Overall capitalization rate is one of the key evaluation elements in operating income approach. Deriving capitalization rates from comparable sales is the preferred method when sufficient data on sales of similar, competitive properties are available. The capitali­zation rates provide evidence of the importance of local market conditions and individual property characteristics. This paper is an empirical study of the capitalization rates for 66 commercial premises sales in down town Vilnius from 2008 III q – 2009 I q. Seeking to derive factors affecting the capitalization rate, regressive-correlative analysis of capitalization rate of various commercial premises located on various streets of downtown Vilnius was carried out. Capitalization rate depends on qualitative and quantitative characteristics of real estate, i. e. purpose, total area of premises, storey they are on and quality of decoration. At the end of study results were summarized. Santrauka Kapitalizacijos norma – vienas iš svarbiausių elementų naudojimo pajamų vertei nustatyti. Kapitalizacijos normos nustatymas pagal lyginamąjį pardavimą taikomas tada, kai turima pakankamai duomenų apie panašų, konkurencingą turtą. Kapitalizacijos norma įrodo vietinės rinkos sąlygų ir individualių turto savybių svarbą. Šis darbas – tai empirinė 66 komercinių patalpų pardavimo Vilniaus centre nuo 2008 m. III ketv. iki 2009 m. I ketv. kapitalizacijos normų analizė. Siekiant nustatyti veiksnius, turinčius įtakos kapitalizacijos normos dydžiui, buvo atlikta įvairių komercinių patalpų, esančių Vilniaus miesto centrinės dalies įvairiose gatvėse, kapitalizacijos normos regresinė ir koreliacinė analizė. Kapitalizacijos norma priklauso nuo kokybinių ir kiekybinių nekilnojamojo turto savybių, t. y. patalpų paskirties, bendrojo patalpų ploto, aukšto, kuriame yra patal­pos, ir apdailos kokybės. Tyrimo pabaigoje aptarta gauta priklausomybė.

The phenomenon of the poor quality of parental care for children with disabilities makes resilience one of the psychological capital that contributes to improving the quality of care. This study describes how through a muhasabah intervention in Blimbingrejo Village, Nalumsari District, Jepara Regency. The purpose of this study was to provide information for parents of children with special needs about muhasabah interventions in developing the resilience abilities of parents when carrying out their care. The urgency of this research is to reduce parenting stress experienced by parents because of the developmental barriers of their children. This research is qualitative with a case study approach through in-depth interviews and observation techniques. The study results explain that the condition of children with special needs is often a stressor for their parents. However, parents can live with complete steadfastness as a form of their resilience. The pattern of resilience formed is supported mainly by thinking about what they are trying to do. There are indications of the meaning of resilience factors in the practice of muhasabah in the form of the ability to regulate emotions, develop optimism and empathy, control impulses and causal analysis, good self-efficacy and take wisdom as an indication of aspects of the reaching out process. The results of this study are helpful information in developing the concept and practice of caring for children with special needs.

This study aims to empirically prove the effect of taxation knowledge, tax supervision, tax socialization, taxpayer awareness, and quality of tax services on individual taxpayers' annual tax return reporting with tax sanctions as a moderating variable. Respondents in this study were 100 individual taxpayers registered at Pratama West Medan. The sampling technique in this research is using the purposive sampling technique. The data used are primary. The data analysis tool used is SEM-PLS. The study results indicate that tax knowledge and tax service quality significantly affect reporting individual taxpayers' annual tax returns at the Pratama Medan Barat Tax Office. Tax sanctions are able to moderate the effect of taxation socialization on the reporting of the annual tax return of individual taxpayers at the Pratama Medan Barat Tax Office. However, it cannot moderate the effect of tax knowledge, tax supervision, taxpayer awareness and quality of tax services on the reporting of individual taxpayers' annual tax returns at the Pratama Medan Barat Tax Office. The COVID-19 pandemic had a great impact on almost all aspects of life, especially in the field of education and training. In response to this challenge, most schools and universities worldwide made online courses available their students according to the policy ‘School is Out, but Class is On’. In this study, we used mixed methods approach, frequency analysis, correlationand multivariate regression techniques to explore the factors that affect lecturers satisfaction when teaching online during the period of COVID-19 pandamic at a big university in Vietnam. The ‘study results showed that the main factors affecting faculty satisfaction were their interaction with students, their skills to operate available applications, support from institutions and students’online behaviour. The results of qualitative data analysis (open-ended questions and interviews) reinforced the above findings and indicated the need to deploy blended-learning, which combines online and face-to-face modes to ensure quality of teaching.

