Green buildings are not entirely successful in achieving energy saving targets. One way of improving energy targets is to encourage occupants to adopt energy saving behaviour. To date, energy saving behaviour has been given less focus in improving green building performance than other energy saving initiatives, such as retrofitting buildings for green features. This study uses comparison case studies between green buildings and conventional buildings in New Zealand to better understand the energy saving behaviour of occupants. Questionnaires were distributed to occupants in green and conventional buildings to evaluate the extent of energy saving behaviour practiced and to identify potential strategies to encourage energy saving behaviour. The objective of this paper is to investigate the level of energy saving behaviour between green and conventional office buildings to see if people in green buildings perform better energy saving behaviour than people in conventional buildings in computer usage. The findings do show better energy saving behaviour from occupants in green buildings than occupants in conventional buildings. The paper shows why this is the case. The recommended strategies to encourage energy saving behaviour used by different buildings are also discussed. Strategies include raising education awareness on energy efficiency among the building occupants, energy saving commitments, and to have an active building manager assigned for energy related matters.

This paper provides the first credible evidence on the economic value of “green buildings” derived from impersonal market transactions rather than engineering estimates. We analyze clusters of certified green and nearby buildings, establishing that “rated” buildings command substantially higher rents and selling prices than otherwise identical buildings. Variations in premiums are systematically related to energy-saving characteristics. Increased energy efficiency is associated with increased selling prices -- beyond the premiums paid for a labeled building. Evidence suggests that the intangible effects of the label itself may also play a role in determining the values of green buildings in the marketplace. (JEL G31,M14,Q52,R33)

Energy Management Concept as part of Green Building Concept is focused to Improve Energy Efficiency Index (EEI) and Water Consumption Index (WCI). The Implementation Energy Management Concept in an office buildings of this study based on the management system model of continual improvement ISO 50001:2011. The purpose of this study was to determine the extent to which the implementation of green building principles in Office Buildings. This study took the case study in an office building in Jakarta Indonesia that has two towers, each tower has 32 floors and 3 basement floors. The method used is descriptive with respect to GREENSHIP Rating Tools for existing building which consists of six categories; Appropriate Site Development (ASD), Energy Efficiency & Conservation (EEC), Water Conservation (WAC), Material Resources & Cycle (MRC), Indoor Air Health & Comfort (IHC) and Building & Environments Management (BEM). The results show that implementation the Energy Management Concept could also made energy performance more efficient, after Implementing through Retrofitting of the Chiller System, Recycle Waste Water, Replacement of Conventional lamp to Energy Saving LED and also Training and Education to all employees and tenants. From comparing data research before implementation of Energy Management Concept in 2014 and after Implementation and retrofitting in 2016, 2017 & 2018, it is found that Energy Efficiency Index (EEI) from 238.8 kwh/m2/Years to 134,04kwh/m2/Year and Water Consumption Index (WCI)From 50 liter/person/Day to 27.18 Liter/person/Day. And the saving cost from electricity bill payments is IDR. 466,803,325.67 / month (18%) and roughly will Break Event Point (BEP) for 3.86 Years

<p>For the development and progress direction of contemporary construction industry, greening has always been one of the most important topics, which is basically consistent with China’s guidelines on environmental protection and resource conservation, with emphasis on whether it can effectively improve the ecological environment quality in urban areas, control various hazards caused by pollution, and build a healthy urban environment for people. Nowadays, the building materials market has also developed in an all-round way, and the types of materials for exterior wall insulation are also increasing. Relatively, the practical application difficulty of various technologies in the construction industry also shows an increasing trend. In order to better highlight the important role of insulation materials for green buildings, this paper will explore the application of exterior wall insulation materials with strong energy saving in green buildings.</p>

This study was conducted in response to the lack of green office buildings in Malaysia, despite the fact that the green concept has been initiated in Malaysia for many years. The Penang State Government has taken the initiative to establish the Penang Green Council (PGC) as the first state in Malaysia, and the implementation of green offices is one of its programme initiatives. Nonetheless, green offices are still in scarcity across Penang. This study identified the challenges faced in implementing green offices. Data were collected from five green building owners using semi-structured interviews and the data were analysed using thematic analysis. The outcomes revealed that the main challenges faced by green office adoption were lack of budget, lack of awareness, lack of expertise, ownership factor, and type of building. This study offers several implications for practitioners and policy makers to improve the adoption of green office in Malaysia. The results may be applied to raise awareness amongst practitioners and office owners regarding green practices in office buildings. The study outcomes may serve as reference to policy makers on enhancing the development of green buildings.

