Abstract Construction Projects is one form of activity that takes place in a limited period of time, with certain resources, to achieve results in the form of buildings or infrastructure. Construction projects involve contractors, project owners, planning consultants and supervisory consultants that are interrelated in a work agreement called a contract. Project delays for contractors will experience a loss of time and costs, because the benefits expected by the contractor will decrease or even not get the expected benefits that they may not even benefit at all. The delay in the completion of the project work will cause a loss to the Owner to the operating time of the project results, so that the use of the project development results will be delayed or late. The success of a construction project is determined by the suitability of time, cost and quality stipulated in the contract document. In the implementation of construction projects delays often occur due to the parties involved. This research was conducted with the aim of finding out the factors causing delays in the implementation of construction projects according to contractors, project owners and supervisory consultants. Conducted by distributing questionnaires to contractors, supervisors and consultants, the results obtained were processed using the SPSS program. The results of the study revealed that the factors that caused the delay in construction projects were the 3 most dominant were the lack of skilled labor in the category of human resources Unexpected weather falls into the category of external aspects, and differences in interpretation of work codes fall into the categories of organization, coordination and communication aspects Abstrak Proyek Konstruksi merupakan salah satu bentuk kegiatan yang berlangsung dalam jangka waktu terbatas, dengan sumber daya tertentu, untuk mencapai hasil dalam bentuk bangunan atau infrastruktur. Proyek konstruksi melibatkan kontraktor, pemilik proyek, konsultan perencana dan konsultan pengawas yang saling terkait dalam sebuah perjanjian kerja yang disebut kontrak. Keterlambatan   proyek   bagi   kontraktor akan  mengalami  kerugian  waktu dan  biaya, karena keuntungan yang diharapkan oleh kontraktor  akan berkurang atau  bahkan tidak mendapatkan keuntungan yang diharapkan bahkan  bisa tidak mendapat keuntungan sama sekali. Keterlambatan penyelesaian  pekerjaan  proyek akan menyebabkan  kerugian bagi Owner  terhadap  waktu operasi hasil proyek, sehingga penggunaan hasi pembangunan proyek menjadi mundur atau terlambat. Keberhasilan suatu proyek konstruksi ditentukan dari kesesuaian waktu, biaya dan mutu yang ditetapkan dalam dokumen kontrak. Dalam pelaksanaan proyek konstruksi sering terjadi keterlambatan yang disebabkan oleh pihak- pihak yang terlibat.  Penelitian ini dilakukan dengan tujuan untuk mengetahui factor penyebab keterlambatan pelaksanaan proyek konstruksi menurut kontraktor, pemilik proyek dan konsultas pengawas. Dilakukan dengan menyebarkan kuisioner kepada kontraktor, pemilik dan konsultan pengawas, hasil yang diperoleh diolah menggunakan program SPSS, Hasil penelitian  tersebut diketahui bahwa factor penyebab keterlambatan pelaksanaan proyek konstrusi terdapat 3 yang paling dominan adalah Kurangnya tenaga kerja terampil masuk dalam kategori aspek sumber daya manusia, keadaan cuaca yang tak terduga masuk dalam kategori aspek eksternal, dan perbedaan intepretasi kode pekerjaan masuk dalam kategori aspek organisasi, koordinasi dan komunikasi.

The article discusses the important applied problem dedicated to the theoretical and methodological justification for assessing the impact of business potential on the controllability of an investment-construction project. It is proved that the business potential of the investment-construction project characterizes its potential managing opportunities. In the article the terms of the theory of controlled development of investment-construction projects are formalized. Business potential of the project is considered as a set of four components: organizationally-technological, economic, financial and human resources. In order to determine the level of controllability of the investment-construction project business potential, an algorithm was developed for assessing the project. This algorithm involves four basic stages: preparation, application development, analytical and operational stages. The algorithm developed in the article was approved by an example of the project for the construction of a car showroom. The level of investment-construction project business potential sustainability is defined by a special scale. The results of the project business potential assessment allow to make target regulation solutions for the project development.

