Industrial development real estate and properties in Indonesia drove the rapid post-financial crisis in 1998, indicated by increasing capacity of national property and reduced level of NPL property loans. On the other, the distribution of dividend to shareholders decreased, even many who do not share. The research was also supported by the existence of the research gap from previous studies. This study aims to examine the influence of Return On Equity (ROE), Debt to Equity Ratio (DER), Investment Opportunity Set  (IOS), and Inflation toward Dividend Payout Ratio (DPR) on property and real estate companies which listed on Indonesian Stock Exchange 2006-2009. Data sample amount of 6 companies from 41 companies those listed on Indonesian Stock Exchange. The analysis indicates that ROE variable partially significant toward DPR in property and real estate company which is listed in BEI over period 2006- 2009. While the DER, IOS and Inflation variable partially not significant toward DPR

Debt to Equity Ratio (DER) and Return on Equity (ROE) to stock returns with dividend policy as an intervening variable on property and real estate companies listed on the Indonesia Stock Exchange in 2014-2018. This type of research is quantitative. This research population publishes all property and real estate companies listed on the Indonesia Stock Exchange. The sampling technique used is purposive sampling. The data contributed to the research of 54 companies, and obtained a sample of 18 companies. Data analysis method used is path analysis (path analysis) using the multiple test. Based on the results of data analysis, it shows that: (1) Debt to Equity Ratio (DER) does not affect stock returns; (2) Return on equity (ROE) has a significant effect on stock returns; (3) Debt to Equity Ratio (DER) has a significant effect on Dividend Payout Ratio (DPR); (4) Return on equity (ROE) has a significant effect on Dividend Payout Ratio (DPR); (5) Dividend Payout ratio (DPR) can mediate the effect of Debt to Equity Ratio (DER) on stock returns; (6) Dividend payout ratio (DPR) can mediate the effect of return on equity (ROE) on stock returns.

The purpose of this research is to test and analyze empirically the influence of return on investment, return on equity, net profit margin, debt to equity ratio, and earnings per share toward stock price. This research also to compare and improve the results of previous studies. The objects used in this study is property, real estate, and building construction industry sector listed on the Indonesia Stock Exchange (IDX) for six years 2011-2016. The purposive sampling is used as sampling technique to obtain 11 companies listed in property, real estate, and building construction that met the criteria and were analyzed using descriptive statistics and panel data regression with fixed effect model to test the hypotheses. This research is processed using E-views 9 software. The results of the research as follows, return on investment, return on equity, net profit margin, and earnings per share influence stock price. While debt to equity ratio do not influence stock price. The purpose of this research is to test and analyze empirically the influence of current ratio, debt to equity ratio, return on asset, firm size, and growth toward dividend payout ratio. This research also to compare and improve the results of previous studies. The objects used in this study is property and real estatecompanies that listed in the Indonesia Stock Exchange (IDX) for five years 2012-2016. The purposive sampling is used as sampling technique to obtain 7 companies listed in property and real estate that met the criteria and were analyzed using descriptive statistics and multiple linear regression to test the hypothesis. This research is processed using E-views 9 software. The results of the research as follows, current ratio, return on asset, and firm size influence dividend payout ratio. While debt to equity ratio and growth do not influence dividend payout ratio.

This research was conducted to examine the effect of Investment Opportunity Set, Free Cash Flow, Return On Asset, Firm Size, Debt To Equity Ratio to Dividend Payout Ratio in Financial Sector Companies listed in Indonesia Stock Exchange (IDX) Period 2012-2016. Sampling technique was taken by purposive sampling method. The data were obtained based on the publication of Indonesian Capital Market Directory (ICMD 2017). Obtained a number of samples of 34 companies from 91 companies of the financial sector listed on the Indonesia Stock Exchange 2012-2016. The analysistechnique used is multiple linear regression with the least squares equation and the classical assumption test. Hypothesis test was using f-statistic to test the influence between variables simultaneously and t-statistic to test the partial regression coefficient with 5% confidence level. The results showed that the research data is normally distributed and there is no deviation of classical assumption, it means that the available data have been qualified to use multiple linear regression equation model. Simultaneous analysis result shows that IOS, FCF, ROA, SIZE and DER have an effect on DPR. Partial analysis result show that ROA have a significant positive effect, DER have negative significant effect because the value of significance both < 0,05 whereas IOS, FCF and SIZE have no effect against DPR.

