Mixed-use development in Christchurch, New Zealand: Do you want to live there?

Christchurch, one of New Zealand’s major cities, has been dealing with a housing shortage after a series of major earthquakes struck in 2010 and 2011, causing extensive damage to the city. Consequently, two distinct types of housing development appeared in the suburban areas of Christchurch: low-density single-use neighbourhoods and higher-density mixed-use neighbourhoods. The latter type is relatively new for Christchurch suburban areas where low population densities dominated prior to 2011. Thus, this study aimed to investigate the preferences of the residents of Christchurch and its surrounding districts for living in mixed-use neighbourhoods. Specifically, it sought to identify the weights that those residents place on the costs of house purchase and transport, versus neighbourhood costs associated with mixed-use development, when purchasing a residential property in the suburban areas of Christchurch. For this, a stated preference survey was developed, using the efficient design method, and mixed-logit models were estimated using the data. The results show that most of those residents prefer to live in low-density single-use neighbourhoods rather than in higher-density mixed-use neighbourhoods, and are sensitive to increases in the land price, density of development and diversity of land use in the areas.

El estudio de las características urbanas y arquitectónicas, y las posibles medidas de rehabilitación para los centros comerciales de gran tamaño, fueron el punto de partida para evaluar la sostenibilidad medioambiental y urbana de los mismos. En la presente tesis, se desarrolló una metodología de evaluación de cara al análisis de las medidas de rehabilitación que pudieran aplicarse sobre un centro comercial. Se consideraron cuatro familias de medidas: Rehabilitación ecoeficiente, inserción de elementos verdes, inserción de usos en el centro, y una familia de medidas de rehabilitación aplicadas sobre el entorno urbano. Ocho casos de centros comerciales fueron analizados: tres en el contexto urbano de Sao Paulo, tres en el contexto urbano de Madrid, y tres en el contexto de la Norteamérica suburbana. El resultado del estudio permitió establecer un criterio para orientar las operaciones de rehabilitación de centros comerciales hacia ciertos ámbitos de la sostenibilidad. Las conclusiones finales del estudio fueron que es importante considerar varias medidas de rehabilitación de forma simultánea, a la vez que considerar en la escala urbana global para lograr una mejora relevante de cara a la sostenibilidad. Esto último especialmente en centros comerciales ubicados en entornos periféricos de baja densidad. Abstract. The studio of both the urban and architectural features, as well as the retrofitting means of application on a shopping mall, was the parting point to evaluate the sustainability of large surface shopping malls. A methodology to evaluate the efficacy of the retrofitting means of application on malls was developed, considering four families of retrofitting means: Eco efficient refurbishment, insertion of green elements, insertion of uses, and a family of retrofitting means applied in the urban area surrounding the mall. Eight cases were analyzed: Three located in the urban background of the city of Sao Paulo, Three located in Madrid, and two located in the background of the Suburban U.S.A. The result of this study was the establishment of criteria to focus the operations of any retrofitting program applied on a shopping mall towards some facts related to sustainability. Being the final conclusions, the affirmation that is important to consider various means of retrofitting simultaneously on the shopping mall, as well as to consider the wide urban scale to be retrofitted, in order to achieve a relevant improvement towards sustainability. Specially in cases of shopping malls located in low density suburban areas.

This study quantifies the impact of individual attributes, the built environment, and travel characteristics on the use of bike-sharing and the willingness of shifting to bike-sharing-related travel modes (bike-sharing combined with other public transportation modes such as bus and subway) under different scenarios. The data are from an RP (Revealed Preference) survey and SP (Stated Preference) survey in Nanjing, China. Three mixed logit models are established: an individual attribute–travel characteristics model, a various-factor bike-sharing usage frequency model, and a mixed scenario–transfer willingness model. It is found that age and income are negatively associated with bike-sharing usage; the transfer distance (about 1 km), owning no car, students, and enterprises are positively associated with bike-sharing usage; both weather and travel distance have a significant negative impact on mode shifting. The sesearch conclusions can provide a reference for the formulation of urban transportation policies, the daily operation scheduling, and service optimization of bike-sharing.

