Sustainable construction addresses both rising housing demand and the need to reduce energy consumption, but is not yet widespread in Vietnam, although the number of Green Building Certified projects has increased significantly since 2015, especially those with LEED certification. Certification adds value to the project but also incurs additional costs and implementation challenges for general contractors (GCs) and other stakeholders. The growing popularity of LEED buildings requires GCs to understand their role in fulfilling the LEED requirements. We therefore conducted a thorough review of the previous research on LEED v4 guidelines and their local equivalents to determine what is expected of GCs working on LEED v4 BD + C projects in Vietnam. A survey of 72 experts, engineers, and architects working in the construction sector identified the LEED tasks where Vietnamese GCs lack experience and suggested solutions to address this shortfall were developed. In particular, Vietnamese GCs lacked experience in implementing their sustainable roles. These results provide a useful foundation for Vietnamese GCs seeking to expand the scope of their LEED work and identified necessary training. Our findings will also guide future research to help GCs in Vietnam adapt to LEED’s sustainability requirements and support sustainable construction in Vietnam.

The U.S. Green Building Council’s (USGBC) Leadership in Energy and Environmental Design (LEED) certification program supports sustainable construction as part of the effort to address climate change and resource depletion. It is the world’s most popular green building certification system, with more than 146,400 projects. Satisfying the LEED requirements brings many benefits to a project’s design performance and adds community value, but it does incur additional costs and challenges. This study examined the choices made by those working on the 222 LEED New Construction version 4 (LEED-NC-V4) projects that were certified between September 2014 and March 2020 to determine how the LEED project teams selected appropriate LEED goals. The results reveal interesting insights into the way project LEED goals and the credits corresponding to the target certification level were chosen, as well as the links and trade-offs between the various credit options. Based on these findings, useful suggestions are made for ways to help LEED project teams achieve their target certification levels and encourage authorities to continue to improve their local green regulations. The analysis of actual certified projects’ data makes it possible to re-evaluate the effects of newly updated requests in LEED v4 in the light of the stated goals of the USGBC.

The global construction sector accounts for 13.2% of the world’s gross domestic product (GDP). It not only contributes to the economic growth engine of the world but also climate changes due to its high energy footprint. Sustainable buildings have the potential to reduce the adverse impacts of the construction industry, but their adoption is slow due to hindrances. The aim of this paper is to study literature on barriers to green building adoption to date and highlight the overlapping and unique barriers specific to India in comparison to a few prominent countries, and provide solutions and recommendations for future research. The methodology has been an extensive literature review of the barriers to green building (GB) adoption. The key findings, namely barriers, were classified under economic, governmental, organizational and social perception, information, technology and material categories. Barriers unique to India and a few other developing countries are an extension of project schedules, lack of research and developmental works, lack of public motivation, poor building code enforcement, high payback period, uncertain supply of green materials, improper implementation of policy framework and performance of green building technologies (GBT’s). The GB construction sector is fragmented around the world. Even the GB definition is not the same across the globe although the environmental aspect is the same. Similarly, there are unique and overlapping challenges in GB adoption globally. Buildings in usage perspectives can be classified into residential and non-residential. This study looks only at non-residential GBs due to their homogenous nature. There is a dearth of specific studies related to the adoption of GBs in India. This study aims to fulfil the gap of India’s standing in the barriers to GB adoption with respect to the developed and developing countries. JEL Classification: I18

Development countries in Africa will see 75% increase of its current building stock until 2060 due to the economic development, rapid urbanization and population growth. Rwanda?s Third National Communication under the United Nations Framework Convention on Climate Change estimates that the carbon dioxide emissions from buildings will increase by 574% by 2050 in the business as usual scenario. The aim of this paper puts sustainable architecture and green buildings in a context of rapidly urbanizing Rwanda, showing five recently constructed brick buildings that exploit the culture while meeting the sustainability demands of the 21st century. Global sustainability agendas are advocating for the use of brick for its durability, quality, with environmental, economic, and social benefits for construction sector. This paper provides insights on the policies, such as the Green Building Minimum Compliance System, advocating for the use of brick as a sustainable construction material. Despite the rapid urbanization in Rwanda, the existing sustainable construction practices help in reducing carbon dioxide emissions, while this paper also documents results on social and economic perspectives for the community from construction sector.

