Abstract. At the present stage of development of the construction industry, steps to improve the efficiency of investment and construction projects can no longer be considered outside the context of construction information modeling technologies. Today, one of the main criteria for optimizing work on investment and construction projects is to reduce the time spent searching, working out and agreeing on spatial, financial, and temporal information about the construction object, therefore, the issue of the correct organization of information modeling of a construction site is quite relevant. In most cases, the design assignment is drawn up in the form given in Appendix B DBN A 2.2-2-2014 and is formal in nature. The presence of a design assignment, drawn up using the tools proposed below, reflects the thoroughness of the customer's elaboration of an investment and construction project, and reduces the risks of its implementation. The proposed methodology is based on three components of counter design, such as disaggregation, aggregation, and decomposition, from which its name – DAD –approach comes from. Allocation of structural elements in the structure of a building by disaggregation (analysis of alternative options) allows to create its model in the form of a hierarchical structure consisting of detailed and mutually synchronized parts - the configuration of the building. In accordance with the configuration of the construction site, hierarchical numbering is further reflected at all stages of design and in all its sections, incl. stamps of drawings and local estimates. This creates a unified system of interconnection and control of project sections. The creation of a construction site configuration in the form of a tree model with hierarchically numbered elements at the pre-design stage allows it to be applied at subsequent stages of the life cycle of a construction object in information modeling technologies. The use of the DAD – approach in counter-design is intended to increase the efficiency of the implementation of investment and construction projects.

One of the main problems the construction industry faces is the high cost and slow execution time due to inadequate planning, which results in poor use of human resources. A common solution for reducing time and costs is the adoption of prefabricated components (prefabs). This paper proposes a novel methodology for interdisciplinary man­agement of construction projects by integrating Building Information Modeling (BIM) and Lean Thinking to improve the production planning and control of pipe-rack modules in an industrial facility. The article first presents a literature review to assess the key synergies between BIM and Lean Thinking. These led to the development of a new integrated work methodology named Digital Obeya Room. This model focuses on the required workflows, the analysis of collected data, and the visual management of construction planning and control. A real-world empirical study in the Oil and Gas industry evaluated how the newly devised practices could improve prefabrication and preassembly planning. The pro­posed methodology was capable of reducing the welding-time in 8.7% related on global prefabrication average in con­struction projects from Fails Management Institute (FMI) prefabrication report survey 2017.

Variation order (VO) is one of the main issues faced by the construction industry in Jordan. Many researchers had investigated on the causes of VO and proposed procedures to minimize and control this issue; however, the VO is affecting the construction industry badly even at moment. Building Information Modeling (BIM) is a powerful management system that can make a significant difference in the project costs. However, BIM has not been examined as a tool to minimize the VO in Jordan. The main target of this study is to utilize BIM applications in reducing the effect of VO on the governmental projects in Jordan. In order to achieve this target, the researcher has designed a questionnaire to gather data related to VO causes and the BIM capability to solve this problem. The data collected from the questionnaires were analyzed statistically. The result from the analysis found that the consultant initiated the highest VO of 50% followed by the clients and the contractors of 20% and 10% unforeseen variation respectively. Moreover, it is found that BIM Design Applications, Facility Operations Simulation, Exploration Design Scenarios, BIM Design Detection and BIM Quantity Take-off and Cost Estimation were significantly capable of minimizing VO. The results show positive relationship with the application of BIM in minimizing VO in the construction industry in Jordan. © 2018. JASET, International Scholars and Researchers Association

Many construction projects suffer from poor design and from inconsistent time and cost management. This situation has led to rethinking of the industry’s performance and how it could be improved. Technology is breaking through design and management practices. Earned value management (EVM) enables better management of time and cost constraints. Building Information Modeling (BIM) is recognized to improve the planning and realization of a construction project. The present paper proposes an integrated time and cost management system (ITCMS), where an EVM platform is used in a virtual environment during the planning and construction phases of a project. The ITCMS enables early involvement and project integration plus thorough time and cost management. The system consists of four modules and 13 different processes. The ITCMS is beneficial at the design stage; construction professionals are able to synchronize the building model with time and cost parameters as well as optimize it through a clash detection process that results in budget and schedule compressions early on. The ITCMS is a useful tool for construction and engineering managers that strive to increase projects’ performance. The authors demonstrate in this paper the validity of using the ITCMS through an actual project.

