While making no pretense at being a complete exposition of its theme, this paper shows that the use of photo interpretation in the preparation of urban land-use maps eliminates much laborious and time-consuming field work and assists in the organization of the field work that remains. In the preparation of special-purpose maps such as real-estate-assessment, employment, traffic-shed, traffic-flow, and parking-area maps, it adds to the effective analysis of data presented and sometimes adds new data for consideration. As an example of practical application, the paper shows how a combination of such special-purpose maps may be used in the location of a new supermarket. For planning in rural areas immediately adjacent to a city a somewhat different series of special-purpose maps is necessary, but photo interpretation can play the same important role in providing data for the maps and assisting in the analyses.

Purpose The purpose of this paper is threefold: the primary purpose is to suggest a real estate paradigm spectrum to act as reference for the contextualisation of observed market phenomenon in system terms; the secondary purpose is for the spectrum to contextualise the efficacy of real estate and valuation theory, methods and techniques; and the tertiary purpose is to propose a confidence score for reporting uncertainty to the end user of a valuation report. Design/methodology/approach Literature was reviewed on the concepts of risk and uncertainty, rationality and several systems thinking domains. Findings The framework can provide context to observed market phenomenon and distinguishes between agency and mechanism in contributing to conditions of certainty and uncertainty. The argument followed in this paper is that it is necessary to contextualise the efficacy of real estate and valuation theory, methods and models under conditions of certainty, normal uncertainty and abnormal uncertainty. The characteristics of conditions can be used as basis to develop new theory and practical application or modify existing. Practical implications Real estate economic theory can be organised in terms of the spectrum and the framework can potentially identify where further research is required and the requirements it must meet as measured against the characteristics of the framework. Current valuation methods and models can continue to be used when valuing under conditions of certainty, however, modifications to methods and models are required to account for complexity when valuing under conditions of normal uncertainty and abnormal uncertainty. The confidence score included in this paper can also be used to report the conditions of certainty/uncertainty under which the valuation was performed. Originality/value This paper aims to set the basis for new theoretical and practical developments of insights into real estate economic and valuation theory, methods and models while also contributing to the reporting of uncertainty through the proposed confidence score.

Purpose: 1) to study the concept of wear in the theory of valuation of real estate; 2) analyze the main types of wear and methods of their assessment; 3) to analyze the requirements for the procedure for determining the technical condition of residential buildings when planning and designing repairs; 4) analysis of the reconstruction and technical inventory of the commercial real estate object; 5) in the given example, determine the accumulated depreciation of the real estate by the method of partitioning. Methodology. Many different methods of estimating the value of real estate have been developed, which shows the importance of this task. However, the practical application of existing techniques is problematic. Most of them follow the international practice of evaluation without taking into account the specifics of legislation and the existing conditions of the economic, urban, political and social life of Ukraine. Findings. Thus, the development of the theoretical foundations of real estate valuation, the improvement of its methods, and the implementation of applied research seem rather relevant and practically significant for land management of settlements. Originality consists in the following: the analysis of the best and most efficient use of the land plot; the calculation of the value of the object of valuation by three independent methods of valuation has been made, namely: the method of taking losses into land improvements; income distribution method; the method of comparing the prices of sales of real estate. Practical value. To date, the situation of the domestic assessment school should be considered as being in the period of formation. A large number of modern methodological developments are based on the theory and practice of assessing foreign developments. Many different methods of estimating the value of real estate have been developed, which shows the importance of this task. However, the practical application of existing techniques is problematic. In recognition of the increasing demand of energy and the worsening environmental problems linked with fossil fuels usage, algal biofuel has been proposed as one of the alternative energy sources. It has become one of the hottest topics in renewable energy field in the new century, especially over the past decade. In this review, we summarized the characteristics of different types of algae biofuels. Besides, an in-depth evaluation of the systematic cultivation and practical application of algae have been conducted. Although algal biofuel has a great potential, its unacceptably high cost limits the large-scale industrialization. In order to resolve such restrictions, feasible methods of improving the large scale production and practical application of algal biofuels are proposed. Future efforts should be focused not only on the cost reduction and innovation techniques, but also towards high value by-products to maximize economic benefits. Our results are dedicated to provide valuable references for subsequent research and guidelines on algae biofuels field.

