Collaborative facilities management model: Sri Lankan perspective

Purpose The purpose of this paper is to develop a collaborative facilities management (CFM) model incorporating facilities management (FM) functions that can be shared and performed collaboratively by two or more organisations to enhance the performance of FM functions of collaborating organisations. Design/methodology/approach A critical literature review followed by a preliminary investigation was used to identify main categories of FM functions that can be performed collaboratively and dimensions that affect FM collaboration. Subsequently, a detailed list of FM functions that can be performed collaboratively under eight different contexts based on three dimensions identified through observations, document reviews and in-depth interviews with experts who have experience in each context. Findings The paper introduces a novel concept of CFM to share utility/infrastructure facilities, facility services and information by two or more organisations to maintain, improve, adapt and ensure functionality of the built environments of the collaborating organisations. The study identified core business, geographical location and ownership as the key dimensions that affect CFM concept. The outcome of the study, which is CFM model, proposes FM functions that can be performed collaboratively and benefits of collaborating utilities/infrastructure facilities, facility services and information under the aforementioned key dimensions to create a win-win situation for the organisations. Practical implications The paper highlights the FM functions that can be performed collaboratively in order to provide favourable solutions for operational issues faced by facilities managers, while optimising the FM performance of the organisations. Originality/value The CFM model offers original insights to the FM functions that can be shared and performed collaboratively by organisations under different contexts to optimise the FM performance.

Purpose The aim of this paper is to present a research framework for the green maintainability of buildings. This study makes the case for the development of a new concept called “green maintainability”. The paper also identifies and discusses the knowledge gap concerning green facilities management (FM). As an integral part of green FM, the economic, environmental and social impacts and opportunities of green maintainability throughout the total life cycle of the facility are also highlighted. Design/methodology/approach The little attention paid to the maintainability of green buildings has resulted in losses of lives due to occupational health and safety hazards as well as high operation and maintenance costs. To address this issue, this study has conducted a literature review to determine the relevant background knowledge and provides a conceptual framework that will aid in conceptualizing the green maintainability of buildings and the development of a research framework for the furtherance of this concept. Findings This paper finds that there is little research on the maintainability of green buildings, and the studies about the maintainability of green features are nonexistent in current research. This study confirms the knowledge gap of this little-researched area and draws from it the formulation of a research framework for the green maintainability of buildings to ensure green FM. Emerging literature on green practices and methods is currently receiving attention from academia, as well as building and construction practitioners, and can valuably contribute to the existing theories, practices and methods concerning building maintainability and facilities management. Originality/value This study develops the novel concept of green maintainability, which integrates maintainability and green FM at the planning/design stage. The proposed research framework is the first attempt to investigate the green maintainability of different typologies of buildings and especially green building technologies.

Purpose Homogeneity in the main business of renting office spaces among commercial facilities has led to fierce competition. To retain tenant attractiveness, many are now concerned about the quality of facilities management (FM) services in addition to the rent, office space and location. The quality of FM service can be attained with successful service encounters. Thus, this paper aims to establish an initial platform on which tenant satisfaction in FM service encounters can be achieved. Design/methodology/approach The preliminary survey focused on gaining insights into FM encounters in commercial sector and applicability of service attributes under SERVQUAL model. The detailed survey concentrated on determining tenant perceptions on satisfactory levels of service attributes developed in the preliminary study and relationships between FM encounters and different service attributes. The collection of descriptive and inferential statistics was used to analyze the results. Findings This study’s findings reveal assurance and empathy to be highly correlated to tenant satisfaction, while other attributes are less correlated. However, perceptions of satisfaction levels of tenants on tangibility and reliability provides contradictory results to its correlation values. Satisfaction level in remote service encounters is lower compared to phone and face-to-face encounters. Complexity and management concerns toward physical facilities are imperative to uplift satisfaction in remote encounters. Research limitations/implications The scope of study was limited to FM encounters in Sri Lankan Grade “A” commercial office properties with high quality standard finishes, state-of-the-art systems, exceptional accessibility and a definite market presence in Colombo. Originality/value The study developed a preliminary framework that guides users to identify the best combinations of service attributes with respective FM encounters, where tenant satisfaction needs to be achieved.

