Assessing determinants of sustainable upgrade of existing buildings

Purpose Estimates show that close to 90% of the buildings we will need in 2050 are already built and occupied. The increase in the existing building stock has affected energy consumption thereby negatively impacting the environment. The purpose of this paper is to assess determinants of sustainable upgrade of existing buildings through the adoption and application of sustainable technologies. The study also ranks sustainable technologies adopted by the professionals who participated in the survey with an in-built case study. Design/methodology/approach As part of the overall methodology, a detailed literature review on the nature and characteristics of sustainable upgrade and the sustainable technologies adopted was undertaken. A survey questionnaire with an in-built case study was designed to examine all the sustainable technologies adopted to improve energy consumption in Australia. The survey was administered to sustainability consultants, architects, quantity surveyors, facility managers and engineers in Australia. Findings The results show a total of 24 technologies which are mostly adopted to improve energy consumption in existing buildings. A factor analysis shows the main components as: lighting and automation, heating, ventilation and air conditioning (HAVC) systems and equipment, envelope, renewable energy and passive technologies. Originality/value The findings bridge the gap in the literature on the adoption and application of sustainable technologies to upgrade existing buildings. The technologies can be adopted to reduce the excessive energy consumption patterns in existing buildings.

PurposeThis paper aims to describe and demonstrate a quantitative areal openness model (AOM) for measuring the openness of floor plans. Creation of the model was motivated by the widely reported but rarely quantified link between openness and adaptability.Design/methodology/approachThe model calculates values for three indicators: openness score (OS), weighted OS (WOS) and openness potential (OP). OS measures the absence of obstructions (walls, chases, columns) that separate areas in a floor plan. WOS measures the number of obstructions while also accounting for the difficulty of removing them. OP measures the potential of a floor plan to become more open. Indicators were calculated for three demolished case study buildings and for three adapted buildings. The case study buildings were selected because openness – or lack thereof – contributed to the owners' decisions to demolish or adapt.FindingsOpenness indicators were consistent with the real-world outcomes (adaptation or demolition) of the case study buildings. This encouraging result suggests that the proposed model is a reasonable approach for comparing the openness of floor plans and evaluating them for possible adaptation or demolition.Originality/valueThe AOM is presented as a tool for facility managers to evaluate inventories of existing buildings, designers to compare alternative plan layouts and researchers to measure openness of case studies. It is intended to be sufficiently complex as to produce meaningful results, relatively simple to apply and readily modifiable to suit different situations. The model is the first to calculate floor plan openness within the context of adaptability.

The current main issue in the construction sector in Europe concerns the energy refurbishment and the reactivation of investments in existing buildings. Guidance for enhancing energy efficiency and encouraging member states to create a market for deep renovation is provided by a number of European policies. Innovative methods and strategies are required to attract and involve citizens and main stakeholders to undertake buildings’ renovation processes, which actually account for just 1% of the total building stock. This contribution proposes technical and financial solutions for the promotion of energy efficient, safe, and attractive retrofit interventions based on the creation of volumetric additions combined with renewable energy sources. This paper focuses on the urban reality of Athens as being an important example of a degraded urban center with a heavy heat island, a quite important heating demand, and a strong seismic vulnerability. The design solutions presented here demonstrate that the strategy of additions, because of the consequent increased value of the buildings, could represent an effective densification policy for the renovation of existing urban settings. Hence, the aim is to trigger regulatory and market reforms with the aim to boost the revolution towards nearly zero energy buildings for the existing building stocks.

Purpose The purpose of this paper is to identify appropriate concepts of multi-active façades for the renovation of multifamily buildings in Sweden and to determine which, if any, are financially viable. Design/methodology/approach A lifecycle profit (LCP) analysis was used to examine financial viability through a ten-step process, which included identifying concepts, assessing costs and prices, calculating the LCP and performing sensitivity analysis. Two existing buildings – one low rise and the other high rise – were used as reference models. Findings The findings were contradictory. Implementing any of the multi-active façade concepts on the high-rise building would be financially beneficial. The opposite was, however, the case for the low-rise building. Two factors causing this contradiction have been identified: the façade material before renovation and the size of the building. Research limitations/implications The study is limited to two case buildings situated in Sweden; however, similar buildings represent a significant amount of the existing building stock. Part of the purpose of the study is also to investigate the merits of LCP analysis to evaluate energy-efficient retrofitting. The study implicates the benefits and pitfalls of LCP analysis needed to be considered by researchers and practitioners alike. Originality/value The research findings contribute to the understanding of energy-efficient retrofitting of existing multifamily buildings based on prefabricated multi-active façade concepts.

