Building Information Model for Existing Buildings for Facilities Management

The use of Building information modelling for the design and construction phase of a building has been thoroughly looked into by researchers and practitioners and there is evidence to support that it is beneficial for reducing cost, time and improving communication. Yet the potential use of BIM for the operational and management phase (Facilities management), besides maintenance schedules and equipment information and location, is still not clearly identified. The UK Government, institutional clients and major private owners are now demanding for BIM for new construction and major refurbishment but given that 70-75% of the current UK building stock will still be in use in 2050, a significant part of the existing facilities will not have an information model till the next major refurbishment, creating a major gap in the built environment. This paper presents a new framework aimed at creating information models for facilities management requiring minimal BIM skills and discusses the impact that models created for the operational stage would have on the whole life cycle of a building.

It is clear that challenging economic times inspire innovative abilities and solutions in the construction industry. In particular many of these innovations focus on cost implications, saving project time, reducing or eliminating waste, increasing productivity or redefining value. There is increasing pressure in the UK construction industry for new construction innovations, technology and processes with ability to lever a significant impact relative to disrupting the existing status quo; creating solutions that promote construction efficiencies deploying means to exploiting offsite construction approaches. The increased concern and challenge globally is that as knowledge and experience grows, the offsite manufacturers and suppliers are expected to demonstrate absolute innovative solutions that will heighten the proportion of project value being delivered through the use of offsite solutions on the bases that it makes sound project and business sense. Unparalleled huge cost saving benefits to clients and end users which is more than just creating a model is yet to be realized.

The UK Construction Industry through its Government Construction Strategy has recently been mandated to implement Level 2 Building Information Modelling (BIM) on public sector projects. This move, along with other initiatives is key to driving a requirement for 25% cost reduction (establishing the most cost-effective means) on. Other key deliverables within the strategy include reduction in overall project time, early contractor involvement, improved sustainability and enhanced product quality. Collaboration and integrated project delivery is central to the level 2 implementation strategy yet the key protocols or standards relative to cost within BIM processes is not well defined. As offsite construction becomes more prolific within the UK construction sector, this construction approach coupled with BIM, particularly 5D automated quantification process, and early contractor involvement provides significant opportunities for the sector to meet government targets. Early contractor involvement is supported by both the industry and the successive Governments as a credible means to avoid and manage project risks, encourage innovation and value add, making cost and project time predictable, and improving outcomes. The contractor is seen as an expert in construction and could be counter intuitive to exclude such valuable expertise from the pre-construction phase especially with the BIM intent of äóÖbuild it twiceäó», once virtually and once physically. In particular when offsite construction is used, the contractoräó»s construction expertise should be leveraged for the virtual build in BIM-designed projects to ensure a fully streamlined process. Building in a layer of automated costing through 5D BIM will bring about a more robust method of quantification and can help to deliver the 25% reduction in overall cost of a project. Using a literature review and a case study, this paper will look into the benefits of Early Contractor Involvement (ECI) and the impact of 5D BIM on the offsite construction process.

The operation and maintenance of built assets is crucial for optimising their whole life cost and efficiency. Historically, however, there has been a general failure in the transfer information between the design-and-construct (D&C) and operate-and-maintain (O&M) phases of the asset lifecycle. The recent steady uptake of digital technologies, such as Building Information Modelling (BIM) in the D&C phase has been accompanied by an expectation that this would enable better transfer of information to those responsible for O&M. Progress has been slow, with practitioners being unsure as to how to incorporate BIM into their working practices. Three types of challenge are identified, related to communication, experience and technology. In examining the last aspect, it appears that a major problem has been that of interoperability between building information models and the many computer-aided facilities management (CAFM) systems in use. The successful and automatic transfer of information from a building model to an FM tool is, in theory, achievable through the medium of the Industry Foundation Classes (IFC) schema. However, this relies upon the authoring of the model in terms of how well its structure permits the identification of relevant objects, their relationships and attributes. The testing of over 100 anonymised building models revealed that very few did; prohibiting their straightforward mapping to the maintenance database we had selected for the test. An alternative, hybrid approach was developed using an open-source software toolkit to identify objects by their geometry as well as their classification, thus enabling their automatic transfer. In some cases, manual transfer proved necessary. The implications are that while these problems can be overcome on a case-by-case basis, interoperability between D&C and O&M systems will not become standard until it is accommodated by appropriate and informed authoring of building models.

Green buildings should respect nature and endeavor to mitigate harmful effects to the environment and occupants. This is often interpreted as creating sustainable sites, consuming less energy and water, reusing materials, and providing excellent indoor environmental quality. Environmentally friendly buildings should also consider literally the impact that they have on birds, millions of them. A major factor in bird collisions with buildings is the choice of building materials. These choices are usually made by the architect who may not be aware of the issue or may be looking for guidance from certification programs such as LEED. As a proof of concept for an educational tool, we developed a software-assisted approach to characterize whether a proposed building design would earn a point for the LEED Pilot Credit 55: Avoiding Bird Collisions. Using the visual programming language Dynamo with the common building information modeling software Revit, we automated the assessment of designs. The approach depends on parameters that incorporate assessments of bird threat for façade materials, analyzes building geometry relative to materials, and processes user input on building operation to produce the assessment.