PurposeThis paper presents a conceptual model of effective subcontractor development practices to guide general contractors' development of a network of high-performing subcontractors (SCs) for Leadership in Energy and Environmental Design (LEED) projects.Design/methodology/approachDrawing from supplier development theories and practices in the manufacturing sector, a mixed interpretivist and empirical methodology is adopted to examine the body of knowledge within literature for conceptual model development. A self-reporting survey questionnaire with a five-point Likert scale is used to assess 30 construction professionals' perceptions of the effectiveness of 37 SC development practices classified into five categories. Descriptive statistics, weighted means, and t-tests are used for data analysis.FindingsSC prequalification, commitment, incentives, evaluation and feedback practices can be effective in generating high-performing SCs. Practices that require more direct involvement and linkages between GC and SC are perceived to be less effective.Research limitations/implicationsTheoretical contributions include a framework to foster future research to advance knowledge and understanding to enhance the adoption of SC development practices in the construction sector.Practical implicationsImplementation of ranked SC development practices can equip GCs with a network of high-performing SCs for improved competitive advantage and revenues.Originality/valueThe proposed conceptual model expands discussions on the modification of supplier development theories and practices currently utilized in the manufacturing sector toward their application in the construction sector. This research differs from previous research, which primarily focused on the manufacturing sector.

PurposeThe green building (GB) market in Vietnam is growing quite slowly. Project stakeholders are facing very much undefined difficulty to gain success of GB projects. This study focused on investigation of the critical challenges the general contractors are facing in executing GB projects in Vietnam.Design/methodology/approachThe study conducted a literature review and three in-depth interviews to define 31 potential challenges hindering success of GB projects. Data was collected from 163 respondents through the questionnaire survey and was analyzed by the mean ranking technique, EFA and PLS-SEM.FindingsThe result found general contractors in Vietnam are facing the four components of challenges, namely “Planning activities-related challenges”, “Organizational activities-related challenges”, “Onsite management and control activities-related challenges” and “Green supply chain-related challenges”; and all of them have statistically significant effects on success of GB projects in Vietnam. Furthermore, the most dominant component was related to the non-readiness of external GB supply chain.Research limitations/implicationsThis present study has several notable limitations that may be addressed by future research. First, the data was collected from the quite small sample; and sampling is not randomly conducted. The findings may be tested by a larger dataset from a nationwide population. Also, the generalization of the findings may be limited because the data was only collected under the viewpoint of general contractors within the specific context of Vietnam; future studies should extend to developers and/or project managers, etc.Practical implicationsThe findings suggest for practical measures to enhance success of GB projects in Vietnam, including (1) completing the system of legal regulations and technical codes, standards, guidelines on GB, (2) providing incentive policies to promote the R&D activities on GB and (3) providing educational programs to improve the awareness and capacity on GB in domestic construction organizations, especially medium and small subcontractors.Originality/valueIn order to fill the gap of the existing literature, this study seeks to gain a better understanding on critical challenges hindering success of green building projects under the view point of general contractors with reference to the context of Vietnam – a developing economy. This study first identified potential challenges, then evaluated the impact of the key components of challenges on success of GB projects.

Design of green buildings involves specific processes compared to conventional construction projects that require participation of several disciplines. Having particular activities, functions, and physical aspects, green buildings impose their own difficulties during design. Building Information Modelling systems (BIM) use different software for virtual simulation of characteristics of projects, which promotes early detection of potential problems even before production of the intended design details. Implementing BIM technology in design stage, not only helps to minimize design problems, but also to shorten the stage itself. With this effect of BIM combined with sustainable practices and energy efficient technologies, design stage alone can be considered as a sustainable application of construction activities. Therefore, principles and requirements of green building certification systems can easily be performed for projects with capabilities of BIM technologies and tools. In this study, redesign of Yildiz Technical University, Faculty of Civil Engineering Building based on LEED certification system using BIM tools is presented. The project is prepared as part of a capstone project by senior civil engineering students. Design stages are planned to promote sustainability and qualify the requirements of LEED v3 BD+C (Schools). The main objective is to introduce the students to two major trends in construction industry (green buildings and BIM applications) and to create awareness of sustainable construction, green building certification systems and emerging technologies.

