CONSTRUCTION DEFECTS IN RESIDENTIAL BUILDING PROJECTS: PILOT STUDY

A vast number of studies about construction defects have been published in different countries, confirming that construction defects are a global issue. This problem often adversely affects the budgets, timing, and quality of construction projects. The lack of understanding about which construction tasks are prone to defects make implementation more uncertain and increases the chances of defects. This study seeks to identify and understand the behavior and pattern of task actions that are more prone to defects through the anatomy process of a specific task. The first objective in this study was to identify, track, and record construction defects during the execution of a number of actions within a specified task. The second objective was quantifying which actions are more prone to construction defects and determining the reasons why. Fifteen case studies were conducted on residential buildings, which included 45 items focusing on the column sub-task. Initial results suggest that some actions within specific sub-tasks are more susceptible to defects. This research aims to improve the understanding of construction defects and solutions, enhance cost controls, reduce time overruns, and improve execution quality.

The finish work on high-rise residential buildings is performed simultaneously with mechanical and electrical construction work, which results in frequent work interference and delay. This significantly hinders efficient schedule management. Critical Path Method (CPM) is inefficient when applied to high-rise residential building projects in which work is repeatedly carried out for each floor. Line-of-Balance (LOB) is widely used for its effectiveness in managing repetitive work. LOB was developed into TACT and eTACT (enhanced-TACT) to combine heterogeneous works con­tinuously. In particular, the eTACT schedule management method has an advantage in that it is capable of systemati­cally connecting detailed construction, mechanical and electrical construction projects using a work planning template. This study evaluates the time reduction effect of the eTACT method for a high-rise residential building. A comparative analysis of data on 102 cases of non-applied projects and 44 cases of projects using the eTACT method over a period of 10 years is presented to verify its effectiveness. The result shows that finish work time was reduced by 25% or about 53 days on average.

Abstrak: Penataan ruang kawasan pesisir harus dipandang sebagai upaya dalam peningkatan kualitas kawasan fisik dan kesejahteraan masyarakat.Permasalahan dalam penelitian ini, yaitu tidak berfungsinya drainase secara optimal belum terdapatnya sarana mandi, cuci, kakus (MCK) dan kondisi faktor fisik rumah yang masih berstruktur kayu dan semi permanan. Tujuan dari penelitian ini, yaitu: (1) menganalisis kondisi fisik permukiman kawasan pesisir; (2) menganalisis kualitas permukiman kawasan pesisir dan merumuskan strategi pemecahan masalah permukiman kawasan pesisir Kecamatan Marobo Kabupaten Muna. Metode penelitian ini, yaitu: (1) kondisi fisik permukiman diketahui dengan melakukan interpertasi citra satelit Google Earth:(2)kualitas permukimandiketahui denganpendekatan keruangan dengan menggunakan Sistem Informasi Geografi pada aplikasi ArcGIS dengan melakukan teknik analisis scoring. Hasil penelitian ini menunjukkan bahwa: (1)nilai kelayakan bangunan rumah hunian Desa Marobo, yaitu 70% dengan luas lantai >7,2, skor  5 bisa di kategorikan cukup luas, kemudian kelurahan Paroha 50 %, dengan luas lantai >7,2 skor  3,  Kelurahan Wadolau nilai kelayakan bangunan rumah hunian, yaitu 30% dengan luas lantai >7,2 skor  2  dan terakhir Kelurahan Tapi-Tapi nilai kelayakan bangunan rumah hunian, yaitu <10% dengan luas lantai>7,2 skor  1, sehingga bisa di kategorikan cukup kecil/sempit; (2) permukiman penduduk di Pesisir Desa Tapi-Tapi, Desa Wadolau, dan Desa Marobo didominasi oleh rumah nelayan, dengan luas pekarangan dan luas rumah tinggal cukup kecil/sempit.  Kondisi fisik rumah tinggal penduduk di Kecamatan Marobo termasuk kategori semipermanen yang tercermin dari jenis bahan dinding rumah yang mayoritas terbuat dari  papan kayu berkualitas sedang.Kata kunci: kondisi fisik, kualitas permukiman, kawasan pesisirAbstract: Coastal spatial planning must be seen as an effort to improve the quality of physical areas and the welfare of the community. The problem in this study are the drainage does not function optimally, among others there are no facilities for bathing, washing, latrines and the physical condition of the house which is still structured in wood and semi-permanent. The purpose of this study are: (1) to analyze the physical condition of the coastal area settlement in Marobo District Muna Regency; (2) to analyze the quality of coastal area settlements and formulate strategies for solving the problem of coastal area settlements in Marobo District Muna Regency. The research methods are: (1) the physical condition of the settlement is known by interpreting Google Earth satellite imagery; (2) settlement quality is known by spatial approach using Geographic Information Systems with ArcGIS by conducting a scoring analysis technique. The results of this study are: (1)the feasibility value of Marobo Village residential building is 70% with a floor area >7,2 score 5 can be categorized quite broadly, Paroha Village 50%, with a floor area >7,2 score 3 Wadolau Village the feasibility value of residential building is 30% with a floor area >7,2, score 2 and lastly the Tapi-Tapi Village feasibility value of residential buildings is <10% with a floor area >7,2 score 1 so that it can be categorized quite small/narrow; (2) the residential settlements in the Tapi-Tapi Village, Wadolau Village and Marobo Village are dominated by fishermen's houses, with a large yard area and a small/narrow residential area. The physical condition of resident houses in Marobo District belongs to the semi-permanent category, which is reflected in the type of wall material of the house which is mostly made of medium quality wood plasterKeywords: physical condition, quality of settlements, coastal area

Variation order refers to any changes from the scope, plan, specification or contract document in the construction project. This changes of work is a common problem in construction projects in Malaysia. It is inevitable in any construction project and this problem can become more serious when variation order causes work progress to be impaired as a results it increased the construction time and cost that affects the construction industry in Malaysia. This paper critically review the causes of variation order in the construction industry on the double-storey terrace housing project in Malaysia. The discussions began with the construction industry in Malaysia and then related parties involved in the construction industry. The extensive local and abroad literature review on the definitions of variation order and analysis of past studies conducted on variation order and the previous study of the prediction model of variation. The extensive literature on variation order in the construction of building project may help to improve the performance in term of time, cost and quality of the construction of building projects in Malaysia.