Construction projects in all regions continues to be developed for the creation of facilities that can be utilized by the community. One of them is the construction of apartments which are now being intensively carried out to meet residential needs for the community. Making a construction project plan always refers to estimates that exist at the time development plan is made, therefore problems can arise if there is a discrepancy between the plans that have been made and the actual reality. So the impact that often occurs is the delay in the time of project implementation which can also be accompanied by an increase in the cost of implementing the project. In the construction project of Cinere Terrace Suites Apartemen & Citywalk, Jakarta there was a delay resulting in a late payment of monthly bill progress by the owner. Based on the above reasons, this research was conducted to find out how the project performance was seen from the cost and time period of the review period. how is the estimated cost and time to complete the overall project work. The method used in the analysis of this study is the Earned Value Method. Based on the results of the analysis carried out for 29 weeks the project performance on schedule has been delayed and cost shows a positive value. For the estimated completion time of the project there is an increase in time whose duration increases from the planned 98 weeks or 685 days to 109,624 weeks or 768 days. While the estimated cost of completing the project from the results of the analysis obtained a value of Rp. 270,147,448,569.16 smaller than the planned cost of Rp. 315,272,727,272.73. With the difference VAC of Rp. 45,125,278,703.57 this shows that there are benefits obtained by the contractor.

Abstract: Problems in construction projects caused by the extension of working time and an increase in labor costs. A limited ability of project management contribute to the decline in the quality of project work. The quality of project manager has an important role to smooth a construction project. Dedication in this profession requires project managers to carry out the work going according to plan. Analyzing the quality of the project manager for the implementation of construction projectsis one wayto measure the quality of a project. It needs  a right measurements way to providean accurate assessment of qualified and reliable project managers. This study aimed to obtain and analyze the factors that affect the quality of the project manager and its to construction projects.This used a sample of 45 respondents from several construction projects in the area of Badung and Denpasar during the period 2007-2012. The method used in this study is the method of multiple linear regression analysis by testing for the F-test and t-test. The results found 8 dominant factor that has a value eigen values??> 1. Sequentially, the factors that have been named are experience 41.63%,  education 9.278%, knowledge 7.240%, ability 5.088%, character 4.047%, network 3.843%, relationship communication 3.550%, confidence 3.357%. Influence the quality of the project manager on the performance fee of 51.9%, against 43.1% for quality performance, on-time performance, with a value of 57.9%. The results of this study prove that the powerful influence between the quality of the construction project manager to the implementation of construction projects.

Variation order refers to any changes from the scope, plan, specification or contract document in the construction project. This changes of work is a common problem in construction projects in Malaysia. It is inevitable in any construction project and this problem can become more serious when variation order causes work progress to be impaired as a results it increased the construction time and cost that affects the construction industry in Malaysia. This paper critically review the causes of variation order in the construction industry on the double-storey terrace housing project in Malaysia. The discussions began with the construction industry in Malaysia and then related parties involved in the construction industry. The extensive local and abroad literature review on the definitions of variation order and analysis of past studies conducted on variation order and the previous study of the prediction model of variation. The extensive literature on variation order in the construction of building project may help to improve the performance in term of time, cost and quality of the construction of building projects in Malaysia.

Risk Management is recognized as an important exercise that creates value to a project and improves project performance. Time, cost and quality are the primary measures of a project performance in this industry. The success or failure in any construction project can be monitored through the attainment of these primary measures. Notably, Malaysian construction industry is considered as one of the important industries that positively contribute to the increase of Gross Domestic Product and subsequently the growth of the country’s economic development. Unfortunately, this industry suffers poor performance in which it leads to failure in accomplishing effective time, cost and quality performance. Most construction projects face a schedule delay, cost overrun and are poor in product quality. Thus, the aim of this study is to determine the influence of risk management on construction project performance of Malaysian companies based on these three primary measures. The degree of diffusion of risk management practice in the chosen construction project in Malaysia is also examined. The methodological approach exploited in this study is a case study approach involving analysis of documented data and face-to-face interviews with key players that hold different roles and responsibilities. They include a director, project managers, finance managers, contract managers and quantity surveyor managers. The results demonstrate that adopting effective risk management practices positively impacts project performance thus leading to project success. Nevertheless, the lack of knowledge and poor communication of risk management practices in construction projects contribute to the weak implementation of an effective and systematic risk management practices in Malaysia.