Purpose The purpose of this paper is to explore the prospects of Malaysian seaports as hubs for seaport tourism. This symbiosis nexus between seaports and tourism needs to be explored to provide a luxury economic growth. Combinations of these two segments are expected to explore a new market in Malaysian tourism industry. Design/methodology/approach A thorough case study consists of five major seaports in Malaysia including Penang Port, Port Klang, Port of Tanjung Pelepas, Kuantan Port, Bintulu Port and Kota Kinabalu; these seaports have been selected to reveal their opportunities for the prospect of Malaysian seaport tourism via spatial interaction model. Findings Four main components including cruise activities, support from intra-region and inter-region economic corridors and the seaport regionalisation can be integrated to reveal the capacity of Malaysian seaport to be hub for seaport tourism. Originality/value This paper incorporates tourism sector as one of the streams in the fifth-generation seaports. Seaports and tourism are two economic generators in Malaysia and infusion of these components is expected to enhance the economic prospect, diversify the function of seaports and reduce the over-dependence on conventional tourism activities.

Nowadays, energy retrofit interventions on the existing building stock are of paramount importance towards energy consumption and emissions reductions in the construction sector. Such interventions are also crucial in the view of increasing cities resilience with respect to the intensification of frequent extreme weather events, such as cold spells and heatwaves. Indeed, a wide portion of our cities is dated and lacking with respect to performances. These are the motivations behind the proposed sustainable approach, which deals with the environmental perspective, but also with social and economic ones, by proposing the retrofit of the Public Residential Building stock (Edilizia Residenziale Pubblica, ERP). The objective is to improve the energy performance of ERP stock by means of construction materials coming from local km0 agricultural waste and by-products. The research was conducted by means of in field and numerical analyses of the energy performances of a relevant case study building. Different layers of bio-based, recycled construction materials for the envelope were tested with respect to their efficacy in improving the energy performance of a case study building. The results demonstrate that the most performing envelope solutions and their combination are able to reduce up to 36% of the yearly energy consumption for heating.

Purpose This paper aims to develop a better understanding of intergenerational knowledge transfer (IKT) practices by adopting a context-related and comparative perspective. Design/methodology/approach A qualitative case study design involving 83 interviews and non-participative observation in German and Quebec organizations has been chosen. Findings Two distinctive archetypes of IKT emerge from both national contexts: “we-individualizing” (Germany) and “I-connecting” (Quebec), leading to an eightfold taxonomy of IKT practices. Research limitations/implications This research is limited to young and senior workers and to high-tech sectors. Originality/value Comparative and inductive study of IKT, adaptation of IKT practices to national contexts, retaining younger workers. This inductive and comparative study allows a better adaptation of IKT practices to national contexts and therefore a better retention of younger workers.

Purpose The purpose of this paper is to discuss the role of digital forensics in an evolving environment of cyber laws giving attention to Bay of Bengal Initiative for Multi-Sectoral Technical and Economic Cooperation (BIMSTEC) countries, comprising Bangladesh, India, Myanmar, Sri Lanka, Thailand, Nepal and Bhutan, in a dynamic global context. Design/methodology/approach This study uses a case study approach to discuss the digital forensics and cyber laws of BIMSTEC countries. The objective of the study was expected to be achieved by referring to decided cases in different jurisdictions. Cyber laws of BIMSTEC countries were studied for the purpose of this study. Findings The analysis revealed that BIMSTEC countries are required to amend legislation to support the growth of information technology. Most of the legislation are 10-15 years old and have not been amended to resolve issues on cyber jurisdictions. Research limitations/implications This study was limited to the members of the BIMSTEC. Originality/value This paper is an original work done by the authors who have discussed the issues of conducting investigations with respect to digital crimes in a rapidly changing environment of information technology and deficient legal frameworks.

PurposeThe purpose of this study is to explore food producers' motivations and challenges whilst participating in short food supply chains (SFSCs). This paper compares findings with previous literature and investigates the topic in the context of producers' motivations.Design/methodology/approachThe paper includes a literature review concerning producers' motivations to engage in SFSCs. A case study was designed to investigate motivations underlying producers' engagement in SFSCs, as well as the challenges that they face. Semi-structured interviews were conducted in a farmers' market located in Mexico. Thematic analysis is used to identify the principal issues for producers'. Propositions based on findings are presented.FindingsFindings suggest that small, large, part-time and full-time producers are willing to engage with farmers' markets for diverse primary economic and non-economic motivations. Individual and collective challenges were also identified.Originality/valueThis research helps to explain producers' motivations and challenges within SFSCs in an under-researched context, namely a focus on producers' and in the Global South.

Purpose – Ten years ago Penna, the global HR services group, needed a radical business and culture re-invention if it was to survive. This article aims to tell the story behind Penna's journey and describe how a sustainable culture change intervention became the cornerstone of a successful business. Design/methodology/approach – This case study is the result of an initial ethnographical research followed by concrete and systemic interventions. Findings – The case study identifies four elements that sustained the business impact of a culture change program over a significant period of time. Originality/value – This longitudinal case study follows a culture change program in an organizational context over a period of ten years.
