This paper analyzes the factors influencing cash flows and divides them as certainty factors and uncertainty factors; it mainly discusses the uncertainty factors causing change of cash flow. For the characteristics of uncertainty of cash flows in real estate project, we adopted probability theory and mathematical statistics to balance and estimate the cash flows. Then the computer simulation method for uncertainty factors based on Beta distribution and normal distribution is proposed, with the prediction method of cash inflow and outflow. Illustrated by the case of actual real estate projects, we provided financial evaluation by traditional evaluation methods and simulation methods of uncertainty factors and compared the evaluation results. The experiment results show that the improved method has more scientific and accurate performance in basic data, compared to the traditional method, and it can acquire more reliable Evaluation results.

The purpose of the study is to assess the efficiency of cash flow management at power supply companies of the CIS (Commonwealth of Independent States) countries. A methodological approach to cash flow forecasting with the use of linear and polynomial regression has been developed. The study is based on the data provided by 12 power supply companies operating in CIS member countries. Forecasting based on the generated polynomial models of multiple regression of cash flow for the power supply companies under study confirms the strong possibility of extrapolating the studied trends to future periods. Compared to the linear model, the polynomial one confirms higher values of the determination coefficients for the majority of power supply companies. The projected volumes of cash inflow, cash outflow, and net cash flows of power supply companies with the application of the described polynomial multiple regression models have a fairly high degree of approximation. The correlations between operating cash flows and outflows, between total cash inflow and outflow of the majority of power supply companies are high. The low level of synchronization between cash inflows and outflows of the companies under study is associated with the specifics of their financial and investment activities and the cash flow management policy. It has been proven that energy enterprises’ financial stability significantly depends on the synchronization and uniformity of cash flows. The proposed methodological approach allows identifying enterprises by the criterion of riskiness from the standpoint of the synchronization and homogeneity of their cash flows.

This study aims to determine the effect of asset structure, operating cash flow, and profitability on debt policy in property and real estate companies in the Indonesia Stock Exchange in 2013-2017. The analytical method used is multiple linear regression, F test and t test. The results of the analysis of this study indicate that the structure of assets, operating cash flows, and profitability have a simultaneous effect on debt policy. Meanwhile the analysis partially shows that the asset structure, operating cash flows, and profitability do not partially affect debt policy.

Wildcat Capital Investors is a small real estate private equity company. Its MBA intern, Jessica Zaski, is asked to develop a financial model for the purchase of Financial Commons, a 90,000 square foot office building in suburban Chicago. By simple metrics, the property seems to be a good value, but with credit conditions tight, Jessica must consider whether outside investors would be comfortable with the risks of investing in the midst of a severe commercial real estate downturn. Wildcat is designed to give students exposure to both the quantitative and qualitative aspects of investing in commercial real estate through a private equity structure. Beyond the numbers, the case allows for a discussion of the process of finding suitable real estate investments. The importance of the simultaneous negotiations that Wildcat must have with the seller, the lender, and the outside investor can be emphasized.By working through the financial models, students will take a given set of assumptions and analyze the cash flows expected to be received by the equity partners of Financial Commons. With a given deal structure, the students can then model the cash flow to both outside equity investors and Wildcat, learning the mechanics of private equity. The model will allow students to investigate how the variations in the underlying assumptions affect returns to the property and to the investors.

The continuous increase in the size of various firms and listed banks, has necessitated the need to empirically examine the effect firm size has on the financial performance of listed banks in Africa. This is because some organisations and institutions have in time past failed to fulfill their going concern objective despite their large firm size balance. This study examined the effect firm size has on the three levels of cash flow of emerging economies in listed banks in Africa. The study employed the use of multiple regression analysis with the aid of the STATA statistical software tool. The result obtained revealed that for the operating level of cash flow, all countries used in this paper, with the exception of Kenya should continue to employ the independent variable as a corporate strategy method as it increases operating cash inflow. The financing level of cash flow results recommended that all countries except Nigeria should continue to utilize firm size as a significant value was obtained from the regression. The investing level of cash flow results produced a significant P-value for all countries with the exception of Botswana. The study, therefore, recommended that listed banks in Kenya, Nigeria and Botswana should apply caution in employing the firm-size corporate strategy method. This is because it doesn’t guarantee cash inflow in all three levels of cash flows.

