Comprehensive planning of towns and townships takes a wider scale in the country. Therefore, there appears an urgent need to revise or review some conceptions of planning methodology that should be accepted after various alternatives consideration. According to our opinion: a) classification of centres of a settlement system (towns and townships) requires self-determination and equal understanding which, from one side, should reflect more precisely the existing diversity of development between the centres and their functions and, from the other side, the rank granted to these centres should meet the EU criteria; b) the functional structure of towns and townships, reflected by diversity in the purpose of their territory use and its indefinite character during the process of residential area modernization which takes place under market conditions, forces to give upa detailed setting of plot purpose and look for a more universal model of land- use purpose specification which could be applicable not only for planning of rural agricultural territories but for urban planning of residential areas as well. Proposals presented in the paper (Tables 1 and 2) respect the systematic conception of settlement network, accepted in Lithuania and in the other EU countries and based on the hierarchy of elements and development dependency allowing application of sustainability and balance principles for the system element development. They are prepared taking into account new urban planning conceptions and reflecting the following factors: changing business and production conditions as well as growing qualitative safety, service and ecological requirements for a residential environment; increasing importance of economic factors and resulting need for a more rational land use and broader urban internal integration when developing public transportation and urban system for a common space use; respect to stable urban structural elements of residential areas (urban framework) as well as to local cultural identity and historically formed compositional peculiarities; advantages of the functional and social diversity and polycentric character of urban structures.

Abstract The present paper focuses on spatial management regulations in order to carry out investment in the field of airport facilities. The construction, upgrades, and maintenance of airports falls within the area of responsibility of local authorities. This task poses a great challenge in terms of organisation and finances. On the one hand, an active airport is a municipal landmark and drives local economic, social and cultural development, and on the other, the scale of investment often exceeds the capabilities of local authorities. The immediate environment of the airport determines its final use and prosperity. The objective of the paper is to review legislation that affects airports and the surrounding communities. The process of urban planning in Lodz and surrounding areas will be presented as a background to the problem of land use management in the vicinity of the airport. This paper seeks to address the following questions: if and how airports have affected urban planning in Lodz, does the land use around the airport prevent the development of Lodz Airport, and how has the situation changed over the time? It can be assumed that as a result of lack of experience, land resources and size of investments on one hand and legislative dissonance and peculiar practices on the other, aviation infrastructure in Lodz is designed to meet temporary needs and is characterised by achieving short-term goals. Cyclical problems are solved in an intermittent manner and involve all the municipal resources, so there’s little left to secure long-term investments.

The paper presents findings of research about the classification of New Belgrade?s super-blocks using the typomorphology approach and the morphogenetic analysis of urban morphology in relation to land use. The example of New Belgrade is particularly interesting given the fact that the morphological patterns of land use within its superblocks were created during the period of non-market economy in Socialism, and now it is possible to review the effect that the socio-political transition into Capitalism, which started in the 1990s, has had on its land use. As a result, a data base with the typology of residential super-blocks of New Belgrade is created: from the perspective of urban land use there are four main morphological types (with the subtypes) taking into account the morphology of the position of the buildings on the terrain, and traffic (cars-pedestrian) flows. The morphogenetic analysis reveals that after the 1990s there are processes pointing to powerful influence of land policy driven by private interests. Research findings suggest that nowadays there are negative trends of using the land in super-blocks in New Belgrade - e.g. percentage of land occupancy by buildings is getting bigger and almost 100% of the un-built soil in the newly developed super-blocks is covered /paved.

