The present research is focalized on public-private partnership (PPP) procedures as a driving force of urban sustainable development. The paper intends to point out the relevant role played by the public administrations in the implementation of these mechanisms aimed at degraded urban area renovation, public property assets enhancement, or ex novo realization. In this sense, in the existing reference literature, the private investor tasks and risks have been often explored, neglecting the significant public entities position. The efficiency in the use of the PPP is verified through the discounted cash-flow analysis (DCFA) implementation: the assessment of the costs and the revenues derived from the project allows the private investor to verify the financial feasibility of the initiative. In the context outlined, the public administration could contribute to the success of the intervention through a periodic fee paid to the private investor in order to ensure the financial convenience of the project. In the present research, a functional reconversion operation related to a building located in the small town of Cesano Romano (Italy) and carried out through the PPP operational tool, has been illustrated. In the analysis, a public monetary amount has been considered and determined, able (i) to guarantee the financial sustainability for the private investor and (ii) to comply with the regulatory constraints in the Italian context. Finally, a scenario analysis has been developed to identify the situation/s in which public participation is necessary for the convenience of the initiative and to quantify this monetary amount.

This article is part of the debate on the economic evaluation of urban regeneration projects to be implemented through partnership forms between public and private subjects. It illustrates the results of the research activity carried out by the authors, aimed at developing innovative tools to verify the economic feasibility and the sustainability of projects for the reuse of unused public buildings. Particularly, the study made it possible to develop an experimental model of economic feasibility project to be used in the. The model aims at verifying if the economic conditions are satisfied, and which ones, if any, are appealing for the private involvement within the realization and/or management of collective utility interventions. Significant points of the model are: (1) The inclusion of real estate re-use projects in the wider context of urban and territorial regeneration; (2) the adoption of criteria to assess costs and revenues remarkably eligible, in the authors’ opinion, to understand the effective economic feasibility and/or sustainability of reuse projects, even under the framework of reliable techniques as the ‘Cash Flow Analysis’ and the ‘Discounted Cash Flow Analysis’.

Purpose The purpose of this paper is to propose a decision-support methodology for public and private subjects involved in the enhancement of public properties. In particular, with reference to cases in which the disused public property can be sold and the range of functions that define the highest and best use of the conversion was identified, the developed model allows for the assessment of the financial feasibility of the initiatives, in relation to the corresponding investment risks. Design/methodology/approach The proposed model integrates the mathematical logic of goal programming for the evaluation of the financial conveniences of the parties (public and private) involved in the enhancement of a public property with statistical approaches (value at risk+exponentially weighted moving average) so as to determine the investment risk of the private investor. The application of the model to a real case study highlighted the potentialities of the proposed methodology. Findings The model allows to determine: the optimal mix of intended uses to be realized in the public property under analysis; the fair value of the public property for the parties involved in the transaction; and the Pareto-optimal frontier of the expected profits, as a function of the risk appetite of the private investor. Practical implications The defined model responds to the growing international interest in the enhancement of public buildings, satisfies the objectives of the substantial reduction of soil sealing and urban sustainability, stimulates the urban regeneration of deprived areas of the cities through the reactivation of large buildings that have been disused or underused for too long. Originality/value The present research allows to provide effective evaluation tools capable of outlining the opportunities of redevelopment initiatives and examines the risk factors that often invalidate the initial forecasts of the private entrepreneur and/or stop the activation of investments.

Purpose This paper aims to analyze the environmental and historic preservation precedents that have been adopted and acknowledged by telecommunications firms when expanding their physical infrastructures. Design/methodology/approach This paper will conduct a policy analysis of contradictory regulatory goals that are expected to arise during the near-future rollout of 5G in the USA. This will be done via traditional legal research combined with a critical policy focus. Particular attention will be given to the public interest remedies that have been established for companies that have used private or public property. Findings Due to the spatial requirements of 5G network infrastructure, telecommunications policy (in which network development is paramount) is expected to conflict with land use-oriented regulations (environmental and historic preservation) in places where new 5G infrastructure must be approved and built. Social implications Ultimately, the paper will argue that conflicts will arise in local areas where the 5G rollout is expected to impact environmentally pristine areas or historic buildings. Originality/value Research in the environmental effects of 5G technology in general is becoming common, but conflicts between network construction and particular environmental or historic preservation regulations has not been the topic of organized research thus far.

Teylers Museum was founded in 1784 and soon thereafter became one of the most important centres of Dutch science. The Museum’s first director, Martinus van Marum, famously had the world’s largest electrostatic generator built and set up in Haarlem. This subsequently became the most prominent item in the Museum’s world-class, publicly accessible, and constantly growing collections. These comprised scientific instruments, mineralogical and palaeontological specimens, prints, drawings, paintings, and coins. Van Marum’s successors continued to uphold the institution’s prestige and use the collections for research purposes, while it was increasingly perceived as an art museum by the public. In the early twentieth century, the Nobel Prize laureate Hendrik Antoon Lorentz was appointed head of the scientific instrument collection and conducted experiments on the Museum’s premises. Showcasing Science: A History of Teylers Museum in the Nineteenth Century charts the history of Teylers Museum from its inception until Lorentz’ tenure. From the vantage point of the Museum’s scientific instrument collection, this book gives an analysis of the changing public role of Teylers Museum over the course of the nineteenth century.

