Technology for real estate education and practice: a VR technology perspective

PurposeLed by the rapid advancement of information technology in engineering, business and creative industries, the emergence of new technology such as virtual reality (VR) and its use in education and practices are clearly observed. Although widely spread in industry practices, technology-led innovation is applied rather slowly in the tertiary real estate education. This paper examines the integrative effect of VR technology in a real estate course.Design/methodology/approachThis study adopts a case study approach. Using an experimental course design and delivery in a business school real estate programme from Hong Kong, this paper shows the design, development and implementation of an innovative teaching model with VR being integrated. A survey was conducted to gain feedback information from participating students towards teaching innovation. It identifies the role and values of adopting VR technology in real estate education as pedagogical tool.FindingsA new teaching model integrated with VR technology to deliver a real estate course has demonstrated its ability and potential to assist the development and enhancement of student's sense of value and place, as well as improving communicative efficiency of property investigation and the analysis of trade process. Findings from the study have implications for future global real estate industry practice and education.Originality/valueThe critical role of information technology to revolutionise the global economy and its real estate sector is apparent. Few studies have inquired about attempts and experience of integrating VR technology in real estate education towards direct link to industry practice. This paper is a major attempt to bring attention to this important concern.

Purpose – The purpose of this paper is to propose measures of online open course success for non-commercial institutional providers of massive open online courses (MOOCs) and other scaleable open online courses (SOOCs). Design/methodology/approach – The measures are derived from the characteristics of open online courses, existing knowledge about open online course providers and users and their motivations, and current practice in MOOC evaluation and data analytics. Findings – Current practices for evaluation of open online courses are dominated by MOOC analytics which provide insights into user demographics and behaviour with some implications for evaluation of reach and course design but leaving many unknowns. Measures for evaluation of success at the institutional level can be derived from institutional goals for open online courses. Success from the point of view of teachers and technical teams involved in design, development and delivery of open online courses can be derived from team members’ expectations, resources and satisfaction as well as measures of cost and effort compared to budget and benchmarks. Users are classified as registrants (information seekers, window shoppers, samplers), downloaders and participants (starters, partial participants and full participants who are further divided into auditing, active and certificate takers); different measures are appropriate for each group. Practical implications – Practitioners and researchers must consider a variety of levels and indicators of success to adequately evaluate open online courses. Tables in the text propose measures, methods, timing and roles. Originality/value – This is the first published paper to take a holistic view of open online course evaluation and propose detailed measures.

Purpose Real estate professionals are a vital resource to the property firms and the industry at large. Employees’ skills, knowledge and competence contribute in great measure to organization’s business performance. The purpose of this paper is to examine the adequacy of core knowledge and soft skills possessed by professional employees within the Nigerian real estate practicing firms. It also assesses the performance of the employees and establishes the correlation among the soft skills possessed by employees. Design/methodology/approach Data for this study were elicited through the administration of questionnaires on principal partners/branch managers (the employers) of the practicing estate surveying and valuation firms in Lagos metropolis. Data collected were analyzed using descriptive statistics, one-sample t-test and correlation analysis. Findings The result indicates that employees of estate firms in Nigeria demonstrate adequate knowledge in ten out of 21 core areas of real estate practice, while real estate agency has the highest mean, and inadequate knowledge in six others with least mean score in environmental impact assessment. The study also revealed that employees possess good listening and communication skills but are deficient in courteousness and writing skill, among others. It was also found that real estate employees were performing the best in inspection functions but below average in report writing and handling of transaction. The study also established a significant relationship among all the soft skills except communication skill and courteousness. Research limitations/implications Further study that looks at the performance of real estate graduates working in other sectors/organizations other than estate companies is required to establish their competence level in global employment market. Further study is also needed to cover the views of the employees in Nigerian market as this study focuses on the views of the employers. Originality/value This study provides an important feedback for the policy makers in the design/review of curriculum for real estate education towards enhancing employability of the graduates. This study also serves as the research blueprint in giving attention to assessment of soft skills among real estate employees in Nigerian real estate industry.

Purpose This paper aims to identify the nature of creative tourism and the roles of interrelated concepts especially those of creative industries in the value creation process, by analyzing the trends in existing practices. Design/methodology/approach Based on a thorough literature review of the multidisciplinary “creative” related research, this paper provides a conceptual insight of the value creation process in creative tourism. Findings A conceptual framework is provided to consolidate the value creation process of a creative economy by considering the nature of creative tourism and interrelated concepts. Research limitations/implications This study contributes to the literature because it provides a valid research base and insights for future research, based on a clear perspective that amalgamates essential information. Practical implications Creative tourism offers immense opportunities in the global context as tourists are constantly looking for new experiences and opportunities. This study provides insights for creative workforces, entrepreneurs and organizations in formulating appropriate management and marketing strategies by considering all relevant components and the roles they can play to capitalize on this opportunity. Originality/value Creative industries play a critical role in introducing new strategies in the service sector by enabling an upgrade of value-added activities to those that are currently offered, in a sustainable manner. However, studies so far have not taken into consideration the nature of the sector and have not attempted to clarify its relevance (for example, creativity, creative industries and creative workforces) in the value creation process. The study contributes to filling the gap from a conceptual perspective.