Background: Risk is associated with every kind of project work whether it is related to engineering construction project, software development project, financial transaction process or business process. There isn't any project which is free of risks. It is inherent in all types of projects. Observing risk associated with a project can help in successful completion of projects in expected time and expected cost with good assurance of quality. This article is concerned with quantitative analysis of risks coined with hydropower construction project in Nepal. Objective: The main objective of this paper is (a) to identify different activities involved in hydropower construction projects (b) to estimate risk associated time schedule of the identified project activities. Materials and Methods: Data required for the fulfillment of the objective are obtained by interview and discussion with executives of “Shiva Shree Hydropower Limited” and by using project schedule charts of projects won by the company. In this article quantitative analysis of schedule risk of hydropower project is studied by simulation method. Results: Different activities involved in hydropower construction project are identified. Also, risk associated with time schedule of project are observed quantitatively by simulation using beta-PERT distribution. Conclusion: Estimation of time schedule associated with project activities is more realistic when it is analyzed by using beta-PERT distribution compared to other statistical distributions.

The increasing number of construction projects together with the limited resources of organizations led to tough competition for achieving project goals. Time, cost, and quality have been known as the project iron triangle. Project managers attempt to allocate the appropriate resources and make the best decisions for accomplishing projects with the shortest durations, lowest costs, and the highest quality. No study has examined the time–cost–quality trade-off problem with decision-making approaches. In this study, the fuzzy multi-criteria decision-making (MCDM) methods are exploited to choose the best mode for performing each activity. For this purpose, the SWARA method is applied to determine the importance weights of time, cost, and quality. In addition, the TOPSIS (Technique for the Order Preference by Similarity to Ideal Solution) technique is used to rank and select the best activity execution modes. The proposed model is implemented on two medium- and large-size construction projects to evaluate its efficiency. Several execution modes with fuzzy duration, cost, and quality are considered for each project activity. Finally, sensitivity analysis is conducted taking three different conditions into account: the shortest duration of the execution modes, the lowest cost of the execution modes, and the highest quality of execution modes for each activity. The solution of each trade-off is compared with the solution obtained from the fuzzy SWARA–TOPSIS method. The schedule is developed according to the best execution mode for each project activity. The obtained results in two different construction projects show significant improvements in the overall project objectives so that the projects can be completed in fewer durations and costs along with higher quality. Because of the higher importance of cost, the cost of each activity is closer to the lowest cost. The activity duration is also closer to the most likely duration, and quality is closer to the high-quality level. The application of this approach can create new opportunities for research and knowledge development in the field of construction project scheduling.

Construction project Development is an event that has high risks of accidents. This could be seen in many construction projects that use sophisticated tools. Although equipped with security system, the risks are still high. The point of Occupational Health and Safety is to protect workers, and to step up the work effectively and efficient. Accidents in workplace happened because of the improper organization and management of the company. Therefore, in Construction project Development, Occupational Health and Safety is needed. The point in making this article is to prevent any accident in workplace with applying the Occupational Health and Safety that is suitable with the Constitution. This research is using the literature review method. The result of this article emphasizes in Occupational Health and Safety’s role as a right way to prevent work accidents in construction project.

Computer technology enters all fields including civil engineering. There have been many computer applications in civil engineering such as AutoCAD, Google Sketcup, SAP 2000, ETABS, etc. Utilization of computer technology can help various activities, one of them is construction project work. Many things cause delays in construction work, one of which is the problem of paying workers. Calculation of labor wages that still manually cause delays in payment of wages. Then a program for calculating labor wages in construction projects was made to support the construction project. This program uses visual basic.NET programming language by collecting data, designing programs and followed by making program codes to produce thedesired construction wage calculation program.
