PurposeThis paper intends to review and assess the factors influencing adaptive reuse of commercial projects, throughout their life cycle, in Saudi Arabia.Design/methodology/approachA mixed approach of literature review, pilot-testing and questionnaire survey was utilized to identify and assess the factors affecting adaptive reuse of commercial projects. Thirty-eight factors were identified and categorized under four groups, corresponding to the key phases of the project life cycle. The questionnaire survey was administered to a targeted group of 90 architecture/engineering, construction and facilities management (AEC/FM) practitioners of building adaptive reuse, in the Eastern Province of Saudi Arabia. The relative importance index (RII) for each factor was calculated. Three levels of agreement, based on the ranking of the factors, among the respondents were determined.FindingsThe most important factors affecting adaptive reuse of commercial projects are: structural integrity of the building, municipal approval for the land use change, enforcement of safety procedures at the project site, compliance with health and safety measures and accuracy and completeness of the contract documents. A high level of agreement was observed among the three groups of respondents, on the ranking of the factors.Originality/valueThis research expands the body of knowledge, through providing AEC/FM practitioners, with the type, importance and ranking of the influential factors on adaptive reuse of commercial projects, throughout their life cycle.

Purpose This paper highlights the importance of user satisfaction in office renovation. A user-focussed renovation approach can enhance user satisfaction in offices and their functional quality while meeting energy performance goals. The purpose of this paper is to investigate users’ needs and the physical and psychological factors affecting user satisfaction, as input to office renovation projects. Design/methodology/approach The selected articles are collected from Scopus, ScienceDirect and Google Scholar. Searching was limited to the main key terms of office, work environment, and user satisfaction and comfort. The important factors were searched through empirical-based international literature mainly. Based hereupon, a guide will be developed for the analysis and evaluation of user satisfaction in office renovations. Findings From a comprehensive overview, the findings present ten main factors to increase user satisfaction in office renovation. These are associated with physical and psychological satisfaction and comfort. In addition, the influential factors were categorised into three levels based on needs theories to organise the hierarchy of priorities. Practical implications This research adds to the body of knowledge about which factors are important for user satisfaction, based on what previous research has found in that field. This is important to improve the sustainability in use. Originality/value User satisfaction is often studied through separate aspects: health and indoor climate vs functionality and productivity. This paper examines overall user satisfaction of workplaces by integrating the perspectives of physical and psychological conditions, and by providing insight into the priority of satisfaction factors.

PurposeThe purpose of this paper is to holistically identify and assess the factors affecting the workplace relocation process during its various phases, namely: pre-relocation, relocation and post-relocation. The factors assessment evaluates the perspectives and level of agreement between facilities and real estate management professionals.Design/methodology/approachLiterature review was conducted to identify the factors affecting the workplace relocation process. In total, 34 factors were identified, which formed the basis of a questionnaire survey to assess their importance. Responses to the questionnaire survey were obtained through face-to-face interviews with two groups of professionals in the Eastern Province of Saudi Arabia, 32 facilities managers (FM) and 32 real estate managers (REM). The questionnaire utilized a 5-point Likert scale of importance.FindingsThe research delivers rankings of the identified factors for prioritization. Where a moderate (to high) level of agreement between FM and REM professionals was remarked. Significant factors include: “availability of workplace health and safety plan”, “analysis of business needs for relocation”, “cost control and management of the relocation process”, “availability of maintenance plans” and “selection of fit-out contractor”.Originality/valueThe study provides a significant contribution to research and professional practice, while no comprehensive studies have been conducted on the various phases of the relocation process. The findings of this study are genuine to keep professionals and practitioners on the ball managing their workplace relocations, overcoming their unforeseen struggles, resourcefully and efficiently.

PurposeThe bid/no-bid decision is critical to the success of construction contractors. The factors affecting the bid/no-bid decision are either qualitative or quantitative. Previous studies on modeling the bidding decision have not extensively focused on distinguishing qualitative and quantitative factors. Thus, the purpose of this paper is to improve the bidding decision in construction projects by developing tools that consider both qualitative and quantitative factors affecting the bidding decision.Design/methodology/approachThis study proposes a mixed qualitative-quantitative approach to deal with both qualitative and quantitative factors. The mixed qualitative-quantitative approach is developed by combining a rule-based expert system and fuzzy-based expert system. The rule-based expert system is used to evaluate the project based on qualitative factors and the fuzzy expert system is used to evaluate the project based on the quantitative factors in order to reach the comprehensive bid/no-bid decision.FindingsThree real bidding projects are used to investigate the applicability and functionality of the proposed mixed approach and are tested with experts of a construction company in Alberta, Canada. The results demonstrate that the mixed approach provides a more reliable, accurate and practical tool that can assist decision-makers involved in the bid/no-bid decision.Originality/valueThis study contributes theoretically to the body of knowledge by (1) proposing a novel approach capable of modeling all types of factors (either qualitative or quantitative) affecting the bidding decision, and (2) providing means to acquire, store and reuse expert knowledge. Practical contribution of this paper is to provide decision-makers with a comprehensive model that mimics the decision-making process and stores experts' knowledge in the form of rules. Therefore, the model reduces the administrative burden on the decision-makers, saves time and effort and reduces bias and human errors during the bidding process.