The rail system generates an increase in accessibility by reducing transport costs and travel times. It also has an economically positive return to urban areas for public transport investments. Such public transportation investments; it is important for the planning process to know the effects of changes in land use, income, employment, intensity and monetary values. In this study, for the "Kazlıçeşme - Söğütlüçeşme Subway Line (1st Stage)", taxable gains for the years 2022-2038 are explained and linear increase rates are found. Areas with potential for real estate investment and transformation around the stations were examined and the exchange potentials and land use possibilities of residential areas were investigated. According to the findings of the study, the increase in real estate tax will reach up to four times; at the same time it was determined that there would be an increase in land-use attraction in the recreation, commercial and residential etc. areas around 14 stations.Extended English summary is in the end of Full Text PDF (TURKISH) file. ÖzetRaylı sistem toplu taşıma yatırımlarının kentsel alanlara ekonomik açıdan pozitif getirileri olmakla birlikte, ulaşım maliyetlerinin ve seyahat zamanlarının azalmasını sağlayarak erişilebilirlik artışı oluşturmaktadır. Bu tür kamu ulaşım yatırımlarının; arazi kullanım, gelir, istihdam, yoğunluk ve parasal değerlerde meydana gelen değişimler açısından etkilerinin bilinmesi planlama süreci için önemlidir. Bu çalışmada, “Kazlıçeşme – Söğütlüçeşme Metro Hattı (1. Aşama)” için 2022-2038 yılları arası vergisel kazanımlar açıklanmış ve doğrusal artış oranları bulunmuştur. İstasyonların çevresindeki gayrimenkul yatırım ve dönüşüm potansiyeli bulunan alanlar incelenmiş ve konut alanlarının değişim potansiyelleri ile arazi kullanım olanakları araştırılmıştır.Çalışma bulgularına göre emlak vergisinin 2019 yılından 2022 yılına kadar 4 kata yakın artış yaşayacağı ve 14 istasyon çevresindeki rekreasyon, ticaret ve konut alanlarında arazi kullanım çekiciliği artışı doğacağı devamla potansiyel konut alanı, ticaret alanı, kentsel rekreasyon alanları ve ulaşım yatırımları önerileri oluşturulabileceği tespit edilmiştir.

The forms and types of residential areas are conditioned by historical and socio-economic conditions of the country. Development of industrial relations have evolved and accommodation system in rural areas. Tenure and land-use changes played the most important role in the development of rural land. Modern rural residential areas formed under the influence of certain particularities characteristic to one or the other region of the country. The article analyzes five major periods of landscape development, land reform factors which had influence on residential areas formation, as well as the problem of decay of residential areas and the factors influencing the development of existing settlements.

AbstractMoving along with daily life, urban residents and commuters create characteristic spatiotemporal patterns which vary extensively with the time of day. These patterns are formed via traffic flows: accordingly, understanding the impact of transportation system is essential for urban planners to evaluate expected urban activities. To explore them, we examine specifically population distributions in Seoul City by analyzing hourly population data based on mobile phone location records in combination with a couple of indicators of the Seoul Subway system. Through clustering and principal component analyses, we first demonstrate that the spatial distribution of the population is categorized according to the time of day, i.e., night, daytime, and evening, variations across which reflect the morphology of land use. We then examine the influence of the subway system on the population, employing ridership and accessibility as indicators. Our linear regression analysis shows that both are associated with the daytime and the evening populations, which implies that only commercial activities are substantially coupled to the subway system. Further, we find that the distinctive difference of night population is encoded in the probability distributions; this is elucidated by means of a multiplicative growth model for the morphological evolution of Seoul, revealing decentralization of residential areas and centralization of commercial areas. This study sheds light on the interplay of a public transportation system and land use, which is of relevance to planners and policymakers wishing to develop neighborhoods in support of sustainable modes.

Berdasarkan Katalog Unsur Geografis Indonesia (KUGI), Peta Topografi Indonesia (RBI) memiliki 6 kategori unsur dengan 152 unsur klasifikasi tutupan lahan. Oleh karena itu, untuk keperluan analisis kesesuaian penggunaan lahan, klasifikasi tutupan lahan RBI perlu disederhanakan. Penelitian ini bertujuan untuk menyederhanakan klasifikasi kategori unsur tutupan lahan RBI dan menganalisis kesesuaian kawasan pemukiman berdasarkan variabel tutupan lahan dan penggunaan lahan. Studi kasus klasifikasi tutupan lahan dan kesesuaian penggunaan lahan untuk pemukiman telah dilakukan di Provinsi Kalimantan Tengah. Hasilnya, klasifikasi tutupan lahan Provinsi Kalimantan Tengah dikelompokkan menjadi 15 kategori. Sebagian besar tutupan lahan di Kalimantan Tengah adalah hutan dengan luas mencapai 65%. Sementara itu, kesesuaian kawasan permukiman berdasarkan variabel tutupan lahan dan penggunaan lahan menyebar mengikuti sebaran spasial semak belukar dan lahan gundul seluas 16% Kalimantan Tengah. Based on th Indonesian Geographical Feature Catalogue (KUGI), the Indonesian Topographic Map (RBI) has 6 feature categories with 152 land cover classification features. Therefore, for land-use suitability analysis purposes, the RBI land cover classification needs to be simplified. This study aims to simplify the classification of RBI's land cover element categories and analyze the suitability of residential areas based on land cover and land-use variables. A case study of land cover classification and land-use suitability for settlements was conducted for the Central Kalimantan province. As a result, the land cover classifications of Central Kalimantan Province are grouped into 15 categories. Most of the land cover in Central Kalimantan is the forest with covering 65% of the area. Meanwhile, the suitability of residential areas based on land cover and land use variables spread following the spatial distribution of shrubland and bare land covering 16% of Central Kalimantan.

