LARGE HOUSING DEVELOPMENTS IN THE CITY OF UBERLÂNDIA – MGGRANDES EMPRENDIMIENTOS HABITACIONALES EN LA CIUDAD DE UBERLÂNDIA – MGO presente artigo busca demostrar e equiparar algumas formas de ocupação do espaço territorial urbano, onde os empreendimentos imobiliários, em parcerias com o Governo Federal, trazem para os municípios os conjuntos habitacionais, que comtemplam principalmente a população de baixa renda. Este trabalho objetiva analisar os empreendimentos habitacionais de interesse social implantados ao longo de décadas na cidade de Uberlândia, os quais implicam grandes efeitos na conjuntura urbana da cidade. Utiliza-se, como metodologia principal, pesquisas de arquivos da Prefeitura Municipal de Uberlândia, tendo como resultado o número de famílias atendidas pelos programas de habitação popular, o que traz a lume o grande valor da expansão das políticas públicas em relação à casa própria. Foi destacado, como objeto de análise, o grande empreendimento implantado no Setor Sul da cidade, denominado de Shopping Park III, IV, V, VI e VII, que colaborou para a diminuição da falta de moradia no Município de Uberlândia – MG.Palavras-chave: Espaço Urbano; Conjuntos Habitacionais; Ocupações Irregulares; Governo.ABSTRACTArticle present search demonstrate and match some forms of occupation of urban land space, where real estate projects with government partnerships bring to the municipalities the housing, which will mainly contemplate the low-income population, may provide these quality a dignified life. This work aims to analyze the housing developments of social interest implanted over decades in the city of Uberlândia using as main methodology searches files of the City Hall of Uberlândia resulting in the number of families served by the popular housing programs, realizing how much is necessary expansion of public policies in relation to home ownership. Este trabajo objetiva analizar los emprendimientos habitacionales de interés social implantados a lo largo de décadas en la ciudad de Uberlândia utilizando como metodología principal investigaciones archivos del Ayuntamiento Municipal de Uberlândia dando como resultado el número de familias atendidas por los programas de vivienda popular, percibiendo cuán necesaria es la expansión de las políticas públicas en relación a la casa propia. This article aims to discuss the spread of horizontal condominiums and planned neighborhoods in the city of Passo Fundo - RS, in the decade of 2010. It is assumed that the new real estate products redefine the processes of socio-spatial segregation, showing the dispersion of the classes of middle and high income for peripheral areas, traditionally occupied by the low-income population. The reframing of the periphery denotes the complexification of the intra-urban socio-spatial structure, indicating the emergence of new patterns of socio-spatial segregation, superimposed on the traditional center-periphery model, constituted in the 20th century. In this context, it is argued that it is possible to recognize ongoing common processes, characterized by significant disruptions with the previous logic of production of intra-urban space.

AbstractAs toponymic means of inscribing urban space, street names have been addressed mainly by human geographers, who have articulated the field of critical place-name studies. In this paper, I continue the endeavor started in the previous issue published in Social Change Review of reading street names through sociological lenses. Whereas in the first part of this two-part contribution the analysis was made from functionalist and conflictualist perspectives, this second and final part employs social constructionism and the utilitarian theoretical tradition in making sociological sense of street nomenclatures. First, conceiving of street names as forming discursively constructed linguistic landscapes, the paper shows how urban namescapes – the “city-text” – are written, erased, and rewritten to reflect the shifting political powers. Second, the paper examines the neoliberal processes of place branding and toponymic commodification by which street names are turned into sought-after urban commodities with transactional value on the real estate market. The paper concludes by inviting sociologists to join the conversation on street names, which should become an important topic of sociological reflection.

As transformações do espaço urbano vêm introduzindo novos padrões que revelam elementos da dinâmica capitalista. Nesse aspecto, o apartamento residencial é apresentado como um produto dotado de novos conceitos em sintonia com as mudanças do capitalismo. Este estudo tem como objetivo desenvolver uma análise sobre as propagandas imobiliárias na cidade de Vitória, entre as décadas de 1950 a 1970, no qual identificamos as estratégias do setor da construção imobiliária em relação a cozinha como item diferencial do imóvel e inserido no sistema de produção da sociedade de consumo.ABSTRACTThis study aims to develop an analysis of the kitchen of the residential apartments in the city of Vitoria, between the 1950s and 1970s, as a space connected to the transformations promoted by capitalism. It was carried out a qualitative survey of advertisements published in a newspaper, as well as the use of authors who approach the relationship between the production of the urban space and the food. From this analysis, it was possible to verify that the transformation in the kitchen is indicative of the way of life established by the Brazilian urbanization during this period.Keywords: Kitchen; Urban space; Advertising.

