Purpose The registration of land titles is an important component of title documentation and certification process that is influenced by a variety of factors. The purpose of this paper is, therefore, to examine factors influencing land title registration practice in Osun State, Nigeria. Design/methodology/approach Data used for this paper were collected from 520 land title registration applicants, representing 48.10 per cent of the total number of applicants for land title/property rights registration in Osun State, Southwestern Nigeria, using systematic random sampling technique, with sampling interval k = 5. Data collected were analyzed using descriptive and inferential statistical techniques, such as frequency distribution and percentages, relative importance index (RII) and factor analysis. Findings The findings revealed that factors such as high cost of title documentation and corrupt practices of land registry staff had significant influence on land title/property rights registration process, while factors such as suitability of organizational structure and personnel competence/low morale had less influence on land title registration in the study area. Practical implications The findings of this paper suggest the inadequacies inherent in the land title registration process in the study area which has significant implications for land titling registration process in Osun State, the entire Nigerian state and other emerging African economies. Originality/value The paper is one of the few papers that analyzed the factors influencing land title registration from the perspective of end-users in an emerging African economy like Nigeria.

Purpose The purpose of this paper is to develop a motivation framework that will enhance labour productivity for Iskandar Malaysia (IM) construction projects. The vision of IM development corridor is to become Southern Peninsular Malaysia’s most developed region by the year 2025. IM cannot realise this foresight without effective labour productivity. Previous studies have reported that the labour productivity of IM construction projects was six times lower than the labour productivity of Singapore construction projects, due to lack of motivation among IM labourers, and a shortage of local skilled labour. Therefore, there is a need to study how to motivate IM construction labourers, so as to increase their productivity. Design/methodology/approach A quantitative research method was used to collect data from IM construction skilled labourers and construction professionals, using two sets of questionnaire. The respondents were selected using a purposive sampling technique. In total, 40 skilled labourers and 50 construction professionals responded to the questionnaire survey, and the data were analysed using Statistical Package for Social Science software (version 22). Findings The analysis revealed the major factors that motivate labourers participating in IM construction projects. The factors were ranked hierarchically using Relative Importance Index (RII) and the outcome of the ranking indicated that effective management, viable construction practices, financial incentives, continuous training and development, and safe working environment were the most significant motivation strategies that positively influence IM construction labourers. Originality/value The study developed and validated a framework that can be used to boost the morale of IM construction labourers, so that their productivity can be increased. Implementation of the established motivation framework will also lead to career progression of IM construction labourers, based on the training elements in the framework. This career prospect will attract local skilled labourers to participate in IM construction projects.

Purpose The purpose of this paper is to examine the career preferences of real estate students and the predisposing factors influencing the choice of career. The study also analysed the gender and socioeconomic variations with respect to the career preferences and factors influencing the career choice of real estate students in an emergent market like Nigeria. Design/methodology/approach Closed-ended questionnaires were administered on final year real estate students in the three Federal universities offering real estate in Southwestern Nigeria. Data were analysed using frequency counts, percentages, mean ranking, independent t-test, analysis of variance and correlation analysis. Findings The findings showed that the predominant individual factors influencing career choice of real estate students were personal career interest, the magnitude of initial salary, future financial prospects and job security. Furthermore, while intrinsic and economic/financial factors were the major themes influencing respondents’ career choice, the influence of a third party was less a likely determinant. Analysis of gender differences showed that there was a statistical difference between the male and female respondents with respect to the intrinsic and career exposure factors. Research limitations/implications The study has implications for real estate students, career advisers/academic counsellors, organisations employing the services of real estate graduates, and educational institutions and policy stakeholders in the real estate sector. The study also has implication for real estate professional bodies in Nigeria and other emergent markets. Originality/value This is perhaps the first attempt that examined the factors influencing the career choice of real estate students in an emergent market like Nigeria, especially from the perspectives of gender and socioeconomic variations.

