К числу важнейших сведений кадастра недвижимости относят геодезические материалы. Геодезические данные представляют собой значения координат характерных точек, описывающих границы пространственного положения объекта недвижимости. Традиционные геодезические приборы и технологии не способны сегодня обеспечить качественное и оперативное геодезическое сопровождение кадастровых работ. В то время как внедряемые новые технологии геодезических измерений и построений обладают рядом преимуществ и могут заменить традиционные технологии. Благодаря оснащению приборов современным программным обеспечением и вводу в эксплуатацию роботизированных станций, позволяющих без участия человека производить измерения, работа кадастровых инженеров стала более эффективной. В данной статье описываются основы геодезических работ кадастра земель. Поставлена цель рассмотреть технологические этапы инженерногеодезических изысканий. Для достижения цели поставлены следующие задачи: рассмотреть методы геодезических съемок с применением GNSSтехнологий, уделить внимание конструктивным особенностям приборов и оборудования для этого вида работ, а также программным продуктам, которые применяются для обработки информации. Among the most important information of the real estate cadastre include geodetic materials. These data represent the coordinate values of the characteristic points describing the boundaries of the spatial position of the property. Traditional surveying instruments and technologies are not able today to provide highquality and operational geodetic support of cadastral works. While the introduction of new technologies of geodetic measurements and constructions have a number of advantages and can replace traditional technologies. Thanks to the equipment of devices with modern software and commissioning of robotic stations, allowing without human intervention to make measurements, makes the work of cadastral engineers more efficient. This article describes the basics of surveying land cadastre. The aim is to consider the technological stages of engineering and geodetic surveys. To achieve the goal, the following tasks: to consider methods of surveying using GNSS technologies, to pay attention to the design features of devices and equipment for this type of work, as well as software products that are used for information processing.

This article elaborates on the current status quo and future path of the industry.Design/methodology/approachThe real estate industry is evolving, and parts of the business are increasingly being conquered by “proptechs” and “fintechs”. They have come into real estate to stay not because they discovered inefficiencies in the way one manages and does business with real estate, but because they come with an arsenal of new technologies that can change the whole game. The article discusses a path for changing the game in real estate.Findings“location, location, location” has now evolved to “data, data, data”. However, there is one essential aspect that must be considered before the latter can become the real value creator: the ability of market players to analyse data. And this does not mean being an excellent Excel user. The near future sees a solution called Explainable Artificial Intelligence (XAI) meaning that the econometric world constructed decades ago has an expiry date.Originality/valueOne needs to delete two myths from their mind: data quantity is proportional to accurate insights and that bringing your data to a cloud will deliver you with all the insights your business needs almost immediately.

The real estate market is influenced by the global growth trends, such as the growth of the transaction costs and new technologies of the fourth industrial revolution. The types of the transaction costs of the real estate market are analyzed in the paper. The characteristics of the blockchain as a new information technology that allows reducing transaction costs are considered. The essence of the blockchain as a value-communication technology that allows transferring not only information, but also value using mobile networks and the Internet, is substantiated. The types and classification of the blockchains are considered. The directions of real estate transformation on the basis of introduction of the blockchain technologies are shown. Some unresolved issues, as well as the dangers and challenges of the development of the blockchain technologies, are indicated in this article.

Today, sustainability, sustainable development and clean environment come to the fore worldwide. Consequently, the concept of sustainability has been introduced in project management. Sustainability issues have gained particular attention in the real estate sector. However, despite the fact that this sector has a huge impact on the environment and society, real estate projects are most commonly chosen taking into account only their risk and return, and a very limited number of indices and methods are available to assess their sustainability. Moreover, all of the existing indices and models for assessing the sustainability of an investment project take into account only three dimensions of sustainability—environmental, social and economic. Therefore, the novelty of this work lies in constructing a real estate sustainability index (RESI) relying on an additional sustainability aspect—i.e., a technological dimension. The developed sustainability index could be useful in evaluating and comparing real estate projects. It would also promote technological progress and investments in new technologies within projects as sustainability is also considered in a new, technological dimension. A research study was carried out between September 2020 and December 2020. Following an analysis of the literature and different sustainability-related standards relevant for the real estate industry, sustainability criteria were chosen and then grouped into four (environmental, social, economic and technological) categories. The selection and ranking of the most relevant sustainability criteria were performed through a survey. The index was compiled by applying multi-criteria decision making methods.