Mixed-logit models are currently the state of the art in discrete-choice modelling, and their estimation in various forms (in particular, mixing revealed-preference and stated-preference data) is becoming increasingly popular. Although the theory behind these models is fairly simple, the practical problems associated with their estimation with empirical data are still relatively unknown and certainly not solved to everybody's satisfaction. In this paper we use a stated-preference dataset—previously used to derive willingness to pay for reduction in atmospheric pollution and subjective values of time—to estimate random parameter mixed logit models with different estimation methods. We use our results to discuss in some depth the problems associated with the derivation of willingness to pay with this class of models.

Before the financial crash froze the motion of money, the plan to repopulate thinned-out downtowns had become an article of faith among advocates of low-carbon urbanism. Where else could the blueprint for truly sustainable living be realized? The technical difficulty and cost of retrofitting suburbs for higher density was prohibitive, even in the postwar inner-ring subdivisions that were more compact in their land use than today’s sprawl counterparts on the urban fringe. It was in city centers that the biggest improvements in energy efficiencies and emissions could be achieved, and, since the carbon clock was ticking, there was a consensus that their repopulation by middle-class residents ought to be accomplished posthaste. Urbanists, guided unerringly by Jane Jacobs’s prescriptions for vibrant street life, had long argued that the kind of society fostered by mixed-use and mixed-income downtown neighborhoods was more open-minded and mutually gratifying than the atomized lifestyle of the master-planned exurban community. After all, Jacobs’s version of the city had been driven primarily by concerns about quality of life, or what could be called cultural health. In her view, those who had planned the urban renewal projects of the 1950s and 1960s and hastened the population flight outwards had bequeathed a soulless, antiurban city—“a Great Blight of Dullness,” as she memorably put it. Hence, her full-throated praise for the daily festival of street life in mixed-use neighborhoods, even those condemned by the improvers as examples of urban blight. Compared to the presumed conformity of the suburbs, the humming, cosmopolitan milieu of her downtown sidewalks surely boasted a superior civilization. In the decades after Jacobs launched her downtown revolution, the argument for high-density core residence got a turbo boost from environmentalist quarters. Criticism of suburbia was no longer a matter of taste—how ugly and dull are these cookie-cutter houses and strip malls? Now it was backed up by estimates of the ecological costs of the unplanned, low-density tract development known as sprawl. In recent years, climate change had lent an extra sense of urgency to the case for downtown resettlement.

The zone of post-socialist suburbia was predefined even during socialism, when rural settlements surrounding large cities were joined with city territory. After the fall of socialism, new intensive transformations unfolded in suburban areas. This chapter analyzes the centers of suburban settlements by using a segment of the administrative area of the City of Niš, Serbia as a case study. Selected settlements have high values of demographic growth in the post-socialist period: four settlements of rural origin, one sprawling settlement, and one settlement of former weekend-residences. This chapter is set to investigate current development patterns in suburbia and to formulate guidelines for designing suburban centers. Urban matrix for mixed-use centers is created, which shapes the center spatially and functionally. Vital centers of suburban neighborhoods that are integrated into the city network represent the only sustainable form of development of suburban areas and city as a whole.

This paper presents the results of a study that examines the factors that influence travelers’ mode choice between transit and ridesourcing, for two distinct market segments—transit users in a regular context and auto users in occasional situations when a private vehicle is not available. Data from a stated preference (SP) survey were used for this study. Specifically, responses to a set of attitude-related questions were used to extract latent attitude factors that represent various aspects of attitudes toward mobility options. Mixed logit models were developed for the two classes. Socioeconomic and demographic attributes, as well as the attitudinal factors, were explored as independent variables. Model results revealed distinct behavior patterns between transit users and auto users. For transit users, the decision to shift to ridesourcing is highly affected by the perceptions of time and cost as well as motivations for technology, while the concerns on traveling with strangers and joy of driving were major barriers for auto users to use ridesourcing. Auto users would use ridesourcing when they believed that they would receive higher utilities, in relation to time, cost, reliability, convenience, comfort, stress relief, and so forth. This study provides further insights into the contributing factors to the choice between transit and ridesourcing. The results present a better understanding of the potential market for ridesourcing and highlight underlying attitudes that have significant influences on choice behavior. The findings could be helpful for planners and service providers to better plan for and address the needs and concerns of travelers.