PurposeLand value is a measure of the specific features of a property, excluding buildings and other developments. Land value varies depending on the economic, geographic and political aspects of a particular location. The primary purpose of the paper is to identify the general and location-specific attributes impacting property prices in urban Kerala.Design/methodology/approachThe objective of the current study was achieved through a three-cycle Delphi survey and relative importance index (RII) approach. The experts who aided in the survey had a mutual interest in the subject but came from different backgrounds like property valuation, real estate, urban and environmental planning. The initial group of variables identified from the literature was expanded and scrutinized in the first cycle of the Delphi survey. The variables were grouped into five major categories and 13 subcategories based on the literature and expert opinion. In the subsequent stages, the short-listed variables were rated on a seven-point Likert scale until a consensus was attained. The top-ranked variables were identified through the RII method as the critical factors influencing land value in urban Kerala.FindingsThe results indicate that road accessibility and proximity to nuisance sources are the most crucial parameters. The outcome of the study will provide a better understanding of the dynamics of land value and the influencing factors in urban areas.Originality/valuePrevious studies do not give much consideration for the location-specific variability on the influencing parameters. Property management research has not considered the usage of expert opinion and RII for variable selection.

Purpose The purpose of this paper is to identify and analyze indicators for measuring residents’ level of social and physical vulnerability to human-induced disasters in disaster-prone communities of Lagos, Nigeria. Design/methodology/approach The study adopted the quantitative research method. Questionnaires were administered to household heads in three disaster-prone communities of Lagos, Nigeria. Using systematic random sampling technique, household heads’ opinions were sampled in 10 per cent of the buildings. This effort culminated in the sampling of 288 household heads in the three communities. Findings The study identified flood, fire outbreak and environmental pollution as the most prevalence disasters in the communities. State of infrastructure, housing conditions and residents’ socioeconomic characteristics were identified as the major factors influencing residents’ level of vulnerability to disasters in the communities. Research limitations/implications The study could be strengthened by looking at other disaster-prone communities in Nigeria with different cultural and political settings. Hence, the view presented in this paper may not be considered generalizable to other parts of the country with different cultural settings. Originality/value To build resilient communities in cities of developing countries, the paper of this nature is important to determine factors influencing residents’ level of vulnerability to disasters. This will aid in strengthening community-disaster preparedness in these countries.

Purpose The purpose of this paper is to examine the factors affecting academic performance of real estate students in a developing country like Nigeria. Design/methodology/approach Data for the study were collected with the aid of questionnaire served on 152 final year real estate students of Obafemi Awolowo University, Ile-Ife and Federal University of Technology Akure, in southwestern Nigeria. Data collected were analysed using descriptive and inferential statistics. Findings Findings show that the factors relating to academic assessment, parent/family background and teaching methods or techniques have more impact on students’ academic performance, while school and general academic environment had less influence on students’ academic performance. Research limitations/implications The study complements the body of knowledge regarding the factors influencing real estate students’ academic performance from the point of view of an emerging economy where issues of socioeconomic, academic and training perspectives differ from what obtains in advanced economies. Originality/value This study is one of the few attempts at establishing factors that influence real estate students’ performance, especially from an emerging economy like Nigeria.