The geodesic method of the characteristic points’ coordinates measuring is the main method for urban cadastral works (including complex ones). Implementing digital aerial photography cameras, unmanned aerial vehicles and improving hardware and software systems for image processing enable achieving the necessary accuracy (10 cm in plan coordinates) when using the photogrammetric method. Stereo models and orthomosaics are the output products of the mentioned technology using for measurements. Due to the fact that at creating an orthomosaic, additional image conversion processes are required and they may cause the loss of accuracy and the presence of perspective distortions of high-altitude objects, orthomosaics cannot be used to determine the coordinates of characteristic points. It is proposed to use a stereo model, i.e. a three-dimensional high-precision image of the terrain, as a product for measuring characteristic points in cadastral works. The experiments’ results and the experience of production work proved that the accuracy of geodesic and stereophotogrammetric methods in the real estate cadaster are equal. At the same time, the mentioned method has some advantages

This chapter analyzes the application of E-Design and E-Development in real estate service management in Russian Federation. It includes five levels; each describes respectively the business management ability levels for real estate services of different levels of maturity. Through the application of the model, it indicates that E-Design and E-Development can help to continue upgrading the management capacity of real estate services using cloud computing and service delivery options for real estate technology solutions. The chapter shows why the first step is to gain a good understanding of how the technology solution will help to manage operational activities, control costs, and reduce risks. The results obtained in chapter - scientific, practical solutions and software products - form the basis of an academic discipline to design services for the real estate service in the Russian State University for Tourism and Service use by Prof. Vardan Mkrttchian last publications in IGI Global.

Today the studying of geodetic maintenance of cadastral activities in the Russian Federation is an extremely important and topical issue at the present stage of development of the interrelation between geodesy and the sphere of land and property relations. The research tasks are to identify problem aspects in the practical geodetic activity, as well as to analyze the role of geodesy for one of the most important areas of its application. Specificity of geodetic support of cadastral works is considered. The methods of determining the coordinates of the characteristic points of the boundaries of land plots and other real estate objects are compared, the main problems of geodetic work for cadastral purposes are formulated, and the direct dependence of land tax and rent on the area of the real estate object is revealed. In this way, the article reflects the importance of surveying for land and real estate management system.

This study presents propositions that incorporate new technologies into the decision-making process of a residential real estate appraiser.<span style="mso-spacerun: yes;">&nbsp; </span>The four propositions deal with intelligent agents, XML, automated valuation models (AVMs), and web services. Intelligent agents have the ability to redefine how appraisal firms create, maintain, and update their databases.<span style="mso-spacerun: yes;">&nbsp; </span>XML offers enhanced data handling capabilities, while automated valuation models offer the ability to drastically reduce the time required to render an estimate of value. These two technologies can be combined with web services to make the real estate appraisal application available anywhere and anytime of the day.</span></span></span></p>

The purpose of the study: all spheres of society and economy have been exposed to the coronavirus infection and are forced to adapt to new conditions and rules. The state is taking various measures to support both society and business, and is introducing new regulations designed to reduce the negative consequences of the economic shutdown. The purpose of this work is to consider the consequences that the coronavirus pandemic has had on the real estate market, to research new technologies used by market participants, and also to analyze the most significant changes in federal legislation in Russia in the context of a pandemic.

This article studies digital information databases and aggregators of the real estate market as tools for the correct determination of the real estate cadastral value for the purpose of sustainable development of regions. An overview of foreign studies and software products in the framework of determining the real estate cadastral value of objects is presented. The author shows the statistics of challenging the cadastral value in Russia, including a specific example, as well as analyzed the reports on the determination of the cadastral value for the presence of the use of information databases and aggregators of the real estate market. As a result of the study, the author’s ideas for filling and using the information database of real estate objects were proposed in order to correctly determine the real estate cadastral value of objects.

AbstractNew communication technologies allow patients to communicate with their physicians from anywhere using computer or smartphone. Adding video to the mere phone call optimizes the personal contact between patient and physicians regardless of distance. Legal and reimbursements requirements must be taken into account, especially only certified software products must be used. In addition, patient consent is needed and confidentiality must be assured. The video patient consultation can be reimbursed by the health insurance companies. As with all new technologies, the introduction of these video consultations faced some challenges. Although patients and physicians have expressed great interest in this technology, it has been rarely used so far. The current COVID crisis increased the need for video consultations resulting in an increasing use of video patient consultation. It can be expected that this demand will still exists after the COVID crisis.