Purpose The concept of facilities management (FM) has been acknowledged as a novel avenue brought in to ensure productivity and customer satisfaction in the Sri Lankan hotel industry. Accordingly, performance measurement (PM) has become a crucial entity, where key performance indicators (KPIs) have become the most important instruments of PM in determining how well these FM services are performing. Unfortunately, nowadays, the service quality of hotel buildings has significantly retreated due to the absence of a proper PM system with relevant KPIs. Thus, the purpose of this study was to identify relevant KPIs to measure the performance of the FM services in Sri Lankan hotel buildings. Design/methodology/approach A mixed approach was used to conduct this study. Data were gathered through expert interviews and an expert survey. The expert interviews were conducted to identify the relevancy of KPIs that are discovered through literature review to the Sri Lankan context, and the expert survey was conducted to identify their level of importance. Collected data were analysed using content and statistical data analysis methods. Findings Empirical findings revealed that a PM system with relevant KPIs can be identified as a crucial requirement for FM services in hotel buildings in Sri Lanka to meet the customer needs successfully. Adequate and relevant KPIs are significantly vital for an effective PM system for FM services. Thus, ultimately, 68 most important KPIs have been captured amongst the generally identified KPIs, which can be used in developing a proper PM system to measure the performance of FM services in hotel buildings. Originality/value The previous studies have just focused on the PM in FM services in a general manner where a significant dearth in existing knowledge can be identified when it comes to exploring relevant KPIs for an effective PM system to be implemented in hotel buildings in Sri Lanka to measure the performance of FM services. Accordingly, the current study unveils the most important KPIs, which can be used in measuring the performance of FM services in hotel buildings. The study recommends the use of a proper PM system with identified KPIs by respective industry practitioners to enrich the performance of FM services in hotel buildings in Sri Lanka and thereby achieve the ultimate goals successfully.

Purpose This study aims to explore the overall relationship between a boundary spanner and a partner firm, i.e. boundary spanner closeness to partner firm. Drawing on consumer-service provider relationship literature and the tripartite model of affect-behavior-cognition, the authors identify three key dimensions of such closeness, namely, boundary spanners’ relational ties, customer-specific capabilities and accommodative behaviors, and examine their effects on exchange outcomes in turbulent versus stable environments. Design/methodology/approach The paper examines the effects of three dimensions of boundary spanner closeness on various exchange outcomes (i.e. retailers’ cooperation, satisfaction and willingness for investment) using two industries as exemplars, characterized by distinct levels of environmental turbulence – the retailing networks of a major cell phone company and a petroleum company in China. Findings The results indicate that the three dimensions individually and jointly affect exchange outcomes and the interplay of customer-specific capabilities and relational ties affect exchange outcomes differently across industry turbulence. Originality/value The existing literature lacks a comprehensive understanding of the function of boundary spanners, which serve as a key relational interorganizational governance component. By identifying three key dimensions of boundary spanner closeness and examining their effectiveness in promoting exchange outcomes, this study advances the understanding of the role of boundary spanners in interorganizational governance.

Purpose – This paper aims to provide guidance for managers so that they may develop advanced supply chain management (SCM) capabilities in the context of asymmetric alliances. These alliances, generally characterised by large dissimilarities between the partners, often facilitate value-creating opportunities. Design/methodology/approach – Using case studies, the paper analyses similarities and differences in SCM between symmetric and asymmetric alliances within supply networks. It focusses on the key dimensions of complementarity, value distribution, relational management and specialisation. Findings – It was found that the question of complementarity, although important, should not be equated to the need for symmetry but to the ability of the firms in the supply network to learn to work together. For small firms who seek co-creation with large partners, this means collaboration, specialisation through relation-specific investments, flexibility and understanding the overall value system in which their business relationships compete is important. Practical implications – Small firms seeking to develop advanced SCM capabilities have to accept responsibility for selecting a reduced number of key partners and managing relationships. Firms should proactively use the contractual process to learn about partners' expectations and goals and to identify committed champions. These factors play an important role in developing communications and trust, as small firms do not have easy access to senior managers in large corporations. Originality/value – This paper discovered a novel concept – dual value appropriation – where partners do not divide the total value generated as frequently proposed in the literature, but that it is fully appropriated, as it represents a different value proposition for each of them.

Purpose The purpose of this paper is to explore sourcing strategies for facilities management services using core-competency theory of outsourcing. The aim is to develop a screening framework for deciding the suitability of outsourcing versus in-house delivery for these services based on three levels of managerial functions prevalent in a typical commercial organization. Design/methodology/approach A questionnaire survey was administered for facilities managers in Sri Lanka to investigate the relative importance of these managerial functions for facilities management services and obtain their opinions on the best delivery mode. The managerial functions were derived from a literature review and verified using three semi-structured interviews prior to the questionnaire survey design. Findings The findings showed that facilities management services that are aligned to strategic functions are suitable for in-house delivery, while those that are aligned to tactical and operational functions for outsourcing. Research limitations/implications Further studies should be conducted and extended to other types of organizations beyond commercial ones. Secondly, the quantitative study employed a smaller sample (n = 40), and the survey items were based on the review of literature which was verified using a very small number of interviews (n = 3). Practical implications The proposed framework can be utilized when choosing the best facilities management approach for commercial organizations in developing countries such as Sri Lanka. Originality/value This study contributes to the body of knowledge on the subject of facilities management by exploring the context in Sri Lankan which has not previously been done.

