Features of renovation of built-up areas are considered. The main difficulties in carrying out the renovation process are identified. The concept of the constraint factor of the building is defined. Methods. A method for analyzing and assessing constraints for selecting optimal organizational and technical solutions for the renovation of territories is proposed. Results. An analysis algorithm is proposed, based on the consideration of the constraint factor as an array of actions of individual “objects of influence” on the corresponding “subjects of influence”. Conclusion. Сonducting such an analysis will provide the most effective and optimal organizational and technological solutions reflected in the relevant sections of the renovation project in high-rise construction (development of a construction master plan, preparation of calendar and network work schedules). The implemented rational version of the design solution ensured the reduction of the prime cost and the reduction of the terms of the preparatory works for the renovation of housing construction projects taking into account seismic uncertainty. Renovation is one of the varieties of this reconstruction of high rise construction.

The article is devoted to theoretical aspects of substantiation of efficiency of economic decisions in the field of high-rise housing construction. It presents stratification of population according to various parameters and on this basis a target audience of solvent consumers is identified, at which government and developers should aim during design and implementation of high-rise housing construction projects. The currently growing interest of investors and developers in high-rise housing construction in the large cities of Russia is substantiated. Mixed feelings of solvent citizens, that are willing to improve their housing conditions, to living and working in tall buildings is figured out. When substantiating the efficiency of economic decisions aimed at the development of high-rise housing construction, it is suggested to take into account qualimetricly not only local economic and natural climatic conditions, but also the specifics of constructional and space-planning decisions of the project.

The earthquake of 26 December 2003 destroyed about 85% of the housing stock and left up to 75,600 people in the city of Bam homeless. With the convergence of migrants from nearby villages, it is estimated that 155,000 people were in need of shelter in Bam and surrounding villages. A municipal governmental Master Plan for the reconstruction of Bam was completed in September 2004. Permanent housing construction in the city of Bam began in October 2004, and is scheduled to take three to five years. In the interim, intermediate shelter construction in Bam and reconstruction of permanent shelter in the surrounding villages is ongoing and work is being done to integrate relief operations into long-term recovery, rehabilitation, and reconstruction programs. At the time of the reconnaissance trip in late May 2004, 16,200 intermediate shelters were assembled in Bam, either on the sites of original dwellings or on campgrounds on the outskirts of the city, and over 2,500 permanent shelters were constructed in the surrounding villages.

With the continuous development of urban construction projects in HebeiProvince, the rise and development of high-rise buildings and undergroundengineering, the design and research of foundation pit support structure has become more and more important. The design of the foundation pit support structure directly affects the settlement and position changes of the building itself and the surrounding stratum. In this paper, the characteristics of foundation pit support are analyzed, and the related theories of finite element analysis method are introduced. Combined with the actual situation of Hebei Province, the finite element analysis method is used to simulate the construction method of foundation pile anchor support structure system. The design was analyzed and studied.

Wood-based building materials meet the basic requirements of environmentally friendly construction, which is becoming increasingly important in the modern world. However, until recently, they were rarely used in high-rise construction in Russia. CLT became a revolutionary technology, it has proven itself in countries such as Switzerland, Norway, the U.S. and others. In Russia, it has not yet found widespread use, and CLT-panels are in demand only at the market of individual housing construction. Nevertheless, taking into account the positive foreign experience can be an example and become an incentive for more active implementation of modern environmentally friendly materials and technologies in Russia. The aim of the article is to study the possibilities of high-rise wooden house building in Russia based on world practice.

The article describes the concept and types of administrative barriers encountered in various areas of the enterprise. The particularities of the Russian high-rise construction industry are described and a comparative analysis of administrative barriers in this sector is performed. The main stages and administrative procedures when the developers implement investment and construction projects in the field of high-rise construction are determined. The regulatory and legal framework for the implementation of investment and project activities in the high-rise construction industry has been studied and conclusions have been drawn on its low level of precision in the issue of the formation of competitive and efficient high-rise construction markets. The average number of administrative procedures for the implementation of the investment and construction project in the field of high-rise construction is determined. The factors preventing the reduction of administrative barriers in the high-rise construction industry are revealed.

Practically, as other construction projects, the workforce in housing construction projects is still dominated by informal workers who belong to a group and controlled by a leader. Accordingly, developer companies consider that informal worker leaders play an important role in improving the informal workers’ performance in housing construction projects. Therefore, the purpose of this study is to explore the effective leadership style that can improve the performance of informal workers in housing construction projects based on the workers’ perceptions. The implications of this research can be used to improve the informal workers’ performance both of national and multinational developer companies so they can perform more effectively in completing housing construction projects. The research used qualitative method with phenomenological approach to reveal an assessment based on perceptions and perspectives of informal construction workers. Finally, it was found that the effective leadership style according to the informal workers’ perceptions is the transactional leadership which includes being liked by the workers, concerning and appreciating, as well as being consistent with commitments. Thus, effective performance and leadership will be achieved as informal construction workers will work hard under this leadership style.