The solar radiation influence on permafrost soil in the construction site is researched. This article is part of the author’s dissertation research. The work is carried out taking into account uneven insolation. The research conducts research in the field of temperature at the construction site, where there are iron and reinforced concrete culverts. The research of the temperature regime of permafrost soil performed in the FEM Models software packages by the Termoground module. In accordance with technical recommendations, the starting month for calculating permafrost is October. The period of drainage of thawed snow and rainwater is April – September. Thermophysical calculations of the base of the railway embankment, oriented on different sides of the world, have been performed. Changes in the temperature regime of the permafrost soil base in the construction site were researched. The calculation results showed uneven heating of the soil from the sunnier side in the embankment without the installation of a culvert with heads. There is an increase in the temperature of frozen soil from the warmer side, thawing bowls are formed. A numerical experiment shows the effectiveness of accounting for uneven insolation in the calculations at the design stage of construction projects.

The rational energy consumption during the construction period is formed at the stage of organizational and technological design by a system of energy-correcting measures. The implementation of the complex of measures allows balancing energy consumption and ensuring a high-quality production process with all types of energy users, infrastructural elements of the construction site, and the organization of the operating mode of machines, mechanisms, and labor resources. The object of the study is a complex of developed energy-correcting measures in the organizational and technological design of construction projects. Research methods include multi-criteria analysis based on expert assessments applied to the developed set of energy-correcting measures for the main types of energy consumers in the organizational and technological modeling of the construction process. This analysis of fuel and energy resources consumption by enlarged consumer groups – machines, mechanisms, and equipment; technological processes and infrastructure of the construction site. Varying the time parameters of beginning of the construction works has a significant influence on the consumption of fuel and energy resources for certain groups of consumers. The results of scientific research are presented in the form of a variable complex of energy-correcting measures that allow to flexibly regulating energy consumption in the process of organizational and technological design of buildings.

Design of green buildings involves specific processes compared to conventional construction projects that require participation of several disciplines. Having particular activities, functions, and physical aspects, green buildings impose their own difficulties during design. Building Information Modelling systems (BIM) use different software for virtual simulation of characteristics of projects, which promotes early detection of potential problems even before production of the intended design details. Implementing BIM technology in design stage, not only helps to minimize design problems, but also to shorten the stage itself. With this effect of BIM combined with sustainable practices and energy efficient technologies, design stage alone can be considered as a sustainable application of construction activities. Therefore, principles and requirements of green building certification systems can easily be performed for projects with capabilities of BIM technologies and tools. In this study, redesign of Yildiz Technical University, Faculty of Civil Engineering Building based on LEED certification system using BIM tools is presented. The project is prepared as part of a capstone project by senior civil engineering students. Design stages are planned to promote sustainability and qualify the requirements of LEED v3 BD+C (Schools). The main objective is to introduce the students to two major trends in construction industry (green buildings and BIM applications) and to create awareness of sustainable construction, green building certification systems and emerging technologies.