Penelitian ini dilakukan untuk menganalisa pengaruh Investment Opportunity Set (menggunakan proksi harga CAPBVA dan Proksi Investasi MVBVE) dan Kepemilikan Manajerial Terhadap Nilai Perusahaan pada Perusahaan Property dan Real Estat yang terdaftar di Bursa Efek Indonesia tahun 2010-2013. Penelitian ini menggunakan metode kausal. Sampel penelitian menggunakan metode perposive sampling dengan jumlah data 120 sampel daro 30 perusahaan Property dan Real Estat yang terdaftar di Bursa Efek. Variabel dependen dan independen diukur dengan skala rasio. Analisa data menggunakan Regresi Linear Berganda dengan melalui uji statistic deskriptif, uji asumsi klasik dan uji hipotesis. Hasil dari penelitian ini menunjukkan bahwavariable independen yaitu IOS (CAPBVA dan MVBVE) berpengaruh signifikan terhadap nilai perusahaan, sedangkan variable kepemilikan manajerial tidak berpengaruh signifikan terhadap Nilai Perusahaan.This study aimed to: determine the effect of Investment Opportunity Set used price proxy (CAPBVA) and Investment Proxy (MVBVE) and Managerial Structure on Company Value at Property and Real Estate Company listed on the Indonesia Stock Exchange in 2010-2013. The research method used is causal. Sampling method used purposive sampling with 120 data from 30 Property and Real Estate company listed in IDX. Dependent variable and independent variables measured by the ratio scale. Data analysis was performed by multiple linar regression include descriptive analysis, Classic Assumtion and Hipothesis Test. The results of these research are independent variables IOS (CAPBVA and MVBVE) significant effect on Company Value, while Managerial Structure no significant effect on Company Value.

<p>During the period 2012-2015 found 46 companies listed in LQ 45 did not consistently pay dividends to shareholders. This is a problem because consitent or stable dividend payouts are very important for investors as an evaluation of owner’s equity. This study aims to determine factors which affect the companies inconsistency in dividend payouts by testing profitability factor which is measured by return on equity, leverage factor which is measured by debt to equity ratio, and liquidity factor which is measured by current ratio on companies listed in LQ 45 in Indonesia Stock Exchange 2012-2015. The population of this research was all of companies listed in LQ 45 in Indonesia Stock Exchange, and the sampel consisted of thirty companies. The analysis was conducted by using multiple linear regression. The results indicated that simultaneously the return on equity, debt to equity ratio, and current ratio affected on dividend payout ratio. While partially the return on equity affected positively on dividend payout ratio, the debt to equity ratio affected negatively on dividend payout ratio, and current ratio did not affect on dividend payout ratio.</p><p>Selama periode 2012-2015 ditemukan 46 perusahaan yang terdaftar dalam Indeks LQ 45 tidak konsisten membayarkan dividen kepada pemegang saham. Hal ini menjadi masalah karena pembayaran dividen yang dilakukan secara konsisten atau stabil sangat penting bagi investor sebagai evaluasi terhadap ekuitas pemilik. Penelitian ini bertujuan untuk menentukan faktor-faktor yang mempengaruhi inkonsistensi perusahaan dalam pembayaran dividen yaitu dengan menguji faktor profitabilitas yang diukur dengan returnon equity, faktor leverage yang diukur dengan debt to equity ratio, dan faktor likuiditas yang diukur dengan current ratio pada perusahaan LQ 45 di Bursa Efek Indonesia periode tahun 2012-2015. Populasi dari penelitian ini adalah seluruh perusahaan LQ 45 di Bursa Efek Indonesia, dan sampel terdiri dari 30 perusahaan. Pengujian dilakukan dengan menggunakan metode analisis regresi linier berganda. Hasil peneltian menunjukkan bahwa return on equity, debt to equity ratio, dan current ratio berpengaruh secara simultan terhadap dividend payout ratio. Sedangkan secara parsial,return on equitydan debt to equity ratio berpengaruh terhadap dividend payout ratio, namun current ratio tidak berpengaruh terhadap dividend payout ratio</p>

