In 2000, to efficiently implement land-use policies, the Taiwanese government amended the Agricultural Development Act by easing restrictions on agricultural land purchases. As a result of increasing land development and investment needs, agricultural land prices have surged. This study aims to examine whether agricultural land prices in Pingtung County are affected by land control policy measures, the pressure of agricultural land conversion and the degree of urbanization. A multilevel analysis approach was used to analyze land price differences in townships in Pingtung County. The estimation results derived from the null model indicated significant differences between the mean land price in each administrative division. Specifically, the ratio of agricultural land prices affected by differences in Level 2 township-related factors was 21.8%, while the ratio of those affected by differences in Level 1 land-related factors was 78.2%. An empirical intercepts-and-slopes-as-outcomes regression model demonstrated that Level 2 township-related factors, such as the pressure of agricultural land conversion and the degree of urbanization, had cross-level, direct and positive impacts on agricultural land prices; while Level 1 land-related factors, such as lot size control measures on farmhouse construction and land-use zoning, had positive and significant impacts on agricultural land prices.

This research deals with the problem of agricultural land market efficiency using the spatial market integration concept as well as the present value (PV) model. Empirically, it aims to test the convergence of agricultural land prices across Polish provinces. In order to check the law of one price (LOP), good-quality, medium-quality and bad-quality land sales markets are examined separately. Furthermore, this study is complemented by an analysis of the drivers behind agricultural land price convergence. The main method of testing price convergence is the log t regression. The latter was performed in two configurations, i.e., based on trend components of time series extracted using the Hodrick–Prescott filter and the Hamilton filter. Additionally, traditional β- and σ-convergence tests were applied. The obtained results indicated that agricultural land prices tend to converge in relative terms, which means that the provinces share a common long-run growth path. This finding and estimates of traditional convergence tests prove the increasing integration in the agricultural land market in Poland. There is no evidence, however, to support the conclusion that the absolute version of the long-run LOP holds. Moreover, using dynamic fixed effects models, it was identified that for good-, medium- and bad-quality land prices almost the same drivers of convergence apply. The only differences concern the strength of the influence of independent variables on prices of farmland of various types. Additionally, bad-quality land prices are the only ones which are affected by livestock density. Furthermore, estimates of the present value model finally confirmed that the agricultural land sales market in Poland cannot be considered as efficient.

Abstract: The main purpose of this paper is to try to understand as how occurs the borders expansion in the state of Goiás showing the relationship between land price and the variables of technological standard, as irrigated lands, tractors number and investments among others. It has been done an analysis of correlations among variables as cattle and agricultural land price and composing variables of the level of technological standard, structure modification of technology standard, as function of low coefficient of found correlation. It could occurred, maybe, by a strong speculation of land prices in this area, as the ancient border region was been saturated obstructing new occupations and settlements. Key Words: Expansion front, pioneer front, differential income, technological standard, correlation coefficient.

Of Paddy Fields Function  On Community Socio-Economic Conditions Of Baitussalam District, Aceh Besar RegencyAbstract  Population growth and the dynamics of development have shifted land use which eventually led to the complexity of the problem of land that used to function as a farming medium (agriculture), gradually becoming a multifunctional use. Changing the use of agricultural land to non-agriculture can also be referred to as land conversion. Aceh Besar District is one of the districts that continues to face the problem of land conversion, especially rice fields. The conversion of this land function has caused the area of paddy fields in Aceh Besar to continue to decline. The land that has experienced the most land use change is the type of rice field that becomes non-agricultural land. This study aims to identify the factors that cause the conversion of paddy fields and identify the social and economic impacts experienced by farmers former landowners due to the conversion of paddy fields to non-agricultural land. Based on the partial regression results from the regression analysis, the factors of selling price, life necessity and land conditions have a significant effect on the conversion of paddy fields in Baitussalam District, Aceh Besar District. Based on the simultaneous regression results from the regression results, it was found that the selling price, life needs and land conditions simultaneously affected the conversion of paddy fields in Baitussalam District, Aceh Besar District. Based on the issue of social impacts as a result of land use change seen from the desires of the old conditions, increasing the sense of cooperation and kinship, as well as the ability to meet family needs get positive results with a value of ≥ 50%. Based on the issue of economic impact as a result of the transfer of land functions, it can be seen from the increase in income that has a positive result with a value of ≥ 50%.

As long as the land market in Slovakia is not completely developed and land market prices introduced, the officially assigned land prices are practically in use. At the present time, land prices should express the supply prices, which cover the income effect of the land site under the socially necessary costs. In this situation, for the temporary period, centrally assigned fixed land prices could represent the effective supply and demand prices in case they correspond to the mentioned conditions. At present, the official prices are used for fiscal purposes and the land property rights.

Bangladesh is a land scarce country where per capita cultivated land is only 12.5 decimals. It is claimed that every year about one percent of farm land in the country is being converted to non-agricultural uses. The study is based mainly on field survey covering 2 villages (Narikel Baria and Baze Silinda) from 10 sub-urban villages around Rajshahi City Corporation under Paba Upazila of Rajshahi district. The study area was selected purposively and the respondents of this research work were selected randomly. The major focus was on to mention the general land use pattern of the area, estimates the agricultural land conversion besides determining the causes and consequences affecting such conversion. Both Narikel Baria and Baze Silinda villages were selected as study area because of its relatively higher growth in infrastructure. In order to fulfill the goal of this study, primary and secondary data were collected from various sources and to analyze and process of collected data the SPSS, Excel and Arc GIS software were used. Different types of descriptive statistics were applied for representing the analyzed data. It is observed that the land conversion form agriculture to non-agriculture allied in recent time is more than the previous time due to gradually increasing land demand in housing and relevant services which invites adverse impact on agricultural land as well as its dependent population. So, it is necessary to take integrated land-use planning to offer better options for the fulfillment of land demand both of housing and agricultural sectors.