Densification by greening, or what we can learn from Singapore (essay) Singapore, a city-state with a high population density, wants to give its population, its tourists and its economy a living and livable city and has developed the concept of the Garden City. Parks, nature reserves, forest, green corridors, trees, botanical gardens, horizontal and vertical greening of buildings, as well as popular participation, are all important for this vision of the city. Singapore is counting on dense construction alongside “greening” and biodiversity. Let us be prepared to learn from Singapore's example! Our land is also a non-renewable resource. To protect our ever more limited agricultural land, we should renounce any extension of building land, and free ourselves from the expanding carpets of suburban development. Let us build multiple urban neighbourhoods with mixed use and more biodiversity. Let us develop new types of communal gardens. Urban gardens in the widest sense – from private gardens to garden cooperatives, to parks and botanical gardens – are a part of our living space. The city should be our garden.

In the recent five years, City parks have been developing rapidly in urban cities in Indonesia. Built in 2007, Taman Gajah Tunggal is one of the city parks located in Tangerang. This park is situated at The Center of Tangerang City on the edge of Cisadane River. Like many public spaces in Indonesia, this park has littering issues by visitors’ lack of care. This re- search is offered to develop social marketing by using a digital game for gaining awareness of Taman Gajah Tunggal’s visitors age 17-30 years old about littering issues. This paper focused on developing the prototyping process in iteration design method by using a digital game to suggest possibilities design for future development interactive installation design in public space which can bring a new experience.

Plug-in Hybrid Electric Vehicles (PHEVs) can help decarbonize road transport in urban India. To accelerate the diffusion of PHEVs, investigation of commuter preferences towards the attributes of PHEVs is necessary. Therefore, the present study analyzes prospective owners’ choice decisions towards PHEVs in a typical Indian context. A stated preference survey was designed to collect responses from the current owners of conventional vehicles (CVs) in Delhi, India, and Mixed Logit (ML) models were developed to estimate commuters’ Willingness To Pay (WTP) for a set of key PHEV-specific attributes. The decomposition effect of prospective owners’ sociodemographic characteristics and trip characteristics on the mean estimates of random parameters was investigated by developing ML models with heterogeneity. Subsequently, the influence of improvement of each PHEV-specific attribute on prospective owners’ choice probability was investigated by calculating marginal effects. Among the various PHEV-specific attributes considered in the present study, high WTPs are observed for decrease in battery recharging time, reduction in tailpipe emission and increase in electric range. Therefore, an added emphasis on these attributes by vehicle manufacturers is likely to enhance the attractiveness of PHEVs to Indian commuters. The results also highlight the importance of government subsidy for promoting PHEVs in the Indian market. Prospective owners’ income, availability of home-based parking space, and average daily trip length are found to significantly influence the choice decision of Indian commuters towards PHEVs.

The 20,000-student Boise State University campus is located about 3 km from the center of the city of Boise. There is a significant amount of travel between the campus and the city center as students and staff travel to the city to visit restaurants, shops, and entertainment centers. Currently, people make this trip by car, shuttle bus, bike, or walking modes. Cars and shuttle buses, which share the same road network, constitute about 76% of the total trips. As road congestion is expected to grow in the future, it is prudent to look for other modes that can fulfill the travel demand. One potential mode is an aerial tramway. However, an aerial tramway is not a common mode of urban travel in the US. This research describes how the stated preference method was used to estimate demand for a mode that does not currently exist. An online stated preference survey was sent out to 8681 students, faculty, and staff and 1821 valid responses were received. Only about 35% of the respondents expressed their willingness to choose an aerial tramway for various combinations of cost and convenience of the new mode. Respondents were also found to favor convenience over cost for the new mode.