The post-crisis period stressed the role of small, local banks in corporatelending, particularly for SME, due to such their advantages as being based onrelationship banking and extensive knowledge of local market. However, it isstill unclear whether it is a short or long-term advantage. The aim of this paper isto analyze the factors affecting the size and quality of the loan portfolios of thePolish cooperative banks. In the empirical part, the study is based on statisticaldata and panel research, based on individual balance sheet data for the banksaffiliated to the BPS SA. The results confirm that the role of cooperative banksin lending to businesses increases, but also pointed to internal diversity of thesector in this area: growth in loans to the corporate sector was particularly strongfor large banks with strong capital, but also resulted in their declining safety andincreasing bad loans portfolio.

Untuk mengejar ketertinggalan teknologi budidaya perikanan yang dialami oleh pembudidaya ikan saat ini, salah satu solusi yang dapat dilakukan yaitu melalui pelatihan perikanan budidaya. Penelitian analisis faktor-faktor yang mempengaruhi efektivitas pelatihan budidaya perikanan ini bertujuan untuk mengukur hubungan kausalitas dari faktor sarana pelatihan, kualitas peserta pelatihan, ketepatan metode pelatihan, kualitas bahan ajar, dan faktor kualitas pelatih terhadap efektivitas pelatihan budidaya perikanan. Obyek penelitian ini yaitu purnawidya pelatihan budidaya perikanan yang dilatih di Balai Diklat Perikanan Banyuwangi, yang tersebar di tiga provinsi, sebanyak 105 orang. Data dianalisis dengan Structural Equation Modeling (SEM). Hasil penelitian mengemukakan bahwa faktor sarana pelatihan berpengaruh positif signifikan terhadap efektivitas pelatihan budidaya perikanan dan efektivitas pelatihan budidaya perikanan terhadap efisiensi kinerja pembudidaya ikan berpengaruh positif signifikan. Selanjutnya diperoleh hasil bahwa faktor kualitas peserta pelatihan , kualitas isi bahan ajar, ketepatan metode pelatihan dan kualitas pelatih tidak signifikan terhadap efektivitas pelatihan yang dilakukan. Hasil penelitian merekomendasikan bahwa Balai Diklat Perikanan Banyuwangi perlu pembenahan terhadap kriteria calon peserta pelatihan, kualitas bahan pembelajaran, peningkatan kualitas pelatih Title: Analysis of Factors Affecting Effectiveness of Aquaculture Training (Case Study on the Fisheries  Training Center of Banyuwangi)One of the solutions to pursue the lack of the aquaculture technology is providing a training program for fish farmer.This research was used using the Analysis of factors affecting the training effectiveness. Objective of the research were to measure the causality relations of the training equipment factor, the quality of the participants and the material, the provision of the training methods, and the quality of the trainers toward the effectiveness of training program. Object of the research was the Purnawidya of aquaculture training in the Banyuwangi Training Center which spread out in 3 provinces with over 105 participated. Data were analyzed by using the Structural Equation Modeling (SEM). Results shows that equipments have a positive significant impact toward the effectiveness of the training and the efficiency of the aquaculture performance. The quality of the training and the material, the methods, and the quality of the trainers not significant impacted the of effectiveness of the training program. The result recommends the Banyuwangi Training Center need to improve the criteria for selecting the participants, the quality of the materials, and to improve the quality of the trainers

