Radical housing reform has triggered tremendous changes in both housing supply and housing demand in China over the past four decades, leading to apparent generational fractures in homeownership. In contrast to the rising age of first dwelling purchasers in some Western countries, younger cohorts in China are entering homeownership at increasingly younger ages despite rising housing prices. Based on a retrospective survey conducted in Shanghai in 2018 and 2019, this study examines the changing roles of family formation and parental background in affecting the timing of entering homeownership across different cohorts. Employing event history analyses, this study demonstrates that transitions to first homeownership have become synchronised with family formation among younger cohorts, which implies the social norm of ‘marital home’. Furthermore, the results reveal that parental background is increasingly influential in determining the timing of first home purchase; men and individuals from one-child families are more likely to be the beneficiary of parental help to enter homeownership. Through the lens of cohort, this study contributes to understanding the changing role of family formation and family of origin, which are shaped by institutional and cultural transformations in China. The intensified intergenerational transmission leads to exacerbation of horizontal housing inequality, that is, some achieving homeownership at a younger age while others being shunned from homeownership in the context of worsening housing affordability.

Previous studies claimed that Malaysia is inclined towards a severely unaffordable housing price. Despite such crucial studies, the topics do not provide sufficient empirical evidence to establish a relationship between housing prices, housing and transportation expenditure in Malaysia. Therefore, this study examines the role of these variables in determining the Location Housing Affordability Index. The research had therefore identified measurement items that contribute to Location Housing Affordability Index. The primary data was obtained from urban areas in the Klang Valley using questionnaires, where a total of 363 respondents were selected using the Simple Random Sampling technique. The Partial Least Squares (PLS) method was adopted in analysing the collected data to determine the relationship. The outcome demonstrated the relationship between housing price, housing and transportation expenditure, indicating the significance of the Location Housing Affordability Index and can be a reference for housing policymakers.

AbstractHousing policy, as well as academic research, are increasingly concerned with the role of bias in subjective dwelling valuations as a proximate measure of households’ house price expectations and their relationship with housing demand. This paper contributes to this area of study by exploring the possibility of simultaneous relationships between households’ price expectations and incentive to maximise the size of housing services demanded also accounting for the supply side factors and regional perspective. The empirical estimation takes the form of a system of a two simultaneous equations model applying two stage least squares estimation technique. Cross sectional estimations utilise data extracted from the Israeli Longitudinal Panel Survey (LPS) data. Applying the best available proxy for households’ price expectations, calculated as the ratio between subjective dwelling valuations (LPS) and the estimated market value of the same properties, research has identified the interrelated factors that simultaneously influence householders’ price expectations and housing demand. Results offer conceptual and empirical advantages, highlighting the imperfect nature of the housing market, as reflected by the inseparability of bias in subjective valuations and housing decisions.

As there are very marked relationships between tourism and transport, integrated knowledge of these processes is essential if destinations and tourism enterprises are to be developed, an effective tourism policy pursued, and emerging local and global issues and conflicts surrounding tourism resolved. Beyond this, in an era of huge change reflecting the consequences of the COVID-19 viral pandemic, the importance of sustainable transport in tourism’s sustainable development appears to be of critical importance. Adopting this kind of perspective, this paper seeks to achieve a critical overview of conceptual dimensions of sustainability that link up with tourism and transport. To this end, ideas based on the literature and previous discussions are extended to include certain new propositions arising out of a (hopefully) post-COVID-19 world. Proceeding first with a systematic literature review (SLR), this article discusses the importance of transport to the development of tourism, dealing critically with modes of transport and their changing roles in sustainable development under COVID and post-COVID circumstances. The author summarises likely new way(s) of thinking in the aftermath of the pandemic, with the need for this/these to be far more sustainable and responsible, and characterised by a reorientation of behaviour in a “green” direction. It is further concluded that three aspects of transport–tourism relations will prove crucial to more sustainable utilisation—i.e., proximity, slower and less energy-intensive travel, and green transport.

Purpose – The main aim of this study is to determine the factors that influence the housing demand of households in Erzurum, northeastern Turkey. Housing demand is generally affected by several factors including housing prices, individuals’ income, expectations and choices and so on, as a means of its demographic and socio-psychological contexts. Design/methodology/approach – A questionnaire-based cross-sectional survey was carried out, in which the outcome variable had binary responses such as whether to invest in housing or not. A binary logistic regression analysis was performed to estimate the underlying data. Findings – The questionnaire was conducted in 2,927 households living in Erzurum city center, and 47 per cent of the respondents claimed that they would consider investing in housing in the future. The estimation results reveal that demographic or socio-economic factors that may possibly influence housing demand of the respondents are as follows: household head’s and spouse’s occupation, monthly income, the number of individuals in the family and car ownership. Originality/value – This paper involves the most comprehensive survey addressing the housing demand in the East Anatolian Region, Turkey. Additionally, this paper aims to contribute to the existing housing literature through establishing the statistical analysis of housing demand in an unstudied territory of the world.

California is known for home values that eclipse U.S. housing prices. To increase housing inventory, California has implemented a regional housing needs allocation (RHNA) to transmit shares of housing growth to cities. However, no study has established RHNA’s efficacy. After examining the 4th RHNA cycle (i.e., 2006–2014) for 185 Los Angeles region cities, this study determined that RHNA directed housing growth to the city of Los Angeles and the region’s outlying cities as opposed to increasing density in the central and coastal cities. Second, RHNA directed 62% of housing growth to the region’s unaffordable cities. Third, the sample suffered a 34% shortfall in housing growth due to the Great Recession but garnered an average achievement of approximately 93% due to RHNA’s transmission of minimal housing growth shares. Lastly, RHNA maintained statistically significant associations with increased housing inventory, housing affordability, and housing growth rates, indicating that RHNA may influence housing development.

The role of urban forestry has become increasingly important in the context of sustainability, both from an environmental context, and from a developmental context. Greenery in an urban environment has demonstrable implications for health, air quality, aesthetics, and land value, as described broadly across the literature. Until recently, studies on green urban canopies and housing prices have been limited in their methodology by using aerial-perspective data. The MIT Senseable City Lab in 2015 developed the Treepedia project, which uses Google Street View images to quantify greenery levels in urban environments. Using the green view index (GVI) data from the Treepedia project, street-level greenery densities were compared against housing prices across Toronto. Models for different property types, accounting for characteristic, locational, and demographic variables, were estimated. It was determined that a statistically significant relationship between street-level greenery and housing prices exists in Toronto for detached homes, semi-detached homes, row/townhouse units, condo apartments, and condo townhouses.