Purpose This paper aims to investigate the impact of three critical dimensions of supply chain resilience, supply chain preparedness, supply chain alertness and supply chain agility, all aimed at increasing a firm’s financial outcomes. In a turbulent environment, firms require resilience in their supply chains to prepare for potential changes, detect changes and respond to actual changes, thus providing superior value. Design/methodology/approach Using survey data from 77 firms, this study develops scales for preparedness, alertness and agility. It then tests their hypothesized relationships with a firm’s financial performance. Findings The results reveal that the three dimensions of supply chain resilience (i.e. preparedness, alertness and agility) significantly impact a firm’s financial performance. It is also found that supply chain preparedness, as a proactive resilience capability, has a greater influence on a firm’s financial performance than the reactive capabilities including alertness and agility, suggesting that firms should pay more attention to proactive approaches for building supply chain resilience. Originality/value First, this study develops a comparatively comprehensive definition for supply chain resilience and explores its dimensionality. Second, this study provides empirically validated instruments for the dimensions of supply chain resilience. Third, this study is one of the first to provide empirical evidence for direct impact of supply chain resilience dimensions on a firm’s financial performance.

Purpose The purpose of this paper is to design and fabricate a three-dimensional (3D) bionic airflow sensing array made of two multi-electrode piezoelectric metal-core fibers (MPMFs), inspired by the structure of a cricket’s highly sensitive airflow receptor (consisting of two cerci). Design/methodology/approach A metal core was positioned at the center of an MPMF and surrounded by a hollow piezoceramic cylinder. Four thin metal films were spray-coated symmetrically on the surface of the fiber that could be used as two pairs of sensor electrodes. Findings In 3D space, four output signals of the two MPMFs arrays can form three “8”-shaped spheres. Similarly, the sensing signals for the same airflow are located on a spherical surface. Originality/value Two MPMF arrays are sufficient to detect the speed and direction of airflow in all three dimensions.

PurposeGiven the limiting conditions of the gender roles confronting professional working women and drawing on spillover theory, the purpose of this paper is to explore the experiences of work-life balance with an emphasis on the causes of the imbalances, perceived stress, and coping techniques experienced by female medical doctors in an African context – Nigeria, a geographical location that is considered under-researched.Design/methodology/approachThe qualitative data is based on one-to-one in-depth interviews with 52 Nigerian female medical doctors.FindingsBased on the findings of the thematic analysis, it is clear that time squeeze, as a well-known factor in the medical profession, exacerbates negative work-home interference. However, other themes, such as patriarchal proclivities and task-pay disparity, that affect female doctors but are rarely considered in studies on work-life balance also emerged as sources of stress and work-family conflicts, leaving these doctors to devise individual coping methods as mitigating strategies.Research limitations/implicationsThe study relies on a limited qualitative sample size, which makes the generalisation of findings difficult. However, the study contributes to the limited literature on the implications of stress and work-family incompatibilities facing women in a society that is not particularly egalitarian, with an extremely pronounced culture of masculine hegemony that is contrary to western cultures. The article unveils the socio-cultural difficulties of the work-life demands facing women specific to the Nigerian society and experienced with a different level of intensity.Originality/valueThe majority of the research on work-life balance has been undertaken in western countries and has focused on various professional groups and organisations, including the health sector. Nevertheless, work-life balance is a novel concept within the Nigerian work environment, where female medical doctors, as a professional group, are rarely studied. The article also provides valuable insights into the macro-contextual features influencing the work-life balance of Nigerian professional women.

Purpose The purpose of this paper is to explore the relationship of two distinct variants of dispositional shame (internal and external shame) with collaborative, purpose-driven aspects of the patient–provider relationship (working alliance) and patient satisfaction. The aim of this research was to conduct a preliminary investigation into the relevance of dispositional shame in a general healthcare population. Design/methodology/approach In total, 127 community members (mean age 25.9 years) who reported that they had regularly seen a GP over the past year were recruited at an Australian university. Participants were asked to reflect on their relationship with their GP, and completed instruments assessing various domains of shame, as well as working alliance and patient satisfaction. Findings Non-parametric correlations were examined to determine the direction and strength of relationships, as well as conducting mediation analyses where applicable. Small, negative correlations were evident between external shame and working alliance. Both external and internal shame measures were also negatively correlated with patient satisfaction. Finally, the relationship of external shame to patient satisfaction was partially mediated by working alliance. Practical implications Both the reported quality of patient–provider working alliance, and level of patient satisfaction are related to levels of dispositional shame in patients, and working alliance may act as a mediator for this relationship. Originality/value The findings from this preliminary study suggest that internal and external shame are important factors to consider in the provision of medical care to maximise the quality of patient experience and working alliance.