Theoretical basis Students need to know basic capital budgeting techniques to value INFINITI and its competitors. Issues include how to: handle taxes in a discounted cash flow analysis when valuing an S Corp. where incentives depend on current (known) and future (unknown) tax provisions; value a firm using comparable multiples analysis and transactions data; assess the costs and benefits of acquiring a firm versus being acquired; and analyze an industry and perform a ratio and financial statement analysis. Research methodology The case information was obtained through interviews with co-founder Mark Schwaiger. In addition, the authors researched industry and comparable company data, along with current events relating to the professional employer organization (PEO). Financial data was obtained from the owners and competitor data was obtained from Thomson One and Bloomberg. Case overview/synopsis INFINITI HR was a PEO providing comprehensive human resources to their clients. Co-founders Scott Smrkovski and Mark Schwaiger were at a crossroads at the end of 2015 trying to determine the best course of action to take with their company to grow and prosper. One option was for INFINITI to be acquired by a larger company and the second option was for INFINITI acquire a smaller company. In this case, students have the opportunity to do a financial analysis and evaluation of INFINITI and its competitors to determine which option is the best. Complexity academic level This case is intended for an advanced undergraduate or an MBA corporate finance class.

Two pasture systems (Typical, Upgraded) were compared at five on-farm sites across south-western Victoria between 1990 and 1996. The Typical pasture treatment mimicked the pastures common in the region, with volunteer annual-based species fertilised with ~5 kg/ha.year phosphorus (P). The Upgraded pasture treatment was sown to phalaris, perennial ryegrass and subterranean clover using cultivars recommended for the particular area. Higher rates of fertiliser (13–25 kg/ha.year P) plus other nutrients were applied. Both pastures were set-stocked with breeding ewes. The stocking rate on the Typical treatments was based on normal farm practice. Initially, the stocking rate of the Upgraded pastures was 15% higher than the Typical pastures and increased over time depending if the ewes in the Upgraded pastures were heavier than those in the Typical pastures. Measurements included pasture growth, composition and persistence, ewe stocking rates, ewe and lamb liveweights and condition scores, lambing, marking and weaning percentages, fleece characteristics and supplementary feeding. Over the 6 years, the average carrying capacity of the Upgraded pastures was 18.0 DSE (Dry Sheep Equivalents)/ha compared with 10.2 DSE/ha on the Typical pastures (P < 0.001). As well, the ewes on the Upgraded pastures were 2–3 kg heavier (P < 0.001) and 0.3 condition score higher (P < 0.001) than those on the Typical pastures. Ewes grazing the Upgraded pastures cut significantly more wool per head (4.8 versus 4.5 kg) of higher micron wool (23.1 versus 22.6 um, P < 0.001) but with similar yield and strength. There was no difference in the supplementary feeding required on the treatments. Ewes grazing Upgraded pastures had significantly higher lambing (116 versus 102%), marking (86 versus 81%) and weaning percentages (84 versus 79%) and weaned significantly heavier lambs (23.6 versus 22.6 kg) than those on Typical pastures. There was less feed on offer (P < 0.05) in the Upgraded pastures compared with the Typical pastures in autumn–winter but similar or higher levels in spring and summer. Gross margins using current costs and prices were $20 and $24/DSE for the Typical and Upgraded pastures, respectively. These values were used in a discounted cash flow analysis to determine the long-term benefits of the treatments. Assuming a 12-year life for the pasture, the internal rate of return was 27% with the breakeven point in Year 7. Treatment and ewe condition score significantly influenced lambing percentage with ewes in condition score 3.0 at joining having a lambing percentage of 111% compared with 95% if at condition score 2.3. Irrespective of condition score, ewes grazing Upgraded pastures had a 7% higher lambing percentage than those grazing the Typical pastures. Ewe condition score and lambing time significantly affected weaning weight. Lambs born to ewes in condition score 2.3 during pregnancy and lambing in autumn, reached only 32% of mature ewe liveweight at weaning whereas lambs from ewes at condition score 3.0 achieved 51% of mature weight by weaning.

The cinema that we see today has a developed and sophisticated form in front of us, a century of hard work behind it. In the present times, cinema has taken the form of industry but it has not only given us entertainment, but also education, so it has become a powerful medium to express the feelings of the public. Therefore, it would not be wrong to say that "Movies are not only the best medium of entertainment, but they are also the best medium for knowledge enhancement".   आज के युग में सिनेमा एक ऐसी विधा है, जिसकी ओर दो साल का एक बच्चा और अस्सी साल का एक बूढ़ा भी आकर्षित है। एक महानगर से लेकर छोटे से कस्बे का व्यक्ति भी इसके सम्मोहन से अछूता नहीं हैं। सिनेमा अपने आप में एक सम्पूर्ण विधा है, क्योंकि इसमें चित्रकला, नाट्य कला, काव्य कला, कथा साहित्य आदि सभी कलाओं का समावेश रहता हैं। आज हम जो सिनेमा देखते है वह हमारे सामने एक विकसित और परिष्कृत रूप है, इसके पीछे एक सदी का परिश्रम है। वर्तमान समय में सिनेमा ने उद्योग रूप ले लिया है परंतु इसने हमें न केवल मनोरंजन ही दिया है, बल्कि शिक्षा भी दी है, इसलिए यह जनमानस की भावनाओं को व्यक्त करने का सशक्त माध्यम बन गया है। इसलिये यह कहना गलत न होगा कि “फिल्में मनोरंजन का उत्तम माध्यम तो हैं ही, साथ ही वह ज्ञानवर्धन के लिए भी अत्यंत बेहतरीन माध्यम हैं।”