The Spanish construction industry has been subject to EU Directive 2014/24/UE. This directive allows member states to encourage, specify and even require the use of Building Information Modeling (BIM) in construction projects financed by EU public funds as of 2016. The QBIMInvest Project (supported by the Universidad Europea de Madrid) has conducted a survey, which is the subject of this article, on the implementation of Building Information Modeling in the Spanish AEC industry. This research uses 548 responses from a sample of Spanish AEC professionals to demonstrate that currently BIM tools are only being used in the design stage of residential buildings. There are few cases of them being applied in the construction, operation and maintenance stages or in other project types. On the other hand, professionals think that they will need at least 3 to 5 years to finish implementing BIM in projects.ResumenLa directiva UE 2014/24 invita a los Estados miembros a que fomenten, especifiquen y requieran el uso de Building Information Modeling (BIM) en los proyectos de construcción financiados con fondos públicos de la UE a partir de 2016. El Proyecto QBIMInvest (financiado por la Universidad Europea de Madrid) ha llevado a cabo una encuesta para conocer el uso de BIM en el sector AEC español. Las 548 respuestas, obtenidas de una muestra de profesionales españoles del sector, muestran que las herramientas BIM actualmente solamente están siendo utilizadas en la etapa de diseño de edificios residenciales. Hay pocos casos en los que se aplica en las etapas de construcción, operación y mantenimiento o en otros tipos de proyectos. Por otro lado, los profesionales piensan que van a necesitar por lo menos de 3 a 5 años para completar la integración de BIM en los proyectos.


The issues of determining the estimated cost of capital construction projects with the involvement of Federal budget funds at the stage of development of project documentation, during verification of the accuracy of determining the estimated cost and the initial (maximum) contract price are considered. On the basis of the assessment of amendments to urban planning legislation for the purpose of implementing a state contract by the contractor ( based on the results of competitive procedures or without competitive procedures by decision of state authorities), the procedure for forming the estimate as part of a state (municipal) contract, the price of which is firm, is presented. For the purpose of mutual settlements between the customer and the contractor for the work performed, the formation of primary accounting documentation, as well as for checking the work performed by regulatory authorities, an example of drawing up an estimate of the state (municipal) contract on the basis of grouping costs according to structural elements and complexes of work is given. The result of the research conducted was the development of regulations and the formation of criteria for their practical application by state bodies, institutions, organizations and other participants in the investment-construction process, as well as recipients of budget funds, who perform the functions of the state (municipal) customer, developer and technical customer.


Improving the efficiency of life cycle management of capital construction projects using information modeling technologies is one of the important tasks of the construction industry. The paper presents an analysis of accumulated domestic practices, including the legal and regulatory framework, assessing the effectiveness of managing the implementation of investment construction projects and of complex and serial capital construction projects, as well as the life cycle management of especially dangerous technically complex and unique capital construction projects using information modeling technologies, especially capital construction projects, as well as their supporting and using systems, primarily in the nuclear and transport sectors. A review of modern approaches to assessing the effectiveness of life cycle management systems of complex engineering systems in relation to capital construction projects is carried out. The presented material will make it possible to formulate the basic principles and prospects of applying approaches to assessing the effectiveness of the life cycle management system of a capital construction project using information modeling technologies.


The international experience of integrating building information modeling (BIM) into project management system with innovation implementation accent has been revealed in this article. The events carried out on federal and regional levels concerning the President of Russia directive on building construction industry modernization and construction objects transferring to life cycle management by means of BIM were analyzed. The large company experience of implementing BIM was summarized with describing some examples in different cities and regions of our country and thus the main directions of this technology development were determined. The key points of BIM and project management system pairing and impacting an innovation choice witch determine the project economic efficiency in the integrated management system were shown. The main reports of "Building construction projects technology and management: new practices and prospects" conference by Moscow Trade and Commerce Chamber were reviewed in this direction and problems of the new investment and construction project management technology implementation were shown. The ways to solve these problems were disclosed by work examples of PAO "Sberbank", and successfully working in our country firms Bilfinger Tebodin - BIM design and Beiten Burkhard -jurisdiction support. Some economic efficiency questions of BIM implementation were disclosed in the report delivered by The Plekhanov University of Economics (project and program management base department of Capital Group). Management system suggestions, regarding BIM implementation in Moscow construction were given.