Purpose – This study aims to determine the influence of motivational factors: perceived ease of use (PEU), perceived enjoyment (PEJ) and perceived usefulness (PU) on utilisation of Internet health information resources among resident doctors in tertiary health-care institutions in Nigeria. The Internet has become a major source of health information for practitioners and the general public. Despite the availability of health information resources on the Internet, some resources are underutilised. There are numerous studies on Internet use among health-care workers; however, there is a dearth of information on motivational factors influencing utilisation of Internet health information resources among resident doctors in Nigeria. Design/methodology/approach – A descriptive survey design was used. Total enumeration technique was adopted to cover 1,280 resident doctors in 13 tertiary health-care institutions in southwestern Nigeria. A validated, self-administered questionnaire was used for data collection. The questionnaire has four sections covering the demographic profile of the respondents, PEU, PEJ and PU. Four hypotheses were tested at the p < 0.0 1 level of significance. Data were analyzed using descriptive statistics, Pearson product-moment correlation and multiple regression analysis. Findings – There were more males (69.0 per cent) than females (31 per cent); respondents mean age was 34 years. The result revealed that PEU(r = 0.181, p < 0.01), PEJ(r = 0.166, p < 0.01) and PU(r = 0.121, p < 0.01) have significant relationship with utilisation of Internet health information resources by the respondents. Also, PEU, PEJ and PU collectively (F = 15.366, df = 3; 897, p < 0.01) have significant influence on utilisation of Internet health information resources of the respondents. Individually, PEU (B = 0.864, df = 897, t = 3.90, p < 0.01) and PEJ (B = 0.349, df = 897, t = 3.060, p [lt] 0.01) were found to have significant influence on utilisation while PU (B = 0.232, df = 897, t = 1.328, p > 0.01) does not significantly influence the utilisation of Internet health information resource of the respondents. Research limitations/implications – One major implication of this study is that system designers and web content developers should design programs and websites that are compatible with the user’s abilities. Medical librarians have a role to play in providing quality health content that is easy to navigate and pleasurable to use. Both the institutions and the government have a role to play in providing information and communication technology facilities to enable doctors access relevant health information resources easily. Practical implications – Introduction of information literacy training in the residency programme or inclusion as a component of the continuing professional development will enable resident doctors to know relevant online searching tools and search techniques for accessing health information resources which will be useful to their work. This will in turn increase their PU of Internet resources. Health sciences librarians (medical librarians) in the various institutions/centres have a role to play in training resident doctors on how to access, retrieve and evaluate online health information. Librarians should also train resident doctors on how to search evidence-based Medicine resources such as the Cochrane Library and PubMed Clinical Queries and Critical Appraisal of the medical literature to make informed decision in the management of their patients and for research purposes. They should be trained on how to organise bibliographic references using reference manager tools such as Endnote, Zotero or Mendeley. Social implications – The social implication of this findings is that systems that are easy to use should be designed, so that doctors will be able to access relevant information for research and patient care for better health outcomes. The easier and enjoyable the system is to use, the more resident doctors will access and use health information resources to improve their service and save more lives. Originality/value – This study examined three motivational factors (PEU, PEJ and PU) that influence the utilisation of Internet health information resources by resident doctors in tertiary health-care institutions in Nigeria. The result revealed that collectively PEU, PEJ and PU have significant relationship with the utilisation of Internet health information resources, but PEU and PEJ are the main drivers of use of Internet health information resources among the resident doctors studied. This study adds to the literature of motivational factors influencing utilisation of Internet health information resources by resident doctors in southwestern Nigeria. This paper is original because, to the best of our knowledge, there is no other study on motivational factors influencing Internet use among resident doctors in Nigeria.

Purpose The service sector is the key driver of a country’s economic growth. The quality of service is more important for the survival of any organization. It is the interactive process by which the organization understands the customer and satisfies their needs. The main purpose of this study is to identify the factors influencing service quality in ocean freight forwarding and to study the association between the factors. Design/methodology/approach This research uses a deductive approach, which understands the theory first and collects the data. A questionnaire is designed to collect the data. The sampling technique used is two-stage sampling. First, the freight forwarders are selected and then the customers, importers and exporters are selected randomly. Likert scales are used to measure quality factors such as tangibility, reliability, responsibility, value, empathy and assurance. The association of factors is empirically evaluated. The SPSS tool is used for the correlation analysis. Findings An extensive review of the literature has been done to study and identify these service quality factors influencing customer satisfaction and loyalty. The result of this extensive literature review revealed that tangibility, responsiveness, reliability, trust, empathy and value are the service quality. It has been proved that there exists a significant association between the service quality factors and is positively related to the customer satisfaction. Originality/value Some studies have examined the freight forwarders’ service quality, but not specifically related to any dimension. This study attempts to bring together the five dimensions of SERVQUAL scale and the value dimension evaluating the cost, freight charges, safety and security criteria in the industry and examines the association between the quality factors and customer satisfaction.

