The management of construction projects needs to complete the basics of system management and work. Starting from the idea and how to turn it into a full study and ended at the construction project completion arriving at the purpose prepared for it, so the projects need to control on its operation and integration system in order to succeed. It is no secret for who concerned in construction projects field that the design stage is a very important stage in construction project because it determines the final features of the project through the requirements provided by the employer for the consultant to formulate it during this phase in the form of plans, drawings, and specifications, then translated on the ground as the shape of completed project meets those requirements. Therefore it has been necessary to focus in this paper on the design stage also demonstrated and analysis the most important risk facing this stage and their impact on a construction project by introducing a questionnaire to identify the most important risks factors at this stage affecting on the project. The paper had been shown that the effect of the design stage on Lump sum type of project contract was higher than the unit price, while the most important factor effect on a project its fast response of design team to prepare the design documents in order to facilitate the workflow and sequence of execution with effect level 3.714.

The paper proposes a cost overrun risks prediction model, the structure of which is based on the fuzzy inference model of Mamdani. The model consists of numerous inputs and one output (MISO, multi-input-single-output), based on processes running consecutively in three blocks (the fuzzy block, the interference block, and the block of sharpening the representative output value). The input variables of the model include the share of element costs in the building costs (SE), predicted changes in the number of works (WC), and expected changes in the unit price (PC). The developed rule base makes it possible to determine the risk of cost overruns in the following categories: “very low”, “quite low”, “average”, “quite high”, and “very high”. Twenty-seven rules were assumed in the interference block. The operation of the model was illustrated by the example of selected elements of a road object and was validated by checking the correctness of the assumptions made at the design stage of the inference block rule base. It has been proven that with the increase of the share of element costs in the building costs (SE), predicted changes in the number of works (WC), and expected changes in the unit price (PC), the value of the risk exceeding the costs of a given element of the construction project (R) increases naturally and smoothly. It was emphasized in the conclusions that the cost overrun risks prediction model is intended for general contractors who subcontract many stages of works to their subcontractors in accordance with the agreed division into work elements.

Any construction project through several stages, starting from the feasibilitystudy stage to the project delivery stage, as the most critical stage that must be focused on is the design stage. It was essential to adopt modern and advanced programs at the design stage to avoid problems and claims between the employer and the contractor due to changes and errors that occur in the project—design process. BIM is one of the modern technologies with many benefits that can be used to solve these errors and obstacles. This research aims to clarify the effectiveness of introducing the BIM system in the design stage of the construction building by comparing it with traditional CAD systems. In this research, ten different actual projects were studied in the architectural design stage to be used in the comparison process between BIM and CAD systems. The researcher reached a set of results, including that introducing the (BIM) in the architectural and structural design stage can reduce the time required to produce design documents by up to (67.6%). This study is helpful for all governmental and private design companies and encourages decision-makers to use the BIM system.

Identification and rank of delay factors in construction projects depending on the project delivery system . The implementation of construction projects depends on many unpredictable factors, which can cause delays in construction works. The article proposes classification of the validity of delaydepending on the project delivery system. Two of them were considered: the traditional system (Design – Bid – Build), where the design stage is separated from the construction stage and the design and build (Design & Build), which consists in entrusting design works and carrying out works to one contractor. The order of validity is based on results of research carried out among participants of the construction project.

The selection of caculation method of the artificial man-days unit price of power construction projects is the focus and hotspot problem of the parties of power construction project and cost management departments. With domestic typical provinces, cities, and industry as the research object, this paper carried out case study and comprehensive analysis of three typical estimate methods of the basic principle, characteristics, application scope etc. The paper gives reference for the selection of estimate method of artificial man-days unit price of power construction project and this research conclusion to estimate method has strong pertinence and guidance.

The construction industry in the United Arab Emirates (UAE) is faced with negative project performance, including low productivity, higher costs, delays in project completion, and defects during construction. One of the main reasons for these issues is the engagement of unskilled craft workers. Despite these labor issues, demand for construction projects in the UAE has been explosively increasing, in part due to Dubai winning the hosting of Expo 2020, which has given rise to an unprecedented demand for skilled construction craft workers. This study aimed to investigate the views and experiences of construction project managers regarding the reasons and challenges associated with the hiring of skilled craft workers in the construction labor market of the UAE. To fulfill the study purpose, the authors conducted structured open-ended interviews with UAE construction project managers. The results revealed several reasons for hiring craft workers despite a clear lack of qualifications and suggest some potential solutions.

