Abstract We provide novel estimates of the location, timing, magnitude, and determinants of the start of the last U.S. housing boom. The last housing cycle cannot be interpreted as a single, national event, as different markets began to boom across a decade-long period, some of them multiple times. A fundamental factor, income of prospective buyers, can account for half of the initial jump in price growth, while expansion of purchases by underrepresented minorities cannot. The start of the boom also was financed conventionally, not by subprime mortgages. The latter's share did rise sharply over time, but only after a multi-year lag.

Popular discussions often treat the great housing boom of the 1996-2006 period as if it were a national phenomenon with similar impacts across locales, but across metropolitan areas, price growth was dramatically higher in warmer, less educated cities with less initial density and higher initial housing values. Within metropolitan areas, price growth was faster in neighborhoods closer to the city center. The centralization of price growth during the boom was particularly dramatic in those metropolitan areas where income is higher away from the city center. We consider a number of different explanations for this connection, and find that the connection between centralized price growth and decentralized income seems to be most explained by the faster price growth in central cities that use relatively more public transit.

As a medium for delivering modernity, movie theaters have faithfully recorded the dialogue between modernity and local daily lives. In contrast to modern movie theaters, traditional cinemas are distinguished by their long history, through which they reflect the changing connotations and social construction of modernity over time. Based on detailed analysis of the historical and social characteristics of Nanguan cinema, a 100-year-old movie theater in Guangzhou, China, we reach the following two conclusions: first, shaped by local traditional culture, the practice of moviegoing localizes modernity with a distinctive grassroots feature that enlivens everyday lives; second, moviegoing at traditional theaters in modern metropolitan areas has further enriched the connotations of modernity by providing a nostalgic experience for audiences.

<p>In the 1960's a peak in the seismic amplitude spectra around 26 s was discovered and detected on stations worldwide. The source was located in the Gulf of Guinea, with approximate coordinates (0,0), and was believed to be generated continuously. A source with similar spectral characteristics was discovered near the Vanuatu Islands, at nearly the antipodal location of the Gulf of Guinea source. Since it was located close to the volcanoes in Vanuatu, this source is commonly attributed to magmatic processes. The physical cause of the 26 s microseism, however, remains unclear.</p><p>We investigate the source location and evolution of the 26 s microseim using data from permanent broadband stations in Germany, France and Algeria and temporary arrays in Morocco, Cameroon and Botswana for spectral analysis and 3-C beamforming to get closer to resolving the source mechanism responsible for this enigmatic signal. We find that the signal modulates over time and is not always detectable, but occasionally it becomes so energetic it can be observed on stations worldwide. Such a burst can last for hours or days. The signal is visible on stations globally approximately 30 percent of the time. Our beamforming analysis confirms that the source is located in the Gulf of Guinea, as shown in previous studies, and that the location is temporally stable. Whenever the signal is detectable, both Love and Rayleigh waves are generated. We discover a spectral glide effect associated with the bursts, that so far has not been reported in the literature. </p><p>The spectral glides last for about two days and are observed on stations globally. Although at higher frequencies, very long period tremors and gliding tremors are also observed on volcanoes as Redoubt in Alaska and Arenal in Costa Rica, suggesting that the origin of the 26 s tremor is also volcanic. However, there is no reported volcanic activity in the area where the source appears to be located.</p><p> </p>


Stress is a not a new word to the organizations. It is been a boiling subject from years ago as it is spread across the globe. To evade this, organizations tries to improve their employee’s satisfaction levels at job, so that a positive attitude can be inculcated among workforce. The other tool to abstain from mocking execution and deriding performance of an organization is employee’s engagement. It is a key which prompts hierarchical achievement and furthermore a fundamental factor to be considered while assessing stress. Stress cannot be eliminated from any organization but can be handled with utmost care to get good results. If stress is not managed well, it generates a negative behavior in workforce which destroys the end results or an organization fails to achieve its goals. If it continues for a long period of time, the result could be closure of an organization because over stress will reduce the employee performance. This research paper is expected to comprehend the reasons which lead to employee stress inside an organization, to discuss the variables which robustly correlate with stress level of employees and also to suggest the mechanism to overcome stress.

The Long Crisis explores the origins and implications of one of the most significant developments across the globe over the last fifty years: the diminished faith in government as capable of solving public problems. Conventional accounts of the shift toward market and private sector governing solutions have focused on the rising influence of conservatives, libertarians, and the business sector. The Long Crisis, however, locates the origins of this transformation in the efforts of city-dwellers to preserve liberal commitments of the postwar period. New York faced an economic crisis beginning in the late 1960s that disrupted long-standing assumptions about the services city government could provide. In response, New Yorkers—organized within block associations, nonprofits, and professional organizations—embraced an ethos of private volunteerism and, eventually, of partnership with private business in order to save their communities from neglect. Local liberal and Democratic officials came over time to see such alliances not as stopgap measures, but as legitimate and ultimately permanent features of modern governance. The ascent of market-based policies was driven less by a political assault of pro-market ideologues than by ordinary New Yorkers experimenting with novel ways to maintain robust public services in the face of the city’s budget woes. Local people and officials, The Long Crisis argues, built neoliberalism from the ground up. These shifts toward the market would both exacerbate old racial and economic inequalities and produce new ones that continue to shape metropolitan areas today.

The article deals with the problem of the post Arabic spring situation. Only three Arab countries remained unchanged in Africa: Morocco, Algeria and Sudan. After a long period of time their protesters remained outside the zone of active action, but over time they appeared in the streets again. The circumstances forced people to take to the streets. Moroccans were in a better situation, but gradually the population of Algeria and Sudan where the situation was especially serious began to criticize the policy of the authorities, although they did it exclusively peacefully. For the first time in Russian African studies, the author assesses all the driving forces of the events at the end of 2020 and early 2021 and, emphasizing the complications brought by the coronavirus pandemic, makes an analytical forecast for the further development of the situation.