Purpose The purpose of this study was to investigate the perceptions of construction professionals relative to factors that affect the delivery of optimum health and safety (H&S) on construction projects during the COVID-19 pandemic. Design/methodology/approach The study adopted a quantitative design which entailed the distribution of a web-based questionnaire among construction professionals, namely, architects, construction/project managers, engineers, H&S managers and quantity surveyors working for contractors and construction consultants in Zimbabwe. The data were analysed with descriptive and inferential statistics. Factor analysis was used to reveal interrelated significant sets of factors affecting the delivery of optimum H&S. Findings Factor analysis revealed nine components/factors: change and innovation-related, monitoring and enforcement-related, production-related, access to information and health service-related, on-site facilities and welfare-related, risk assessment and mitigation-related, job security and funding-related, cost-related and COVID-19 risk perception-related factors as the significant factors affecting the delivery of optimum H&S during the COVID-19 pandemic in Zimbabwe. Research limitations/implications The results highlighted the need for social dialogue among construction stakeholders to support initiatives that will enhance the delivery of H&S on construction projects. Construction stakeholders may find the results useful in highlighting the areas that need improvement to protect workers’ H&S during the pandemic. However, the small sample limits the generalisability of the results to construction sectors in other regions. Originality/value The study investigated factors affecting the delivery of optimum H&S during the COVID-19 to inform interventions to enhance H&S.

Purpose The purpose of this paper is to identify the barriers to implementing lean construction in the Kingdom of Saudi Arabia (KSA) construction industry and to prioritise the principal factors that constitute these barriers. Design/methodology/approach A literature review was initially used to reveal the global barriers to implementing lean construction. Subsequently, these barriers were incorporated into a structured questionnaire, and a convenience sample of 282 construction professionals in the KSA construction industry was surveyed. The results were analysed using mean item score (MIS), Mann–Whitney U test and principal component analysis (PCA). Findings The findings revealed 22 barriers to lean construction implementation in the KSA construction industry. Principal factors that constitute these barriers were found to be traditional practices, client related, technological, performance and knowledge and cost-related barriers in descending order of pervasiveness. The study also proposes solutions to overcome these principal barriers. Originality/value This study provides a global overview of the barriers to implementing lean construction. It contributes to the body of knowledge, as it uncovers for the first time the barriers to implementing lean construction in the KSA construction industry with reference to the socio-cultural, economic and operational context of the KSA. Thus, it is relevant to other countries in the Middle East because of their shared similarities to the KSA. Furthermore, the solutions proposed to overcome these barriers in the KSA construction industry can be applied in other countries where similar barriers are identified.

PurposeThe use of shoulder protectors is strongly recommended when carrying objects on the shoulder to ensure the health and safety of workers. Thus, this study aimed to develop and verify an ergonomic shoulder protector that considers human body shape and carrying posture from an ergonomic perspective. Ultimately, this study will present a shoulder protector with enhanced fit and safety for carrying workers at construction sites.Design/methodology/approachThe shoulder protector was designed and printed using three-dimensional printing technology with variable side neck points and shoulder point heights to reflect the human body's shoulder line shape and to position the carried object stably on the shoulder. The developed shoulder protectors were evaluated in terms of their fit according to the work posture of the carrier, adherence upon motion and durability through structural analysis.FindingsThe design of the shoulder protector for carrying workers followed the shoulder line. It is best placed above the side neck point by 1.0 cm and above the shoulder point by 2.0 cm. Its length is slightly shorter than the human shoulder for superior fit and safety.Originality/valueThe final shoulder protector (FSP) for carrying workers reflects the body curvature while enhancing fit and safety by considering activity and protective factors. As functional studies and evaluations on the need for protectors are scarce, this study provides fundamental data in the evaluation of protective gears.

Purpose The purpose of this study is to investigate the most important factors that affect the capital structure of commercial banks in the Kingdom of Saudi Arabia. Design/methodology/approach This study uses annual data of 11 Saudi commercial, national banks listed on the tadawul Saudi stock exchange for the period 2010–2017. Data was collected from the banks financial statements, tadawul annual publications and Saudi Arabian Monetary Authority. By constructing a balanced panel, this study uses pooled ordinary least squares regression along with fixed effects and random effects to examine the relationship between the bank’s book leverage as the dependent variable and bank-specific explanatory variables that include profitability, tangibility, earnings volatility, growth opportunities and bank size, while controlling for macroeconomic conditions. Findings The findings of this study suggest that banks in Saudi Arabia are highly leveraged, endorsing the fact that the nature of banks’ business is different from non-banking firms. Earnings volatility, growth and bank size show positive and significant relations with book leverage. Profitability and tangibility are negatively related to the book leverage. Empirically, the explanatory variables profitability, earnings volatility, tangibility, growth and bank size have material effects on the capital structure decisions of Saudi commercial banks. In summary, the determinants of capital structure for Saudi banks are the same as those of non-financial firms but are distinctive in nature. Research limitations/implications An extensive study on all the banks operating in Gulf Cooperation Council (GCC) countries is suggested. Practical implications The findings have practical implications for bank managers, which will help them to identify the bank-specific factors affecting the capital structure and choose the values enhancing optimal capital structure. The results of this study can assist regulatory agencies to formulate an effective regulatory framework. Moreover, the findings lay a foundation for the development of financial sector under the umbrella of the Vision 2030 program in the Kingdom. Originality/value To the best of the authors’ knowledge, this is the first study to explore the factors affecting the capital structure choices of commercial banks operating in the Kingdom of Saudi Arabia. Moreover, the findings of the study would prove useful in detailed studies of capital structure in the GCC countries as well.