High learning motivation is influenced by some factors from intrinsic factor (in self) and extrinsic factor. This study aims to describe the intrinsic factors and extrinsic factors in learning motivation. This is a descriptive design study with quota random sampling. 90 respondents were involved in this study. Results of intrinsic factors measured by interest in the field of knowledge studied: 47.8% of respondents collect tasks given in accordance with the time set, and 41.1% of respondents diligently follow the lecture. The results of the study of extrinsic factors are measured by the quality of lecturers who teach: 51.1% of lecturers often provide questions clearly and briefly. Based on the method of lecturing: simulation methods in the laboratory often increase the motivation to learn. Based on the lecture’s room: 57.8% stated that a clean lecture’s room can improve the concentration of learning. Based on the complete book in the library: 47.8% encourage respondents to do the task quickly. Based on the learning facilities: 47.8% are always motivated to learn if the lecturer uses LCD. Support of parents (76.7%) in meeting the needs of respondents in learning.The management of nursing education is suggested to motivate students during lectures based on intrinsic factors and extrinsic factors. This empirical investigation was aimed to determine the pattern of the  relationships between the perceived presence of quality of worklife (QWL) factors and organizational commitment using samples from professional engineers in Malaysia. Engineers in private sector were selected to participate in this study. A total of 250 sets of questionnaires were sent to the selected organizations, and 152 useable questionnaire representing a response rate of 60.8% were used for statistical analysis. A QWL measure consisting of seven factors: growth and development, participation, physical environment, supervision, pay and benefit, social relevance, and workplace integration was developed based on Walton’s (1974) conception. The three-component model and measure of organizational commitment developed by Allen and Meyer (1990) was adopted in this study. Results of regression analysis indicated that only two QWL factors, growth and development and pay and benefit, were significant in explaining organizational commitment. Implication and suggestions for further research are also discussed.

Introduction. Brain stroke is a huge social and economic problem. It is the most common cause of deaths and disabilities. He interferes in every sphere of the patient’s life. Both in the physical, social and spiritual spheres. Aim. The aim of this study was to recognize students with the knowledge of nursing in the field of factors affecting the quality of life of patients after brain stroke. Material and Methods. The sample consisted of 104 students of the 1st and 2nd year of MA studies in Nursing at the State Higher Vocational School in Tarnobrzeg. The original questionnaire was used in this study. Results. The results of the conducted research showed that the factors determining the quality of life of patients after a stroke are mainly: early rehabilitation, economic factors and relations with the immediate family. Psychological factors are also important — depression and anxiety. Conclusions. The knowledge of nursing students is up to date, students have the knowledge related to the nature of the stroke. Stroke significantly reduces the quality of life of people affected by this disease. Therefore, conducting research in this field seems to be very important and right. Purpose This paper aims to know how university’s strategic managers, from botacademic and administrative systems, perceive the relationship between sustainability and accreditation as sustainability incorporation and the quality of their processes are amongst the actual challenges of universities. Design/methodology/approach This paper opted for an inductive, exploratory study using the case study approach, including 19 in-depth interviews to administrative and academic managers in a private, high-quality certified university in Colombia. The data were assessed using the content analysis methodology. The Colombian accreditation guidelines were the base to analyse the data as accreditation is part of the quality assurance system. Findings This paper provides empirical insights into how the implementation of sustainability in universities relates to the Colombian accreditation factors. The main links found were in the areas of the university’s social impact and organisational responsibility, which are highly relevant to graduates, external stakeholders and sustainability skills. Sustainable campus operation was associated with environmental management and improvement of the quality of the physical plant, with social and economic benefits in the long-term. Additionally, this research found a need for administrative and academic managers to understand and increase their commitment to sustainability. Research limitations/implications Because it was a case study, results are not generalisable. Consequently, further research on similar lines is required to universalise the mentioned observation and results. Practical implications The accreditation factors related to sustainability, inductively defined and exposed in this paper, provide an idea of how sustainability implementation could contribute to higher education quality assurance. Originality/value This paper contributes to filling the knowledge gap about embedding sustainability in Latin-American universities. This paper postulates a starting point considering accreditation standards and the link of the strategic manager’s perceptions of sustainability.