PurposeThis paper aims to represent the results of a case study to establish a building information model (BIM)-enabled workflow to capture and retrieve facility information to deliver integrated handover deliverables.Design/methodology/approachThe Building Handover Information Model (BHIM) framework proposed herein is contextualized given the Construction Operation Information Exchange (COBie) and the level of development schema. The process uses Autodesk Revit as the primary BIM-authoring tool and Dynamo as an add-in for extending Revit’s parametric functionality, BHIM validation, information retrieval and documentation in generating operation and maintenance (O&M) deliverables in the end-user requested format.FindingsGiven the criticality of semantics for model elements in the BHIM and for appropriate interoperability in BIM collaboration, each discipline should establish model development and exchange protocols that define the elements, geometrical and non-geometrical information requirements and acceptable software applications early in the design phase. In this case study, five information categories (location, specifications, warranty, maintenance instructions and Construction Specifications Institute MasterFormat division) were identified as critical for model elements in the BHIM for handover purposes.Originality/valueDesign- and construction-purposed BIM is a standard platform in collaborative architecture, engineering and construction practice, and the models are available for many recently constructed facilities. However, interoperability issues drastically restrict implementation of these models in building information handover and O&M. This study provides essential input regarding BIM exchange protocols and collaborative BIM libraries for handover purposes in collaborative BIM development.

This paper discusses the design of virtual probe tip models for use in a nano-manipulation research test-bed (NMRT). The proposed NMRT would help study the feasibility of a given manipulation technique in a virtual environment before physical experiments. For example, NMRT would be able to help users determine if a specific kind of probe tip can be used to pull out a nano-particle from a given substrate. A virtual probe tip model (for instance) would consider the given geometry and material of probe tip and simulate its behavior in a manipulation application in a physics based virtual reality environment. Such a virtual analysis and overall approach would result in considerable saving in time and financial resources with substantial application potential in medical and biotechnology fields where nanoparticle manipulation is useful. Expandability of the NMRT is made possible by designing an ‘information oriented’ or ‘information intensive’ model for a target set of nano-manipulation activities, which maps in detail various attributes related to a target nano-manipulation process [1]. In this approach, information models based on “engineering Enterprise Modeling Language” (eEML) are used. For example, consider an existing information model for interaction of a probe tip with a spherical particle; a user can use an existing information model, or modify it quickly to study the impact of two approaches (eg. manipulation strategy-A versus strategy-B, which may apply a different probe-tip for gripping). For a target nano-manipulation process (for example, the assembly of nano particles using an Atomic Force Microscope probe as a gripper), an information model can represent the core attributes influencing the target process; influencing criteria including constraints, information inputs, and physical inputs can be modeled explicitly and used to drive a target analysis or simulation activity.

Building Information Modeling (BIM) has made a considerable impact on the construction industry and the way in which building design information can be accessed and interrogated. This impact is now being seen in the Schools of Architecture in the UK. Academia is beginning to see the feasibility and benefits of converting to such a new technology; will this inevitably start to filter into teaching BIM to architecture students? The concern by many in academia is that design will become secondary to pedagogy of building design. This viewpoint is based on the impact of CAD, where the art of hand drawing was feared lost forever. The use of computers in schools of architecture has become the norm, and the creative moving of a pen across paper has been replaced, to a degree, by the cursor across the CAD screen. As academia moved to respond to this change, the need to teach CAD became increasingly important. Therefore, will the paradigm shift of BIM require the inevitable move to a new approach in the design and construction of buildings? There are many misconceptions of BIM and the dilemma is that those teaching within the schools need to understand how BIM can readily interface with the design process and allow interrogation of the design are far earlier stages of the concept. Will academia ensure that BIM is used to enhance the creative process not hinder it?

Purpose Building information modelling (BIM) creates a golden thread of information of the facility, which proves useful to those with the malicious intent of breaching the security of the facility. A cyber-attack incurs adverse implications for the facility and its managing organisation. Hence, this paper aims to unravel the impact of a cybersecurity breach, by developing a BIM-facilities management (FM) cybersecurity-risk-matrix to portray what a cybersecurity attack means for various working areas of FM. Design/methodology/approach This study commenced with exploring cybersecurity within various stages of a BIM project. This showcased a heightened risk of cybersecurity at the post-occupancy phase. Hence, thematic analysis of two main domains of BIM-FM and cybersecurity in the built environment led to the development of a matrix that illustrated the impact of a cybersecurity attack on a BIM-FM organisation. Findings Findings show that the existing approaches to the management of cybersecurity in BIM-FM are technology-dependent, resulting in an over-reliance on technology and a lack of cybersecurity awareness of aspects related to people and processes. This study sheds light on the criticality of cyber-risk at the post-occupancy phase, highlighting the FM areas which will be compromised as a result of a cyber-attack. Originality/value This study seeks to shift focus to the people and process aspects of cybersecurity in BIM-FM. Through discussing the interconnections between the physical and digital assets of a built facility, this study develops a cyber-risk matrix, which acts as a foundation for empirical investigations of the matter in future research.