Affordable housing programs and banking program has been launched for the implementation of housing programs for Low Income Communities (MBR). MBR characteristics in each region are very diverse make housing programs for this segment is not easy to do the right target. Act 2 of 2001 has mandated that states are obliged to implement the settlement habitable housing for people, especially the MBR. This article will discuss how the public views MBR related to home ownership for families. Aspects related studies include family conditions, financing, location, shape and price residence. The research method used descriptive method with the results of questionnaires to the MBR in Sub Tanjungmas as Village poorest residents in the city of Semarang. The results showed that the respondents have a vision of home ownership by saving and installments. That their visions are still living in and near where you live now or anywhere else that has the same price range. They really understand that in order to obtain environmental conditions and a better home, they have to pay higher prices, then, the standards they use is on the quality of life now and that the location that suitable for them is a house in the kampong area.Program-program perumahan terjangkau dan program perbankan telah diluncurkan untuk pelaksanaan program perumahan untuk Masyarakat Berpenghasilan Rendah (MBR). Karakteristik MBR di masing-masing daerah yang sangat beragam membuat program perumahan untuk segmen ini tidak mudah dilakukan secara tepat sasaran. Undang-Undang No.2 tahun 2001 telah mengamanatkan bahwa negara wajib menyelenggarakan perumahan permukiman yang layak huni bagi masyarakat khususnya MBR. Artikel ini akan membahas bagaimana pandangan masyarakat MBR terkait kepemilikan rumah bagi keluarganya. Aspek kajian antara lain terkait kondisi keluarga, pembiayaan, lokasi, bentuk tempat tinggal dan harga. Metode penelitian menggunakan metode deskriptif melalui hasil kuisioner kepada MBR di Kelurahan Tanjungmas sebagai Kelurahan dengan penduduk miskin terbanyak di Kota Semarang. Hasil penelitian menunjukkan bahwa responden memiliki visi dalam kepemilikan rumah dengan cara menabung dan mencicil. Bahwa visi mereka adalah masih tinggal disekitar lokasi tempat tinggal sekarang atau tempat lain yang memiliki rentang harga yang sama. Mereka sangat memahami bahwa untuk memperoleh kondisi lingkungan dan rumah yang lebih baik, mereka harus membayar lebih mahal, maka, standar yang mereka gunakan adalah pada kualitas hidup yang dijalani sekarang bahwa lokasi rumah yang cocok untuk mereka adalah rumah di perkampungan.

Abstract Presentation of contemporary trends in development of such residential units as peripheral housing estates in large Polish cities, as exemplified by Warsaw, is the objective of the paper. Such units are compared with their counterparts being built in Berlin. Research was carried out in three housing estates in the western part of the Bemowo District of Warsaw, i.e. Lazurowa (developer J.W. Construction), Nad Jeziorem (developer DoR Group) and Villa L’Azur (developer Bouygues Immobilier Polska). The first two were completed at the turn of 2008/2009. The third is in the final stage of construction. All three are located inside immediate city borders. Within framework of research were carried out analysis of developers’ materials, cartographic materials from the City Hall as well as field research. The results were juxtaposed with research made in 2008 in Berlin.

This paper examines the continuity of the Israeli settler colonial project into the contemporary moment – as manifested in the city of Tel Aviv – and its transfiguration into current socio-political and spatial processes in the urban arena. It offers a close reading of a case study from which such continuity emerges, exposing the settler colonial terms of production of Tel Aviv in current entrepreneurial real-estate projects. The case study under analysis is of the Giv’at-Amal neighbourhood, established on the emptied Palestinian village of Jamassin in the war of 1948, now facing eviction by private entrepreneurs constructing a luxurious residential compound. The paper aims to expose the ways in which the urban entrepreneurialism in Giv’at-Amal reproduces the settler colonial logic of devaluation, erasure and replacement of existing inhabitants of the land. It further conceptualises the area as an urban frontier, in which current neoliberal restructuring plays an active role in the ongoing production of the settler colonial urban space. By so doing, it aims to undermine the notion that settler colonial projects of replacing existing people and geographies are completed historical events, and to re-articulate them as ongoing contemporary processes.

This study intends to gauge the framework of factors and mechanisms that contributed to the restructuring of social setup of Greater Muscat and the thereof ensuing economic, social and environmental disparities between the different residential quarters of the city. In order to produce an approximated model of the old and contemporary social structure of the city, the study used field surveys, interviews, real-estate values and types of housing, in addition to available official data. The study demonstrates clearly that locational criteria of the distribution of households in urban space have shifted from the traditional social values and practices towards predominantly economic estimates that are governed by the environmental comparative advantage of the site, the location attributes, the social content and the level of social amenities. As a result, socio-spatial fragmentation became very conspicuous in the urban space. The study suggests a number of recommendations as regarding urban sprawl, real-estate speculation, gated communities, and the renovation and rehabilitation of deteriorating residential quarters.

The Aim of this research is to debate the apparent dissociation between the development discourse and its effectiveness in the internal context of small cities, aiming to identify its peculiarities from the case of the city of Esperança, located at the Agreste region of the State of Paraíba. This city represents in its socio-spatial dynamics the dilemmas and contradictions of development in small cities. The deductive hypothetical method was used to analyze the socio-spatial dynamics from its configurations in scales beyond the local area, to those of materialization in the intra-urban dimension. As a result, the scientific scope of the subject was verified in relation to the contribution of sciences, such as Geography, Economics and Sociology. In addition, it was observed the need of enlargement and balance between public policies that drive to the reproduction of urban space and the implementation of development, as a practice of humanity and sustainability, for all who live in small cities. The study of the city of Esperança exemplified the contradiction. First of all, between policies that restricts the perspective of development to the economic dimension of social and political life and, secondly, the mismanagement of the state on periurban spaces (urban fringes) that expose the urgency of Actions to mitigate the lack of public services, especially, to the social groups of low income.