Purpose – This study aims to evaluate the practice of dispute resolution in Lagos International Trade Fair Complex, Lagos State. Design/methodology/approach – Questionnaires were distributed to two study groups of 400 users/occupiers and officials of the managing agents. A total of 100 were returned and found useable for the study. The study adopted the descriptive method of percentages, mean and proportion method for analysis. Findings – The study found that there often existed disputes and when it occurs, the common reaction is for them to alert other users of the building. Other findings are that the methods of dispute resolution adopted are arbitration, mediation, conciliation and litigation and that the most commonly adopted method is arbitration. Research limitations/implications – Limiting the scope of the study to the perception of the respondents could reflect an element of bias and might pose a great challenge to the representativeness of the findings. Also, the use of closed question questionnaire may limit the validity of the results. Practical implications – The study has major implications on real estate investment and practice in Nigeria. There is the need to incorporate behavioural knowledge in the curriculum of estate management and valuation to prepare graduates for efficient practice and the continuous re-training of practitioners to prevent future declining real estate profession. Originality/value – The paper documents the requisite information needed for developing contemporary policy on real estate education in the country. It also serves as a guide for real estate practitioners and regulatory bodies for developing contemporary real estate practice to meet emerging trends in CREM practice and for relevance in the practice of CREM as an evolving sub-discipline of estate management.

Purpose The purpose of this study is to evaluate the impact of theoretical knowledge related to financial behaviour and especially anchor effects. Design/methodology/approach The study design is based upon an experiment divided into two parts, before and after the development of the course curriculum for the course introducing behavioural finance for undergraduate real estate students. Findings The study concludes that the anchor effect is persistent also after introducing theoretical knowledge regarding financial behaviour and anchor effects. To conclude the results, in this study, indicates that the appraisal of properties are dependent on the individual’s cognitive capacity to mitigate anchor effects. There are epistemological assumptions underlying the belief in the individuals’ capacity to handle anchor effects that might provide biased appraisals. These assumptions need to be carefully tested and treated to increase the accuracy of property appraisals. Practical implications The study result also highlights the possibility that current literature in valuation, and learning activities, does not emphases and stimulate readers to critical thinking. This paper would, therefore, propose also other real estate education programmes to be aware of the potential lack of critical thinking among the students. Originality/value It provides an insight regarding how appraisal of properties is dependent on the individual’s cognitive capacity to mitigate anchor effects.

Purpose The paper aims to unravel the congruence of entrepreneurship and India’s excellence in information technology (IT). Considering the fact that entrepreneurship is a multifaceted concept encompassing a complex set of contiguous and overlapping constructs, the study takes into consideration interlinkages between the institutional environment, the nature of the industry and the responses and expectations that influenced entrepreneurship. The study complements these factors by analysing the sequential transformation of the Indian IT industry owing to the advent of outsourcing opportunities and concomitant ramifications on entrepreneurial activities. In effect, the study highlights the endogeneity in the system wherein entrepreneurs have continually adapted to the industry dynamics resulting in its significant expansion. Design/methodology/approach The methodology adopted is the historical research method. Fundamentally idiographic, it helps in understanding contemporary issues, how they arose and how their characteristics unfolded over time. To this end, historical contextualisation has been carried out as an interpretative or analytical activity to capture the dynamic process of entrepreneurship. The idea was to capture the broad consequences of entrepreneurial interactions and processes over a long-time horizon classified into six different phases since inception. The historical contextualisation enabled us not only to pinpoint the disequilibrium processes at each phase of development that ushered in structural changes in the industry but also to identify and examine the complex interactions between the various factors that led to the growth of entrepreneurship. Findings Findings reveal that the Indian IT industry has undergone a series of disruptive changes since inception. Disequilibrium in the market plays a critical role in the initiation of entrepreneurship. In the formative phases, disequilibrium is initiated by the “adaptive” responses of the entrepreneurs, whereas in the advanced phases, entrepreneurial process is augmented by the “creative” responses resulting in the perpetuation of disequilibrium. Such shifts in entrepreneurial responses indicate a gradual progression from “gradient” to more “heuristic” search efforts on the part of the entrepreneurs. This progression testifies the perpetuation of entrepreneurship in imparting sustainability to the growth momentum of the industry in the foreseeable future. Research limitations/implications The study attempts to fill three important gaps in the literature: First, enrich the Austrian economics with empirical findings. Second, integrate two different strands of literature on entrepreneurship and evolution of India’s IT sector using unique configuration. Third, extend the literature on entrepreneurship in the Indian context to capture entrepreneurial prudence in the Indian IT sector and thereby enrich the literature with newer findings and richer insights. Practical implications Analysis of factors that imparted entrepreneurial prudence in the Indian IT sector can endow policymakers with valuable information for enhancing growth in industries that are having a close association with the IT industry in the “product space”. Originality/value The study is original on account of the unique configuration that it has adopted to unravel the complexity embedded in the concept of entrepreneurship considering a long-time horizon of six decades since inception which includes the analysis of disequilibrium; the entrepreneurship-institution interlinkages; the nature of the industry; and the role of outsourcing.

