The article is devoted to the research and assessment of dominant trends in the development of the housing construction market in Russia. The relevance of the study is determined by the role of the housing construction market as a driver of economic development of territories. The purpose of the study is to assess the current trends in the development of housing construction.The conducted analysis showed that the condition and dominant trends of the housing construction market generally corresponded to the negative macroeconomic situation in 2020. The factors that caused the negative trends in the development of the housing construction market are identified and their consequences are assessed. The authors believe that timely identification and assessment of dominant trends in the housing construction market allow predicting possible directions of its development, which in turn allow specifying directions of state regulation of the housing sector necessary to maintain stability of the industry and its balanced development.

The authors conclude that housing constructionsector is characterized by serious deficiencies and ineffective regulation. The key parameters of the housing construction market do not meet the needs of the economy and the Russian society.

Abstract The directions of development of the construction market are not only related to the need to own one’s own home but also to increasing functional and economic requirements and conditions of sustainable development. The perception and understanding of prefabrication in housing construction are undoubtedly starting to change. Sustainable construction criteria may constitute a significant turning point and support for the development of new prefabricated housing construction technologies. Entrepreneurs are slowly perceiving an opportunity for the development of prefabrication in the construction market. The implementation and popularisation of ready-made homes will undoubtedly constitute a favourable change in the Polish construction market; however, this will require a modification of habits. This article presents an historical analysis of the development of the prefabricated housing construction market as well as an attempt to answer questions concerning the future of prefabrication in housing construction in Poland based on the conducted studies.

Our country's construction industry has rapidly accomplished quantitative growth in short period of time through Middle Eastern construction market in 1970's, the construction market of Southeast Asia in 1980's, and prosperity in domestic construction market including two million housing construction and the building of new city, etc. However, construction companies have followed the technology from advanced countries upon concentrating on quantitative growth, while they have disregarded qualitative growth for the 21st century such as research on construction skill, construction development, and overall management in construction, etc.

The paper substantiates socio-economic importance of housing construction for the development of the Krasnodar Region, considers the pace of housing development, identifies the determinants of the housing market development in the region. The study focuses at the analyzing of the housing construction market structure and the determining of the prospects for its development in the Krasnodar Region based on the macroeconomic indicators of the socio-economic development of the region taken from official data sources. As a method for studying the determinants of the development of the housing construction market in the region, the observation and collection of factors that impact the socioeconomic characteristics of the region were used, which made it possible to identify the main groups of growth factors and containments for development of the housing construction market. For analyzing the structure of the housing construction market, measuring the rate of housing development, the state of mortgage lending, housing market price dynamics, estimating the housing stock by apartment space, distributing apartments depending on the type, technology and cost of construction, a combination of comparative and economic-statistical methods of research were used. In determining the rating of developers of the Krasnodar Region, the method of content analysis of electronic resources containing information about the most construction companies, as well as their performance indicators, was applied. The results obtained in the process of studying the structure of the housing construction market in the region can become an objective basis for determining housing development trends in the Krasnodar Region.

The article is devoted to the promising directions and trends in the formation of the regional housing construction market, the limitations of its development at the regional level. The situational analysis of the regional housing market is carried out, the key factors of influence on the behavior of the key subjects of the Perm Region, the dynamics of supply and demand are determined. The specifics of the regional conditions of housing construction are justified. The development of the industry stimulates the demand for goods and services in other economic activities, such as the production of materials, utilities, and the sale of real estate. The market analysis is carried out to study the factors that contribute to improving the level of well-being of the population, the reproductive function of citizens, the uniform development of the regional and state economy, which can be achieved under equal conditions for the development of territories, as well as the ability of each category of citizens to have their own housing and optimal housing conditions.

The purpose of the scientific work is to assess the state of the housing construction market and the housing fund as a whole, as well as the level of influence of the mortgage lending sphere on it. The work uses mainly methods of analysis of government statistics, information provided by the State Corporation DOM.RF, the official sites of key banks, own forecasts and calculations of the analyzed information. On the fact of the analysis made an assessment of the housing stock, the main mortgage products, identified the main directions of development of the market for housing construction and stream lending. Highlighted the main formation of conditions for the availability of mortgage loans, stricter requirements for borrowers to maintain the safety of loans and their payments, the active development of government programs to subsidize the market rate to support the market of housing construction, the growth of commissioning of housing over the next 3–4 years.
