This paper explores agent sales presentations in the real estate property listing process using structural equation modeling. Data were collected from both vendors and agents to identify important agent attributes in both successful and unsuccessful presentation attempts. The research found that agents consider really hearing the vendor, getting along with the vendor and getting to know the vendor as key elements of a listing attempt, whilst vendors suggest the path to listing is through negotiation, that some level of negotiation must take place. Research should now examine the influence of time in this critical listing process step with reference to both agent and vendor perspectives using metrics other than perceptions of vendor satisfaction.

We employed structural equation modeling to explore how sales ethics, corporate social responsibility, trust, and attitude influence customers' loyalty in the real estate brokerage industry. Participants were 466 real estate brokerage customers in Kaohsiung, Taiwan. The empirical results show that the greater the degree of recognition that customers have of the industry's sales ethics, the more they acknowledge the industry's corporate social responsibility and the more they trust the industry. Moreover, a stronger customer perception of the industry attitude had a significant positive influence on loyalty, such that trust had an indirect effect on loyalty through the mediator of attitude. This implies that sales ethics and corporate social responsibility are integral factors that influence customers' loyalty in the real estate brokerage industry.

The aim of the article is to apply the method of spatial analysis to research the real estate property market in south‑eastern Poland. The methods of spatial statistics will be used to model the space differences of prices per one square metre of dwelling surface located in districts of south‑eastern Poland and to investigate spatial autocorrelation. The databases will be presented in a graphical form. The results may be used to set the spatial regularities and relations. The methods presented may be applied while making strategic decisions.

Penelitian ini bertujuan untuk memprediksi keterhubungan antara kemampuan, kebajikan, dan integritas Tokopedia terhadap kepercayaan dan partisipasi pelanggan Tokopedia. Sebanyak 130 responden terlibat dalam penelitian ini. Kueioner dikembangkan berdasarkan indikator-indikator penelitian sebelumnya. Skala Likert 5 poin digunakan dalam kuesioner tersebut. Sebelum data dianalisis dengan menggunakan structural equation modeling, data terlebih dahulu diuji reliabilitas dan validitasnya. Hasil analisis menunjukkan bahwa terdapat 3 dari tujuh hipotesis yang tidak didukung dalam penelitian ini. Ketiga hipotesis tersebut berkaitan dengan kebajikan dan integritas tidak mempunyai keterhubungan yang positif dengan kepercayaan konsumen. Lebih lanjut, tidak keterhubungan positif antara kebajikan perusahaan dengan tingkat partisipasi konsumen. Pembahasan serta keterbatasan penelitian juga disampaikan. This study aims to predict the relationship between the ability, benevolence, and integrity of Tokopedia to the trust and participation of Tokopedia customers. A total of 130 respondents were involved in this study. The questionnaire was developed based on the indicators of previous studies. A 5-point Likert scale was used in the questionnaire. Before the data are analyzed using structural equation modeling, the data are first tested for reliability and validity. The analysis shows that there are thress of the seven hypotheses that are not supported in this study. The three hypotheses related to benevolence and integrity do not have a positive relationship with consumer confidence. Furthermore, there is no positive relationship between the benevolence of the company and the level of consumer participation. Discussion and limitations of the study were also conveyed.

The problem of floods can be solved by investment activities in the form of the flood protection measures or by the potential liquidation of damages after the flood. In the frame of the solved grant projects, there was developed the basic methodology for the losses on the immovable property in the territory assessment and consequently the database of input data for its use. The output of the described methodology enables the comparison of the potential losses on immovable property with the investment costs for the flood protection measures. In order to be able to estimate the occurred losses, the own method has been developed by the members of the research team. This method consists of the specification of the territorial property valuation and the evaluation of the damage on the territorial property caused by floods. The basic quality of the Territorial Property Index is that it respects the generally defined structure of the real estate property in the given area. The Territorial Property Index is then calculated for the individual area categories. While evaluating the damage, first the measure of the damages of the property representatives depending on the hydrological situation defined in advance must be investigated. The damages are then estimated based on three defined primary parameters.

This study develops and validates a model that evaluates the effect of trust on individual monetary donations to charitable organizations (COs). Data were collected in Saudi Arabia using a two-stage approach and were analyzed via structural equation modeling. Data on psychosocial variables were collected in the first stage, and data on behavior were collected in the second stage, 4 weeks later. The findings confirm the study’s novel multidimensional perspective of trust in the context of individual monetary donations to COs in Saudi Arabia. The results validate the view that trust is present only when the individuals concerned are disposed to trust others and when they believe that the COs can conduct their charitable mission, are honest in the use of their donations, and prioritize beneficiaries’ rights. Individuals’ trust in COs affects both the intention to donate and future monetary donation behavior.

This study examines participating tutors’ four-year feedback on a faculty-embedded tutor training program using structural equation modeling. Data from 333 tutors across all four departments in the Faculty of Business and Economics was used. Results indicate that the quality of the training session directly influences tutors’ perceived need for further skills development training and that the partial effect of facilitator effectiveness on the latter is not significant. This indicates that tutors’ indication of their future need for relevant skills in teaching and use of technology is highly influenced by the quality of the training session and much less on the facilitator’s effectiveness in delivering it. This has implications for both the way the tutor training program is perceived and the redevelopment of the questionnaire in the future.

To examine reciprocal relationships between “virtual world”-context cyberspace positive-psychological states (CPSs) and “real world”-context positive-psychological states (PSs), this study conducted a two-wave panel design with about two-semester interval on 251 Taiwan college freshmen and analyzed the data using cross-lagged structural equation modeling. The analytical results show that CPSs have causal priority over PSs, but not vise versa. Therefore, the cyberspace PSs of the former stage influenced the real-world PSs during the latter stage. These results indicate that college students tended to incorporate their cyberspace positive-psychological states into their “real world.” The authors have concluded that cyberspace positive-psychological states do not substitute for and, indeed, contribute to real-world states.

<p>Regulations of the Act on Protection of Agricultural and Forest Land are treated as a limitation of the right of ownership of the real estate. Unlike civil law regulations, in this Act the legislator defines agricultural land as the subject of obligations specified in the Act, treating them in separation from the issue of ownership relationships. Unlike in civil law regulations, apart from the owner, a number of obligations associated with the protection of agricultural land is also imposed on other entities, which make economic use of the real estate property. According to the Act, the owner of real estate property has a number of obligations, such as prohibition to use land for non-agricultural purposes without having obtained a decision to designate the land for non-agricultural purposes and consent for exclusion of land from production. The owner also has other positive duties, such as the duty to prevent land degradation and devastation. These obligations, however, do not shape the subjective right of ownership, but are external to it, although they should be treated as a limitation to this right.</p>