This study aims to analyze funding decisions on capital structure through trade off theory in property and real estate companies listed on the Indonesia Stock Exchange for the period 2015-2018. Profitability is measured using the return on equity ratio, asset structure is measured by fixed assets ratio and funding decisions are measured by debt. to equity ratio. The population of this research is property and real estate companies listed on the Indonesia Stock Exchange for the period 2015-2018. The data analyzed is secondary data in financial reports or annual reports. The sample selection used purposive sampling method and the sample obtained in this study were 40 data from 10 companies. In this research, the analytical method used is descriptive statistics, classical assumption test, multiple regression analysis and statistical test. The results of the analysis in this study indicate that there is no effect of profitability on funding decisions, there is an effect of asset structure on funding decisions. This shows that the asset structure influences the company's decision making in funding.

This study aims to determine the effect of the current ratio, return on equity, debt to equity ratio, and assets growth on the dividend payout ratio in manufacturing companies listed on the Indonesia Stock Exchange during 2014-2016. The population in this study were 124 companies. The sampling technique used in this study was purposive sampling with a sample of 57 financial statements consisting of 19 companies. The data analysis technique used is multiple linear regression analysis using the SPSS program. The results showed that the current ratio did not affect the dividend payout ratio with a significance value of 0,246> 0,05. Return on equity has a positive effect on dividend payout ratio with a significance value of 0,030 <0,05 and a regression coefficient of 0,284. Debt to equity ratio has a negative effect on dividend payout ratio with a significance value of 0,042 <0,05 and a regression coefficient of -0,155. Assets growth has a negative effect on dividend payout ratio with a significance value of 0,045 <0,05 and a regression coefficient of -0,378.

This study aims to determine if the independent variables affects dependent variable on Property and Real Estate companies on the Indonesia Stock Exchange from January to December in the period of 2015-2017. Where the independent variables are Debt to Equity Ratio, Firm Size and Working Capital. Whereas, the dependent variable is  Return on Asset. Where there are as many as 46 Property and Real Estate companies listed on the Indonesia Stock Exchange. However, the samples are examined only 35 companies in accordance with the desired criteria. This research method uses multiple linear regression analyses with the aid of SPSS 19. The results of this analysis shows in the period of 2015-2017 there is a Property and Real Estate company that on the T test Debt to Equity Ratio is partially no effect on Return On Asset, Firm Size in partial no significant effect on Return on Asset and Working Capital also partial no significant effect on Return on Asset. However, on the F test Debt to Equity Ratio, Firm Size and Working Capital simultaneously have significant effect on Return on Asset. Adjusted R Square at 0,110 or 11% which means that 11% variable Return on Asset were influenced by Debt to Equity Ratio, Firm Size and Working Capital while (100%-11%) 89% of its unexplained variable.

ABSTRACT This study is aimed to examine the influence return on equity (ROE), debt to equity ratio (DER), fixed assets turnover (FATO), price to book value (PBV) and interest rate (IR) towards price earning ratio (per). Population of this study are Property & Real Estate companies which had go public in Indonesia Stock Exchange (IDX) during the period of 2008-2012.This research take 11 samples of 52 Property & Real Estate companies listed in IDX during the period of 2008-2012. This research concluded that the price to book value (PBV) and interest rate (IR) have significant influence towards the price earning ratio (PER). Meanwhile, other variables partially have no significant influence towards the price earning ratio (PER). Penelitian ini mengambil jumlah sampel sebanyak 14 perusahaan dari 52 perusahaan Property & Real Estate yang terdaftar di BEI selama periode 2008-2012. Hasil penelitian menunjukkan bahwa variabel Price to Book Value (PBV) dan Interest Rate (IR) secara parsial berpengaruh signifikan terhadap Price Earning Ratio (PER). Sedangkan Return on Equity (ROE), Debt to Equity Ratio (DER) dan Fixed Assets Turnover (FATO) tidak berpengaruh signifikan terhadap Price Earning Ratio (PER). JEL Classification: G14, G30