PurposeIt is well recognized that the construction industry is characterised by inefficient and ineffective service delivery due to various causative factors. Thus this study aims to examine the influential factors affecting public construction project performance in Ethiopia to improve the industry's service delivery.Design/methodology/approachFrom the extensive literature reviewed, 58 potential factors affecting construction project performance have been compiled. Based on the evidence accumulated, the conceptual model of this paper has been developed. By using survey questionnaires, valuable data were collected from the construction industry professionals in Ethiopia; analysed and interpreted with the use of both SPSS and AMOS software.FindingsIt is concluded that failure factors related to the “performance” of the contractor, the “capability” of the owner, the “project design-procurement process,” and project contract management can significantly contribute to the poor performance of public construction projects in Ethiopia. Ten key factors include inadequate contractor capacity, weak project site management and supervision, weak project management skills and capabilities of the owner, additional work orders, delayed payment, lack of comprehensive project plans between parties and incomplete project design, rising material prices, ineffective project schedules, and cost management, rising market prices and devaluation of the currency.Research limitations/implicationsThe scope of this study confined to public projects in Ethiopia. It suggests that further research needs to consider public and private construction from a comprehensive perspective in the developing countries.Practical implicationsIt provides practitioners with information and guidance on the factors that affect the performance of construction projects.Originality/valueIt provides inclusive evidence related to many factors that affect the performance of public construction projects.

Purpose Sustained access to efficient electricity plays an essential role in improving living conditions of people and contributes to the economic development of the nation as a whole. Volta River Authority (VRA) mainly manages the generation plants (hydropower sources and thermal plants) alongside independent power producers (IPPs). Power generation in the country has been influenced by myriads of factors. Thus, the purpose of this study is to assess the key risk factors affecting renewable energy of IPPs set-up project in Ghana. Design/methodology/approach Quantitative approach was adopted for the study. Empirical investigation was carried out using the survey approach. The likelihood of occurrence of the risk and the degree of impact of same motivated the use of risk significance index to analyze the data and make deductions from the results. Findings From the study, three key risk factors have high level of severity, which include long and complex procedures for authorization of project activities, stability of the policy environment and ease of obtaining rights to land. These risks could be found in the business/strategic risks and policy/regulatory risks categories, respectively. A total of 25 key risk factors had moderate level of severity and 12 key risk factors have low level of severity on renewable energy IPP set up projects. Practical implications Top-ranked risk factors require maximum attention. The identified risks should be alleviated with strategies to reduce levels of severity by targeting either the likelihood of occurrence or the level of impact. This will serve as a catalyze to promoting renewable energy IPP set-up projects in Ghana. Originality/value Key contribution of the paper to the body of knowledge is demonstrated by the empirical evidence of the risks IPPs are likely to encounter in setting up renewable energy plants in Ghana. The distinctive attribute of this study is further demonstrated by the fact that it focused on the set-up stage, which is a critical stage in the renewable energy provision value chain.

Purpose The purpose of this paper is to create and present a Leadership in Energy and Environmental Design New Construction (LEED NC) building performance assessment model that will identify and prioritize external parameters affecting a LEED-certified building’s operational performance. Design/methodology/approach The uncertainty associated with external parameters affecting a LEED-certified building’s operational performance is examined through the use of analytic network process (ANP). An ANP model is created based on the extensive literature research and experiences of professionals in the green building industry. Eight case studies are analyzed, and data collected through interviews with experts are utilized in prioritizing external parameters affecting buildings’ operational performance. Findings The findings show that the most important external parameters affecting a LEED-certified building’s operational performance are lack of enhanced commissioning, lack of life cycle assessment/life cycle costing analysis, lack of energy modeling, and lack of knowledge in green technology. The results demonstrate that both asset value and profit, as well as the economic life of the facility, are mostly affected by the energy efficiency of the building, and consequently LEED NC energy and atmosphere category. Originality/value This research contributes to the body of knowledge on green architecture by defining and prioritizing external parameters and their relationships to operational building performance in LEED NC projects. The proposed model can be used by construction managers and facility managers to operate LEED-certified buildings better and reduce environmental impacts throughout the functional life cycle of the building.
