Purpose The purpose of this paper is to identify the critical success factors (CSFs) to implement integrated project delivery (IPD) systems in the Korean construction industry. Design/methodology/approach This study categorized potential CSFs and analyzed them using factor analysis and multiple regression analysis to choose the best ones based on responses from Korean construction experts. Findings In total, 29 potential factors were selected and categorized into 7 CSFs using factor analysis. Originality/value The outcomes of the study are useful as a reference for applying the IPD system in different developing countries and mid-sized construction industries.

Huge financial resources are spent in the construction industry all over the world, which are frequently wasted largely due to a lack of proper planning. In recent decades, in an attempt to overcome challenges, various contractual and administrative systems have been used by construction owners/clients. One such system has been Integrated Project Delivery (IPD). Its implementation has, however, experienced drawbacks. Identifying such drawbacks is an initial step in attempting to resolve them, and this paper aims to identify and prioritize the IPD implementation drawbacks in the context of the Iranian construction industry. A comprehensive list of IPD implementation drawbacks is prepared using a questionnaire survey. An in-depth literature review of the IPD concept has been combined with a review of various case studies applying the IPD system. The results were analyzed using the Robust Exploratory Factor Analysis (EFA) method. 22 drawbacks in the Construction Industry were categorized under four themes; contractual, environmental, managerial, and technical. Results show that contractual drawbacks are the most significant. The implication of this research is that identifying and classifying IPD implementation drawbacks provides a useful reference to managers and owners of the construction industry, for identifying and codifying solutions to overcome them.

Purpose The role of public–private partnerships (PPP) as a strategic initiative to improve and accelerate service delivery in the form of newly built and revitalised water infrastructure assets in developing countries cannot be over-emphasised. Hence, the purpose of this study is to assess and highlight the importance of critical success factors for water infrastructure projects delivered under public–private partnerships. Design/methodology/approach A survey design was used and a questionnaire was administered to stakeholders who have participated in delivering water infrastructure assets in South Africa. Out of 150 administered questionnaires, only 91 were returned and usable for analyses, representing a 61 per cent response rate. The data gathered were then analysed using descriptive and factor analysis. Findings The study revealed that thorough planning for project viability, high levels of transparency and accountability and a legal framework stipulating policy continuity are the CSFs for delivering water infrastructure projects under the PPP initiative. The findings emerging from factor analysis owing to a close variance revealed the importance of the following grouped factors, namely, public cooperation, project viability and policy and legislation enhancement. Practical implications From the results, it is clear that the public sector, as the facilitator of infrastructure development, should create an environment that is conducive for private capital through political will and commitment and the enhancement of policy and legislation where there is no or minimal private participation. Originality/value Adequate infrastructure investment from private capital promises to flourish economically and improve the living conditions of the public in the cities and the country at large. To further guarantee the reality of PPPs at a local level, the host government must adequately engage and enlighten the public.

Purpose – The purpose of this paper is to identify and assess the perceptions of stakeholders on critical success factors (CSFs) for Public Private Partnership (PPP) projects in Nigeria. Design/methodology/approach – A comprehensive literature review was conducted to identify the CSFs for PPP projects, which were employed to design a questionnaire survey. In order to capture a broad perception of stakeholders, the questionnaires were administered to five different stakeholder organisations involved in different PPP projects implementation in Nigeria. Data collected were analysed using descriptive statistics, mean score, Kruskal-Wallis test, analysis of variance (ANOVA), and factor analysis. Findings – The study revealed the result of mean score ranking, which indicated that all the stakeholders considered the identified 26 CSFs important and crucial for the successful implementation of PPP projects in Nigeria. Thus, the results of Kruskal-Wallis test and ANOVA indicated that except for six (out of 26) identified CSFs, there is no statistically significant difference in the perceptions of the stakeholders on CSFs for PPP projects in Nigeria. The study, through factor analysis, grouped the 26 identified CSFs into six principal factors. Practical implications – This research would be of benefit to stakeholders in PPPs to be aware of CSFs that demand utmost consideration. Also the identified CSFs are expected to enhance the success rate of PPP projects. Originality/value – The findings would be useful for PPP stakeholders in making decisions and in implementing PPP projects towards achieving value for money. This research will also be of interest to other academic researchers intending to investigate CSFs for PPP projects in other locations.