PurposeThe causes of valuation inaccuracy, the approaches, basis and procedures used for value estimation were not profoundly identified in Ethiopia. Particularly, the causes of property valuation inaccuracy for court decisions have not been assiduously studied by scholars. Hence, the ultimate goal of this study aims to identify the determinant variables of valuation inaccuracy, the approaches, basis and procedures used for court execution purposes.Design/methodology/approachThis study employed both qualitative and quantitative approaches. The target populations of the study were the courts at the federal and regional levels. A purposive sampling technique was employed to undertake this study. The survey data was analyzed using the Relative Importance Index (RII).FindingsThe finding of this research revealed that courts have not outshined and uniform valuation manuals and guidelines that clearly state the approaches, procedures and bases of valuation. As a consequence, courts execute based on the opinion of value determined by other institutions. The insignificant numbers of independent valuation institution with the lack of uniform standards in the country prejudice the implementation of the decision of the court and faced injustice. The finding also reveals as there are several causative variables for real property valuation inaccuracy.Practical implicationsTo alleviate the problem, the government should strengthen the valuation sector by creating an independent institution for advancing valuation regulation and policymaking.Originality/valueThis study was the first of all and could be a pointer for different government and non-government bodies regarding the limitations of valuation for judgment execution purposes.

PurposeThe study investigated the factors influencing maturity levels in the Nigerian property market particularly southwestern Nigeria in sub-Saharan Africa. There is a need to identify the factors responsible for the less notable progress in the market in order to proffer measures that will enhance the property market or attract both local and international real estate investors.Design/methodology/approachThe method of data analysis adopted is weighted mean scores. The study sampled estate surveyors, public land administrators and financier, which are represented by the commercial bank. The respondents were presented a list of 40 factors and asked to rank them on a seven-point Likert scale. In order to reduce the variables responsible for the maturity levels into a few factors, factor analysis was employed.FindingsThe factors identified by respondents as the most responsible for the maturity levels observed (those with the highest weighted mean score of 6.52, 6.35 and 6.31) include government policy on interest rate, safety of property right/titles and insufficient property market information. Using factor analysis, the variables were further grouped into six factors namely monetary policy, property right registration, property professionalism, investor friendliness, property data and economic factors.Practical implicationsOn the basis of findings, the study recommends that the government should create an enabling environment for prospective investors/or property owners by taking measures that will improve the ease of doing business at same time enhance the foreign real estate investment. The government should pass enabling legislation that will make real estate financing a feature of the capital market. The Central Bank of Nigeria can help in managing the rate of inflation in order to reduce the cost of the construction materials so that average Nigerian can be able to own property asset. Prominent real estate firms should in conjunction with The Nigeria Institution of Estate Surveyors and Valuers develop property data bank on market fundamentals, e.g. rental/capital values, yields, construction cost indices, etc.Originality/valueThe paper provided the information on the factors that will enhance property maturity levels in southwestern Nigeria.

Purpose The purpose of this paper is to evaluate the measures practiced by public sector organizations (PSOs) to develop their capability and strength toward attaining the skills requirements for public-private partnership (PPP) program. Design/methodology/approach The study adopted a quantitative approach based on primary data obtained via questionnaire survey. The literature review provided the basis for identification of variables that were evaluated through structured questionnaire survey. The respondents were professionals in PSOs that have procured PPP projects in Southwestern Nigeria. These were sampled through the drawing of referral chain, involving respondents-driven sampling technique. The data collected were analyses using descriptive and inferential statistics. Findings The capability development measures of PSOs in PPP projects delivery clustered around five components: conventional practices, training and development, organizational practices, human capital enhancement and government-aided intervention. These five components of capability development measures are expected to be focused with adequate and equal interest and embraced by PSOs in countries with evolving PPP markets. Social implications The study provides implications for domestic human capital strengthening for enhanced infrastructure delivery in countries with evolving PPP markets. Originality/value This study contributes to the existing literature on capabilities improvement on PPP projects. This was achieved by providing empirical evidences with respect to human resource boost for enhanced performance of public sector organizations in their partnership with their private sector counterparts for PPP project success.
