Abstract Real estate market development and its sustainability are closely associated with history and development. Numerous problems have existed in society in the course of the years, including socio-economic problems. Real estate market development is also closely related to economic development, philosophical issues, and the analysis of these issues over the course of time makes it possible to explore both the historical development of these issues and the problems. The objective of the study is to analyze the main economic and real estate market development problems in the course of history by placing special emphasis on the economic development cycle and sustainability issues. Analysis, induction, deduction, historical and logical access methods were used in the research. Economic problems affect also the real estate market development, so the analysis of these problems is necessary in order to find possible solution opportunities.

The article deals with analysis of the current situation on the real estate market in the Czech Republic. Software EVAL, which continually collects, examines and evaluates advertised quotations of real estates, was used for mapping and evaluation of the real estate market development. The article provides professional public with detailed view on the time progress of quotations and tenancy of flat units in dependence on the significant parameters of properties and a locality.

One of the main tasks of real estate management in the area of the municipality is making decisions concerning the location of investments on a local scale. These decisions should be taken with the principle of sustainable development. For such an action obliges Poland's membership in the European Union. Poland as a member of the EU is obliged to implement the rules in force in the Member States. Bearing in mind that any investment impact directly or indirectly on the economic development of the municipality, is therefore a significant impact on the local real estate market. Investments that have a negative impact on the environment can contribute to a reduction in the activity of the local real estate market. While performing tasks related to the economic development of the region and the increase in quality of life, increases the activity of the local real estate market. The work was carried out research on the dynamics of changes in the local real estate market in the area of the municipality Skrzyszow in the Malopolska province in Poland, in connection with the construction of the reservoir.

Investment in real estate is a zoning issue as the real estate market is closely related to economic development and trends in real estate market are considered to be indicators of trends in the whole economy of the country. The goal of this paper is to analyse the main aspects and considerations when investing in real estate, evaluate investment in real estate situation in different EU and non-EU countries and introduce MCDM methods that could be used for selecting a state for investment in real estate. It is identified that when investing in real estate various political, social, economic, environmental and other factors have to be taken into consideration. Analysed examples of EU (Lithuania, Romania, UK) and non-EU (Turkey, China, Russia) countries show different risks and opportunities for investments in real estate. MCDM methods are applicable to evaluate which countries are most attractive for investment in real estate. Described TOPSIS and ARAS methods could be used for assessing states as alternatives when selecting where to invest

The aim of the paper is an application of the basic principles in determining rental housing prices and factors that may affect them. In the experimental part, an analysis of rental housing in the city of Brno is performed for the 2020 – 2021 period affected by the covid-19 pandemic. The analysis is processed for individual city districts and divided according to apartment layout. Finally, all outputs are compared and the real estate market development is determined with a focus on the biggest changes and their occurrence.

Abstract The development of the real estate market contributes to the development of the national economy, thus creating a favourable investment climate for the investors. Increase in the level of the incomes of the inhabitants may increase the availability of housing in the country by fiscal and monetary policy instruments. The topicality of the paper is related to the need for analysis of the trends and prospects of the real estate market development of the Baltic States, as it has a high social meaning and has a high importance for market participants. The objective of the research is to analyse influencing factors and tendencies of real estate market development in Baltic States, and includes a comparative analysis of the residential property market in the Baltic States is conducted. The research methods used in the paper are statistical data analysis, historical and logical approach methods. The article focuses mainly on the housing market. It was concluded in the study that under the similar geographic and economic conditions in the Baltic States, the housing affordability index and real estate market development tendencies have many differences and success indicators are still varying.