Abstract This paper deals with the new classification of land use changes. We chose Nitra town in Slovakia as a model area. We examined changes of land use for the period 2003-2013. The main result of this work is a table for types of land use changes and a map that shows the location of these changes in Nitra town. Nitra is constantly expanding its area and it is also significantly changing within its borders. Agriculturally used surroundings of the town are being transformed into build-up areas and industrial parks. This transformation causes a loss of agricultural land and vegetation, in general. Agriculture in this region has been gradually declining and disappearing in the past years. On the other side, urbanisation, technicisation and industrialisation are highly supported

Soils affected by tree-throw (arbroturbation) at three sites in Nova Scotia varied in development and microrelief characteristics. Soil horizonation was strongly developed and continuous through the mound-and-pit sequence at one site but was intermittent and irregular at the other two sites. Analytical data, particularly those for oxalate- and pyrophosphate-extractable Fe and Al reflected the morphological variations observed in the pedons. Classification of the arbroturbated soils according to the Canadian system is not a problem though it is necessary to indicate turbation by appending a phase to the soil class name at levels above the series. Mapping areas of such soils involves no change from regular procedures except in the description of the soil units. Hummocky microrelief due to arbroturbation presents some limitations in the use of land. Key words: Physical disturbance, classification, mapping, land use

A noção de sustentabilidade remete antes à lógica das práticas, em que efeitos práticos considerados desejáveis são levados a acontecer, do que ao campo do conhecimento científico, em que os conceitos são construídos para explicar o real. Aplicada ao espaço urbano, a noção de sustentabilidade tem acionado diversas representações para a gestão das cidades, desde a administração de riscos e incertezas ao incremento da “resiliência” – a capacidade adaptativa – das estruturas urbanas. O que parece organizar analiticamente o discurso da “sustentabilidade urbana” seria sua distribuição em dois campos: de um lado, aquele que privilegia uma representação técnica das cidades pela articulação da noção de sustentabilidade urbana aos “modos de gestão dos fluxos de energia e materiais associados ao crescimento urbano”; de outro, aquele que define a insustentabilidade das cidades pela queda da produtividade dos investimentos urbanos, ou seja, pela “incapacidade destes últimos acompanharem o ritmo de crescimento das demandas sociais”, o que coloca em jogo, conseqüentemente, o espaço urbano como território político. Palavras-chave: sustentabilidade; planejamento urbano; política ambiental."Discourses on Urban Sustainability" Abstract : The idea of sustainability recalls the logic of practice, where practical effects viewed as desirable are made to happen, rather than the field of scientific knowledge, where concepts are constructed to explain reality. When applied to urban space, the idea of sustainability has generated different representations and perspectives for managing cities, from the administration of risks and uncertainties to the increase of "resilience" – the adaptive capacity – of urban structures. What seems to organize analytically the discourse of "urban sustainability" is its division into two fields: on the one hand privileging a technical representation of cities by combining the notion of urban sustainability with the "modes of management of the flows of energy and materials associated with urban growth"; on the other hand defining the unsustainability of cities by the drop in productivity of urban investments, that is, by the "incapacity of the latter to keep up with the rate of growth of social demands", which consequently places urban space in jeopardy as a political territory.