Annotation. Introduction. One of the trends in the development of the modern real estate market in Ukraine is the gradual growth of the real estate owners, and, accordingly, the change of the real estate management system, in particular, in the field of municipal management. Real estate, as a strategic asset, needs to be managed at a professional level. Therefore, the mechanism of property valuation of territorial communities is perceived as one of the tools of effective property management. Purpose. The purpose of this article is to find and scientifically substantiate the priority areas for improving the effectiveness of property valuation of territorial communities, and analysis related to the mechanism of evaluation of management aspects – goals, approaches, methods and characteristics. Results. The article analyzes the essence of effective management of municipal property – focuses on management goals, the priority of which is the creation of conditions for normal activities, both for each resident and all in general, analyzes the process of determining the effectiveness of municipal management in various fields and its characteristics, methods of evaluating the effectiveness of management. The main provision that guides real estate activities is that real estate development projects should meet the needs of consumers as much as possible. The views of domestic researcher N. Smentina on approaches to assessing the effectiveness of communal property – economic and social. The article provides a detailed substantive analysis of the concept of “real estate” within the complex development and its spatio-temporal characteristics that affect its value. The importance of the characteristic “optimal use of real estate” is determined. The “optimal use of real estate” reveals the conceptual content of the process of assessing the effectiveness of property use. Conclusions. Summing up, property valuation is especially important in the context of increasing the economic benefits from the sale of communal property, but the mechanism of property valuation of territorial communities in Ukrainian legislation still does not determine some specific aspects of municipal property valuation.. Recently skyrocketing real estate prices have caused taxpayers to intensify their efforts to utilize the tax deferral benefits of Internal Revenue Code §1031 to put their newly found tax-free dollars of equity to work to accomplish a variety of business and investment objectives. Goals can range from tax benefits such as creating or increasing depreciation deductions by exchanging into more highly leveraged property to economic benefits such as taxfree diversification or consolidation of investment properties. Of increasing interest is the use of tax-deferred exchange dollars to build or improve property to suit the specific needs of the taxpayer rather than acquiring existing property that might not be as suitable. Although taxpayers have experimented with these so-called “build-to-suit” exchanges since the Tax Court sanctioned the prototype transaction in its 1962 Baird v. Commissioner decision, subsequent statutory and administrative pronouncements have refined the technique and provided more certainty for structuring a variety of transactions. This article examines the legislative, judicial, and administrative history of build-to-suit taxdeferred exchanges, and suggests ways to structure transactions in a variety of business and investment scenarios.

The purpose of this article is twofold. Firstly to analyse and to describe the phenomenon of creative society and to propose the features, distinguishing it from the predecessors – information society and knowledge society. Secondly to reveal the relation of creative society with creative economy and regional specialization. Research is based on the analysis of the relevant literature. The findings reveal that creative society is an extension to information society and knowledge society, but with the different set of main features. Creative society is foundation of the creative economy embedded to the place where it exists. It is organized in non-hierarchical form and opts for the exclusivity, with individual approach to the creation and specific roots in the education. By its nature the creative society is very place-specific and specialized by education and enabled by technology, constantly exploiting its specialization for the innovation activities and economic benefits. This research paper might be a valuable source of information for studying the development of creativity, society in general and creative economy. The further research and practical application could be used to develop indictors of creative society and apply them to study different regions with different specializations.

Housing in Vietnames megacities is quite expensive due to limited land availability. Besides, green housing investment requires higher implementation costs than non-green housing investments, plus a Green Building certification fee implemented by international organizations. Despite specific difficulties and problems, green real estate projects bring economic benefits to both investors and users in the long run. Green building development is a trend that is particularly interested in by governments and real estate developers. Through analyzing the current status of Green Building development in Vietnam, the authors have discovered barriers, limitations, and proposed solutions. To develop green buildings effectively, investors need to operate a 5-step process throughout the project life cycle, including Green planning — Green design — Green construction — Green operation — Green lifestyle. Using environmentally friendly materials, energy-saving efficiency in green housing is no longer an unattainable dream for urban residents in Vietnam.

This report is comprised of five substantive elements. The first is crafting a scientifically sound framework for identifying landscapes within the metropolitan areas we studied. The second is applying those Place Typologies and spatial analysis to economic and demographic change for the transit system in each metropolitan area. The third is analyzing how real estate markets respond to transit system proximity with special reference to the Place Typologies. Fourth, this is followed by specialized studies into how urban form and society are shaped by transit systems. The fifth is providing an overall perspective of our research as well as a framework for unlocking the potential to leverage economic benefits of transit to advance social well-being.