Purpose The paper aims to identify the critical success factors (CSFs) at an individual level for real estate developers (REDs) in India. Design/methodology/approach Fifteen individual-level CSFs are identified from literature review. These CSFs are moderated through expert opinion, and they are customized for the real-estate sector. Five-point scale questionnaire is developed and furnished to REDs to understand the importance of these 15 CSFs. Fifty-six REDs responded to the survey. Using the responses from the survey, relative importance index is created for all 15 factors. These factors are also grouped in broad categories using exploratory factor analysis and the groups are further validated through confirmatory factor analysis. Findings The study finds that leadership quality, man-management skill, disputes resolution skill, ability to take risk and knowledge about construction and finance are the top five CSFs for REDs in India. The exploratory factor analysis resulted in five groups and they are named as “liaising with government,” “relationship management,” “knowledge management,” “skill management” and “ability.” The groups exhibit reasonable reliability and validity. Research limitations/implications Despite useful results, study being exploratory in nature is limited because of a small sample size. Despite best efforts, authors find reluctance from REDs to respond to the survey. Practical implications The findings of the study are important for REDs and success of their business. The business of REDs can improve if they exhibit leadership quality, man-management skill and disputes resolution skill. The ability of the developers to take risk and their knowledge about construction and finance can also be vital for the success of their business. Originality/value To the best of authors’ knowledge, this is the first attempt to identify CSFs for REDs in India.

This study aims to explore the relationship between the critical success factors (CSFs) and the performance of integrated project delivery (IPD) projects based on empirical data from IPD projects. Data from 16 projects, in relation to 25 success factors and four performance areas (schedule performance, cost performance, defects, and change orders), were gathered and analyzed according to the qualitative comparative analysis method. As a result, this study identifies 17 factors as conditions that frequently occurred in successful IPD projects. This study also derives combinations of factors that led to IPD project success regarding each of the four performance areas.

In the construction industry, corporate social responsibility (CSR) is increasingly valued as a strategic tool for business sustainable development and for addressing ethical issues. However, understanding the concept of CSR in the construction industry, and how to practice it, is limited. This study aims to explore and assess the factors critical to the successful adoption of CSR in the construction industry through the lens of critical success factors (CSFs) theory. Through a literature review, a list of potential factors that may theoretically have a major impact on CSR adoption in the construction industry was compiled as a proxy. Then, the potential factors were refined and validated by employing a Delphi technique. An expert panel of sixteen qualified Malaysian industry practitioners and academia was assembled. Results from three iteration rounds of the Delphi process depicted that successful adoption of CSR in practices depends upon eight CSFs including financial resources, top management support, managerial or internal skills on CSR, national economic growth, employees’ education and training on CSR, participation of key stakeholders in the CSR process, effective CSR communication, and organizational structure. This study contributes to the field by addressing a theme that has been covered less in literature. Knowing the CSFs for CSR adoption in advance could help the construction firms to successfully integrate CSR into business strategies and minimize the risk of failure. Policy-makers could also consider the findings when promoting the CSR agenda or development programs that adhere to the construction industry’s way forward. Although this study is particularly suited for the Malaysian context, nevertheless, the outcomes could shed some light upon the CSR initiative in other countries, since CSR adoption status in the construction industry overall does not significantly differ between countries.

Purpose Kaizen in construction is a new paradigm stemming out of lean production systems. Construction companies in developing economies, such as Nigeria, have a task to innovate to liquidate in certain cases. With the aid of kaizen, which encompasses the benefit of stakeholder relationship improvement and management, profitability enhancement and delivery of projects to satisfied clients, construction companies can realise expected growth. An exploration of the critical success factors (CSF) and associated drivers within the limits of the scope is essential. The paper aims to discuss these issues. Design/methodology/approach Exploratory factor analysis statistical tests categorised the CSF identified in the literature review section. A detailed sampling approach extracted 135 questionnaires under the five-point Likert scale format from a larger population in Nigeria. An exploration of important drivers and iteration of eigenvalues combined with asymptotic significance of the drivers provided the CSF and significant drivers. Findings Construction management function, operational efficiency, construction business ethics and construction cost management were the CSF established from the exploratory factor analysis tests. It was confirmed that kaizen can be adopted in Nigerian construction companies with reflections on the principal drivers for the CSF. Research limitations/implications The exploration of the CSF and drivers associated with kaizen implementation can be applied to other developing countries with considerations of implementation in terms of cost and time. Originality/value The identification of CSF provides ample opportunity for consideration of kaizen in construction companies. The findings of this study are a basis for investigations into cost and time implications of kaizen adoption in construction companies.

