At present, there are still some problems in rural land circulation in Heilongjiang Province. Among them, the high price of land circulation is a prominent problem at present, and the price of land circulation is the most important factor affecting land circulation. In this paper, literature analysis, field investigation and interview are used to study the current situation and influencing factors of agricultural land transfer price in Heilongjiang Province, and further analyze the impact of agricultural land transfer price on land transfer. The results show that: (1) In recent years, the transfer price of agricultural land in Heilongjiang Province has been on the rise; (2) The price of farmland transfer will be affected by the factors of grain price, grain producer subsidy, land quality and transfer period; (3) The age of the head of household, the willingness of the head of household to cultivate, the area of agricultural land transfer, the proportion of non-agricultural income, and the types of food planted have no significant effect on the transfer price of farmland.

AbstractA vast amount of agricultural land in the USA will change hands in the coming years as established farmers age and transition out of farm ownership. As a result, beginning farmers are likely to continue to face numerous obstacles as they try to find and purchase the property. Two of the greatest barriers include the high price that farm property usually commands and the steady conversion of farmland to non-agricultural uses (e.g., suburban development). Non-profit organizations and government agencies have used conservation easements extensively to protect against conversion of agricultural land, but, too often, that does not ensure affordability for beginning farmers. Accordingly, advocates have developed supplemental land transfer tools intended to enhance conservation easements and help beginning farmers gain access to land. In this exploratory research, we look at two of these novel tools, namely Conservation Buyer Programs (CBPs) and the option to purchase at agricultural value (OPAV). Specifically, we present case studies about two entities that use OPAV and two that use CBPs in order to understand how these tools function and whether they improve land access for beginning farmers. Interviews with professionals and beginning farmers who have worked with these tools in four states inform our analysis and add depth to previous scholarship. We found that OPAV and CBPs can improve access to agricultural land for beginning farmers under certain circumstances. These tools, however, are not panaceas to the challenge land affordability presents, nor are they the only tools used by the entities we studied. CBPs alone have rarely been used to help new farmers; yet, they have been paired effectively with a conservation easement and OPAV. Additionally, we found a similar tool, the simultaneous sale, has been quite effective when paired with OPAV, and less costly than the traditional conservation buyer approach. All of these tools expand the land access toolbox in important ways, but given the paucity of existing scholarship on this topic, additional research is needed. Practitioners and researchers must think critically about whether these tools are the most effective instruments to employ in the effort to get beginning farmers on the land.

Based on the theory of consumer behavior, this paper analyzes the current situation of tourism shopping market in Kunming, and analyzes the decision-making behavior of tourists shopping in Kunming with the questionnaire survey, and clarifies the influencing factors of the decision-making behavior of visitors to Kunming. In the future, the influencing factors of Kunming tourists' shopping decision-making behavior are combined with the current situation of Kunming's tourism shopping market. The problems of cheating-induced shopping, the high price of shopping products, the low level of tourism shopping experience and the imperfect after-sales service are analyzed. Finally, the corresponding countermeasures and suggestions are proposed from four aspects: rectifying the tourism shopping market, establishing a sound price supervision mechanism, strengthening the tourism shopping experience, and improving after-sales service.

There are many factors affect the price of the land transfer. In this paper the auther constructs the price forecasting model of land transfer using maximum entropy method and finally does the price projections calculation of land transfer with engineering examples.

The circulation of rural land in China's agriculture and rural development to a certain stage of the product, an effective improvement of the rural land system in the implementation of the present the household contract responsibility system on the basis of, is the realization of Urbanization, the breakthrough and the key of agricultural modernizatio. Economic driving force is the main reason of the circulation of agricultural land, policies and regulations and institutional change, labour force transfer, agricultural product price. The degree of Agricultural Mechanization, the degree of Agricultural Mechanization, comprehensive function of social culture, to promote the circulation of farmland. This paper uses the method of regression analysis, cause analysis of rural land circulation in China, in order to explore long-term mechanism of agricultural land transfer.

Introduction. The prerequisites for the circulation of agricultural land in Ukraine are considered in the article. The attention is paid to the peculiarities in comparison with other countries, which is important when choosing the Ukrainian model of the circulation of agricultural land. The purpose of the article is to study systematically the existed agricultural models of the circulation of agricultural land in the world and to determine the most appropriate one for Ukraine in the current geopolitical conditions. The results of the research. The classification of the agricultural land circulation models is proposed for the entities that can be market participants. The determined components that need clear regulation in the Ukrainian model are identified on the analysis basis of agricultural land circulation models existing in different countries of the world. These include entities that may be market participants; presence or absence of special entities; presence or absence of priority for the purchase of agricultural land; maximum area of agricultural land that can be privately owned by one person; food security mechanism; state mechanism of market regulation. The influence of each component on the market model in different countries is considered. It is proved that all countries whose market models are considered successful have a high level of state regulation aimed at protecting of national interests and supporting of domestic family-type farms. The conclusions. A village-saving model of agricultural land circulation has been proposed for Ukraine, which involves giving farmers a priority in the purchase of agricultural land, the creation of a State Land Bank and a State Reserve of agricultural land that cannot be transferred to private property to guarantee the country's food security. This paper examines agricultural land prices and the variables that affect them as a way of identifying and explaining the recent price cycle in Spain. The key variables in our panel data model are location and expected farm income as fundamental factors and housing prices and increases in irrigated areas as nonfundamental dependant variables. The price cycle is also related to regional specialization and the impact of integration in the CAP. The novelty of the paper consists in the use of panel data models to identify fundamental factors related to agricultural productivity (expected agricultural income) and location and nonfundamental or speculative factors (housing prices, irrigated areas and demographic changes) using regional data associated with land type.
