The article is devoted to theoretical aspects of substantiation of efficiency of economic decisions in the field of high-rise housing construction. It presents stratification of population according to various parameters and on this basis a target audience of solvent consumers is identified, at which government and developers should aim during design and implementation of high-rise housing construction projects. The currently growing interest of investors and developers in high-rise housing construction in the large cities of Russia is substantiated. Mixed feelings of solvent citizens, that are willing to improve their housing conditions, to living and working in tall buildings is figured out. When substantiating the efficiency of economic decisions aimed at the development of high-rise housing construction, it is suggested to take into account qualimetricly not only local economic and natural climatic conditions, but also the specifics of constructional and space-planning decisions of the project.

The current questions of prospects of modern cities development are viewed in the light of steady growth of population and urbanization connected with enhancement of cities role in social development. The problem of urban densification and the prospectivity of large cities vertical growth are considered. China practice is analyzed because this state is acknowledged global leader in the matter of high-rise building and its achievements can be useful for the Russian Federation. The article concerns activities of the Council on Tall Buildings and Urban Habitat (CTBUH) researching high-rise building. Modern approaches to highrise buildings typology are examined, their main point is defined as mini-city in city.

The article identifies the problems of development of large cities in Russia and foreign countries associated with the shortage of land in the territories of large cities for the implementation of new investment and construction projects. In this connection, modern architects and urban planners face complex challenges associated with the placement of new real estate in the existing urban development on limited land plots. New buildings must meet the requirements of insolation, and the areas adjacent to new and existing buildings must also be provided with the necessary solar radiation. The article analyzes the foreign experience in the implementation of investment and construction projects of buildings of various functional purposes, taking into account the requirements of insolation and sun protection, the analysis of space-planning solutions of buildings, the most interesting from the point of view of insolation design. The description of modern techniques and innovative solutions implemented by foreign architects in the process of designing insolation of buildings is given. Recommendations on the use of software of Russian and foreign manufacturers are given. The attention of Russian architects is focused on the need to simulate insolation at the initial stage of the investment and construction project. The role of the architect in the creation of the architectural concept of the building and its impact on the subsequent stages of development of the investment and construction project.

Features of renovation of built-up areas are considered. The main difficulties in carrying out the renovation process are identified. The concept of the constraint factor of the building is defined. Methods. A method for analyzing and assessing constraints for selecting optimal organizational and technical solutions for the renovation of territories is proposed. Results. An analysis algorithm is proposed, based on the consideration of the constraint factor as an array of actions of individual “objects of influence” on the corresponding “subjects of influence”. Conclusion. Сonducting such an analysis will provide the most effective and optimal organizational and technological solutions reflected in the relevant sections of the renovation project in high-rise construction (development of a construction master plan, preparation of calendar and network work schedules). The implemented rational version of the design solution ensured the reduction of the prime cost and the reduction of the terms of the preparatory works for the renovation of housing construction projects taking into account seismic uncertainty. Renovation is one of the varieties of this reconstruction of high rise construction.

The study reveals the following aspects that determine the typological diversity of stylobates in high-rise buildings: functional structure; connection to pedestrian and traffi c fl ows; landscaping; variation of scenarios of social interaction; adaptability; the degree of accessibility of various public services; security; the impact of climatic conditions on the planning structure; innovative architectural, constructive and technological solutions. A scientifi cally based typology of stylobates of highrise buildings is proposed. The basic principles of transit- oriented development of the urban environment are considered. The article focuses on the transit-oriented development of the stylobate part of high-rise buildings and complexes. The main space-planning elements necessary for organizing pedestrian traffi c are identifi ed.


The article focuses on the problem of the lack of objective evaluation of space-planning arrangement of buildings as a creative approach of the architect to the performing of functional tasks by the object. It is proposed to create a methodology for assessing the functional of space-planning solutions of buildings on the basis of numerical simulation of functional processes using the theory of human flows. There is a description of the prospects of using this method, which makes it possible to increase the coefficient of compactness, materials and works saving, more efficient use of space, reduce the cost of the life cycle of the building, save human forces and time to implement the functional of the building. The necessary initial data for modeling on the example of shopping and shopping-entertainment centers are considered. There are three main tasks for algorithmization of the functional of shopping centers. The conclusion is made about necessity of development of a method for objective assessment of buildings from the point of view of ergonomics of space-planning decisions based on the study of human behavior in buildings of different purposes.