Purpose Some initiatives have been proposed and implemented to facilitate successful project delivery and improve coordination and collaboration in the design, construction and management phases of project development. Building information modeling (BIM) is one of those initiatives that, though recent, however, have made a significant impact on the construction industry in some countries. The paper aims to discuss this issue. Design/methodology/approach This paper aims to explore the critical success factors for BIM implementation in the architecture, engineering and construction industry of Hong Kong through a mixed research method (structured empirical questionnaire survey and expert interviews). Findings The most influential success factor relates to the client’s acceptance with BIM projects, proper organizational structure to support a BIM system within the company and financial aid from the government to set up the BIM system. The expert interviewees also stressed the need for willingness from project staff members to learn and utilize BIM. Practical implications This study has contributed to the establishment of more practical and effective strategies for ensuring full adoption of BIM in Hong Kong. Practical recommendations for enhancing BIM adoption in the construction industry were highlighted. Originality/value This study has established the key drivers leading to the success of BIM implementation in Hong Kong, as well as in the perspective of construction experts on how to enhance its uptake in construction projects.

Purpose In the past decade, radio frequency identification devices (RFIDs) have attracted the attention of the construction industry, having been proven to be an effective technology for addressing operational challenges in other industries such as health-care, retail and manufacturing. Despite the benefits, the use of RFID in construction industry is limited even in the face of inefficiencies that exist and that the need for improvement is yet to drive the widespread adoption in the residential/commercial construction industry. The purpose of this study is to investigate key drivers and critical success factors for RFID adoption. Design/methodology/approach The study included extensive and systematic literature review, interviews and questionnaire survey. Findings The study revealed that the most important key driver for RFID adoption is productivity improvement, while the most important critical success factors include management support and commitment, having clear RFID strategy, needs and benefits, having strong motivation for improvement, providing adequate funding and proper planning. Practical implications This study provides an exploratory framework that can be used by construction company executives and managers to provide justification for deciding to implement RFID on their projects and to enhance success rates of implementation. Originality/value This study contributes to the knowledge on RFID use in residential/commercial construction industry and provides a basis for further investigation by construction management researchers on the emerging issues regarding RFID use in the construction industry.

Purpose e-Business (e-B) organization is an integrated synergy of internet and supply chain. It is an organizational environment which consists of associations among suppliers, customers, work force and information technology. An important issue for an e-B organization is the comprehension of the critical factors that affect its success, in order to realize its full advantages and how it results in efficiency improvements of the organizations. The purpose of this paper is twofold: first to identify the critical success factors (CSFs) that determine the successful implementation of e-B and second to develop an integrated e-B model based on the CSFs. Design/methodology/approach By following a quantitative approach, primary data were collected through a structured questionnaire from 174 Greek e-B firms. An initial exploratory factor analysis was conducted, followed by confirmatory factor analysis (CFA) and structural equation modeling (SEM). Findings Findings have shown that there was a direct association of the Resource Based View (RBV) on the supply chain view (SCV) of a firm, which in turn influenced the performance/results of an e-B organization. It is concluded that e-B performance results and value creation are linked to customers’ and partners’ orientation (SCV) and human resources and information technology (RBV). Originality/value The proposed framework contributes to the understanding of the successful implementation of e-B, by proposing a fifthfold framework. The proposed framework portrayed a very fundamental result, that the resourced based view and the SCV of the organization are the critical priorities and have a direct and positive affect on the performance and efficiency of the successful implementation of e-B.