This strong growth is happening because of the expansion of the Indonesian economy is fertile. Consumer spending makes a strong middle class residential business segment was the largest contributor to growth in Indonesia properties .. In this study, the parameters used to measure the performance of the company's financial statements is the accounting profit and the total cash flow. This study aims to examine and analyze the effect of variable accounting profit, and total cash flow to share price. Using multiple regression analysis, the study population is all companies sub-sector property and real estate listed on the Indonesia Stock Exchange in 2013-2015. The results showed that the accounting profit that affect stock prices. Accounting profits will provide information and a positive signal on the stock price on the property sub-sector and real estate, so it will affect the reduction or increase in the company's stock price. Total variable cash flows do not affect the stock price. Data in the cash flow statement only provide weak support for investors.

Introduction. Palm cultivation allows oil to be obtained for human and industrial consumption. Some of its development has been achieved through associations of agricultural producers, who have had access to financing to build industrial plants for oil extraction and refinement, which is of great importance to the economy developing countries. Objective. To demonstrate how strategic and risk management influence the profitability and value of the small palm oil industrializer business. Materials and methods. Financial, technical, market, and production indicators were used in a price forecast model. The Monte Carlo simulation method was performed and a time series model was fitted to forecast the international price of palm oil. Subsequently, a univariate structural econometric model was adjusted to forecast revenue based on international price and other variables. Finally, a parameterized cash flow was developed that incorporated the results of the previous models to estimate the value of the business. Results. The international oil price forecast showed high volatility that directly affected the organization’s revenue forecasts and conveyed its effect to cash flows. The value of the business and equity was negative, and in the face of debt restructuring scenarios and the elimination of unproductive assets, they improved considerably. Conclusion. Low-diversified palm oil production companies had a high exposure to changes in international prices which, together with high levels of debt for fixed asset investments with long recovery periods, affect their cash flow, the value of the company, and its assets.

Subject. The article investigates key figures disclosed in consolidated cash flow statements of 25 leading publicly traded oil and gas companies from 2006 to 2018. Objectives. The focus is on determining the current level of values of the main components of consolidated statement of cash flows prepared by leading publicly traded oil and gas companies, identifying key trends within the studied period and factors that led to any transformation. Methods. The study draws on methods of comparative and financial-economic analysis, as well as generalization of materials of consolidated cash flow statements. Results. The comprehensive analysis of annual reports of 25 oil and gas companies enabled to determine changes in the key figures and their relation in the structure of consolidated cash flow statements in the public sector of the industry. It also established main factors that contributed to the changes. Conclusions. In the period under study, I revealed an increase in cash from operating activities; established that capital expenditures in the public sector of the industry show an overall upward trend and depend on the level of oil prices. The analysis demonstrated that even integrated companies’ upstream segment prevail in the capital expenditures structure. The study also unveiled an increase in dividend payments, which, most of the time, exceeded free cash flows thus increasing the debt burden.

This study aims to analyze economic exposures and its factors namely exchange rates and inflation, that influence firm value as reflected through firm cash flow. Analytical method used Ordinary Least Square and eviews as analytical tool. This study used secondary data and cigarette industry companies listed on the Indonesia Stock Exchange as samples along 2008 to 2017. Samples choosing method used purposive sampling based on determined criterias. The results showed that partially economic exposure had positive effects on firm value but insignificant. These could be seen from the economic exposure factors influncenced namely exchange rates and inflations.The exchange rate risk has low influenced cash flow was caused of the tobacco industry has low level of export/import.Enhance,inflation also had low effect on cash flow was caused of the tendency of cigarette consumers will continue to buy cigarettes even though its price increases. In short, economic exposure in the tobacco industry has low influence toward firms value. Hence, simultaneously changes in exchange rates and inflation which are economic exposure indicators have a significant effect on cash flows.  Keywords: Economic Exposure, Exchange Rate Risk, Inflation Risk, Firms Value, Cash Flow