PurposeThis study aims to develop a framework for optimizing the spatial requirements of the equipment in a construction site using a geographic information system (GIS).Design/methodology/approachAn ongoing construction project, an existing thermal powerplant in India, is considered to be the case study, and the corresponding construction activities were scheduled. The equipment spaces were defined for the scheduled activities in building information modelling (BIM), which was further imported to GIS to define the topology rules, validate and optimize the spatial requirements. The BIM simulates the indoor environment, which includes the actual structure being constructed, and the GIS helps in modelling the outdoor environment, which includes the existing structures, temporary facilitates, topography of the site, etc.; thus, this study incorporates the knowledge of BIM in a geospatial environment to obtain optimized equipment spaces for various activities.FindingsSpace in construction projects is to be considered as a resource as well as a constraint, which is to be modelled and planned according to the requirements. The integration of BIM and GIS for equipment space planning will enable precise identification of the errors in the equipment spaces defined and also result in fewer errors as possible. The integration has also eased the process of assigning the topology rules and validating the same, which otherwise is a tedious process.Originality/valueThe workspace for each activity will include the space of the equipment. But, in most of the previous works of workspace planning, only the labour space is considered, and the conflicts and congestions occurring due to the equipment were neglected. The planning of equipment spaces cannot be done based only on the indoor environment; it has to be carried out by considering the surroundings and topography of the site, which have not been researched extensively despite its importance.

At the present stage of the development of the construction industry, based on the principles of sustainable development, special attention should be paid to the formation of construction waste. Reserves for improving the level of efficiency of waste management can be found in the application of modern information technologies and their adaptation to resource-saving problems. The use of information systems is advisable at all stages of the life cycle of a building. Today, the technology of building information modeling (BIM) is actively developing, which can significantly reduce the amount of waste generation in construction. This is possible with its implementation at the design stage, in order to avoid irrational design decisions, collisions, etc. Information systems for data transmission allow rapid exchange of information between project participants, promptly warn about changes in space-planning decisions, materials, structures and equipment. At the stage of operation, in the presence of the information model of the building, it is possible to create a planning system for the organization of works of major overhaul or reconstruction. This article also proposes a description of the functions that an information system must have aimed at coordinating the management of construction waste in the region.

The paper explores the compact city concept based on the «spatial» urban development principles and describes the prerequisites and possible methods to move from «horizontal» planning to «vertical» urban environments. It highlights the close connection between urban space, high-rise city landscape and conveyance options and sets out the ideas for upgrading the existing architectural and urban planning principles. It also conceptualizes the use of airships to create additional spatial connections between urban structure elements and high-rise buildings. Functional changes are considered in creating both urban environment and internal space of tall buildings, and the environmental aspects of the new spatial model are brought to light. The paper delineates the prospects for making a truly «spatial» multidimensional city space.

The paper focuses on peculiarities of tall buildings and complexes, their typology and its formation in relation to their functional structure. The research is based on the analysis of tall buildings and complexes and identifies the following main functional elements of their formation: residential, administrative (office), hotel elements. The paper also considers the following services as «disseminated» in the space-planning structure: shops, medicine, entertainment, kids and sports facilities, etc., their location in the structure of the total bulk of the building and their impact on typological diversity. Research results include suggestions to add such concepts as «single-function tall buildings» and «mixed-use tall buildings and complexes» into the classification of tall buildings. In addition, if a single-function building or complex performs serving functions, it is proposed to add such concepts as «a residential tall building (complex) with provision of services», «an administrative (public) tall building (complex) with provision of services» into the classification of tall buildings. For mixed-use buildings and complexes the following terms are suggested: «a mixed-use tall building with provision of services», «a mixed-use tall complex with provision of services».