The study aims to guide the assisted living facility (ALF) design, in which biophilic design, which is observed to have positive physiological, psychological, and sociological effects on humans, is observed, and the principle of universal design is accessible and designed for everyone. Since there is no place called a biophilic ALF, the study is supported by a nature-oriented design method called Green Building Rating Tools. Green building certificate systems are explored in terms of biophilic and universal design, and three of the certifications show credits linked to the theories researched. With these certificates, green building certified ALFs located in the same region are selected. With the methodology applied on the case studies of three ALFs that received these certificates, how and where biophilic and universal design patterns can be transferred from theory to practice has been examined. The study observed the extent of 14 biophilic design patterns in ALFs and tabulated how to find each pattern in these facilities according to the methods and places.

This paper discusses the importance of green cleaning for green buildings during the operations and maintenance stage. The investment on green buildings is often driven by the aim to reduce energy consumption. However, many tend to overlook the importance of the operations and maintenance aspect of the building, particularly the green cleaning aspect. Green cleaning is a major contributor to Indoor Environmental Quality (IEQ) where IEQ is one of the important criteria that should be considered during the assessment of green building performance. In Malaysia, there is no specific regulation set for green cleaning. Green Building Index (GBI) tools itself does not specifically highlighting green cleaning in their assessment tool. Thus, based on literature review, this paper discusses the benefits of implementing green cleaning and how green cleaning can contribute to achieving better green building performance.

The demand for green buildings in the property market is substantially increasing. The motivation for the investment on green buildings ranges from environmental concerns and social benefits to financial savings during the operational stage. However, these perceived benefits have been argued to be mostly theoretical and yet to be empirically proven. There is often a performance gap between the expected and the actual measured performance of green buildings once operational. Green buildings simply fail to perform as to what it was intended despite the thorough design and technological considerations put at the initial stage of their development. Hence, by reviewing various literatures, this paper targets to indicate and discuss the factors that hinder green buildings from achieving their fullest performance potential. Six theoretical factors namely miscommunication, technologies used, modeling tools, construction process and handover, occupant behavior and management and control were identified from various literatures. The findings in this paper will be a commencement for further studies pertaining to non-performance of green buildings.

In the context of the increasingly severe energy crisis and global warming, green buildings and their energy-saving issues are being paid more attention in the world. Since envelope optimization can significantly reduce the energy consumption of green buildings, value engineering (VE) technology and building information modeling (BIM) technology are used to optimize the envelope of green buildings, which takes into account both energy saving and life cycle cost. The theoretical framework of optimization for green building envelope based on BIM-VE is proposed, including a BIM model for architecture, a life cycle cost analysis model, energy-saving analysis model, and a value analysis model. In the life-cycle cost model, a mathematical formula for the life-cycle cost is established, and BIM technology is used to generate a bill of quantity. In the energy-saving analysis model, a mathematical formula for energy saving is established, and BIM technology is used for the building energy simulation. In the scheme decision-making sub-model, VE technology integrating life cycle cost with energy saving is used to assess the envelope schemes and select the optimal one. A prefabricated project case is used to simulate and test the established methodology. The important results show that the 16 envelope schemes make the 16 corresponding designed buildings meet the green building evaluation standards, and the optimal envelope scheme is the “energy-saving and anti-theft door + exterior window 2+ floor 1+ exterior wall 1 + inner shear wall + inner partition wall 2 + planted roof” with the value 10.80 × 10−2 MW·h/ten thousand yuan. A significant finding is that the value generally rises with the increase of energy-saving rate while the life cycle cost is irregular with the increase of energy-saving rate. Compared with previous efforts in the literature, this study introduces VE technology into architectural design to further expand the current boundary of building energy-saving theory. The findings and suggestions will provide a valuable reference and guidance for the architectural design industry to optimize the envelope of green buildings from the perspective of both energy saving and life cycle cost.

Purpose The purpose of this paper is to present site planning and design (SPD) relevant variables and items in practice for practitioners to better understand and implement SPD in green building projects. Design/methodology/approach The research methods include questionnaire survey and case studies in the context of China. A questionnaire survey was adopted to identify the importance of 13 variables and the corresponding 38 items in SPD of green residential buildings. Three green residential projects including one in Hong Kong and two in Mainland China were selected to investigate the SPD considerations in practice and to discuss the necessary improvement. Findings The results show that 12 out of the 13 variables of SPD in green buildings are involved in the three case projects to some extent, thereby underscore the importance of these variables. The potential improvement in real-life SPD of green buildings is also discussed such as adopting design-build and integrated project delivery methods and preserving and protecting cultural characteristics on site. Originality/value The research findings may serve as a reference for practitioners to better conduct SPD in green building projects.

Through comparative research between actual projects in steel structure residence system of Hangxiao Steel Structure Co., Ltd.(shorted for “HXSS”) and comparative models in terms of land saving, material saving and energy saving, the performance of steel structure residence system in dealing with environment, environmental protection and saving is analyzed. The comparison results show that the steel structure residence system has certain advantages, however the performance in energy saving, particularly in consumption of building material transportation needs further improvement.