O artigo apresenta uma investigação sobre os novos produtos residenciais de médio e alto padrão produzidos na cidade de Pelotas (RS), entre os anos 2009 e 2016, tendo como objetivo identificar os principais capitais e agentes, suas lógicas e estratégias de produção e valorização, bem como considerar as implicações destes nexos produtivos na estruturação do espaço urbano. Do ponto de vista da análise acerca das lógicas de negócios, destacam-se as recentes estratégias de produção, comercialização e financiamento dos produtos residenciais de médio e alto padrão, que envolvem desde iniciativas de publicidade de escala nacional, como o uso de estratégias do tipo starchitecture, até o agenciamento de investimentos do tipo private e venture capital, que permitem uma maior rentabilidade, liquidez e segurança dos investimentos, sinalizando para uma maior diversificação do excedente apropriado pelos capitais que integram o circuito imobiliário localmente. Em relação aos processos socioespaciais resultantes, destaca-se a constituição de um tecido urbano difuso e marcado por descontinuidades territoriais, assim como pela propagação de novas formas de intervenção e gestão empresarial do espaço baseadas no ideário do Novo Urbanismo. Ambos processos tendem a se realizar como parte das estratégias de recriação da oferta imobiliária, reforçando dinâmicas que ampliam as diferenciações e as desigualdades socioespaciais.Palabvras-chave: produção imobiliária, agentes, espaços residenciais fechados, novo urbanismo, Pelotas.PRODUCTIVE AND SPATIAL NEXUSES OF RECENT REAL ESTATE DYNAMICS: A STUDY ON HIGH AND MEDIUM STANDARD RESIDENTIAL PRODUCTION IN PELOTAS (RS)Abstract: The article presents an investigation about the new medium and high standard residential products produced in the city of Pelotas (RS), between 2009 and 2016, with the objective of identifying the main capitals and agents, their logic and production and valorization strategies, as well as considering the implications of these productive nexuses in the structuring of the urban space. From the point of view of the analysis of business logic, are highlighted: the recent strategies of production, commercialization and financing of medium and high standard residential products, which go from national scale advertising initiatives, such as the use of strategies of the starchitecture type, to the agency of private and venture capital investments, which allow greater investments’ profitability, liquidity and security, signaling for a greater diversification of the surplus appropriated by the capitals that integrate the real estate circuit locally. In relation to the resulting socio-spatial processes, are highlighted: the constitution of a diffuse and marked by territorial discontinuities urban fabric, as well as the propagation of new forms of business intervention and management of space based on New Urbanism ideas. El objetivo es identificar los principales capitales y agentes, sus lógicas y estrategias de producción y valorización, además de considerar las consecuencias de los nexos productivos en la estructuración del espacio urbano. Del punto de vista del análisis sobre las lógicas de negocios se destacan las estrategias recientes de producción, comercialización y financiamiento de los productos de medio y alto estándar, que incluyen iniciativas de publicidad en la escala nacional, uso de estrategias del tipo starchitecture e iniciativas de inversiones del tipo private y venture capital, que permiten una mayor rentabilidad, liquidez y seguridad de las inversiones, demostrando una mayor diversificación del excedente apropiado por los capitales que integran el circuito inmobiliario local. Entre los procesos socio-espaciales resultantes se destaca la consolidación de un tejido urbano difuso y marcado por discontinuidades territoriales y por la propagación de nuevas formas de intervención y gestión empresarial del espacio, fundamentadas en el ideario del Nuevo Urbanismo. AbstractSince the 2000s, Lima city shows important changes in its socio-spatial structure, decreasing the long-established opposition between the centre and the periphery, developing a more complex arrangement. Sustained national economic growth has allowed better socio-economic conditions in different areas of the city. However, high inequality still remains in the ways of production of urban space, which affects residential segregation. To identify possible changes in the segregation patterns of Metropolitan Lima, this study focuses on the spatial patterns of occupational groups, examining their causes and relation with income inequality. The analysis is based on the 1993 and 2007 census data, measuring residential segregation by the Dissimilarity Index, comparing with the Diversity Index. The results confirm trends towards increased segregation between occupational groups. Top occupational groups are concentrated in central areas, expanding into adjacent districts. Bottom occupational groups are over-represented in distant neighbourhoods. In-between, a new, more mixed, transitional zone has emerged in upgraded formerly low-income neighbourhoods. Areas of lower occupational diversity coincide with extreme income values, forming spaces of greater segregation. In the metropolitan centre–periphery pattern, the centre has expanded, while the periphery has been shifted to outer peripheral rings.