Purpose – The purpose of this paper is to evaluate the relevance of students industrial work experience scheme (SIWES) to real estate education in Nigeria. Design/methodology/approach – Primary data were collected with the aid of questionnaire served on 182 parts 3 and 4 students of Estate Management and Valuation, Obafemi Awolowo University, Ile Ife, Nigeria. The descriptive methods of mean and proportion method were used to determine the factors that are considered could contribute to real estate education in Nigeria. Findings – The result shows that SIWES is an integral part of real estate education and that it helps the students to acquire behavioural skills in addition to acquiring necessary experience required to set up private practice upon completion. Research limitations/implications – Obtaining the perception of students alone could make the findings one sided and bias. Further detailed research targeted at the employers of labour will provide a balanced view. Also, extending further studies to incorporating students of more universities will be more exciting. Originality/value – This paper is an effort at stimulating the interest of other researchers in conducting similar research to cover all institutions in Nigeria as well as obtaining the perception of the employers of labour in this respect.

Schools and programs of public health are appropriately positioned to advance student learning opportunities on structural drivers of health inequities, including mass incarceration. Although there are often undergraduate-level public health courses about general topics such as health inequities or social determinants of health, courses on the intersection of public health and mass incarceration at the baccalaureate level are rare. This article describes the design, development, and implementation of a baccalaureate-level public health course focused on mass incarceration to afford the public health workforce the opportunity to gain foundational exposure to the historical and structural forces influencing social drivers of inequality and the critical role of the discipline of public health to address and tackle such inequities using evidence-based approaches.

Purpose – The purpose of this paper is to review how real estate students perceive and define commercial awareness, which is one of the most important employability skills. This paper also examines students’ perceptions about how their courses support and develop their commercial awareness. In addition, it compares students’ and academics’ views on commercial awareness and identifies whether there are any gaps. Design/methodology/approach – This paper presents the research findings of a questionnaire survey and e-mail discussions with students who are currently studying Royal Institution of Chartered Surveyors (RICS)-accredited real estate courses in the UK. The questionnaire aimed to gather students’ views on the definitions and components of commercial awareness and identify what skills and attributes are required for its development. It also evaluates how commercial awareness has been embedded in the real estate courses. The aim of each discussion was to gain deeper insight on how components of commercial awareness are embedded in real estate courses, and 17 discussions were conducted. The contents of the e-mail discussions were analysed and similar themes were identified and coded. The frequency of the answer in the questionnaire and comments from interviewees is presented. The findings from students’ views have been compared to published research reporting UK RICS-accredited real estate course providers’ views on commercial awareness. In addition to descriptive statistics, Fisher's exact test was used to identify the statistical significance between the academics’ and students’ views on commercial awareness. Findings – The UK real estate students agreed that the most important definition of commercial awareness is a “person's ability to understand the economics of business”. They agreed that “financial” component is the most important component of commercial awareness and it is the largest portion of their courses. The most important skill and attribute for commercial awareness development are “critical thinking” and “ability and willingness to update professional knowledge”, respectively. Although the descriptive analysis shows students and academics have different views on the definition and components of commercial awareness and its incorporation within real estate courses, the Fisher exact test shows that only a few elements are different enough to be statistically significant. This analysis shows that while students and academics have slightly different views on commercial awareness they are not very different. Commercial awareness is an important employability skill, thus, it is still necessary for real estate academics to re-visit the curriculum and to ensure learning outcomes related to commercial awareness have been clearly explained and communicated to students. Furthermore, it is vital for students to obtain practical experience in order to fully develop their commercial awareness. Originality/value – This paper is a pioneer study focused on reviewing real estate students’ views on commercial awareness, including identifying its definition, components and evaluating the extent to which commercial awareness has been embedded in their courses. It also identifies the skills and attributes that students thought were required for the development of commercial awareness. Furthermore, it discusses students’ preferred ways of enhancing their commercial awareness as part of the course they are studying. It is the first study identifying the statistical difference between students’ and academics’ views on commercial awareness. The understanding of students’ views on commercial awareness, their preferred delivery method and the divergence between students’ and academics’ views on commercial awareness can provide useful insights for course directors on the development and renewal of real estate course curriculum.

Purpose – The main aim of this paper is to introduce the articles of this issue. Design/methodology/approach – A critical content analysis of the papers selected for the issue was undertaken. Findings – The final articles for this issue examine a range of responsible business practices within hospitality and tourism businesses in diverse country settings. In addition, each article is followed by a commentary from an industry representative who reflects on the key message and/or value of the article for industry practice. Research limitations/implications – Although only one article examined the role of education specifically, collectively the articles in this special theme edition point to the critical role of education in implementing responsible business practices in the near future, as well as for ensuring the sustainability of these practices in the years to come. Additionally, these articles highlight the need for greater cooperation between different hospitality and tourism stakeholders in the development and implementation of responsible business practices. Originality/value – The current theme issue explores emerging issues in the implementation of responsible business practice in the context of hospitality and tourism industries in different country contexts.
