of Montreal, where a large noise barrier was built in 1990 along a highway. The data set contains transaction information on 134 houses that were sold at least twice from 1980–2000. The empirical result will show that the noise barrier induced a decrease of 6% in the house prices in our sample in the short run, while it had a stronger negative impact of 11% in the long run.

AbstractNoise as a form of environmental pollution negatively affects the attractiveness of residential areas. Its adverse effect is particularly noticeable in the vicinity of roads with high traffic volume. Along with the dynamic development of roads, the problem of the impact of traffic noise on the prices of residential real estate is now common. The purpose of this article was to determine the impact of road traffic noise from a busy route on residential property prices using strategic noise map (SNM) resources as a source of information on real estate. Housing estate was identified in the area of the Polish city of Bydgoszcz. Assuming that the prices of real estate reflect its characteristics, the article attempts to verify the following hypothesis: for residential premises located at Kujawska St., noise is a feature that reduces their price. SNM resources, statistical analyses and econometric modelling were used in the research. The studies show that housing prices vary with acoustic zones, but differences in prices in the areas surveyed are not statistically significant. In addition, the undertaken research has shown that SNM resources can be a source of information on real estate, especially in the context of environmental factors.

Abstract Environmental factors are among the key determinants of real estate prices. They include landscape attractiveness, land relief, exposure to sunlight and proximity to natural features. In large urban centers, traffic noise emissions significantly affect decision-making on the real estate market. Weakly developed road networks and the absence of ring roads that shift road traffic outside residential districts are a widespread problem in the cities of Central-Eastern Europe. The prevention of traffic noise pollution, one of the key environmental problems in Europe, is an important goal of European Union policy. This paper analyzes the correlations between apartment prices and traffic noise levels in Olsztyn, the capital city of the Warminsko-Mazurskie Voivodeship (province) in north-eastern Poland. A linear correlation analysis was performed, and the distribution of unit prices of apartments was mapped by ordinary kriging.

This research to analyze the impact of closure policy Teleju brothel by Pekanbaru govermentin 2010. Guidelines for works are Pekanbaru Local Regulations No. 12 of 2008 on Social Order-liness. Closure this brothel inflicts positive and negative impact for society. The research wasconducted to obtain early stage formula for the government to take action against the prostitu-tion activities. This research uses policy research approach with a qualitative method, becausein prostitution activities and prohibition by goverment is an assessment that needs to be done byanalyzing documents and unstructured interview. The results showed that after the closing of the Teleju brothel have an impact on the deploy-ment of a prostitution and affect the economy of the surrounding residents. Government seeksto tackle prostitution in Pekanbaru by moving the brothel, conduct regular raids and providetraining. The effort is considered to be less than the maximum because the handling is not basedon the root of the problem and not programmed properly. There are several causes of failure ofgovernment to overcome the prostitution problem in Pekanbaru, including: policy content isless focus on the prostitution problem, the government did not proceeds with data, lack of finan-cial support, contra productive programs between local government with the police and TNI,and the policy object is difficult to be given understanding.

COVID-19 has meant major transformations for commercial fabric. These transformations have been motivated by the collapse of consumer mobility at multiple scales. We analyzed the impact of the collapse of global tourist flows on the commercial fabric of Barcelona city center, a city that has been a global reference in over-tourism and tourism-phobia. Fieldwork in the main commercial areas before and after the pandemic and complementary semi-structured interviews with the main agents involved highlight the relationship between global tourist flows and commercial fabric. The paper shows how the end of global tourism has meant an important commercial desertification. The end of the integration of the city center into global consumer flows has implications for urban theory. It means a downscaling of the city center and the questioning of traditional center-periphery dynamics. It has been shown that the tourist specialization of commerce has important effects on the real estate market and makes it particularly vulnerable. However, the touristic specialization of commercial activities as a strategy of resilience has also been presented. This adaptation faces the generalized commercial desertification that drives the growing concentration of consumption around the online channel.