Malaysia's construction industry is going from strength to strength, with a whole host of newly-announced projects promising to increase activity. Moreover, the construction industry is a very important part of Malaysian economy. The country already has a lot of projects ongoing and under the pipelines, with an ever-changing urban landscape offering plenty of opportunities. The evaluation of project success and the level of success criticality in the development of construction projects in Malaysia are according to the specific requirements and priorities of different project stakeholders and varies from project to project. However, the issues related to maintenance and project functionality are of main concerned to most Government Agencies in Malaysia at the project completion stage apart from client satisfaction on the good services and excellent product deliverables. In the contractor selection stage is commonly used procedure for identifying a pool of competitive, competent and capable contractors from which tenders may be sought. It can aid public and private owners in achieving success by ensuring that only qualified contractor is selected to execute the work. The findings results indicate that several of the criteria highlighted as the most influential criteria of contractor selection for construction project. Another important understanding from the research is that the developing the framework to show the most appropriate ways to select the best contractor for the project. The weightage of each criterion are effective for assessing the technical and commercial tender submission during the tender process. Analysis indicated the top 3 of most influential criteria for contractor selection for construction project in Klang Valley are participation in stakeholders bid process, good tender proposal and method of statement.

The process of implementing development projects has many obstacles that were not predicted beforehand resulting in delays in project completion which have an impact on increasing the cost of project implementation. sometimes the project is not completed in accordance with a predetermined schedule that may be caused by certain factors. Various ways can be done to anticipate and be a solution to the delay. The purpose of the study is to analyze the factors that influence delays in bridge construction projects in Bidau Timor - Leste and how to anticipate delays in project work. The research method used is descriptive method by observation and direct interviews. So that there are several dominant factors that influence the delay of the Bidau Timor-Leste bridge construction project, including the types of weather, material and financial. To anticipate delays in construction projects, it is necessary to do a work contract in accordance with the contract law in which all matters are regulated, so that the anticipation, mitigation and accountability are clear. Identification of the application of overcoming delays in the Bidau Timor-Leste bridge construction project if viewed from the side of the existing contract there are still shortcomings, so it needs to be improved in terms of working contract documents and refer to the contract law.

Abstract Supplementing well recognised practical models of project and construction management, based on probabilistic and fuzzy events may make possible to transfer the weight of the change and extra orders assessment from the qualitative form to a quantitative one. This assessment, however, is naturally burdened with an immeasurable, subjective aspect. Elaboration of probability of occurrence in a construction project unforeseen building works requires application (in addition to the non-measureable, qualitative criteria) of measurable (quantitative) criteria which still appear during construction project implementation. In reimbursable engineering contracts, a random event described as an extra, supplementary building work has a random character and occurs with a specific likelihood. In lump sum contracts, on the other hand, such a random event has a fuzzy character and its occurrence is defined in a linear manner by the function of affiliation to the set of fuzzy events being identical with unforeseen events. The strive for quantitative presentation of criteria regarded by nature as qualitative and the intention to determine relations between them led to the application of the fuzzy sets theory to this issue. Their properties enable description of the unforeseen works of construction projects in an unambiguous, quantitative way.

Delay-risk factors associated with clients in a construction project have a major impact on a successful delivery on time and within budgeted cost. Risk management studies so far have not effectively managed project risk factors in a way that can assist clients in creating strategies to reduce impacts and risk. To address these issues, the study aims to provide a new methodology for analyzing and managing the risks by building a conceptual model. The study includes the development of a framework, named the client risk management model (CRMM), by integrating the findings from a literature review and a construction industry survey. A client risk analysis system was developed by integrating the analytical hierarchy process and a Monte Carlo simulation within an @Risk program. A case study demonstrated the methodology to analyze and quantify the impact of risk factors, and to create a suitable risk mitigation strategy at the design stage of a construction project. The system was found to be useful for quantifying the impact of client risks and the support in taking proactive decisions.

Abstract The scope of the paper is the problem of the economic effectiveness of the construction project from the contractor’s point of view. The two main construction contract types are taken under consideration: the unit price contract based on the bill of quantities and the lump sum contract. The net present value (NPV) is adopted in this paper as the basic economic efficiency criterion of the construction project. The NPV of the project for the contractor is calculated here as the sum of all future monthly contractor’s cash flows (both incoming and outgoing) discounted by using the monthly cost of contractor’s capital invested into the project. For the cash flow calculations, two basic payment methods are considered, depending on the type of the contract: the monthly payments in the case of the unit price contract and the payments for the WBS (Work Breakdown Structure) billing elements in the case of the lump sum contract. The contractor’s monthly cash flow analysis also makes it possible to determine the monthly cash requirements for the contractor to finance the works each month and the total cash requirement to finance the project as the whole. This allows the contractor to correctly plan the financing of the project depending on the type of contract and the payment method. Moreover, using the optimization techniques known in the scheduling theory, for example based on the priority rules as in the case of the RCSP, one may try to improve the economic effectiveness of the project or to lower the cash requirement for the project.However, as shown by the authors, it does not have bring the expected results in the case of the lump sum contract.