Because of their bespoke nature, construction projects are susceptible to variations irrespective of type, size and complexity. The effects of these variations are significant and may include cost and time overrun, productivity, and waste issues at the minimum. Although variations have been widely researched, investigations into the relationship between the significant causes of variations and their effects have not. This study also considers control measures that could minimize variations in residential building projects, where significant variations are happening in the Sri Lankan construction industry. A questionnaire survey was administered to study participants with the objective of identifying significant causes and effects of variations on residential building projects. The participants were professionals across industry groups such as clients, consultants, and contractors who deal with variations on Sri Lankan construction projects. The study found that change in designs or project scope by owners or design consultants were due to owners’ financial problems, errors and omissions in design, conflicts between contract documents, inadequate working drawing details, lack of coordination by consultants, differing site conditions for contractors, unforeseen problems and weather conditions. Cost and time overruns are subsequent effects of those variations. The study suggests that variations could be minimized by adopting control measures that are appropriate for both the design and construction stage.

Abstract Conceptual cost estimation is important for construction projects. Either underestimation or overestimation of building raising cost may lead to failure of a project. In the paper authors present application of a multicriteria comparative analysis (MCA) in order to select factors influencing residential building raising cost. The aim of the analysis is to indicate key factors useful in conceptual cost estimation in the early design stage. Key factors are being investigated on basis of the elementary information about the function, form and structure of the building, and primary assumptions of technological and organizational solutions applied in construction process. The mentioned factors are considered as variables of the model which aim is to make possible conceptual cost estimation fast and with satisfying accuracy. The whole analysis included three steps: preliminary research, choice of a set of potential variables and reduction of this set to select the final set of variables. Multicriteria comparative analysis is applied in problem solution. Performed analysis allowed to select group of factors, defined well enough at the conceptual stage of the design process, to be used as a describing variables of the model.

A good daylighting strategy is necessary in order to decrease energy consumption for artificial lighting. To provide effective internal illumination, the placing of the right openings in the right positions with suitable type of window and glazing is important. This study focused on the various types and materials of the glass and window, in order to identify the quantity and quality of daylight that penetrates into the residential buildings. Based on a series of measurement, it was identified that type of glazing and window gives major significance on the performance of daylight and thermal performance in residential buildings. Present objective of the study the effects of pure thinking on the management of the supply chain housing construction projects Foundation in Gulistan province. Research methodology used in this study, descriptive and of solidarity. All statistical community managers and experts active construction projects in the time of the study can be - that their number is estimated at 370 people. The number of 189 people. For the sample was selected. In this study sampling method is random. Gathering information tool that it was standard questionnaires to confirm the validity of experts and professors expert. For reliability questionnaire Cronbach's and other related indicators used their results confirm that represents the reliability of the questionnaire. The questionnaire using factor analysis was confirmed by LISREL software. Research hypotheses were examined using multivariate regression. Research results showed that pure thinking on the management of the supply chain construction projects in the Gulistan province. It also intended to determine the value, making the uninterrupted pursuit of perfection and impact. Pure and fairly new management to reducing time, cost and waste and raising the quality of the pure of construction, and its interaction with supply chain management in order to achieve their objectives and principles.

Abstract Risk is involved in every construction project. Residential building construction projects comprise a variety of risks and are more likely to be affected due to their difficulty and many operations and threats. The study aims to identify the various risk elements and their effect on construction projects of residential buildings using a fuzzy approach with the help of MATLAB software. This study includes 60 risk factors recognised through an expert opinion and literature review. These factors are categorised into 7 major groups, i.e., construction, project manager, architect/consultant, contractor, owner, resources, and external environment-specific risk factors. A questionnaire was prepared and sent using emails based on the identified risk factors to be filled out by construction industry professionals in India and by conducting in-person interviews. Based on the risk severities obtained from the fuzzy model, the top 10 risk factors have been considered. As a result, for identified top severe risk factors, a significant risk response strategy was implemented.

A comprehensive approach to the problem of improving the quality of construction of residential buildings, allows you to take into account various main factors that affect the quality of construction in General. Using the method of expert opinions, the most significant parameters were identified. The weight of each factor is determined using a mathematical model. The experiment examined three levels of variation in significance for each group of factors. After obtaining a discrete value of a complex indicator of the quality of construction of a residential building, it is interpreted using adapted quantitative ranges of values of the generalized Harrington desirability function. A method has been developed to determine the effectiveness of organizational and technological decisions made. An algorithm has also been developed to improve the quality of residential building construction.

Most commonly, residents are always arguing about the quality of their high rise residential property. A growing number of high rise residential buildings in Malaysia with differing light well were designed by the structural design and planning since 15 years ago. This light well is defined as an intermediate space area between indoor and outdoor of the high-rise residential building. The questionnaire survey of three high rise residential buildings that have different sizes of the light well and building designed were conducted to make clear the occupants' evaluation about the real quality conditions of the buildings. As a result, the quality of light well is clearly satisfied and well managed by the property manager in their high rise residential buildings.