The construction sector is an essential in providing physical development for nations to cater to the demand for infrastructures such as education, housing, and manufacturing. However, the adverse impact of the building sector on the environment has triggered a growing awareness of the sustainable approach. Green construction is becoming expected in every construction project, and Malaysia is developing a national pathway to sustainable construction. After a comprehensive literature review, this research used semi-structured face-to-face interviews with industry experts to explore the current practices. In the Malaysian context, the compliance with government policy and industry guidelines has been the primary push factors to deliver green projects. The most common barrier faced was the low level of knowledge and awareness of project stakeholders. This paper helps provide a basis for future research and increase stakeholder awareness of green construction in the Malaysian construction industry and beyond.© 2016. The Authors. Certification systems used to test green buildings have become popular nowadays. In addition, there has been a gradual increase in the involvement of the players in the construction sector and public awareness of sustainability. These systems, which are useful in mitigating the building's environmental impacts, reveal difficulties in their implementation, especially for devoloping countries. Because of the problems affecting the population, such as air pollution and health problems, most world states came together and held conferences to take joint binding decisions. In Turkey, Leadership in Energy and Environmental Design (LEED) is first on the total number of certified green buildings, followed by the Building Research Establishment Environmental Assessment Method (BREEAM) and the German Sustainable Building Council (DGNB). This article summarizes the methodology used by some of these rating methods, shows a comparative approach between these rating systems, and provides an overview of how green building relates to sustainable development practices. Lastly, the building of the hospital was analyzed using  LEED certification system as a case study and the differences in the results were evaluated.

Hospitals are the major contributor to environmental corruption and the biggest drain onenergy in their life cycle because they are complex, multifunctional giant facilities. Several recent studieshave been carried out to find the most suitable solutions to reduce energy consumption provide it on-siteand contribute to supporting economic, environmental and social aspects. The reason for the slowmovement of green buildings for hospitals is to focus on a suitable design for the complex function thatdeals with the local climate, natural resources, economy and cultural values and avoid the one-size-fits alldesign. This made the solutions used multiple and varied, different for greening of the hospital and put theresearch in the absence of a clear perception of the mechanisms of the application of green architecture inhospitals and this identified the problem of research. Therefore, the study looked at an analytical study ofexisting project models designed according to the strategies and standards of green architecture todetermine the strategies adopted in each project, and by adopting the analytical method after determiningthe strategy used in each building to achieve the green architecture and then comparing them according tothe standards adopted using the global LEED system Green Building Council. The results that will bereached are the mechanisms of applying Green Architecture to Hospitals.

Although the two concepts of lean and sustainable construction have been developed due to different incentives, and they do not pursue the same exact goals, there exists considerable commonality between them. This paper discusses the potentials for integrating the two approaches and their practices and how the resulting synergy from combining the two methods can potentially lead to higher levels of fulfilling the individual goals of each of them. Some limitations and challenges to implementing the integrated approach are also discussed. Based on a comprehensive review of existing papers related to sustainable and lean construction topics, the commonality between the two approaches is discussed and grouped in five categories of (1) cost savings, (2) waste minimization, (3) Jobsite safety improvement, (4) reduced energy consumption, and (5) customers’ satisfaction improvement. The challenges of this integration are similarly identified and discussed in the four main categories of (1) additional initial costs to the project, (2) difficulty of providing specialized expertise, (3) contractors’ unwillingness to adopt the additional requirements, and (4) challenges to establish a high level of teamwork. Industry professionals were then interviewed to rank the elements in each of the two categories of opportunities and challenges. The results of the study highlight how future research can pursue the development of a new Green-Lean approach by investing in the communalities and meeting the challenges of this integration.