This study uses changes in ventilatory frequency to quantify the physiological response of an Australian terrestrial herbivore, the tammar wallaby (Macropus eugenii), to olfactory cues suggesting the presence of potential predators. Ventilatory frequency proved to be a quantifiable measure to assess the response of this macropod marsupial to olfactory cues. Ventilatory frequency increased from mean resting levels of 45 ± 5.1 breaths min–1 to 137 ± 11.2 breaths min–1 during the first minute of exposure to all odours. These physiological responses diminished over time, with ventilatory frequency in the first minute after introduction of the scents greater than that during the subsequent four, suggesting that the initial reaction was due to disturbance and was investigative in nature. However, the ratio of ventilatory frequency in the remaining 4 min after introduction of the odours compared with before was greater for fox (3.58 ± 0.918) and cat (2.44 ± 0.272) odours than for snake (2.27 ± 0.370), distilled water (1.81 ± 0.463) and quoll (1.71 ± 0.245) odours, suggesting that fox and cat odour provoked a greater response. However, the wallabies’ response to the odour of these introduced predators and to horse odour (2.40 ± 0.492) did not differ. Our study indicates that a long period of co-history with particular predators is not a prerequisite for detection of potentially threatening species. We do not find any support for the hypothesis that an inability to interpret olfactory cues to detect and respond to potential predation by introduced predators is responsible for the decline of these macropod marsupials.

Background The COVID-19 pandemic led to mental health fallout in the US; yet research about mental health and COVID-19 primarily rely on samples that may overlook variance in regional mental health. Indeed, between-city comparisons of mental health decline in the US may provide further insight into how the pandemic is disproportionately affecting at-risk groups. Purpose This study leverages social media and COVID-19-city infection data to measure the longitudinal (January 22- July 31, 2020) mental health effects of the COVID-19 pandemic in 20 metropolitan areas. Methods We used longitudinal VADER sentiment analysis of Twitter timelines (January-July 2020) for cohorts in 20 metropolitan areas to examine mood changes over time. We then conducted simple and multivariate Ordinary Least Squares (OLS) regressions to examine the relationship between COVID-19 infection city data, population, population density, and city demographics on sentiment across those 20 cities. Results Longitudinal sentiment tracking showed mood declines over time. The univariate OLS regression highlighted a negative linear relationship between COVID-19 city data and online sentiment (β = -.017). Residing in predominantly white cities had a protective effect against COVID-19 driven negative mood (β = .0629, p < .001). Discussion Our results reveal that metropolitan areas with larger communities of color experienced a greater subjective well-being decline than predominantly white cities, which we attribute to clinical and socioeconomic correlates that place communities of color at greater risk of COVID-19. Conclusion The COVID-19 pandemic is a driver of declining US mood in 20 metropolitan cities. Other factors, including social unrest and local demographics, may compound and exacerbate mental health outlook in racially diverse cities.

Abstract. Records of grape harvest dates (GHD) are the oldest and the longest continuous phenological data in Europe. However, many available series including the well-known (Dijon) Burgundy series are error prone, because scholars so far uncritically drew the data from nineteenth century publications instead of going back to the archives. The GHD from the famous vine region of Beaune (Burgundy) were entirely drawn from the archives, critically cross checked with narrative evidence and calibrated with the long Paris temperature series comprising the 360 years from 1659 to 2018. The 664-year-long Beaune series from 1354 to 2018 is also significantly correlated with tree-ring and documentary proxy evidence as well as with the Central European temperature series (from 1500). The series is clearly subdivided into two parts. From 1354 to 1987 grapes were on average picked from 28 September on, whereby during the last 31 year long period of rapid Global Warming from 1988 to 2018 harvests began 13 days earlier. In the Paris temperature measurements since 1659, April-to-July temperature reached the highest value ever in 2018. The 33 extremely warm events comprising the 5 % percentile bracket of GHD are unevenly distributed over time. 21 of them occurred between 1393 and 1719, whereby this is the case for just five years between 1720 and 2002. Since the hot summer 2003 8 out of 16 spring-summer periods were outstanding according the statistic of the last 664 years, no less than 5 among them within the last 8 years. In sum, the 664-year-long Beaune GHD series demonstrates that outstanding hot and dry years in the past were outliers, whereby they became the norm since the transition to rapid Global Warming in 1988.

Abstract The consumption of seafood has increased over the last 10 years. This article analyses impedance changes of tilapia (Oreochromis niloticus) sample measured over 36 hours by using electrical impedance spectroscopy (EIS). It was also investigated the correlations between variables in order to predictive models to degradation studies. Measurements were collected every 12 hours in order to verify any change due to deterioration. The results show that measurements in both longitudinal and transverse axes are equivalent and that the sample undergoes gradual variations in the impedance. The first set of data collected in the frequency range from 0.1 to 1,000 kHz showed that resistance varied from 310.9 (@ 0.1 kHz) to 86.8 Ω (@1 MHz) and capacitive reactance varied from -8.6 to 11.5 Ω, respectively. The forth set of data showed a decrease of 79.3% (@0.1 kHz) in the resistance part of the impedance, whereas 98.8% in capacitive reactance at 0.1 kHz. These results might suggest that there was a nutritional loss of the sample over time. Further experiments must be done over a long period of time in order to fully understand the process. EIS might be pointed out as a potential technique for fish shelf live quality control.
